The Edge at East End

Can you say SLUMLORD!!! If you stay here you will have roaches and bedbugs!!! We called them and put work orders in and nothing was ever done. Still getting eaten up!!! The bathtub is plugged up and we have no AC. It is July is Texas!!-! For crying out loud. Be warned. They are changing the name to Ballpark East. But don’t be fooled… You can’t polish a turd!!! This place is nasty and not safe!!! Cops are always having to come here. Whether it be for fights or robberies. We had 3 roommate’s, all of which were filthy creatures! I was the only one who cleaned!!! So save yourself the hassle and find a better place to live!!!

Now they have changed their name to Ballpark East from The Edge in an attempt to RUN from their reputation. Do yourself a favor RUN from this rental.
First, the onsite manager (Amber Gonzalez) is the most unprofessional, rude manager I have ever encountered. I was shocked at the way she spoke to me — a 50 year parent of a tenant. i can only imagine how she treated the young adult tenants. Additionally there was a male assistant in her office who was rude and pompous. They will hide in their offices and not deal with tenants. When they do interact it is with they are on a power trip of the worst kind. Dealing with the Ach Living rental office at another university was a totally different experience where you were treated with respect and courtesy.
Secondly, management will literally gouge you upon vacating premises. The list of estimated charges attached to your lease has no basis in reality and of course if you question the charges there is no explanation. For cleaning one bedroom we were charged $ 150, for a small hole in the wall $ 160 when the lease addendum said the charge will be $ 15 — it goes on and on.
Last but not least, because the rent is on the low side, the apartment draws many non-​students and/​or the worst element. My son was placed in an apartment with a roommate who allowed friends to live there for free. When he finally had enough of the two additional people and reported to management the squatters harassed him and finally threatened to «shoot him in the head». This is the element this place draws. I had to move him out to a motel to get him away from the death threats. when he asked for help from the Edge security he was told to «file a police report»!
Thank God he is out of there…

I’ve left a review before and I just wanted to write another one to stay again. do yourself a favor an DO NOT move into these apartments. It will be an awful year if you decide to go through with this. I’ve had numerous issues with management, everything is broken in the apartments, the carpet in my room is soo old, no ice maker in the fridge, no disposal in the kitchen sink, I’m still sketched out to step in my shower even after I have bleached it numerous times, my drains dont have drain stoppers, and I’ve had a roommate from sri lanka who didn’t know english, as well as one currently from Africa who also doesn’t know english. They just throw whoever they want in apartments together. You really have other options. Im so happy that I move out in 3 weeks. I’ve been waiting for this day since the first week.

Don’t live here. Don’t do. It’s not worth it. Seriously, you would be better off finding a rando roommate of craigslist than you would living here.
I lucked out and got pretty good roommates — this has not been true for many other people I have spoken with at this apartment complex. It’s luck of the draw and the odds are not in your favor. A guy I know in the complex had a roommate threaten his life and the life of his dog, he had to tell management he was going to pursue legal action before they would move the man into another room. The replacement roommate didn’t clean to the point where his room should’ve been declared a bio-​hazard. Like seriously, the guy threw up all over the wall and floor then covered it with a blanket and went out of town for a week.
The main issue is if these people aren’t your roommates, it means they’re your neighbors. Mine are all people who barely know how to take care of themselves, let alone another living creature, but for some reason have all adopted puppies they’re too immature to actually take care of. There’s constantly dog feces everywhere, even on the stairs and cement walkways leading to your apartment. Sometimes, they just leave the dog outside, completely unsupervised even though complex policy is that they’re required to be on a leash. I’m amazed none of the dogs have gotten hit by cars.
There’s constantly garbage everywhere — there’s was a pizza box with spaghetti in it that sat on the ground outside for 5 days. There’s a tree off our balcony my neighbors like to throw trash into — at one point they were up to 3 pizza boxes, a pillow and a vodka bottle all stuck in this tree. The complex has people that come around and pick up some of it, but it’s like they do the bare minimum and ignore the rest.
Because the neighbors are dirty and leave trash everywhere, there are constantly roach problems. No matter how much you clean or how many times you put in a work order for pest control (which frequently gets ignored) you will still have roaches. Forever.
They advertise «gigabyte internet» in every room, but it cuts out almost every week, so good luck with that.
A significant problem is that the office only hires tenants so since the place is primarily occupied by idiot college students, the office is pretty much run by idiot college students. The few that actually try to do their job and aren’t completely incompetent don’t seem to have any power to actually accomplish anything and the rest are often either misinformed or flat out lying to you. My friend once had an issue with a staff member being incredibly rude to her so she tried to complain to someone — they told her to speak to the woman she needed to complain about.
All in all, this place in absolutely awful and you should not live here at all ever.

be warned, her name is amber gonzales and she will not care at all about your situation and when you need to speak with her she will either put you on hold or she will tell you she will contact you regarding the issue when she will never ever contact you back.

Had a lot issues at the edge. the pet restriction is stupid. 300 dollars pet fee for a damn hedgehog?! Just trying to take my money instead of being reasonable. And there was a shooting in one of the apartments like 2 months back so i don’t feel safe here at all! There’s cockroaches all over the place. My air conditioner went out, and it took a week for them to fix. The staff is not friendly at all and the manger is very sassy. When I moved in, there was mold everywhere! Do not live here unless you okay with shooting, cockroaches, neighbors fighting and your okay with cops coming to the apartments for drug bust and so on and so forth. Cops come to this apartment like once a week. They changed their name to ballpark east. Same awful complex. Different name.

Since there are already so many negatives, I will just add — hold on to your receipts! They have problems losing your money then denying they received it!

I was very lucky that my roommates were awesome and my apartment was on the better side of the complex. Its central location is amazing, and you’ll never find anything more affordable. They need to primarily work on internet speed and reliability. They also are slow to fix things that break, but do eventually get around to it. So far I am enjoying my stay there.

This place is absolutely horrible the management is awful and doesn’t care about your living standards I switched rooms in the same apartment and they would not clean the room up after the person moved out I had to do it myself do not live here I’m in hell!!!

All the hallmarks of an awful apartment complex: utilities in a state of constant disrepair, nonstop roach infestations, and a management who blatantly do not care. Oh yeah, and can’t forget that old chestnut… gang activity!
Yep, that’s right, it turns out that one of my roommates was involved in illegal activity, was never evicted weeks after he was supposed to, and this culminated with thugs showing up at the door issuing threats.
So after I have to get the hell out in a hurry, scramble to find crash space, and then scramble again to find somewhere else to live, can you guess how the management handled this situation? That’s right, not at all!
They refused to work with me at all beyond offering a transfer to another room (because if someone wanted to harm me specifically, I’m sure you reliable fellas wouldn’t just idiotically tell them where I moved to), and ended up just sending me a $ 2000 bill despite never making an attempt to work out a formal contract cancellation with me.
There are probably dozens of equally terrible apartment complexes like this determined to manipulate and rip off desperate low income people, but hopefully this and all the other reviews will help you choose a far better place to live than this hellhole.

This place is really shady. Last month of my lease I went back home for a few weeks on the coast. I came back and found all my things gone and the apartment repainted and decorated. They gave all out property to the goodwill even though we were up to date on rent till the end of lease.

Police report filed, no help from the office staff to separate the roommates that don’t get along. Roommate matching is a joke! They may advertise this as student living, but there are plenty of people living there that are not students. The office staff stated they «will rent to anyone that qualifies». Not a great place for students to live!

Let’s just say everything was horrible from the start. Check in took forever and when I finally got everything settled I thought it would be smooth sailing from there. WRONG! Pulled up to my building and guess what? The key to the front door doesn’t work. My mom went back to the front just to get sent all around to get this situation fixed. Took over 45 minutes and then some but by that time one of my other roommates had showed up. «Roommate matching» is totally bs. I know everybody doesn’t always get their preferences but I sure would’ve liked someone way closer to my age.
Workers here are just incompetent. Some are helpful and do what they can but others are just there for the money. I was going to the front office during operating hours only to find it locked. I look in and I can see and hear two workers at the front desk just chatting away. When I knock on the door they pretend to do something on the computer and one comes and unlocks the door. On my way out they go and lock it again even though they had 2 hours until closing time.
Work orders are just plain useless unless you keep pestering them about it. They supposedly got a new company to deal with all of this but the same guy came out and did absolutely nothing. The front door still isn’t fixed and it’s been half a year. Air filters are disgusting. Water damage on ceiling still unfixed. They just painted over it and got paint all over my bed sheet and pillows. Hot water smells like it comes from the lake. Oh and workers come at the most inconvenient times. Like either really early or unusually late at night. They don’t even give you much time to answer the door before they barge in.
Most tenants here could give even less of a rats ass about the «policies» here. Cigarettes everywhere and trash outside doors. People don’t even pick up after their pets half the time so beware if walking through the grass. Oh but don’t forget the stairwell also because there is dog shit on the steps and owners are complete assholes and leave it there. I know you can’t control the actions of tenants that live here but some are just outright obnoxious. Late nights right outside my window a few guys with deep and loud voices have intense conversations just about every day or so. Drunk people falling down stairs or yelling. A big fight happened one of the first nights I moved here right outside my window. Traumatizing considering this was my first move away from home.
Police, ambulances, and firetrucks are usually here so I guess you could count that as the «security» that is offered. Gates are stupid and pedestrian gates that are supposed to be locked are broken horribly so anybody can just walk in.
Though it is convenient to have all bills paid and rent is cheap you get what you pay for here. Save yourself the trouble and pay a little more to live somewhere more worth it.

Well, 5 months later and apartment still has roach infestation — they are in the appliances. We’ve just about given up on getting any serious responses from management. AND — many, many phone calls to Asset Housing in Houston were unreturned. This business is a JOKE! And here’s the kicker: They just sent out these emails:

They have a cockroach infestation they refuse to take care of. I called the office 5 times and nothing was done. I went into the office and the girl working there just smirked as I showed her a 3 inch cockroach I found in my room. The people who work at the front desk are apathetic idiots. If you want to live in a place that cares about your health and safety, this is not a place for you. I’m currently contacting the health department to report them. I’m usually not one to get angry very easily, but they have pushed me over the edge.
I also made commments on their facebook page. What did they do? They blocked me. They don’t give a damn about their residents.

This place is a complete train wreck.
It is so ridiculous. Let me start off with the Property Manager. She is very unprofessional and rude! Amber Gonzales is her name. She could care less about what you have to say and makes it seem like you are in the wrong when you have something to complain about the apartment.
Move in day was a mess, and the condition of my apartment that they assigned my roommates and I was even a bigger mess. A door was missing to a bedroom, the couch was in horrible condition, dust was literally coated on the ceiling fans and air vents, the «new» floor they claimed to just put in was dirty.
They had a cleaning crew up there when I tried to move in, but the cleaning crew was only there because my roommate tried to move in earlier in the day and sent in a maintenance request to have it cleaned. There was so many other problems with the apartment that I could go on with. Property Manager told me that the cleaning crew should only be 45 minutes. Cleaning should have been taken care of before move in day not while we were trying to move in!
Bottom line, the Property Manager did not care at all to try and help resolve your issues. Don’t waste your time, breath, and money on this apartment complex. In the end, we got out of our leases because I guess she had a lot to put up with and didn’t want to deal with us anymore.

It’s funny how there are 2 unfiltered reviews, and 27 FILTERED reviews. That means that Unilocal finds those reviews suspicious. Haha!
Anyway, as you can see from my previous reviews, I tend to only review places that I really like. But in this case I’m making an exception.
I lived there for 3 years and each year we had new management. I can’t really judge the newest management other than the fact that I pulled into my usual parking spot to pay my rent and my car got towed. Apparently they were painting the lines in the parking lot. SO NOW I HAVE TO PAY $ 50 BC THEY TOWED MY CAR, WHEN I PARKED IN FRONT OF MY OWN APARTMENT BUILDING TO PAY MY RENT. That, to me, is bs. Oh, and the same thing happened to my roommate as well.
As far as price goes, it’s cheap but you definitely get what you pay for (and apparently they aren’t afraid to come up with other ways to get your $). I DEFINITELY wouldn’t recommend any girls staying there for safety reasons.
I’ve seen some pretty crazy stuff while I was there. I’ve had a drunk person randomly mistake my place for his and walk in, and I lived with a guy who shot a hole in our kitchen floor. I also know of people who have been robbed there (at least 3 – one got his car stolen), and I’ve heard of one guy who was stabbed and killed just outside of our apartment the year before.
If you do decide to live there, make sure you know your roommates first.
Anyway, like I said, they’re making me pay for them towing my car and that’s the straw that broke this camel’s back, so I’m taking the time to write this review. I’m giving them 2 stars instead of 1 bc anybody who’s willing to pay rent that cheap can’t be expecting much – and bc I’m a nice guy who understands how much reviews effect business so I don’t want to be too damaging. But if you can afford it, I highly recommend you look elsewhere for housing.

So this is going on my third year living here; however, I transferred from one apartment to another. As I go into my 2×1, I see the floor in the kitchen area is dirty and I see there is mold in the shower. Oh and I also noticed there isn’t a bed in my room. So I go down to the office to tell them and they say, ‘you have to bring your own bed since we got new management or you can take the bed from your old room’. So that’s what I did. I took the bed from my old room and moved it to my new apartment.
So things are going okay until I realized the washer and dryer aren’t working and there is no hot water, the toilet also doesn’t flush, the eyes on the stove weren’t in so I had to do that myself.
After scrubbing the tub to get rid of the mold, I took a cold shower. As doing so, the shower head nose came off and hit me in the head. One big line jet stream of water nearly flew me against the shower wall. Now I have a headache.
It’s gonna be a while before any of this is fixed because they only have 4 people in maintenance. Out of 20 or so apartment buildings with over 500 rooms, only 4 people in maintenance… =/

So, all the bad is pretty true, but they just got new ownership and so far it has been fantastic! They even came by to see if we needed anything fixed. The people at the front now are nice and know what they’re doing.

I’ve lived here for five days and I already want out. Here is a (not so) brief timeline of the nightmare.
Tuesday — Move-​in day. The email stated that for my building, check-​in time was scheduled for 9am-​11am. My roommate, my mother and I got there a few minutes before 11am and lo and behold, the leasing office wasn’t open. What. Many tenants and their families (some who drove a long way based on the license plates I saw) had been waiting. For TWO HOURS. Why assign a specific check-​in time if you’re not going to stick to it? Check-​in itself was fine, and soon we were on our way to our apartment. Yay! We walk up and a cleaning crew is in there, scrubbing and vacuuming and sweeping away. They told us it would be a 45 minute wait at the least. That’s cool, not their fault, they are just doing their job. But whose idea was it to leave maintenance until move-​in week? About an hour later we return and our apartment smells clean and fresh, and the furniture is all back into place… except wait a minute, something is not right. Oh, of course, I DON’T HAVE A BED. «Fully furnished apartment» my ass. There was nothing in my room but a chair and drawers. We looked over the rest of the apartment and made a list of things we needed fixed or replaced (mostly little things like new range covers and doorknobs). We went up and spoke directly with a woman who took 45 minutes to make a phone call about my bed. When she finally got back to us she assured that 1) we were to receive new flooring and 2) I was to receive a bed in the next day. Great. No bed for a night, guess I’m sleeping on the floor. They came through on the floors, we have brand new hardwood laminate throughout the living area, kitchen and bathroom, but for some stupid reason they called the guys in after dark and they weren’t done until past midnight. Keep in mind that we live on the third floor and they were hammering away until 12:30. Again, not their fault, just doing their job. But whose bright idea was that?
Wednesday — Woke up with a stiff back from sleeping on the floor and… FLEA BITES all over my ankles. We did not bring a pet with us, so they must have been here already. We hadn’t been told that our apartment was already occupied! Waited all day for the bed (and for other maintenance issues to be taken care of). Nothing. No phone call or anything. Around 4pm I went to complain once more and was given a sheet to fill out. Staff member seemed very concerned, which put my mind at ease.
Thursday — Luckily a friend had a spare room so no more stiff back or fleas this night. 8am passed, 10am passed, noon passed, and still no word on my bed. Around lunchtime I went to complain for a third time. This time a separate girl took my information on a post-​it note and said she would take care of it, but seemed undisturbed by the fact that I hadn’t had a bed for two nights in a FULLY FURNISHED APARTMENT. I also asked a different girl about our dining table, which didn’t have any chairs. She replied with «Oh, you’re supposed to provide your own dining chairs.» BULL. SHIT. I know this is bull because I’ve seen other units and they all have the same chairs. I looked at her like, «really?» and she just batted her eyelashes with a too-​smug grin on her face. Nighttime comes and lo and behold, I get a knock on the door! It’s the bed man! YAY! He says he has a bed, but doesn’t have the manpower to move it upstairs. Bummer. 30 minutes pass and he comes back with his hands empty. We chat and he shares his frustration with working with the staff at The Edge. I opt to sleep on the couch tonight. More flea bites from cleaning and vacuuming the room. Also, on first use of the washing machine (to rid my clothing and blanket of fleas), the machine broke. PERFECT.
Friday — It’s been THREE NIGHTS with NO BED. I’m ready to kick a puppy, and I love puppies. Finally, around noontime, I get The Knock. The bed guy (s) are here, and I almost offer to give them massages and make them cookies! Almost. I definitely wanted to hug them. They were super helpful and friendly, and like the guy from the night before, they also shared their endless frustrations with management. There goes the last of my hope for our staff.
Notes: (1) They NEVER, EVER pick up their phone. I witnessed a desk worker ignoring a business call for a personal call… about nail polish. (2) It’s not the greatest part of town, but I’ve never felt unsafe walking from my car to my apartment at night alone (19 y/​o female). (3) If you’re looking for inconsistent staff and terrible service, live here!!!
TL:DR; No bed so I slept on the floor. Slept on the floor so I got flea bites. Flea infestation so I washed bedding and clothes. Washing machine broke so I’m stuck with OVER 30 FLEA BITES (and counting, today is Saturday).
