Modica Associates Property Management

I have to concur with all of the previous bad reviews of Modica Associates as unprofessional, useless, unresponsive, and just plain poor property managers. They’ll collect your money, but don’t expect service or professionalism in return!

We have used Modica for 5 years and they are excellent. I am a trustee in a 48 unit building in Boston and after 4 prior property managers we went with Modica. There responsiveness is excellent and are far better than anyone else we had. They have been invaluable in several major projects on our 120 year old Back bay building.

Forget limiting it to just property management companies, I’d go so far as to say that Modica is the worst business of any kind I’ve had to deal with in a very long time. They’re so abrasive and terrible to deal with — anytime I call, they tell me to email. That’s fine, because I’d prefer to deal over email anyway… except they never return emails, so you have to call them to get a response to your email.
As I’m writing this, people from the fire department are standing outside my apartment because the fire alarm in the apartment next door has been going off for two hours. When I called the emergency beeper (BEEPER! Like it’s 1985 and we’re in the movie «Clueless»), the guy said they should have changed their smoke detector batteries, and then got mad at me for calling.
These people are absolutely awful. I’m just a renter here, but if I owned a condo in this building, I would definitely be concerned that having this management company lowers property values.

Wow, it’s hard to believe that a business that combines such core functional ineptitude with uncooperative client-​facing employees who proudly flaunt their unprofessionalism could survive in a competitive market.
Modica «manages» my building and I have had numerous interactions with them over the past four years. Inquiries or requests made by phone are routinely met with hostility and an overwhelming unwillingness to be the least bit helpful. Generally any phone interaction is goes without follow up from Modica. I have taken to only communicating with them via email for non-​emergency situations. There are some advantages to this: 1) their venomous attitude loses some its bite in email, 2) documenting in writing gives me something to point to when they inevitably fail to follow through on their duties as our management company.
The net result of such a sloppily run management company is that they will cost your condo association unnecessary expenses in mix ups, communication breakdowns, lack of follow through. Additionally, Modica will succeed in frustrating any owner or resident who needs to deal with them to resolve a building issue, regardless of the complexity (or lack thereof). If you are on a condo association board, do not hire Modica. If your condo association board hires Modica, you should consider moving to another building.

If it were possible to give «negative stars» I would rate this management company a negative 5.
My plumber who has been in Boston for over 70 years in a family business refuses to work on my apartment because of the shockingly rude way the owner Paula spoke to him.
Run don’t walk from any building managed by modica.

Easily the worst property management company I’ve ever dealt with. As the other reviewer mentioned, the maintenance/​cleaning guys employed by them aren’t the subject of the negativity, it’s the office staff.
Extremely rude, unprofessional, and unhelpful are three qualities that come to mind when I think of a phone call to Modica. The lady I spoke to was exceptionally bitter and terse and it was over a simple question, not a complaint.
I understand people can have bad days, but there’s no excuse for outright dick behavior. Modica Associates really needs to shake some stuff up and cut the fat (the unprofessional individuals they employ) unless they want to have more one star reviews from people that get in touch with them.

I want to clarify that the people who come to clean the building are VERY nice and sweet– that being said: Every time I call this place they are of no help at all!!! AND RUDE, like you wouldn’t believe. They do not return messages, they give you fake names when you call (how SHADY is that??) If this is your management company I feel sooooo bad for you. MOVE if you can.
