Centex House Leveling & Foundation Repair

Dont do business for Centex foundations here in Austin Tx,. we were contracted out to do plumbing for them and have not been paid they do not pay their contractors they hire to go to other cities to do their plumbing work. Look up all their complaints on their house leveling and not paying contractors!!! dont go here you will be very sorry you did, do your research on a company before you use them!!!

My foundation was «leveled» and «repaired» by Centex in 2001, before I bought the house. I had an engineer come out a few weeks ago to see how the foundation was holding up, and it wasn’t. Based on his measurements, the foundation is back to where it was pre-​repair; in other words, the work Centex did has failed completely. The engineer said that the method Centex uses is not a permanent solution and this type of failure is common.

Do not use Centex. I had just bought my home. I should have known I was in trouble when the estimator said immediately that I was sitting on a pot of gold. He then decided to try and get as much of that gold as possible. He told me I needed to completely redo my foundation and be leveled. He also said once they started they could find more problems. His estimate was $ 10,000. He also said I cold do no roof repairs because the house couldn’t handle it. I was in shock and he said I looked like most of his clients that thought they only needed a little work. I contacted my home inspector. He said the foundation only needed a little work at some point. I then contacted another foundation repair company and they said exactly what the inspector said. The Centex estimator tried to scare me into spending thousands of dollars that I didn’t need to spend. I can’t warn you enough about this company.

Centex came to evaluate our foundation before we sold our home. They said we failed their tests and we lost not one, but 2 buyers. Centex wanted $ 4000 to fix our foundation. We hired another company to give a second opinion and they said we met all Austin specifications, and gave us a certificate to prove we met code.
In our opinion, Centex is a company that you must monitor very carefully – not sure if others have had this experience, but our experience has been less than satisfactory
AGAIN, THIS IS JUST OUR EXPERIENCE AND OUR OPINION.

I called and made an appointment for Centex to evaluate the foundation of a house I had under contract and confirmed that my realtor had given them the code to get into the house. Some internal miscommunication resulted in the inspector not getting the code. Instead of calling me about the code, they just didn’t bother to do an evaluation. I had to call them the next day to be informed that they hadn’t done anything – I don’t think they ever would have called me.
Now I’m jammed on the last day of an option period with no evaluation. Thanks a lot, Centex.

Don’t call Centex for foundation quotes. Kenny showed up to my house late. When looking at my project which is a guesthouse that has steel joist he explained that he did not have familiarity with steel joist and that he only works with wood. I asked, is it okay would you be able to work with these joists and he said yes but it was going to be very very very expensive, I asked how expensive and he ballparks a number two times my last three proposals from other foundation repair business is in the Austin area. he said are you prepared to spend that kind of money and I said that I was prepared to spend whatever it took to get my guesthouse level, he then said that’s a lot? I advised Kenny that he has not even given me a proposal but I have received three proposals that were all within a couple hundred dollars of each other and they were all half of what he’s ball parking. Kenny then grabbed his clipboard and said go with someone else and walked off my property and not providing me a quote at all. When I called the office the receptionist was rude and discourteous as I explained that I did not receive a quote and she explained that Kenny has been in this business for 20 years and she only wants his side of the story, as if that matters? Bottom line, if you’re looking for foundation repair call everyone else but Centex, unless you’re wanting someone who doesn’t understand foundation work, comparative pricing or acceptable customer service. I can only imagine had they done the work what a nightmare it would be dealing with this company. Centex delivered a very poor experience and doesn’t seem to mind.

My wife and I are realtors in the Austin/​Round Rock/​Cedar Park area and often need foundation evaluations and repair work. CenTex was called for one of our current projects and as usual they were on time, very professional, and took the time to explain what they were doing and to point out any problem areas. They also followed up with a written report in a matter of a few hours. We definitely recommend them and will call them again.

I’ve used Centex 4 times now for foundation repair on 4 different houses in Travis Heights (horrible droopy soil), Zilker (just slightly better than TH), and a few investment properties in Allandale and have been super happy with the results each time. They aren’t the cheapest option in town, but that’s not necessarily a bad thing when working with a contractor on such important home improvement and repair items. My belief is you pay for quality and reliability and that was exactly my experience working with Centex. Tim P. provided the initial inspection and estimate both times and he was always on time, courteous, and seemed trustworthy.

Horrible. Don’t use them. They caused all kinds of damage via the method they use to «level» your house. They dig holes and lift each pillar one at a time. They lift the house too high to release the foundation lift point. They do this one pillar at a time which causes damage everywhere. 60% of my drywall is cracked. Multiple fissures in bricks. Superficial foundation cracks all over. The material they dug out of the ground they piled up along the foundation or dumped in my back yard. They broke multiple things that had nothing to do with their work. Water hose real, water spigot cover (which caused a leak 300 water bill) the list goes on. Talked to Enrique who said he was going to come out and take care of the gravel. He said he sent people out which he never did. He neglected to show up himself. A couple of weeks later I got a letter in the mail stating that they were going to sue. They had not met their contractual obligations. To ask for the money, to provide final engineering report. They refused to provide that information without me paying them first which is in conflict to the contract. I am currently working to recover the money and other costs to repair the damage they did and get the work done properly.

Centex is «On The Level». We were concerned about a home we were interested in buying, but it had some cracks in the slab. Centex came out and checked everything out. Everything turned out ok. Thank you for checking the house out and making sure everything is OK! I highly recommend Centex foundation repair.

I recently went under contract on a house and the inspection report revealed several points of concern on the foundation. I called Centex to schedule an estimate they had no appointments within our 10-​day option period. Furthermore, they have an automated phone system that ultimately leads to voicemail. Each time I called and it took them over 24-​hours to return my call. After reading some of the other reviews I’m glad I went with another company and installed Steel Piers. It’s good to read these reviews!

Centex came highly rated by home inspector and my realtor. I’m under contract to buy a house that has had previous work performed by Centex many years ago. The home inspection (not Centex) found that the foundation is uneven.
I have been trying to schedule an appointment for 2 days and everyone I talk to at Centex seem friendly, but so far I have called a number of times and can’t get a call back to schedule appointment. I’ve given the same information twice to 2 different people. I’m hoping I will get a call soon and I will be able to give them a glowing review after they come through for me in time to still purchase the house.
My option to back out of contract ends Tuesday next week and it is now Friday at 5:00pm.
I may need to cut my losses and pass on my new dream house, not knowing how much it will cost to fix foundation, or if it is covered by a warranty.

I was selling my home when the prospective buyers noticed very small cracks in the sheetrock in one room. The home was less than two years old so I contacted the company that originally poured the slab. They looked at the cracks and said (and I verified this with other reliable sources) that some settling was normal and the cracks were nothing to worry about.
The prospective buyers wanted an independent assessment and letter from a foundation company, so I paid $ 175 to Centex to take a look at the slab and give an assessment. The man that came out verified that he could see no problems — then gave me a letter that said ‘after my evaluation… I can make no recommendations for repair to the slab’. I called and said «Could you please also add in writing what you told me, that the slab ‘appeared to be in very good shape». He refused! He said no one could warrant that a slab is in good shape and the most affirmative he could be was to say «no recommendations for repairs was to be made». The prospective buyers were very nervous with his language and the contract fell through. I still own the house today.

Nick came out on time and as scheduled. He measured the garage and explained the processes. An excellent estimate was submitted. We have other work that needs to be done before we can do work on the garage foundation.
I will update the review after we have the work done.

My concerns resulting in 3 stars?
I seriously doubt they pushed pilings down into the ground like their graphics on the website states. They dug down about 4 feet, placed a solid concrete block down, put two 6″ or 8″ x 12″ piers on top, and started jacking. I raised this question to the «engineer» who came out to inspect the work, and he just hemmed and hawed and gave a half ass answer. Also, his «inspection» consisted of walking around once, introducing himself, and that was it.
The plumbing company used to test for leaks is owned by Centex. Bias?
As an aside for those considering foundation work, look into having a independent engineer come out and give their recommendations. It’s worth the $ 300 to get an unbiased opinion.
If i had to do it over again, I probably wouldn’t. Or I would go with a company who would drill down, place rebar, and pour concrete piers. There is a reason buildings are built that way.

We live in a neighborhood which is known for bad foundations. When we first noticed issues I had Centex out for a estimate. They were professional and courteous. Also offered a reasonable price and financing options. Unfortunately, I learned they use small concrete cylinders stacked on top of one another which just compress the dirt and have a propensity to move with the soil. I also had another foundation company out to take a look. They use steel piers driven all the way to bedrock, a permanent solution. In fact, they drove piers on my house 25′ down to bedrock! However, what really impressed me, was that this past week Centex did jobs on 2 homes down the street and they took 4 days digging up and making a mess of the yards. Compared to the company I used who were in and out in ONE DAY without a trace.

I called Centex because I own a rental home in Austin and it seemed like the foundation had been slowly sinking for a few years. They came out, examined the foundation, and recommended that I don’t repair it. Their technician said that one corner of the house had sunk an inch, but he didn’t think it needed immediate attention. He even told me how I could repair the back door so it would close properly. He was very friendly with my tenant and very communicative with me.
If my foundation gets worse and needs repair in the future, I’ll definitely be calling them! They’ve earned my trust.

I’ve worked with Centex several times and have always been IMPRESSED.
Prompt, friendly, knowledgeable, whether slab or p & b. Isaac is a rockstar; all of their people go the extra mile to make sure everything is right, and none of them are afraid to get their hands dirty. (It’s amazing what they can do, even with hard clay-​laden dirt, in a tiny foundation hole, in the middle of winter.)
These guys are one of the biggest operations in town, and are very reputable, and they have great attitudes. They really believe in helping their customers.

Within a week of my reporting the plumbing issue caused by the foundation repair, Centex made everything right. The plumber (their subcontractor) thought he had to go through out new living room floor, which would have been a giant inconvenience since we have a concrete overlay. Fortunately, Enrique from Centex facilitated a solution that made it possible to fix the pipes without destroying our new floor. After an engineer checked things out, the Centex guys excavated a tunnel through bedroom closet to the spot underneath the living room where the pipes were switched. They had the work done in about 2 days. It did make a mess, but Centex covered the cost to have the floors professionally cleaned, so we are satisfied.

If you have any foundation issues or wonder if you do, they’ll come out, write up the notes (for free) and give you a diagram, then tell you in detail what looks good and looks bad, and will also give you the history of work on your home, if it has one.
Polite on the phone and very quick on getting someone to your house.
