Terrible management company. They just stonewall, evade, and give poor service. I regret dealing with these clowns — very unprofessional! I am super disappointed, a lousy experience dealing with them. They are useless via email in resolving issues. Avoid!!!

I seriously advise against buying or renting an apartment in a Dannin building. They are totally unhelpful and evasive.
The main issue we’ve had with them is a severely overheated building. We are on the first floor of a building in Brighton and the apartment has been heated to 83 degrees for several weeks (writing this review in May). It does not seem secure to sleep or leave the apartment while the windows are open, so the place is basically an oven. Exposed pipes (which I doubt are even up to code) are SCALDING hot, floors are radiating heat, etc. Like, a chocolate bar will completely liquify just sitting in our kitchen cabinet, that’s how hot it is all the time.
I have sent probably five increasingly desperate requests to Dannin to do something, anything about the ridiculous heat and the property manager always responds politely and promptly with the next time someone is coming to «adjust» the boiler, and nothing else. They are utterly useless, avoid them if you can.

They were managing a condo we rented out, signed off on all the paperwork and we moved in. It turned out that we had too many people for the condo (3), and this put us on a 3 month back and forth with Dannin, us, and the landlord, trying to figure out what was going on.
Long story short, their responses were about once a month, and ended up leaving us with about 1 week notice to vacate the condo. Completely terrible to deal with, they were unresponsive, unprofessional, and in general just plain rude to everyone involved. Avoid at all costs.

terrible! our building is managed by Dannin and they appear to be somewhere between negligence and theft. they consistently find the most expensive bidder, ~ 30% more for every project. I am interested to hear from people with similar experiences with this company.

There has to be «zero star» option for these sharks.
They are incompetent, negligent and crooked.
It is amazing what a management company can get away with — we fired them although it’d be appropriate to sue for negligence and theft.

This management company was helpful in providing requested and appropriate documentation for which they were custodian.
The owner personally takes an interest in handling issues.

our entire common room ceiling fell in. it took 2 weeks to fix and after fighting with management received $ 127. Then after moving out my deposit check was short the credit they gave us for ceiling. Mice everywhere.

They will respond promptly and courteously to tell you they are going to do nothing about it. Set your expectations low, low, low…

Couldn’t disagree more with the below review. Living at 1120 Beacon was an awesome experience. Best location possible in Brookline and having mgmt on-​site made any little problem you would normally have to call your landlord for get taken care of in a timely manner. The units are large and the best I viewed for the money. The mgmt. company and specifically the 1120 property managers are great.

The location of the apartment I stayed in was very close to public transportation and Boston, which was incentive for me to stay for years. Plus there was a small workout room. However, the management dealt poorly with major issues.
1) There as an infestation of mice throughout the unit. We were constantly catching them in traps and complaining, but management pretty much just put out bait. They really should have removed our carpet (which was old and torn) and sealed up holes. in the walls. We had to contact the town of Brookline to complain.
2.) A cover was missing from a radiator, which made it a fire hazard. Again, the town stepped in to help us with this, but it took months for the cover to be replaced
3.) The living room ceiling caved in. The room was blocked off and we couldn’t use it for over a week.
In retrospect, I should have moved out much sooner than I did. You might get a great location, but you’ll pay the price in other ways.

«Evasive» pretty much sums up the company’s management philosophy. I have not had good luck with getting timely responses or any help at all really. My room mate and I are struggling to come up with any other issues they take care of except dumpsters and lawn mowing. This company is really a classic lesson for people who think that living in a condo is nice because you don’t have to worry about maintenance issues. When a property manager tells you she «starts at 9am.» when you call her at noon the next day after being locked out of your apartment the night before and then being told the manager would call you in the morning, you know that Dannin’s definition of ‘service’ is different than Webster’s or Merriam’s. Dannin is terrible.
