GTI Properties

GTI Properties is one of the best management companies in the Boston area that I have encountered. Their staff is professional and knowledgeable, and made the leasing process very easy and quick. For the few maintenance issues I did have while renting an apartment from GTI, they were solved 99% of the time on the same day that I called it in. I’ve mainly dealt with Patrick in the office and he is awesome — — I hope my next management company is as responsive and pleasant to deal with as the folks at GTI.

If I have to you have to be reported to the attorney general’s office, you probably should rethink your strategy.
From my perspective they are only good at taking your money and not giving it back… this has to be one of the most entitled and rude property management companies I have ever come across.
Let me explain, I applied for an apartment, they accepted me. Then my check was cashed without my knowledge or consent. When I told them I did not want to rent their apartment they kept my money and told me that it was a kind gesture of them to give it back to me and that they had every right too keep it. There were quite a few things they did against the law, but this is Unilocal,and we need not go into it.
Be careful if you do not already rent from them, oh, and don’t expect anyone to answer their phones, just emails full of avoidance from Bradley.

GTI is one of the real estate giants of Boston’s South End. Legend has it that the company owner bought a bunch of South End properties way back when it was a scary neighborhood… and did so well in the process that he eventually moved to Italy (GTI = ‘Gone To Italy’). I can’t attest to the accuracy of that story, but it’s fun, no?
However, I can absolutely attest to the quality of units and service that GTI provides. They are a well-​oiled machine. If you’ve ever rented from a small-​time operation and experienced nightmares with your landlord, GTI will be a complete breath of fresh air — they are total pros, in every respect.
I rented a great 2-​bedroom from GTI in the South End for two+ years and they were exceptionally responsive, friendly and efficient in handling all aspects of their tenants’ experience.
I relocated to NYC and moved into a Archstone building thinking it would be a similarly-​excellent operation and I was SO wrong. Bigger doesn’t always mean better. GTI is big, but not too big to care personally about your experience.
I would rent from them again in a heartbeat.

We lived here for a year and were extremely pleased with the managment company. They were extremely reasonable and responsive and kept the common areas very clean. We ended up breaking our lease early only to move to a nearby neighborhood and Brad, the property manager, was so helpful. My husband and I commented many times that if Brad managed properties in our new neighborhood, we would have made every effort to stay with GTI!

My two female roommates and I have lived in one of G.T.I’s properties on St. Botolph for almost 1 year now, and can not have had a better experience. We came to Boston last summer for a short few days to look for housing, and by a freckle of a chance, ended up at this property. We were immediately drawn to the residential as well as the location, and became to-​be-​tenants that day.
When we moved in September, we were relieved to know our property manager lived above us. Brad was very accommodating during our transition in, throughout our entire stay, and ’til the day we moved out. We could not have had a better manager!
Some great highlights about this management:
–When there is a problem, it is quickly mitigated. We had an issue with our washer/​dryer where it didn’t work and emailed Brad about it, and within days were replaced with a brand new unit.
–Like mentioned, Brad’s response to any of our issues was always expeditiously executed. We were always rest assured that if there was anything we needed or any maintenance that needed to be done, it was tended to as quickly as the next day.
–We were always forewarned and given ample notice of when pest control or any type of inspection would go on in the property.
–The building is continuously up-​kept and looks very nice and clean inside. I have seen many times over the building being vacuumed, and even repainted a few weeks ago.
–In my building, our neighbors always pulled our packages and mail into the building so it wouldn’t be left loose out in the main door. So considerate!
These are just a few of the many perks of living under this management.
Sadly my roommates and I’s stay here had to come to a conclusion because we had to relocate to live closer to school, but if we could, we could continue living here. If you are searching these properties and are considering to live in one of them, I would with a certainty and absolutely no hesitation recommend GTI Properties and their management.

We’ve been living in a building that GTI manages for a year and a half, on Columbus Ave in the South End. It’s been awesome and stress-​free. Some of the many good points:
* Brad (property manager) is great — super responsive by email, professional, reasonable, accommodating, communicative.
* Building is clean (I run into folks vacuuming the hallways every once in a while on my way to work) and well maintained…
* … and on the rare occasions that something goes wrong, maintenance is on top of things — I leave a request on their phone extension in the morning, and when I come home in the evening it is done like magic, no staying-​home-​to-​meet-​the-​repairman necessary. When we first moved in I gave them a slightly OCD fixit list — a few items took a reminder, but it all got done pretty promptly, no hassle.
* They have always notified us well in advance if they need to get in the apartment for any reason (inspection, exterminator, whatever) — leaving a note on the door or emailing. It’s a pretty infrequent occurrence too.
* I love our apartment — sunny and well laid out — we looked at a few other GTI building while apartment hunting and they all seemed to be in similarly great condition.
* They’re set up for automatic rent deposit from your checking account which is very convenient — no need to remember to write a check and mail it or drop it off, no need to visit a bank monthly.
We’re moving to Somerville, but if we were staying in the South End I would go out of my way to stay in a building they manage.

Having lived in multiple cities and rented apartments all across Boston, I can say with confidence that GTI properties is the most professional property management company that I have ever dealt with. Although my place was in inpeccable condition and required very little support from the property manager, I still found all my interactions with GTI to be a breath of fresh air from what I am used to. Brad, the property manager, was responsive whenever I had questions, and was always fair. I recommended their places to all of my friends now, and am working on getting my new condo building to hire them for property management!

My experience with renting a GTI property on St. Botolph Street was extremely positive. Not only was the location about as good as it gets, the management took extremely good care of the property. I was most sorry to leave my apartment when a job promotion mandated that I leave Boston, but I am most grateful to Bradley for his efforts to find someone to take over my lease.

I lived in one of GTI’s buildings on St. Botolph Street for a little over a year. Overall, a great building with good management.
My place was pretty recently renovated, with new kitchen appliances. The apartment was newly cleaned and painted when I moved in and the maintenance man introduced himself to me about a day after move in. Since I came from a place where you practically had to enlist the FBI to locate maintenance, this was a welcome change. In the year and a half I lived here, I never had a real maintenance issue. The only time I called maintenance was when my light bulbs burned out — but they still almost always responded within 24 hours.
The only issue I ever had while living here was seeing a mouse in my unit. However, after I reported it, they had an exterminator out within 2 days. And after that, I noticed that they had the exterminator making regular visits. They dealt with it quickly and it never turned into a problem.
This is the best management company experience I’ve had in Boston. Highly recommend.

I lived at a GTI property for just over a year and LOVED it. The unit was clean and had great appliances in a prime location. If we ever had any issues, it was super easy to get it addressed and GTI would leave a note card upon completion which I thought was very nice. Brad, the property manager, is the very professional and nice. He’s super responsive and extremely reasonable. I would highly recommend renting from any GTI property if you’re looking for a fair and respectable property mangers!

So I’ve lived in a GTI building for 4 years. And I have to say, I’ve been quite happy with the experience (more like 4.5 stars). Brad is quite responsive to needs, and I love that he will respond to things over email (b/​c it can be tough to catch him on the phone). Whenever there was any problem with maintenance, the problem was fixed fairly quickly. The guys were so sweet, they even helped me replace a few lightbulbs I couldn’t reach! They’ve made upgrades periodically too (key fobs, upgraded water heater, new light fixtures). I wish that the notices as far as when they’re going to do inspections and such was done via email rather than paper as sometimes I away and notices could be last minute, but they’ve gotten much better over the years. And I’ve NEVER seen a pest in my building! Not even a spider!!!
My biggest gripe has to do with the other people in my building. It was FABULOUS up until July 2010 when there was a lot of turnover. The building has a lot of professionals, but there are a fair number of fresh college grads in graduate school who need to learn that this is NOT a dorm. IE — leaving your smelly trash in the hall because you’re too lazy to take it to the dumpster, bouncing a basketball in the hall when you come home late at night, smoking right outside the building entrance so everyone can get second hand exposure, and blaring music late at night really isn’t appropriate (esp when there are people who need to be up at 5am on Saturday).
In fact, there was an issue earlier in the year where someone was vandalizing the washers and dryers and BREAKING them. At one point, only ONE out of FOUR washers was working. But as an example as to how responsive GTI can be, they placed a security camera in the laundry, caught the asshole responsible, and it’s been fine ever since. On the RARE occasion that there was a mistake/​inconvenience, GTI went out of their way to make up for it. All in all, I would happily rent with GTI again.
***PS — Major bonus points for letting out of town guests rent parking at the big lot they run.

Brad is one of the most professional and friendly property managers there is in Boston. GTI’s properties are always in great condition and their maintenance staff (if needed) is always prompt. They are one of the easiest companies to work with and all of our clients have loved living in their buildings.

I’ve been renting from GTI since 2002 and have lived in five of their buildings. I cannot say enough great things about my experience. The property manager (Brad) has always been extremely professional and timely when dealing with me and does a great job at communicating with the tenants.
I’ve had two issues with my appliances over the eight years and, no joke, they were replaced within a day of me notifying GTI of the issue. The maintenance staff and security staff are extremely friendly and are always on the property making it feel extremely secure.
One of the best things about renting from GTI is that they allow you to move around or upgrade to any of their buildings during your lease. Every apartment I have moved into has been completely cleaned and painted.
Compared to the horror stories I hear about other property management companies, I feel lucky to be under their care.

Brad (the property manager) & GTI have been great to me over the past 2 years that I have lived here. I started in a studio and then moved over to a 2 bedroom– both apartments were cleaned and repaired upon move in and they are even willing to do extras like paint if you ask nicely. Brad is extremely responsive and fair with requests and does most anything to accomodate you. They own a ton of buildings in the South End so if you want to move around or upgrade, they have lots of apartments to choose from. I highly reccomend renting with GTI.
