I would NEVER rent from them.
They harassed me, racially profiled me, threatened me.
I rent with them in fall 2015 and had to leave in two weeks because of how I was being treated by the management company. I was paying 2200/​month for a one bed and the apartment was dilapidated! When I requested to fix the Windows, Justin, the extremely rude property manager, told me that’s just how windows in Boston are. Not to mention, he also asked me if I paid my taxes cause I am not American. I had never been profiled racially to this extend before. Moreover, they have super slow response rate, and don’t want to fix anything or keep the apartment even clean. I was given the apartment as the previous tenant had left. I had to clean the cabinets 5 times and even then there was plenty of plastered dust.
And when I had to leave (because they asked me to after accusing and harassing me) they refused to pay back my first month’s half rent for the two weeks I didn’t stay. They just ate up the $ 1000! If I wasn’t new to the city and starting a new job, I would have pursued other avenues of tenant rights protection but I didn’t have the mental energy to deal with their threats. I didn’t even sleep at my place the two weeks because they said they’d throw out my stuff if I didn’t leave.
I would rather sleep on the floor at my friends place than rent a place from them. If Justin in managing your property, good luck to getting no response and being constantly pestered and harassed.
I have never written a Unilocal review before but I felt compelled to write about them cause I think tenants have very little information and knowledge of their rights going into these lease contracts with these big companies. And if you are foreign, they treat you even worse because they think you don’t know anything about your rights.

I rented with Cabot & Company back in 2011 – 2012, and I agree with the reviews below that Justin is a very responsive super. He is also calm, which helps with you might run into issues that need to be fixed.
Recently as my boyfriend and I decided to move again, we enrolled Suzanne for help finding a new place. She was incredibly professional and, most importantly, extremely helpful and honest. We told her our budget and she found great places within that range. She understood when we ultimately decided to stay closer in to a tighter budget, no offense taken and none of those comments others try to make («you’ll never find a place for that range!»)
Cabot & Company has great listings and if you’re looking at Back Bay, I believe they are the best out there. Use Suzanne as a broker, and you’ll be covered.

We rented an apartment through Cabot and Company in the spring of 2013 and while we understand that older brownstones will not look brand new due to their age, we had to make repeated requests for them to clean the bathroom before we moved in (given how much we paid in broker’s fee and rent, we hadn’t expected to find the bathroom in less than move-​in ready condition). They would not clean the windows so we spent several hours scrubbing the windows and floors. This building had heat included, which is nice from a budget standpoint, but since the units didn’t have individual temperature controls, it got VERY over-​heated at times and there was little we could do aside from cranking the fans or window AC units because the windows weren’t big enough to let in much breeze. (Not necessarily Cabot & Co’s fault, but something to think about, fellow renters.)
Temperature aside, we loved the location and were sad to leave it when a sudden job relocation meant we had to break our lease. I have moved out early in one other instance and was able to work with the landlord to find a replacement tenant that she approved. In this instance, we were not allowed to take the initiative and help find a new tenant, which is a shame because we’d have been happy to help ease the transition. Brokers showed up at our apartment unannounced several times, which meant that in the midst of packing, we didn’t have any opportunity to tidy up and make the apartment look as appealing as possible for prospective new tenants. Despite our sweet location, amenities like a walk-​in closet, dishwasher, and hardwood floors, and our eventual agreement to cover the new tenant’s broker fee, it took them over four months (three in which we were paying for a vacant apartment) to find a new tenant.
Then we had to nudge the company several times to get our security deposit returned. They deducted $ 140 for professional cleaning, which was surprising given the condition in which the apartment was turned over to us and the fact that we left the apartment broom swept, as is the standard in Massachusetts. The Commonwealth also entitles tenants to receive interest on their security deposit, which we have not received and Cabot and Co. has offered no explanation for the omission.

We had a great experience with Naveen at Cabot & Company. I called them up on a Tuesday morning after seeing good reviews on here. I got connected with Naveen and the next thing I knew, my husband and I were out looking at places with him later that afternoon. He ended up showing us about five or six places, at which point we felt that we were able to narrow it down to two good options.
Naveen has a very calm, easy demeanor and made the search stress-​free. We really enjoyed working with him and would definitely recommend him to other renters looking for places in the Back Bay.

I have dealt with Josh during several transactions; his knowledge, experience, and the acute awareness of his clients’ needs cause him to continue to be one of the best in the business.

Awful experience!
My friend and I were searching for studio apartments and spoke with a broker there (mike), who asked me my price range etc. I had looked around a bit with a few realtors out there so I figured I would step up my price range to see if I could get something a little nicer. Boy was I in for a surprise… He showed us the 3 most disgusting, run down, studio apartments for $ 1600 per month. When I told him how awful I thought the place was… I mean, carpet from the 1970’s, absolutely filthy, filled with cats, and the oldest, disheveled appliances… He told me that Tom Brady lived next door. Who cares?
We continued to waste our time with him, and finally he showed us a decent apartment! My friend jumped on it, told Mike that he wanted the place and gave an application, etc.
The next morning (after calling to confirm that morning that his application was accepted) he ran over with a deposit check only to be told once he was already there that the owner doesn’t want to rent to students…
Ummm, thanks for wasting all of our time. PS we’re post graduate medical students in our late 20’s…
I have never experienced such awful customer service. Ugh!
PS Went to Fairfield next door and found beautiful apartments that were MUCH cheaper and MUCH cleaner. And the staff there were MUCH more helpful.

Cabot & Company manages the building I live in. I’ve been dealing with them for 5 years so far. They are amazing at what they do. Justin, the property manager at Cabot, handles all the situations that happen (plugged pipes, leaky faucets, etc), and is extremely responsive — even during late night weekends (when all the issues seem to crop up most!). If you’re renting and your building is managed by Cabot, count yourself lucky! Can not say enough good things about them.

Josh and Joe were a pleasure to deal with in a recent move. The building is great, the family that owns it wonderful, and everyone has been very gracious to deal with. I would recommend them to anyone looking for a more upscale property in Boston.

I have had a wonderful experience with Cabot & Company. Josh Medeiros, one of its agents, showed me my current apartment in the Back Bay. He listened to my needs and helped me end my apartment search after weeks of being disappointed by sub-​par rentals. I have thoroughly enjoyed my Beacon Street studio. Also, the management company has been very responsive to my maintenance requests. Justin Ashley, Cabot’s Property Manager, has always ensured same-​day service.
Cabot & Company will be the first agency I reach out to when it’s time to find a new rental in Boston!

We’ve been using Cabot & Co. to manage our property, a multi-​unit brownstone, for over 10 years, and we’ve been more than happy with the service. As a property manager, they have been responsive, diligent, and empathic (surprising, at least to me, for Boston).
In addition, while I can’t comment on their services from a renter’s perspective, I can comment from a landlord’s perspective. They’ve been very helpful over the years in assessing the appropriate rent for market conditions (yes, even lowering them during hard times… ugh… what landlord likes that?), and making sure our property has been up to par for rental conditions.
I’m a bit surprised at the other negative comments posted, but from our family’s perspective, we’ve been happy and will continue to use their services.
