If I could give zero stars I would. BPM is the worst. They take out so much money from the deposit for things that aren’t even there. They charge you for everything and they are no help. I will never rent from them ever again.

I have been renting with BPM for about a month. I moved to Boulder from LA where (DC before that). BPM has been a great company to deal with. They allowed me tor rent the apartment via email and phone conversations. When I arrived the apartment was clean and freshly painted (though the paint is rather inexpensive and almost anything leaves marks in it). I arrived when the office was closed and they had no problem with a friend picking up the keys for me.
The trash compactor didn’t work and they replaced it less then 24 hours. I locked myself out on the back balcony and someone arrived in less than 20 minutes to help me. They fixed a leak in my bathroom promptly as well.
Additionally I have found their staff to be very polite and eager to help. I just noticed the wave of bad reviews and wonder if some of the reviewers didn’t read policies or are students who may be renting for the first time. They are a large company, which has pluses (easy online payment system), and minuses (the cheap paint I mentioned before). Generally I think they are much better than my previous property management company in LA. I am happy to rent from them.

Boulder Property Management are criminals. They will charge you for every little thing they can and bully you into submitting. If you do not, they will threaten to evict you or let you know that they do not value you as a customer and that they can easily replace you.
There is a $ 50 fee per day for late rent, this INCLUDES banking errors out of your control.
They charge for you to get any maintenance done, including in public areas (such as lighting on the sidewalks ect.).
They force you to resign in January, making it so that there is little option to find a new place.
The fact that a company can have such consistent negative reviews and still thrive in Boulder just shows how ridiculous the real estate market it is here and how freely companies can bully customers. That said, do not think that you will be the exception, they are a terrible company and terrible people and do not mind treating you like garbage.

These were almost the worst people I’ve rented from in Boulder. We killed 18 mice in our house because there was an inch and a half fall between or front door and the floor. They were unresponsive to our requests to get it fixed. Our front door lock was broken as well and they responded with the same apathy and tardiness to that problem as well.

As a parent of 2 students at the University of Colorado-​Boulder and the guarantor of 6 apartment rentals over the course of 8 years I can tell you that this is the most shameful business I have ever come across. I have never had a problem with security deposits from other companies or individual landlords but in the 3 out of 6 rentals thru BPM each time I have been scammed out of a large part of the deposit being charged exorbitant fees for repairs, lost keys, etc. The first apartment was no better than a slum, which, had I been able to fly to Colorado from the east coast when he was choosing a place, I never would have allowed him to live there.
Think twice!!!

Aspen Management is by far the worst property management company in Colorado. I’ve lived in Boulder for about four years now and Scott and Tammy were the most incompetent property managers I’ve ever had. There was a hole in my ceiling due to a leak upstairs that was not fixed for four months and once it was fixed they didn’t adequately remove the water damage around where the hole was. Additionally there was a septic pipe leak in the back yard for the better part of the year I was there (probably 8 months). They never fixed it or responded to calls/​email from all six residents. On top of that, they took a substantial amount of money from my security deposit although I got everything professionally repaired and cleaned. I would recommend that if you are considering to rent from them that you don’t

BPM really is terrible. To start, when I first moved into my apartment, I quickly found that my stove didn’t work, among other issues — the blinds were missing slats, the toilet seat was broken, etc. I called and informed them and they told me that they have a lot of calls to take care of because it was move in season. However, a nonfunctioning stove is a pretty big deal, and these are all issues that should have been taken care of prior to my move in. The next day, one of the maintenance workers came in, pulled the oven out and banged on it for about 15 minutes. He told me that it was fixed and then left. I tested it and the stove appeared to be working. The next day I was out of my apartment all day and didn’t return until about 8:30 p.m. Upon entering the apartment, I could smell gas — there was definitely a gas leak. I called xcel to report a gas leak and someone from xcel came out and confirmed that my stove had been leaking natural gas into my apartment ever since the BPM repairman «fixed» it the day before! The xcel employee disconnected and red tagged the appliance and said BPM would be required to have it replaced or fixed by a licensed contractor. The next day, I called BPM and they didn’t seem concerned that they had placed me in a potentially fatal situation by causing my stove to leak gas. The repairman obviously had no idea what he was doing. BPM told me that all of their repairmen are licensed contractors, so one of them would come by to fix it. This made me extremely uncomfortable because it was their repairman that caused the gas leak in the first place! I had to fight, and eventually got a new one.
Then, a couple months later it started to get colder and I had major issues with getting hot water in my shower. They have it set up so that all the units in my building share hot water heaters and they don’t have nearly enough. I sent many emails and phone calls to BPM to get it taken care and was always told someone would look it and they would get back to me. I would never hear back from them. It got to the point during the winter where by 6:30 am, there was absolutely no hot water left. My first complaint to them about the hot water issue was at the beginning of October and it took over 2 months of no hot water and countless calls & emails to get them to do something about it.
They never reinforced their parking policies and many vehicles without permits would park in my lot and there would be no where for residents to park. BPM always just said I should leave a note on the cars that shouldn’t be there. But they would never do anything about it themselves.
Finally, after I moved out I received my deposit back. They took out money for general painting and nail holes. I didn’t put a single hole in my walls and noted every single one that was there when I moved in on my move-​in sheets. I also never painted anything or caused damage to the walls, so I can’t imagine where they got that charge from. They also took out money for general cleaning — with no explanation as to what they were cleaning, and I had spent days thoroughly cleaning the whole apartment. It was far cleaner when I moved out than when I moved in.
They really have no concern for providing any type of quality for their residents and are only concerned about getting on time rent payments.

BPM is not particularly great and I wouldn’t recommend renting from them.
They do respond to maintenance calls, but they are pretty money-​hungry and penny-​pinching. I paid my rent on time to them and so never incurred any late fees, but was still shocked by the zero-​day grace period on rent checks and the exorbitant fees for rent checks that were one or two days late. I lived upstairs from their office and was witness to many a tenant (I assume) running out of their office yelling.
Also, in my move-​out process, they entered my apartment to check me out about 12 hours prior to the end of the lease. While I’d already cleaned and moved my stuff out, my plan was to go back and double check that everything was immaculate.
When I reentered the apartment, the check-​out sheet was on the counter, noting one small item (light fixture cover) that needed extra cleaning and recommending 1 – 2 hours of cleaning time. The sheet was dated for the following day (i.e., after my lease ended).
Thankfully, I caught this, did a quick scrub of the light fixture, took pictures of the check-​out sheet alongside my phone (which had the actual date & time) and then wrote a long complaint email to BPM. They apologized and did not charge me for any cleaning fees.
I’ve had experience with truly awful management companies before and this is not that, but like I said, they are penny-​pinching and clearly a little shady in their practices.

If there was an option to give them 0 stars I would. These are terrible people who need a lesson in customer service. They know they can take advantage of college kids and that’s exactly what they do.

Avoid renting from Boulder Property Management at all costs. If you’re an owner, there are other property managers who can fetch higher rates due to better reputations and tenants who will take better care of your property simply because they are better taken care of themselves.
Surprisingly incompetent property manager.
Weather stripping around windows has been missing all winter;
Washer stopped working a month ago (still «out of order»);
They left a hornet’s nest 3 feet above the front door for weeks after they knew about it;
Owner, who thinks he’s a «leader in the community», talks to tenants like they’re sub-​human;
Office staff is astoundingly unhelpful;
Maintenance representative rarely responds to maintenance request emails.
The list goes on…
If you don’t have the ability to do the job right, hire more people or close your doors and allow others to do it right. You’re an embarrassment to the community of Boulder and unfortunately interact with a lot of people new to the area. Great example of a business run wrong.

Kids, get your parents involved when dealing with this office. My son lives in a very, very expensive hellhole. When it comes to getting anything accomplished you need to have perseverance and as big of an attitude as BPM. For maintenance I would fill out a work order and get a copy of it for every little thing no matter how small. Watch billing closely and don’t tolerate big amounts taken out of your deposits for units left in good shape. Look high and low and be sure to mark every single thing wrong with the apartment when moving in (no matter how tiny), and take pictures of your cleaned apartment when moving out. You have to be your own best advocate.

Thanks to BPM, my son lives in an over-​priced slum (I’m not looking for hot towels and lemons here) and charge and charge and charge. They tried to evict my son because the former tenant did not pay the utilities. Then they tried to get us to pay for them. They have double-​charged us, been unbelievably rude, and they’ll ring up $ against you if you call for maintenance and they don’t think it’s important enough once they get there. I’ve lived in Boulder for 25 years, rented as a poor recent graduate, and never met any property managers that are so bad. Just plain bad.

I had a good experience here in the beginning. However, you have to pay your rent on the very first of the month and if you don’t on that exact day you get a late fee — something I had not experienced with any property management company in Boulder before; and property management companies in Boulder are a pain to deal with. Also, I have no prob paying my bills. Sometimes I go out of town! They knew I wasn’t a student. Cool it on that BPM!
I don’t want to name names, however one of the property managers there was super fake and would show us the ugliest apartments and call them «beautiful» when they are run down and overpriced. I guess she was also our rental manager or something even though I had only spoken with her once. After I had moved out I had some important items sent to my old address that the post office didn’t forward even after I had requested my mail to be forwarded to me. They confirmed my package had been delivered to my old place. I called BPM to see if I could get my mail key from them to check my mail and they transferred me to Barb’s voice mail. A few hours later I never received a call back so I called again asking for her and they tried to say «she’s away from her desk right now» and clearly lying to me. Hello, I wasn’t born yesterday! I told them that I needed to talk to her because it was an urgent issue and bam, all of a sudden Barb magically appeared at her desk, picked up the phone, and she yelled at me and scolded me for not fully cleaning my apartment when moving out and was inappropriately trying to shame me for it. Ya it was dirty, whatever and who cares! I have the money to pay for their lame charges. I was just trying to get my mail key to check the last of my mail delivered there. I wasn’t trying to feel the wrath of some weirdo woman’s stress.
She proceeded to tell me that I couldn’t get my mail key and I had to argue with her about that and then she went on some tangent about how it would take «15 hours» to clean my apartment. At this point I was fed up with her and I was like «ok» and I just wanted to effing get my last mail delivery there. I didn’t leave my apartment spotless by any means but there wasn’t trash laying around (besides those crappy blinds that fall off with your mere and gentle touch). The apartment was 750 square feet. There’s no way it would take more than 3 hours to thoroughly clean that place. That crazy lady was lying just like she did when saying our apartment was «beautiful» to begin with.
I must say they don’t deserve one star. There’s worse property management companies in Boulder to deal with. Try to work directly with property owners. They are more understanding and not working for «the man.»

Rent literally anywhere else.
These people are almost criminal. They will find *every* excuse possible to dock you, fine you, intimidate you, stall for time, etc. Whenever you make a request that they think will take an ounce of effort, you’ll hear the refrain «we run over [insert big number here] properties in Boulder so unfortunately we won’t be able to assist you.» If that’s the case then BPM should hire more people so they can run their business properly.
A few things I learned from my time leasing from BPM:
1. They say upfront that you can paint your walls with no penalty as long as you get the next tenant to agree to assume responsibility for those painted walls. What they don’t tell you is they won’t give you the contact info of the next tenant, and their promise to call the tenant themselves is a lie (I confirmed with the next tenant that she never received a call.) They charged me $ 700 to repaint the walls even though the next tenant wanted to keep my color.
2. For an August-​August lease, they will force you to renew (or not renew) in January. That’s 8 full months before the lease expires. No other property management company even comes close to this demand. This constraint implicitly forces you to keep renting with them.
3. You will never, ever get a call back from anyone at BPM. I left messages for most of the phone tree trying to get in touch with someone. Don’t waste your time.
4. BPM does not reply to email and has restrictive operating hours. If you work full time, it’s very difficult to get even small logistical things done with them.
5. Kiss your safety deposit goodbye, because there is nothing you can do to get it all back once your lease ends. My roommate and I cleaned for 5 days before our lease ended. You could eat off the floors. It was pristine. Then we had a mystery charge for hours of «general cleaning» docked from our safety deposit.
I could go on and on; these are just the first points that came to me off the top of my head. Do not get caught up in their abuse.

I was skeptical about BPM because of all the reviews, and the fact that our previous landowners were Sunnyside who were literally the worst people I’ve ever dealt with, but BPM really did provide a great experience for the year we lived in our apartment. I lived in the Gregory Creek apts and literally any time there was a problem, they fixed it almost right away. We had a pretty horrible shower (which we knew from the beginning) and just thought we’d deal with it no big deal. Halfway through the year, someone came by to see when we would be gone for the holidays so they could rip out the shower and completely redo it. It was like a luxury shower after they were done! The nice man who always came by was always so polite and seemed to really care about the upkeep of the place. At this moment I really can’t think of anything that made me mad about BPM…

It’s pretty hard to do in Boulder for student housing, but if you have a choice, avoid Boulder Property Management!
I rented with them for a number of years (at first because I didn’t know any better, then because I thought I just had bad luck the first time). While you’re renting with them, they aren’t horrible (but certainly not good). When you move out, watch out! You’ll be in for an unfortunate surprise when you try and get your deposit back.
My adventure started when I moved into my first apartment. I’d signed up with them via fax and phone calls. I’d called to ask about when rent was due and not gotten a call back. I arrived a few weeks later to find a notice of eviction, a late fee, and a posting fee (to put the eviction notice on my door). My blinds were so full of cigarrette smoke that the entire apartment smelled like an ash tray. They promised to replace the blinds, and didn’t get around to it for months.
While you’re living with them, BPM will nickle and dime you somewhat. $ 2 to pay a bill online, a $ 35 bill to fix a toilet that the plumber claimed was fixed via plunger (but I was unable to plunge myself), $ 30 + $ 5/​day if your rent is late, etc. That said, it’s nothing too surprising — not nice, but to be expected.
Where things really go poorly is when you move out. My first apartment was a mess when I moved in — the aforementioned smoke-​filled blinds, dirt/​dust all over, a few items left, etc. I filled out a very detailed report on the damages so I wouldn’t get billed when I moved out. I then took immaculate care of the apartment, cleaned it nicely, and rarely had guests over (no parties, etc). Upon moving out with the apartment in far better condition than when I moved in, I expected my entire deposit back. Surprise! Of my $ 1065 security deposit, I only got $ 580.46 back. The justification? «MESSY!» in big letters with an underline — no specifics whatsoever.
Just bad luck, I figured. I moved into a nicer double apartment with a friend, where I didn’t think I’d get dinged (to be fair, the first apartment *did* look messy when I moved out. Only, cleaner than when I moved in.) I was pretty happy with my stay, didn’t need to interact with BPM much (and when I did, they were reasonably prompt). Then, I moved out of state mid-​lease. My roommate managed to find a sublet after a few months, so I could stop paying rent. I came into town and we did a sublet agreement with BPM. We paid an additional $ 580 for the sublease agreement, to make the new tenants liable. My deposit ($ 1492.50) stayed in place, and the new tenants had no deposit to pay.
Eventually, it was time for my deposit to come back. About a month late, I finally got mail from BPM. I hoped I had the majority of my deposit still, and checked the envelope. I couldn’t believe my eyes — my $ 1492.50 deposit had turned into a $ 2790.05 BILL with only a couple weeks to pay! The sublet tenants had never paid rent, gotten evicted, and instead of chasing after them, BPM came to *me* with the bill — despite the sublet fee I paid. So BPM hit me for $ 4,862.55 and was threatening to ruin my credit if I didn’t pay the bill for the tenents they didn’t bother to evict for months (but had me pay late fees on), didn’t tell me about, and bill me with barely any time to spare. I was unable to get BPM to shave off any of the cost, and had to deal with it myself.
If you have any option, do NOT sublet a BPM apartment unless it’s to a very reliable friend. And if you get a BPM rental, assume that you won’t be getting back a large part of your security deposit.
Honestly, just avoid BPM if at all possible. I wish I had.

Go read Sam O.‘s and Josh R.‘s review. Their experiences quite nicely sums up my experience with BPM. Like Josh R. wrote, «It’s tough in Boulder because BPM has a ton of properties.»
I can really relate to Sam O.‘s review. I, too, am a tenant that has paid rent on-​time, in-​full; I’ve shown a lot of respect to the folks at BPM, but I am disrespected and blamed for issues that were clearly BPM’s fault. (If I gave you the most unbiased story that I can provide you, you’ll agree that even a cockroach would know that the issues weren’t my doing but BPM’s.)
Don’t be an idiot like me and ignore the poor reviews of BPM on Unilocal.I’ll say that BPM was good a decade ago, and if I wrote a review on BPM a decade ago, it would have been a 4-​star review. Sadly today, BPM is a poorly managed business with incompetent staff.
Not to reinforce stereotyping blondes (I have blond hair, just so you know), but Sam O.‘s description of the office majority are «a bunch of 30 something blonde, past their prime women that are so rude and disrespectful, it’s mind blowing» is quite real.
I had many moments where I wanted to organize a class action lawsuit against BPM for being so incompetent. I’m a patriot. I’m not about to waste taxpayers’ (and my) money and my friends’ (the lawyer and the judge) time on frivolous lawsuits. BPM isn’t worth it.
I won’t go as far as don’t rent from BPM because there aren’t too many options in Boulder and I had a satisfactory history with these folks a decade ago, but I’d think twice before signing a lease today.

It’s tough in Boulder because BPM has a ton of properties, and a lot of them are relatively nice. I had very mixed experiences with them. The properties were generally well maintained, but their staff was largely non-​responsive, and they have a general policy of screwing over tenants that leave them by taking HUGE amounts of your security deposit then making you fight them to get it back.
I lived at a property with a pool. Unfortunately, during the summer, the pool was overrun with non-​residents who would come, trash the place, then leave. Repeated calls to BPM complaining about the situation didn’t help.
When I moved out, they took about 75% of our security deposit. Most of what they took out was for unjustified reasons. Now, this is fairly normal for rental companies to do. They see the security deposit as one last reason to soak you, and know that most tenants don’t realize that the security deposit is supposed to only cover damages IN ADDITION to normal wear and tear. According to CO state law, the security deposit cannot be used for things like carpet cleaning (up to normal wear and tear), re-​painting, etc. The willingness of BPM to take money for all these things meant I had to get a lawyer and threaten them with a lawsuit. I got some of my money back, but it was a hassle and I’m still convinced they totally ripped me off. I’m also convinced that this is likely an unstated policy of BPM.
By the way, the lawyers at CU, available to students for free, were very helpful with this and confirmed that BPM is notorious for doing this.

Just looked at this rating and was excited to see that someone from boulder property management would have the audacity to write a review about her own company. Oh wait, I have her card right here ooh and look her signature is on my old lease agreement.
