Until management properties stop considering the deposit as «free money», I will continue to write poor reviews for their apartments. It’s a shame too because the Overlook at Murrayhill was a good complex for the two years my wife and I lived there. The rent went up $ 20 after the first year and would have been another $ 40 if we wanted to sign on for a third year. It’s no wonder you never see your neighbors for more than a year or so before they move out (and people move out all the time here).
Other than that maintenance issues were fine. The appliances and cabinets and counter tops could definitely use some updating, but hey, I guess that’s what the security deposit that they keep goes towards.
So the reason for the 1 star is for the security deposit I’ve mentioned before. My wife kept the place spotless the entire time we lived there. Not once did keep our shoes on while in the house, meaning that apart from two bleach stains that probably cost them $ 40 to replace, the carpet was in as good if not better shape than it was when we moved in. Needless to say, I was a bit shocked to get my deposit return and see they charged $ 340 for carpet cleaning. Ridiculous considering the carpets were old to begin with, so I’m assuming they just charged us the full price no matter what condition they were in so that they could have them replaced for the new tenants. My deposit shouldn’t go towards the cost of you maintaining your property.
I just moved out of #1115, so if you would like to contact me regarding this charge, I’d be more than happy to update my review, but until then, I would not recommend this property to anyone, since even if you keep the apartment in near perfect shape (after 2 years of daily living), you still will get very little if any of your deposit back. Quite sad.

Sorry to say but I keep getting comments on this review and it’s not true anymore. They were nice as pie when i lived there and the apartments were nice and in a good location. Things got weird about 4 months before I moved out. Due to the quiet location there are a LOT of people who have indoor/​outdoor cats (even though its against the lease) and due to my petting and playing with some of them I was getting dead mice left on my doorstep. Maintenance thought this meant I had mice in my apt and was unclean. Random checks began to occur for «upgrades» and «smoke detectors» and I know these things usually do happen, but man did they get more frequent after the mice started popping up. Then my moving out was awful. Due to my job I had to move a month before my lease was up. I was cool with honoring my agreement and paying the last month but they refused to give a reference until I had given 60 day notice. Since I was paying rent on both apartments for the last month, I was not occupying this one. They entered without my knowledge, saw the place was most empty (but not entirely cleaned) and started calling me to turn my keys in early. I asked if I could get a refund on the last months rent if I turned my keys in 3 weeks early. Nope. Well then, no keys for you. Why would I pay so you can move someone else in there and collect double rent from them? When i did turn in the keys I get a trumped up damages bill. Yes the carpets were in poor condition due to living their 4 years, but they charged for the counters, bathtub, windows, and for turning the keys in late. Of course when I moved out no one was in the office for a walkthrough. How very convenient. To be fair, this seems to be common at most rental places and is likely the corporate status quo.

I love my apartment. My neighbors are (usually) quiet, the grounds are well-​kept, management is good about repairs and asks for feedback on a number of issues. The complex is across the street from a Safeway (which has a friendly staff) and on a TriMet bus route (handy for those of us without cars).
The management team was very helpful during my move-​in process. They also made sure my apartment was thoroughly cleaned, so much so that I felt like I was getting a brand-​new apartment. I’ve noticed that most (if not all) apartments have a patio or balcony which will be perfect for barbecuing in the summer. There is a very well-​maintained gated swimming pool and hot tub, as well as a small workout room attached to the main office.
