Eastside 101 looks terrible in the neighborhood and ruins the ambience of Laurelhurst park.
Ironic that they put photos of Laurelhurst on the listings, what they really should show is a traffic jam on Cesar E Chavez (because that’s what you hear 90% of the day/​night).
I’ve been in other Anchor NW properties, and they use the same appliances, faucets, toilets, showers, ceiling fans (made out of cheap foam), and flooring in all the buildings… they are ripping you off with such high rent for such tiny square footage, ESPECIALLY when they buy everything in bulk like that.
What soured me most was coming back from a holiday vacation redeye flight, to find myself locked out because the stupid electronic doorlock battery died on my door.
Maintenance guy came and broke the handle (1hr later) to get me in, but he said he’d have to come back and reset the programming… 3 days later.
In the mean time, my apartment was unlockable. Not even so much as a «sorry.»
You’d think they’d throw me a bone when I asked for a free spare key for my girlfriend, but they stuck behind the $ 80 *NON REFUNDABLE* deposit (even though they get the keys back when you move).
You learn to expect charges for any little thing… I cleaned my apartment thoroughly before leaving, and I’m still expecting to be charged a B.S. cleaning fee. Took detailed photos if they wanna try.
Could keep citing more examples, but you get the gist (read the other 1 stars, they’re spot on – and they length of them should be telling).
Can’t recommend Anchor NW less.
Avoid any and all of their properties.

Where do I even start…
At first, all seems well. They’re real friendly (until they get you on the hook). They will say anything they need to say to get you into one of their overpriced tiny boxes (no, you won’t be able hear the neighbor upstairs who will be running around throwing kegs at 3am– we have «special» padded layers between walls!). Once the papers are signed, it’s absolutely IMPOSSIBLE to get ahold of a human being. You literally have to call the «prospective tenants» line in order to get someone to pick up the phone.
The staff that I HAVE gotten ahold of are fine, it’s the ownership/​inhuman rules that are unbelievable. I really wanted to like this place, it was in a great location and the building was new. And as a rule-​following, rent-​on-​time paying tenant, I had certain reasonable expectations.
Firstly, a 425 sq. ft. space with a cutaway wall and closet door on the «bedroom» is NOT a one bedroom. I don’t know who let them call it that. It’s a glorified studio, and should be advertised as such.
Air conditioning? Oh, that’s only in the hallway to tease you as you’re walking to your 95+ degree box with no air circulation. And no window units, they’re «unsightly.» So be prepared to fork out $ 500 to buy your own portable unit.
And yes, they allow dogs– but no trash cans or bags outside for disposing of waste (and many disrespectful tenants who let their dogs poop all over the surrounding neighborhoods due to a) their rudeness and b) lack of facilities). Also, the entryways ALWAYS smell like pee. Heavy, stinky pee.
We had a trash chute for 1 week before they closed it supposedly due to «tenants abusing it.» Nice selling point!
Parking– with their sky-​high rents, I don’t know who can afford the limited number of spots in the tiny little adjacent lot ($ 150/​month for a spot, I recall). So sorry, homeowners in the neighborhood! The parking situation is ATROCIOUS. Better get ready to hike with those groceries.
Meanwhile, the lot sits nearly empty. Disrespectful much? Saddened that Portland city planners didn’t do something to force them to keep that lot first come, first serve to at least somewhat alleviate the parking stress on the surrounding homeowners.
Also, fees for EVERYTHING. You locked yourself out? $ 80. Lost your fob? $ 80. Sneezed? $ 80. 1 hour late on your rent because the envelope got lost? $ 75. Hideously expensive base rent… plus utilities!
They hike the rent without cause on current tenants (and often, lose them– nearly everyone we knew in the building split the day after their lease was up) while lowering introductory prices to lure in potential (mostly out-​of-​state, sight-​unseen) tenants. Nice retention rate, Anchor! I don’t see this as a very sustainable business model in the long run (when the great Portland migration comes to a halt). The building looked pretty darn empty when we finally escaped.
Overall, Anchor is a company that is all about making a quick profit, not retaining tenants or tenant relations in the long run. They really could care less about you and you can feel it. Please, rent somewhere else.

My husband and I are absolutely thrilled with anchor NW property group! We have lived here for two years and have never had a problem. They communicate in an efficient manner and are always very courteous. The property is beautifully maintained andthese apartment complexes are also pet friendly! This is the first company I recommend to anyone on the hunt for a great location and friendly, responsible environment!

I absolutely love love love mine and my boyfriends new apartment at picadilly flats!!! The people who work here are so friendly and helpful. The location is top notch, I love walking everywhere and having a beautiful park across the street. I now have a home that I love showing off and love having company over. I am beyond happy with our decision to chose Anchor NW to help us with our new life!

I lived in Abernathy Courts ran by Anchor NW for six months. The whole time I was there if I had any issues they were resolved within 24 hours.
During the move out process all the staff is worked with were very kind and professional. Especially Angela and Blake! They worked with us to break up payments so that we could move out on time and they were very responsive to every question I had. These two, along with the rest of the staff we personally worked with helped us out a lot, Thank you! Moving out and breaking a lease is stressful, especially when it is due to a family emergency. Blake and Angela took a great deal of the stress away.
I myself did not have issues like others have commented. I always paid rent on time or early, was a quiet and respectful neighbour and a very clean tenant: Did not leave junk mail on floor etc. If this is your first apartment ever, make sure you really follow their rules closely, especially not smoking, and their requests for move in and out.
I always paid my rent online via their portal resulting in my rent always being in on time. This is the best option I feel for paying your rent with this company.
I never heard my neighbours. The walls and windows had great insulation to wether and sound. Had an elevator and two stairwells for easy coming and going.

The apartment was quite small. We had a one bedroom that was about 450 Sq. Ft. and it was $ 1,350 a month not including utilities. I wish that in their description the company was a bit more transparent about the size of the apartments. You cannot find sq. ft. in any adds they produce nor on their site. A neighbour who had a studio had a much better lay out, bathtub and payed hundreds of dollars less.
Fobs. Cannot lock your apartment door with out it and they are very expensive to replace. Thankfully I never had to. My old place had a fob for the main building then a key for the door. This was better for such possible issues.
At least at this location, the first floor hallway had an odd oder to it. It was always very clean, but there was a smell that was quite strong on the first floor. Thankfully we lived on the fourth so this really did not bother us, but was a bit much.
Lastly, the elevator always had the moving mats up. This does give the impression that people may not be staying for long. I think that it is worth taking down and maybe having them available for when people are moving. For the price you will pay to live here, having all aspects of the building being as inviting as possible does help.
So overall, my time here was a positive one. The loss of one star was no fault of the staff that I worked with. The staff was very honest at move in about what they expected of their tenets and at move out I really felt that they had us and our situation in mind. This was an honest post and I would rent from this company again as of now. I did just move out, and they said that within 30 days I would see how much of my deposit I would receive back. I am expecting most of it as I was a very tidy person and was only their for about 6 months. I do know that they keep 90 dollars but I have found that to be a normal rate not only in Portland, but internationally as well.
Again, if you do rent with them, Angela and Blake are great members on their team!

My review is based on the lady who showed my friend her new apartment in one of their properties. First of all, her appointment was at 3, she was ten minutes late. Then she was acting super rushed the whole time, she sped thru all the rental walk thru at about a million miles an hour. I was wondering why she was going so fast thru everything when she actually said, she is in a one hour parking spot so she had to hurry. We drove all the way from Tacoma, we were on time and we were able to find appropriate parking to give us ample time to do a proper walk thru. One thing to understand about the Hollywood Apartments is there is zero parking other then 2 hour parking around the property so if you drive a car places instead of bike or use public transportation this place probably won’t work for you. Something like that I would think would be a pretty important thing for a rental company to tell potential renters, especially people from a different state who aren’t really familiar with all the parking issues that Portland has. My friend tells me had she known this information she probably wouldn’t have rented from here. She was able to find a parking garage nearby that she will have to pay for monthly, something that the lady who was showing us the apartment had no idea existed. Another thing she actually said to us was that she had never shown this particular building before, my friend had more knowledge about how the building was set up then she did, simply from doing a little research online. The apartment is beautiful, it has a really nice layout and it is in a very convenient part of town, close to shopping and restaurants, I am pretty excited for my friend, I think she found a great place. The lady who showed us the apartment actually asked us to post our reviews on Unilocal,and since I am a long time Unilocaler, I did.

From start to move in, working with Anchor NW was a breeze and all of their employees are amazing. It was so fast and easy to get moved in and I love living in Flanders House.

If I could choose zero stars I would. This is the worst management group I have ever delt with. DONT NOT MOVE INTO ONE OF THIER BUILDINGS. YOU WILL REGRET IT.
I moved from St. Louis. It took almost 3 weeks to hear back from them when I was inquiring about a unit. Finally once I got the ok, and told them when I’ll be in town, I drove 3000 miles. once I made it to B street apartments. They forgot I was even coming, I had to stay in an hotel for 3 days. Costing me $ 500 that they would not reimburse.
Walls are paper thin. It’s hard to sleep at night, cause all I can hear is the elephants upstairs walking around.
I have 3 animals, so I like to keep my house smelling good, so I burn candles. This shady company made up a fake problem, that sinks have been falling in, and they need to inspect. But what they really did was come in my house, look at the sink for 2 seconds. Went and looked through all my rooms. 3 days later I got a letter in the mail, saying my house smells to good, and I can’t use candles anymore. That’s how petty this company is.
I pay my rent on time every month. One month my check got lost in the mail, so it was a week late, NOT My FAULT, they are charging $ 75 late fee. And threatened to evict me over something that was out of my control.
So to sum this up. Do not move to any of there building u will regret it. Worst company to rent from.

I’ve lived in an Anchor NW property for almost a year now and my experience so far has been really great with the company aside from one issue.
They do an amazing job maintaining their buildings, hallways vacuumed twice a week and an in unit maintenance service to fix any issues that may arise. The maintenance service is very prompt, usually they arrive same day, next day and on some occasions the day after. The staff is very friendly and a pleasure to work with. They get back to you quickly when you have questions and I enjoy not feeling «big brothered» by them. For the most part they leave their tenants alone. The only time I’ve heard of them contacting a tenant directly is if that tenant is violating the rules. It is a non smoking building and that includes marijuana so I was VERY happy when Anchor put a stop to whoever was filling the hallways with marijuana smoke. It also clearly states in our lease paperwork that window a/​c units are not allowed and that’s why they have a system built into each unit for the standing air conditioners. It kills me that people write bad reviews when they’re the ones breaking the rules and Anchor is just enforcing them. And I greatly appreciate Anchor for that.
The rent is fair and they don’t kill you with security deposits either. They also allow pets with no breed restrictions in some of their buildings as well, which I love.
I also love the FOB keyless entry system and the call boxes at the front door that ring directly to your cell phone for easy buzz-​ins. They also offer a wi-​if service to their tenants that is amazing! Super quick and very affordable.
The one and only issue I’ve had with them so far is that someone tried to break into one of my ground level windows. The security guard company, NightHawk, that monitors the building at nights was there right away to check things out. Anchor was informed of what happened the next morning and I was surprised and disappointed to not personally hear anything from the Anchor.
Overall a great place to live and I hope to be with them for much longer!
I’d also like to say that I find it very cruel that these other reviewers are calling the employees at Anchor «bimbos» and «trash». I’ve had nothing but awesome interactions with all the employees. I mean is it really that hard to follow the rules and be a decent human being?

I just read all these comments from reviewers who opened up an account on Unilocal just to lash out at Anchor NW Property. These one star reviews concern me because I’ve had a significantly different experience.
I moved to a studio within the Hollywood Apartments in April 2013 while landscaping construction was still underway. I met with the leasing manager, Mylisa. I chose a unit for the view of the West Hills not thinking of the size of the unit.
All of these apartments come with brand new GE appliances. I have a high efficiency washer and dryer, dishwasher, fridge, garbage disposal and stove. The building has special wall material that absorbs more noise than normal apartment walls. The floors and ceiling are constructed with solid concrete and are pretty good at capturing noise. The windows are thick glass and seal the sound of the street. The mini-​blinds are attractive and effective at blocking out the sun.
These are apartments not houses, so with this understanding comes the fact of close proximity to neighbors. Some people move here with the hopes that they live on a mountain top and the only sound they hear is that of a strong breeze. If that’s you, then save money and buy or lease a house with plenty of land.
I decided to move to a bigger space after six months and placed my name on a waiting list for a bigger unit. After living in the Hollywood Apartments for about one and half years, I received a call regarding a much bigger unit at the 41 Tillamook Apartments which is another Anchor NW property located about three blocks away. I had to go through several steps and fill out many forms due to Oregon regulations. I was charged a cleaning, wall repair fee and a few more dollars for the water bill which the property manages. This is absolutely fair.
I moved into a much bigger unit at 41 Tillamook and instantly requested to be notified if even a bigger unit comes available. After another twelve months in this new place, I received another opportunity to move in the same building to yet a bigger apartment. I’ve been on my third unit just for a month now. Once again, I had to pay for a cleaning and wall repair fee, along with my last water bill.
Each move from the first Anchor location to my current third apartment was orchestrated with the help of several employee at Anchor. After moving in and signing my lease, I was given direct numbers of the leasing sales agent, general manager, maintenance manager, IT support, accounting manager and even the actual maintenance person. I use all of these numbers and sometimes after normal working hours and they still pick up. These managers develop a relationship with the tenants and have been very helpful. I’m looking at my phone now and I have the direct numbers which are offered to every single tenant on the first day. I have, Lori, Kitty, Lauren, Mylisa, Kelly, Laurie, Cody and Nelson all working for me. If I leave a message, I usually receive a call back in 24 hours.
These buildings are modern and made to be ergonomically and environmentally appealing. I’m completely behind the management company not allowing tenants to add air conditioning units sticking out of the walls or windows. It would look like housing for the projects if even a few tenants did this. One of the many forms given to us at lease signing explains this and tenants should have enough sense to first ask a leasing manager if it would be acceptable to build or attach anything to the walls or windows. I purchased a Sharp A/​C that is on wheels and has a vent that fits into the wall construction already designed by the property. If you want A/​C this is the way to go.
The mail area was also created with a tasteful and efficient design. Some tenants think its proper to go through their mail and throw on the floor unwanted marketing items. These are the tenants that should buy a home because creating a temporary trash site in a public space is highly inconsiderate. I’m hoping the surveillance cameras will identify these people. Also, if you have a dog that barks loudly where it becomes a nuisance or if living in a non-​smoking building is difficult, then you should not move here. If you do, the management company will deal with this situation immediately, thank goodness. These properties are well groomed, landscaped and there is video surveillance by management.
This property off Sandy and 41^st is right next to the Hollywood Theater which happens to be the best theater in Portland. It has a beautiful history and having this next door was an instant bonus. Also, walking distance from these units are many convenient useful companies, such as 24 Hour Fitness Super Sport, Rite Aid, Hollywood Max Station, Whole Foods, Trader Joes and several coffee shops and restaurants.

So the story goes, I couldn’t even get ahold of anyone after multiple emails and phone calls requesting to view any of their properties.
Emailed, called, left voicemails… nada. Finally I got ahold of one person after many attempts, who then directed me to the woman in charge of available rentals. Evidently the transfer was unavailable… fine, and she took my information so she could walk over to the office the for available rentals to «call me right back». Never got that call… not fine.
So I rate this living experience poor, because management doesn’t even care enough to communicate with or respond to prospective tenants who’d be willing to throw money at them. Glad I got the message so clearly before investing.

Really great customer service until the moment you sign your lease, then it is fairly difficult to reach anyone. When I moved in, it was like pulling teeth to get a move-​in condition form that I could fill out since there were a few things I knew I’d probably be charged for if I hadn’t reported them. When I moved out, they ignored the form I submitted and charged me anyways. I had to email them to have them check the form I submitted and they fixed it with the comment «You’re good!» like I was good for remembering part of their job that they weren’t doing.

STAY AWAY from this property management company!
I have three things to say about my experience with this company:
1) The people who show you the places will say anything you want to hear, without regard to accuracy. For instance they told me the apartment would absolutely be ready on a particularly date when it most certainly would not be ready. L
2) The office makes no effort to return calls. I attempted to call the office for 4 days before I was able to get an actual person on the line to talk about my application.
3) The office staff is very unpleasant. When I finally got through to the manager to talk about my application, she was very short and disrespectful toward me.
Instead of trying to clear up my questions about my application, I just asked them to refund me my application fee mid conversation, due to the fact that they were just so incredibly unpleasant to deal with. I completely believe all of the other horrible Unilocal reviews and I will consider this a disaster averted.

This was one of the most terrible property management companies I have ever dealt with from nearly the very first month.
— Took nearly 2 months to get our mail key after daily attempts and then fined for late water payment when we couldn’t gain access to our first Minol bill.
— They entered our property at least once a month. One time entering our unit a day AFTER the date that they said they would be entering and the repair men they allowed access to used a whole roll of toilet paper, clogging our toilet.
— On our move in inspection paperwork we carefully noted all of the poor craftsmenship considering we were the first tenants and despite several maintenance requests, several items were still not fixed 2 years later.
— When our first lease renewal came due it took me 4 months to be able to get a response from management as to whether or not we needed to sign a new lease + how much the new lease would be. When I finally received a response they said that they had moved too many people in at one time causing all of the leases to renew at the same time, leaving them overwhelmed and they asked us to move out within 3 months.
— FINALLY, we decided to just break our lease. They charged my card for $ 3500ish for the last months rent and lease break fee and then sent me a $ 1600 move out bill. That included water bills that I have record of already being paid as well as a fee for new screens (because apparently i took them?)
OH and read your lease carefully, you wont get your entire REFUNDABLE deposit back in full as your led to believe. Regardless if you left the unit in incredible condition they ALWAYS charge at least a $ 90 cleaning fee at move out.

I am literally creating an account solely for the purpose of warning anyone looking at Anchor NW properties to stay as far away as you can from these unethical cons.
The staff is unreachable when you need something, but assaults you from all angles when THEY need something. Their buildings are full of tiny, overpriced units, and half of the «amenities» are broken or never provided.
The bimbos who show the apartments say whatever you want to hear, but the main office will tell you AFTER you sign the lease that most of the things they promised are wrong and cannot be honored.
They have a constant, invasive eye on what’s happening in the building and send passive aggressive emails to tenants noting that they «observed» them violating building terms. These «violations» can be as small as dropping junk mail on the floor on your way upstairs.
Here’s just a taste of the many issues I’ve had with the building since moving in.
1. About a week after moving in, they shut down use of the trash chute, forcing all tenants to haul trash to the main floor. They sent a passive aggressive note to tenants claiming it was because of US that they were shutting it down and that «repairs» would need to be made. It has been over two months and it’s looking like they have no plans to make said repairs.
2. Once I signed the lease and paid rent they all but disappeared. I had to call the office repeatedly to get a hold of a real person to confirm details on when I could move in. They literally do all the paper work digitally and never speak a word to you.
3. This summer has been unusually hot. The hallways of my building are air-​conditioned but the units are not. As the temperature approached 100 for weeks on end, the temp in my unit, with fans running, was close to 90 each night. Obviously sleep was unbearable, so I purchased a window A/​C unit. Keep in mind there is nothing in the lease prohibiting an A/​C unit. Moreover, my balcony is directly under my window, so there was zero risk of the unit falling to the street below or creating any danger otherwise. Shortly after installing I received an email noting that staff had «observed» that I had an a/​c unit and that it must be removed as it violated the lease. I replied to the email that it was incredibly hot, the conditions in my unit were unbearable and frankly a health risk, and that I saw nothing in the lease prohibiting such a thing. NOONE bothered to reply to me, of course, until weeks later when I received legal notice that I would be evicted if I did not remove the a/​c unit. EVICTED! Over an a/​c unit! Rather than treat me like a human, Frank Hudson, the unethical, cowardly piece of trash that he is, decided to flex his eviction muscle. I was basically bullied into taking the unit down and left sweating and uncomfortable in my own home.
4. The units all have key fobs rather than keys for entry to the building and the unit. My door for some reason had a regular padlock, so they gave me the key and said someone would fix the fob immediately. It was only when I asked about how I would get into the building’s main door without a fob that the bimbo getting me settled in the unit said «oh…um…hmm.let me look into that.» Per the usual AnchorNW way, it was almost a month and a half before they fixed the fob entry. When they finally came to instal the fob, there was a sudden urgency, a flurry of emails trying to schedule entry into my apartment. Strange how when it’s convenient for them, they can be so responsive.
Long story short. Avoid this company and any building they manage. I should have found it odd that so many of tenants had moved out of a building JUST ONE YEAR after the building opened. Let this serve as your warning. This company should be shut down. Do not support it, or you will be sorry.

I live at Bijiou apartment and the rent is really expensive for the service !!! For one bedroom the rent is about 1300 dollars that not include utilities and wifi. When you paid rend they will send you a confirmation email however if the transaction didn’t go through they still charge you late fee even with «confirmation «email. I be locked outside of my apartment and I called the office to unlocked the door for me. I was really appreciate it however I got 45 dollars bill for that which no body mentions there was extra charge ! I called a few times and expect maintenance guys nobody pick up their phone! It is really nice location but for this type of service it is too bad!

I moved in November 2014 in a 1 bedroom. I was told I would have an on-​site person who would be available for the tenants ‘because they care’. There was no one ever in the office, ever.
The office was responsive enough when there was noise issues, but when I wanted to move out early and break my lease, their contact (Frank Hudson) told me that quote «If the unit were to rent within 30 days, you’d be refunded a prorated portion of the rent.» Well it’s a popular area in SE and it rented quickly. I followed up to see what the next step was.
Frank then replied to me when I inquired that «…the information that I’d given you earlier was incorrect. So regardless of what was previously stated, you won’t be getting refunded any portion of the lease break fee you paid.»
Well that sounds like either ignorance or intentional misleading information that I was given. Either is pretty horrible and I made a choice about leaving my apartment early based on Frank’s information regarding my lease break and moving out. There were no apologies for his ‘incorrect’ policy instruction given originally, just passive aggressive mentioning of speaking to an attorney if I want to pursue it in court.
Beware, Do not rent here.

Horrible experience. I was charged for damages that were not caused by me and did not receive a formal move out review. Rent was raised after a year when already over priced for the market. This company doesn’t care about their tenants or community. Do not rent from them!

Nightmare of my life.
1) Way too expensive
2) Difficult to get in touch with leasing office
3) Leasing office is unorganized and unhelpful
example 1: Before we moved in, we were advised by the leasing office that we could move in on 8÷22÷14. When we arrived ready to move in, we were told that this was never «penciled in» and we had to make an appointment to move in the next day.
example 2: The apartment complex boasted bountiful parking and even provided a parking map that marked eligible parking areas in the neighborhood. I parked in these areas and got numerous parking violations from the city. When I brought this to the attention of the leasing office, no one got back in touch with me for weeks, and they provided me with no help whatsoever.
example 3: When the end of the lease came around, the lease was automatically renewed without notification. We were partly at fault for not reading the fine print when we signed on. Since the lease was renewed, we were responsible for paying the next month’s rent even though we had already moved out. We called and managed to speak to a woman named «N» who advised that we wait until the end of the month to pay the rent so we could get the security deposit back.
She was wrong. We received a late rent notice, and a threat for the case to be taken to an attorney. When we called the leasing office again, we were informed that the information «N» gave us was not correct.
