The reviews DO NOT LIE. Granite int is the absolute worst especially at customer service. Im just waiting for my lease to be up. Maggie the lady in charge of maintenance WILL treat you like filth and talk to you as such– she is extremely rude and clearly is not invested in customer service. It is true any problem in your apartment is automatically your fault even if this is your first time calling for help. I do not recommend any relationship with this company, they will make your life miserable– no star was not an option. Go to riverton or lennox terrace, I have colleagues who have to stay in the area– they dont have to go through this crap.

Dealing with Granite is the worst. I lived in one of their places for 6 yrs and I’ve never once been able to get ahold of them directly. They will only correspond with you when they need something, but when I’m in need they’re no where to be found. I was without gas and heat for extended periods of time. The correspondence I have had with them was extremely unpleasant, rude, and pretentious. To top it off, the day I moved out I made a appointment for a final walk-​though, waited for 2 hours for them, called multiple times, and then just left. They called a week later asking why I didn’t go find the super. Also, the only use snail mail… no email? come on, it’s 2016!

Do you like talking to machines? If you do, then we are the landlord for you. In fact, we will make sure that you never find a human talking to you on the phone. All our numbers are connected to automated menus, with options that take minutes to state the obvious, but it does not really matter what option you end up selecting: all options lead to an answering machine, that we listen to whenever we feel like, which is probably on days that are divisible by three when the moon is waxing, and Venus is in Leo.
Have a request? Send it to us in writing. But we’ll still ignore it. Whatever request you have, not only we’ll make it difficult for you to find us, so you can’t tell us what you need, but if you find us, we’ll refuse to act on your request unless you send it to us in writing. If you manage to find us on the phone, we’ll just tell you to send us a letter or a fax. If you send it via fax we’ll find all issues (is a signature missing? is a date missing?) to ignore your request, not call you back at all anyway, not even to tell you that your communication is not in the right format. If you manage to find us on the phone again and inquire about the letter or fax you sent us, we’ll just tell you that we ignored it, and you need to send another copy. If you are tenacious enough to get your request all the way through our onion-​skin layered filters (without crying), we’ll just flatly deny it. No, seriously, we ignore all your requests. It’s basically impossible to talk to any of us.
Do you like to be patronized? We do that a lot! All our documents, starting from the lease agreement down to the last monthly reminder, are worded in the most hostile and obnoxious language possible. We’ll treat you from the start like you are a moocher and a potential criminal who just wants to take advantage of our generosity. Remember: we are making you a favor by renting you our apartments, and you are exactly the kind of person that could turn into a criminal any second, so we might just treat you as one.
Are you renting rent-​stabilized? Some of our units are rent-​stabilized. We do that to save on taxes, because the city of NY will give us a substantial tax credit if we rent out our units rent-​stabilized under certain conditions. But we’ll pretend with you that this is a favor we are doing to you, and we’ll insist that if you happen to be late on a payment, we’ll cancel this privilege you have, and make you pay the full rent without stabilization. We’ll even make you sign this clause in the lease. Of course it’s BS, because the rent is regulated by NYC law, and we absolutely don’t have the power to change it. If we did, you could take us to small claims court and you’d win in five minutes. Not only this is something we can’t do, but it is an abusive business practice per se to mislead you and threaten you that we can do this to you when we can’t.
Do you like heating in the winter?
If you are one of those spoiled, boring, uppity, 1% individuals who like heating in the cold days of winter, we have bad news for you: you are unoriginal and a wuss. Man up, you sissy snob! In our buildings, we operate the heating with a patented «two days later» policy, which means that we are going to leave the heating off for two more days after it gets crazy f*cking cold, to make sure you freeze to death, then crank it up to 11 and literally cook you alive in your apartment when the cold wave is over and the days are warmer. It’s like having the cold-​then-​hot sauna system at home, for free. You are welcome. Yes, we are awesome!
Do you have kids, who can’t sleep at night because the air is too cold and who risk getting pneumonia? Our heating policy will toughen them up as well! No, seriously, we really do this shit. We are criminally sloppy… somebody should take forensic measurements or call NY housing.

The reviews are correct.
These people are definitely the worst. They request everything in writing/​snail mail and will not correspond through email. This is quite obviously to cover their tracks, drag things out, and make things more difficult.
Rude, condescending, and would absolutely never admit fault even when paperwork and their math and numbers are quite obviously wrong.

Granite Intl Mgmt is the worst. They only will correspond via letter and then will claim not to have received the letters when they don’t follow through. I dealt with this when trying to do my lease renewal and then again when I waited over two months for my deposit to be returned. They do this on purpose to provide plausible deniability when they don’t follow through on their obligations. The office staff is extremely confrontational and will always try to put issues back on you when it is clearly their fault. Stay far away!!!

Do NOT move into an apartment managed by Granite Management. At one point, there was no heat or hot water for three weeks in the dead of winter. The office did not seemed concerned, had little sympathy, and keep insisting that there must be some heat coming out, just not a lot. The montly rent was adjusted by a few hundred bucks even though I could not stay there for weeks.
When Granite jacked up the rent to that apartment, I moved into a different cheaper apartment, where I got bed bugs! Granite insisted that they’ve had huge success getting rid of bed bugs. They hired an exterminator, who at first said we didn’t have bugs. Then later would cancel appointments at the last minute. Granite suggested that we brought the bugs in, then I found out that bed bugs had been in the building for over 10 years! You can obtain the documents from the housing department.

My girlfriend and I signed a lease with Granite, starting June 1, 2012, and very shortly afterwards I was offered a promotion with my company and relocation to San Francisco. I was anticipating the worst, so I buckled up and prepared for hell. While Granite certainly didn’t let us off the hook without any penalty, we found a new tenant to sign a new lease, and Granite was relatively attentive and flexible throughout the process. I want to commend Ashley of Granite for being helpful during a time that was very stressful for us. While I am sure they were only acting out of self interest, they were fair and didn’t hit us with the book in terms of requiring the full penalty according to the lease.

I dealt with Granite International Management for the last year and a half and I am extremely grateful to have moved out of their property. Dealing with them was consistently unpleasant. It was exceedingly difficult to get anyone on the phone, and when I did speak to them, they were rude or unhelpful (the exception was a woman named Ashley, who was always very polite). About six months into my 18-​month residency, there were leaks in the ceiling. After a few days, they sent someone to fix it, but then — despite calling several times — never sent anyone to paint, so I lived with very unseemly water stains throughout the kitchen. I also requested that they fix the washer/​dryer in the unit, but they never did and as a result, I had to throw away a number of towels that were destroyed by mildew. They were utterly unyielding when a personal crisis moved me to request another month’s occupancy, which is fine because I signed a lease, but I was constantly shocked by how uncaring and curt they were. It is one thing to hold a tenant to an agreement; it is another thing entirely to be downright mean about it.
Points in their favor: I received my security deposit back, in full, in a timely manner and the Super of the building was very nice.
