element 170

I have lived here for over 1 year. The apartment complex is really nice; it’s brand new and clean. Very close to the MAX station. The management staff is really nice and friendly. But there are two critical issues:
1. Noise
You can basically hear almost everything from upstairs, from the sounds of people talking, footsteps, TV, to private night time activities (guess what it is). Sometimes I feel awkward to say hello to our upstairs neighbors (moved and got changed and it’s still the same, so I guess it’s not particular with the people upstairs).
2. Electric heater
Hot water runs for about 30 mins and then you would have to wait another 30 mins for the heater to fill up. If you have guests staying over and take showers at the same time, it will be painful.
I am a light sleeper and sensitive to noise and that is why I gave only 2 stars. If you sleep like the dead, I guess this apartment would be really nice to live in and worth 4 stars.

I moved here a couple months ago from out of state. I rented the apartment sight-​unseen, which was scary but they worked with me through email and over-​the-​phone to make it happen. Our apartment is so nice. It’s clean, updated, and has vaulted ceilings.
My only complaint is that the parking spaces are very tight (including assigned garage parking). However, there always seems to be spots available in the lot which doesn’t seem to be the case in other apartment complexes.
The staff here is great. I’ve had a maintenance issue already but it was promptly taken care of. The girls at the office remember my name and my husband’s name and are always friendly and helpful. They had a Halloween party for the residents and now they are doing Resident Appreciation Week.
Also, the Elmonica Max Station is right down the street which is perfect for getting into the city. If you’re unsure about where to live, do yourself a favor and check out Element 170. They do a great job here!

Recently I suggested the property to a few of my friends, and I was shocked to read some of the overly negative reviews (my opinion). I’ve been a resident here since February and I’ve had an excellent experience. Signing up for the lease was quick and the office was more than willing to point out possible deals.
I ended up with an apartment on the fourth floor, no deposit and first month rent free. They were clear on what happens when I break the lease, and any other stipulations I needed to worry about. Sarah and Rachael at the leasing office both make living here enjoyable, and I don’t ever feel like I lack communication with my landlords. Very reliable and professional, there shouldn’t be a problem unless you make one.
As for the property itself, my unit is quiet and gets a lot of natural lighting. I’m next to an elevator, which oddly breaks down time to time, but I use the stairs. Otherwise, I love my unit and I feel it is as near perfect as you get.

Really had a great experience here… light rail access was a HUGE plus! Moved out and relocated to another area, but overall I was very pleased working with Sarah and Katie at the office.
Service makes a difference… though the original leasing agent I worked with isn’t there anymore, they take service seriously and the staff was nothing short of amazing through the year I was a resident there. The apartments are new, the elevator (though slow) was a differentiating factor for sure, and there was ample street parking (because the parking lot is a little tight…). As in every home you move into, there are those «quirks» but these were minor and none of these ever stood out as a deal breaker.
All in all, I’d recommend to anyone moving into the area!

Having not moved for 15 years, with three children, I was fearing the worst. Portland housing prices, school districts, the list is a long one. Finding this apartment complex came as sweet relief. The three bedrooms are snug, but well thought out. Stack washer dryer that works very well. Kitchen appliances new and quiet. All appliances are electric, so cooking without gas was a learning curve, but none the less stove and stop top work very well. The location I find perfect: not far from 185^th or Cedar Hills Blvd. A Max stop a five minute walk from my front door so taking the kids to the zoo could not be simpler. Easy walking through out the neighborhood as well with a nature park easily accessible from 170^th which is a 12 minute walk from my front door. The staff is fantastic, caring, and professional. The community itself is quiet, with a lovely mix of individuals. I have yet to encounter any typical ‘apartment drama’ such as loud parties, etc. All in all I would highly recommend living here. I would sign another years lease with out thinking twice. As my four year said to me yesterday as we were on a walk after supper, «Sure is quiet here Dad.» Quiet, clean and safe. For those of you searching in inner Portland for a three bedroom apartment, roll on out here to the West side: Element 170 is a gem.

I have lived here since July 2014 and have enjoyed doing so. One of the reasons I chose Element 170 is there are elevators here, something that most other apartments do not offer. Sure makes a difference when you’ve got a load of grocery bags. There is also garage parking offered. The entire staff have been professional but more importantly responsive regardless of the issue. The grounds, including the pool & trash areas, are well maintained. Element 170 opened its doors about one year ago. It has a beautiful neighborhood to walk your dog or by yourself. The rail station is just a few minutes walk and travels throughout the different cities & communities. And shopping is just a short drive in every direction. This place is awesome! Brand New, and comfortable! Extremely nice and professional staff. They all know you by name and willing to go out of their way to make things right! I ordered a big TV as well as other bulky items and the Manager, Katie actually helped me bring it up to my apartment. Not to mention that Sarah and Rob are just awesome. Maintenance here is awesome! They are quick to respond and very professional. I am usually very pick about everything but this place just surpasses my expectation!

First, as others have stated, the insulation on the apartments is REALLY poor. I can hear everything that goes on above me, right next door to me and outside as if I had all my windows open, but they’re shut. I had to buy a sound machine for my bedroom and leave it running constantly, otherwise one would quickly lose their sanity as you can quite literally hear EVERYTHING once the world wakes-​up… The cars, traffic, MAX bells, construction from the apartments being built across the parking lot, and any maintenance vehicle that humms and drumms loudly for hours starting right between 7−8am… Seriously think about how well you can tolerate constant noise if you consider these apartments.
The faux hardwood floors do look nice, but unfortunately are only one small square in the kitchen and by the entry. The rest of the flooring is incredibly cheap beige carpet, I can say incredibly cheap because the threads are so far apart you can easily see through them and my really nice Dyson vacuum cleaner can’t even pick-​up hairs from the carpet as the carpet is so rough and acts like a big piece of velcro… Accordingly you’ll never want to walk around barefoot because it doesn’t feel good… Also, be very careful as I have stabbed my foot twice on exposed nails/​pins that are supposed to be keeping the carpet down but were not installed correctly so they stick-​up (ran into this with the carpet to kitchen flooring transition…
My last point to make actually has to do with the apartment management. Actually, the staff have been super friendly and nice, but when I needed to work with the Apartment Manager, she was incredibly short and rude and I was literally taken aback at being treated thus… When the ownership transitioned to another company, they made an update to the online payment system and said they would try to have it back online for rent payments. When I logged in to pay, it was up and appeared to be working from an end-​user perspective, so I assumed they got it back up and everything would be fine. I made my payment, at least the application let me go through all the steps of making a payment and gave me the confirmation screen, but ultimately it never sent an email to confirm the payment. I travel for work and was across the country when I made the payment. Upon returning home, I found a late notice on my door with a $ 100 late fee. When I explained the situation and that I had tried to pay, and thought I had, and would immediately re-​submit the payment to rectify the disconnect on their end, I also asked if they could then waive the late fee as it wasn’t neglect or unwillingness to pay on my part, but a technical error on their side that prevented the on time payment, the apartment manager acknowledged she could waive the late fee but was choosing not to. Yes, eyes very wide at this point… After seeing notices on almost every door in the apartment complex and receiving the late fee notice for my neighbor as well, they put his address with my name and delivered to me, I realized this could have in fact been a scam to get an extra $ 100 out of everyone who made online payments and was unsuccessful doing so that month. And if they were unwilling to reverse any of them, that’s a very nice payday for the new management company.
Needless to say, this has been a horrifyingly horrible experience and I would not recommend this apartment complex to any business professional who needs a semblance, if even just a moments reprieve from constant noise and if you want to be treated with dignity and respect in the establishment you choose to make your temporary dwelling place.

Pretty good apts. close to max station. Spacious 2 bed 2 bath apts. the leasing officers (katie & Rob) are super friendly and very helpful. Has a gym and pool too. You get many perks for the price you pay.
We had our initial share of hiccups while moving in but everything is fine now. the only concern is hot water is a bit of concern that we had. Runs hardly for 20 mins and then have to wait another 30 mins for the heater to fill up. Thats the only concern.
Would definetely recommend this apartments.

Part1: The staff went above and beyond in regards of making my daughter transition from the other side of the country to here an amiable one. Sarah instantly replied and assisted my daughter with all the necessary requirements warranted in her relocation. The staff Sarah and Rob as well as the maintenance man was very professional, immediate accessible to her needs. They provided a warm environment which makes a difference when you relocate. They were knowledgeable in regards of restaurants, stores and sites in the surrounding areas. We know that we made the right decision in making this her choice out of the other apartments in Beaverton. Kudos to Element 170 staff.
Part2: I’ve been here almost a month and completely love it. The staff (Sarah & Rob) are GREAT! Sarah took care of me while I was taking care of the move in process from the other side of the U. S … they were wonderful to my mom the time she was here & made it feel like home. Love my accent walls & I get exercise walking up the flights up stairs everyday lol. Would definitely recommend Element 170.

PART 1:
My husband and I were exhausted from apartment hunting and were completely turned off by a leasing agent on a different property off of 185^th. Empty handed, we were saddened by the lack of new apartments in the area. But after searching online, we came across Element 170!
When we got to the office, we were pleasantly greeted by Sarah and I have to say she was a delight to talk to!!!
So straightforward and honest. After looking at all of the available floor plans, we proceeded to go on our tour of the actual apartments. Upon looking, we noticed they were great looking, but sadly lacking in storage space. But regardless of that, after the tour and conversing with Sarah, we were sold. We felt good about making a 12 month commitment in a matter of 30 minutes.
Sarah made the process seamless and fun!
Yes, I said fun! I would’ve never ever ever describing signing a lease as fun, but Sarah made it possible!
We signed just in time to lock in a few promos, 6 weeks of free rent along with a spin on the prize wheel.
My husband WON us a BRAND NEW TV which they will deliver and mount!!! So excited :)
Hopefully we will be getting our TV soon, we have yet to receive it.
I will definitely update this review and share the photos of the new apartment and TV!
PART 2:
In the process of our moving in, we hit a bit of a glitch and so we are in the middle of getting it worked out with the property manager. I’m pretty traumatized and still upset about what happened on the property, so I will be back with a total update on how everything gets handled!
FYI: both the leasing agents Sarah and Rob ROCK!!!

So far our experience with Element 170 has been incredibly positive overall though I have some issues with the apartments themselves that are detailed below and will have pictures later, as well. After looking at a ton of places in Portland, we decided we’d rather stick with a new development to avoid bedbugs and roaches, and because finding a place in PDX that was affordable but didn’t suck and would take our pets was proving incredibly difficult. We went with the current 2D layout.
It was important to us to be in a location that still made it a quick trip to work and school, and this place fit the bill — Elmonica MAX line is literally just a few minute walk and the highway is a quick drive away, too.
We were concerned about noise given ongoing construction, but the insulation seems pretty good. I am bothered about the front door and how loudly we hear the neighbors outside it though. Especially because I’m worried they can hear me and man, honestly something I hate about apartment living is people potentially overhearing sweet, sweet loving happening.
The apartments have a stacked washer and dryer in each unit. Yes! Also under the cabinet microwaves. Each room has a wall heater with its own thermostat. There is a modest 24 hour fitness center, a business center, and a pool that goes up to 5′ deep. Some units have balconies, but no outdoor storage and no smoking if that’s your thing. The kitchen features a nice single basin stainless steel sink with a pullout faucet that swivels. They’re also ok with you painting so long as it’s restored at the end!
They’re offering crazy incentives right now which is part of what persuaded us. Six weeks free, a $ 500 gift card, and no deposit aside from a pet one if you have fuzzy roommates. They do unfortunately charge pet rent and have a limit of two animals (I think places lose out on a lot of awesome long-​term tenants with these two things. You know what’s also destructive on a case-​by-​case basis? Kids. But I digress.), but no weight limit. They may make exceptions on restricted dog breeds if they are CGC certified. You are apparently out of luck if for some crazy reason you have exotic pets like a raccoon or squirrel.
Unfortunately most of the apartments are very poorly thought out. I have no idea who thought it was a good idea to take what would have been an awesome pantry in the kitchen and make it a water heater closet instead but it sucks. You get all excited only to open it up to a world of disappointment. I’m glad we moved into a different layout because I would have been annoyed every time I looked at it. But still, no pantry in this one either, and only one kitchen drawer. The only 2bd units with a decent kitchen are the 2C of which there are only 2. They are apparently making some changes in the ones that are still being constructed though so good news for future tenants.
I really wish the hardwood floors went throughout the entire apartment. It’s such a beautiful choice they selected for the entry and kitchen that the units would have looked infinitely nicer. Beige carpet screams blah apartment living. The closets are woefully small in most layouts though the 2D has a nice entry one. You’ll almost definitely need a dresser if you’re a couple. And forget having a king-​size bed. Even with a queen your entire room is dedicated to sleeping space. One of the bathrooms has exposed plumbing with a wall-​mounted sink, no vanity, and brown plastic baseboard which is just hideous. Also wire shelves in closets. It is a mystery.
The 2D leaves space in the front bathroom for a litter box and in any other 2bd layout I have no idea where it could go aside from on carpet. Yuck. I feel like pet friendly apartments don’t usually put much thought or care into actually accommodating the pets in the living space and this is another example. Again, hardwood floors would have made this easy and without me having to place it right near the entrance to our place, and wouldn’t mean putting their food in some weird spot on carpet, as well.
Sarah and Rob in the front office are super awesome. Great senses of humor, extremely patient, and thorough. We really wanted to move in ASAP and they stayed late to accommodate us which was so incredibly appreciated. They are also generally pretty quick to respond to emails.
I will update with further impressions later on, but so far I would definitely not hesitant to recommend Element 170. The team here is five stars, the apartments themselves are maybe three and a half for their price (though with the incentives they’re worth it). If being near MAX isn’t important, there are better planned complexes in the same price range though they would lack Sarah and Rob.
My dream unit would have been top floor with hardwood throughout, a pantry, a glass top oven, and more storage. And while I’m wishing, a Roman tub like Progress Ridge. Make it happen, guys!
