Can’t say enough about Julie. This is my second home transaction with her, and she did it all and then some. She is extremely knowledgeable, experienced, professional, and responsive — critical traits in the Bay Area’s shark tank of a real estate market. And she does it all with a smile and a personal touch. She got our home listed during the holidays, rolled up her sleeves to get our home ready for the photos and showings (literally she brought things over and moved boxes herself), and her approach got us 5 offers, all over asking, in just 7 days on market. If it weren’t for Julie, we wouldn’t have a house today. I can’t rave enough about Julie Flouty. I’ve worked with a few other agents over the years, but by far, Julie is the BEST! I have been working with Julie for about a year to find my home. I think Julie is very familiar with the local housing market and is highly responsive. She is very patient and always listen to her client what kind of houses they are looking for and always help to locate the best fit. Julie is also great with negotiation skills when it comes to negotiate a price. Julie is a wonderful partner who has great local relationships, is extremely responsive and a pleasure to work with. She went far above and beyond what would normally be expected. Her negotiation skills saved us of money, She has a network of people that she works with (contractors, painters, gardeners…) and that is helpful if you need someone to come look at something to get a sense for how much it’ll be to actually fix up. Julie Flouty is truly the best! She has nothing but her clients interests in mind. She is knowledgeable, experienced, communicative and works well within the parameters you give her. She never pushed us into homes nor did she push us away from homes. Instead she asked us how we felt about the home after each visit and let us come to our own decisions. After being in the market for almost a year, I recently closed on my first home last month thanks to Julie. Every buyer these days know how frustrating it is to find a property. After spending all your weekends looking at homes, and then putting together a strong offer (much over asking), your chances of winning the property are still slim. I had wanted to give up on the process many times, but Julie was always optimistic and she was right. Julie is very fair and realistic, and that’s what I think everyone needs in these markets. She won’t recommend properties that are beyond your comfort level (budget wise) but never tells you to settle. After showing me over 50 properties you would think she would be tired herself, but what I really appreciate about Julie was she always told me if I don’t love a house, just pass on it. It really made me feel Julie had my best interest at heart.
Julie is very prompt on email, phone calls, SMS. She was always available to view a property very last minute on the same day even. Very diligent with following up with the selling agent, the county about anything that was unclear in the disclosures.
And to top it off, even when the money was wired, papers were signed, and the deal was closed, Julie to this day follows up to make sure everything is ok. She even remembered I had wanted a wind chime once I bought a place… and the day I move in what did I find? A beautiful hand-​made wind chime hanging outside of my yard.

Our experience with Julie’s service has been nothing short of outstanding. Julie has helped us find an appropriate home in spite of our changing needs and the accelerating market. Over the past year and change we probably saw something like 200 houses and wrote like 18 offers, all told. At the expense of her own time, Julie had tried to make it easy on us by creating DocuSign documents for us, which means we can sign contracts and disclosures in the comfort of our home and at our own convenience, not to mention how easy it to to just click, click, click over auto-​scrolling.
Julie is pretty awesome. She really tries to understand what we need and is enormously dedicated to helping us find the right home. We never felt pressured to buy, and I know at times we could be rather challenging to work with, as in the beginning we stubbornly wouldn’t offer much above asking, which obviously wouldn’t fly in an increasingly extreme seller’s market. Actually, had we listened to her intuition last summer about where the prices of certain «up and coming» neighborhoods were heading, we’d have made a handsome profit by now.
I also feel that Julie is creative and knows the tools of her trade. When appropriate she would suggest ways to make our offer stronger when we wouldn’t budge on price. She’s also well-​connected and often has good information from selling agents which helps guide our own bids. In fact, Julie is often spot-​on predicting the winning bid range.
I could go on, but ultimately I’m happy to report that we got a house that fit most of our criteria/​priorities without too many compromises. Now, that is more amazing than it sounds in today’s insane Peninsula market!
