Gary was the property manager for a house my wife and I rented from September 2014 to September 2015. He was easily the best property manager/​landlord I ever worked with; always responsive and always accommodating. Know that if you rent from Gary, you’ll be in good hands!

Gary is a great landlord. He is always available and answers text or emails right away. Repair order request were always handled very quickly and professional. I would highly recommend Knippa Properties and would use them again.

Gary was recommended to me by a co-​worker who had done business with Gary for years. He became my property manager for 3 years and during that time he was great to work with and very responsive to me and my renters. The thing I most appreciated about him was that he was always fair. I’ve know Gary Knippa for many years. He has managed property for my parents, my uncle, and for me and my husband. In addition, Gary has acted as our realtor in multiple transactions. He’s organized, ethical, and he works very hard on behalf of his clients. Gary knows his real estate and rental areas very well, and has a high level of expertise. I’ve recommended him to a number of friends and they have all been pleased. Gary treats his clients with respect and will tell you the truth about your property. I highly recommend him as realtor, property manager, and landlord.

Gary is very professional and easy to work with! He is committed to meeting all of the needs and wants of the tenants and landlords. He is very honest and sticks to his word. I never felt «tricked» or mislead by Gary. Even when a curveball was thrown into a situation, he was on top of it willing to help and provide answers. Again, great to work with.

First, this review is written from the perspective of a property owner, who also sold the property with Gary as his agent.
I found Gary after some frustrating experiences with a larger property management company in Austin, as well as trying to get by on my own as a remotely located owner.
My main complaint about the larger company were that nobody was invested enough in the relationship with me, the owner, to really treat my investment with the same care that I would. My second complaint, equally important, was that they would treat the tenants respectfully and take care of their needs in a timely fashion.
I felt that a smaller company would be better connected to individual property owners, and someone more related to my property’s neighborhood (78 723 near Berkman and Manor) would also feel more invested in both my experience and that of my tenants, for the sake of the neighborhood property values.
Gary certainly met those needs on both counts. It’s refreshing to work with an honest and intelligent manager who has lived in the area for many years, and is deeply involved in the neighborhood association.
When it came time to sell my property, Gary represented us well, and gave us advice but also respected our wishes when it came to strategy and price. Again, his connection to the neighborhood helped immensely because he wasn’t distracted by other business in more ritzy and expensive neighborhoods, and because he understood the value of the area and the common slab issues in East Austin. After some initial investors were not prepared to deal with the repairs, he went above the average real estate agent duties in researching the second prospective buyers to make sure we had a solid deal at hand.
Finally, it’s worth noting that Gary is very pleasant and professional, and has that very Austin-​style combination of taking the job seriously while still being laid back, optimistic and polite at all times we were dealing with him.

Gary came recommended by several of our neighbors and did a great job helping us sell our home. He really understands the Windsor Park neighborhood. He is extremely professional, responsive and an all around great guy.

Gary is a good guy and extremely professional. My boyfriend and I put ourselves in a tight spot when we found the perfect house — but it involved having two leases at once! Gary was awesome and did everything he could to get a new tenant in our fourplex apartment near the end of our lease so that we could go ahead and move into our new home without as many concerns — he was totally sucessful might I add. He’s very polite and has been doing this for a while so he definitely knows what’s good. We got our complete deposit back within a very reasonable time and every occasion I spoke or connected to him, he was understanding and helpful. Very grateful for all the hard work he puts into his work and business.

Gary was our property manager for the last 2.5 years. We contacted him when we wanted to lease out our house when we moved out of town. He was completely professional and capable in every aspect. He did great market research on a fair market value for our rent, found us an excellent tenant and had our house leased within 24 hours of putting it on the market.
Gary is very responsive to calls and questions, extremely knowledgeable about the Austin market, and quick to ensure that maintenance issues are handled appropriately and quickly.
When we received offers to buy our house, Gary again helped us with market research to evaluate the offers. We ended up hanging on to the house but the decision was definitely made easier due to his diligence in research.
I’ve had friends and family use Gary as a realtor and have similarly heard great reports. I highly recommend him to anyone seeking an honest, reliable, and knowledgeable property manager or realtor.

I moved into a property that Gary Knippa manages about a month ago. The previous tenants had not taken good care of the property, and it needed serious help. Gary has been extremely responsive to our requests. In most cases we have had a service person show up the day after calling Gary about an issue.
