RPM is amazing! They are really fast in responding to maintenance request and have regular inspections of the house to make sure we have what we need. Every time I speak to them, they are always courteous and helpful. They are the main reason that we are staying at our current location.

I leased a house from RPM for 1 ½ years, and it was a great experience the whole time. I moved from a few hours away, and they were really great about handling all the paperwork and move-​in details from a distance. The whole time I leased, everyone I dealt with at the office was friendly and helpful. Maintenance issues were handled very quickly and without a lot of trouble. I decided to buy a house in the area, and terminating my lease early was also a painless process, per the details that were written in the lease. They even found a new tenant to take over the lease in just a couple weeks!
RPM came out to the house every 6 months to inspect the property, but it was not intrusive at all. They really struck a balance between making sure the property was maintained for the homeowners, and making sure there wasn’t anything I might need taken care of as a tenant.
I have rented for many years, and I have often found property managers treat tenants like we’re some sort of scammer out to destroy their property and get away with it. RPM treated leasing a house like the business transaction that it really is. I would absolutely recommend them for anyone looking to lease, on either side of the equation.

We have leased from Reliable Property Management for over 2 years and we have received nothing but excellent and professional attention. If I have a maintenance problem, a simple email to them has resulted in an immediate authorization to arrange for the repair. All upkeep of the property to excellent standards have been met in every way. I owned a home for many years and now they have made me feel like this is my home. From the owner Terry Godbold, to the staff of Debbie, Bobbi, Connie, and Diann, all of whom have made our first leasing experience very easy and enjoyable. Reliable does say it all with this company.

We rented one unit of a duplex off of Delmar Avenue from reliable between August 2009-​Sept 2010. Terry, the owner, is what I would call «quite a character.» Honestly, I was skeptical we’d have a great experience because of some terrible reviews on other sites, but we loved the house and had been looking for months, so we went ahead with it. We had to go to their leasing office to sign the lease in person, which is probably not unusual. Terry met with us personally, gave us each RPM pens and a refrigerator magnet («so we’ll always have the number handy if we need it»), shook out hands, got to know us, and sat with us for a good 45 minutes going over the lease in extreme detail and answering all our questions. He made the revisions we asked for (there was a refigerator in the unit which was not listed on «provided equipment» in the lease and he gladly added it for us, for example), he really drilled in the necessity of putting any and every communication with him and RPM in writing (and also let us know the easiest way is e-​mail), and was very on top of his staff (when there was something missing in the lease, he went immediately to find which employee had written it up, found out why the mistake was made, and made sure they corrected it– right there, while we were in the office). He shook our hands when we met him and when we left, called us by name, and was very friendly the whole time. I got the distinct impression he had his script down, takes his business seriously without being snobby, and treats everyone who walks in his office the same way. Throughout the lease we had a couple of issues with things needing to be fixed, and each time we just sent an e-​mail, got a reply right away, and got an appointment within 3 days. When it was time for us to move, I e-​mailed his assistant to ask what address I should send our notice of move-​out to, and she replied that the e-​mail I had just sent was enough, and the NEXT DAY I had in the mailbox the move-​out forms and letter of confirmation of our move-​out (she also gave me the address I had requested, but let me know that I didn’t need to waste my money on stamps or a certified letter). The move-​out checklist was the same as it was in the lease (VERY extensive, but I like that it was detailed). We were worried we wouldn’t get all of our deposit back because we had replaced the carpet in an upstairs bedroom (dog chewed all the way through to the base floor) and we had done paint touch-​ups in a slightly off color throughout the house, which we considered pretty noticeable. (After spending 6 hours re-​painting one wall we gave up and decided it wasn’t worth it). But despite the new upstairs carpet being significantly darker than the original (we got the closest thing we could find– it was the same carpet but 5 years newer, so it was obviously darker) and despite the half-​shade different blotches in several rooms, we got our ENTIRE deposit back (including the pet portion) in the mail box exactly 12 days after our move-​out date. I have never been happier with property management, whether it was in an apartment, duplex or house. If you do right by them, they’ll do right by you.
