Camden Amber Oaks

Great apartment complex! I lived here for several months and would recommend it to anyone.
A few points:
* Very clean apartments and well maintained. Appliances look new and the apartment was spotless on move in.
* Incredible maintenance team. I submitted a few requests online and they were all fixed same day, even though I set priority to normal or low. By same day, I mean within a few hours!
* Great staff, especially Alek. I rarely write reviews but Alek stands out. He’s always professional, friendly, and understanding. If I ever had any issues Alek went above and beyond to get them resolved promptly.

I moved here from Arkansas June 2015. Overall I love my complex. The staff is very friendly and do any maintenance requests within 24 hours. I love my neighbors and I never hear anything thru the wall (hopefully they do not hear me). I don’t have a problem with my 30 min drive to work. I love the fact that I have a private entrance to the 2^nd floor from the 1^st floor. I also love the community events (when I get a chance to go).
The only downside is the price. I pay a lot of money for 2bed/​2bath and to have a dog… Having no dog park is a real bummer (espec for the price). I don’t have any dog poop issues in my area and parking is just fine. I have never parked at another building. You can’t use the club house once the leasing office closes (hence I’ve never been able to use it). The gates sometimes is off the chain and will not close but all in all I like it. I would love to continue my lease however, I know once it’s time to renew in 2 months they will increase the price. Which means I will be leaving the community. I’m very sad about that.

Moved here in March 2015. Fine when first moved in, but they claim to be a luxury apartment. It is far from it.
* supposed to be a gated community, but most times the gates are broken.
* paper thin walls and ceilings. I lived with the constant bang bang bang all hours of the day and night from the upstairs neighbor. I made ONE complaint about it after tolerating it for almost the entire length of my lease, and when time to renew I requested a 2 bedroom first floor apartment /​several were listed on their website. I was told they didn’t feel comfortable moving me to another first floor unit. wow!!! So needless to say I went elsewhere.
* the air breaks with a hard rain. Happened many times over the summer last year.
*** parking is absolutely ridiculous. Never can get a spot even remotely close to the apartment. Most cars do not have the ‘required’ parking tag and take up multiple spots. Surely these should be towed at owners expense.
*** dog crap everywhere. And supposedly have breed restrictions and a leash rule but neither of those are followed. You’re yelled at by tenants that don’t have their dog on leash and you say something. Big pit bulls that charge you while owner walking them. I do believe that was a no-​no on lease I signed.
*** trash — in recent months people that moved in obviously don’t have to abide by the trash rules, and it’s making this complex definitely not on the luxury end. Throwing dirty diapers right outside their door. Absolutely disgusting!!!

Camden is as good as it get’s. I’ve been living here over two years and can’t convince myself to move anywhere else.
The staff here are an absolute delight, I have never encountered a more professional, sweet and accommodating group of folks. Candace and Alek have always taken great care of me, respond promptly to emails and tolerate my incessant complaining about market rate rent and noisy neighbors. They go above and beyond the duties of leasing agents and have made my experience with living here way above average. In fact, both times I contemplated moving, it was their willingness to work with me and hospitality that ultimately kept me here. They do a lot for the residents with appreciation days and holiday functions, feels like home!
The area itself is beautiful, it’s secluded and off the beaten path keeping traffic noise to a minimum. Great location, near Brushy Creek Regional Trails and quick access to 35,45 and 183. The grounds and landscaping are always kept up with, outdoor grills, the pool’s are resort style and there’s a certain serenity about this property that I have yet to find anywhere else. The gyms are upscale and have new equipment, the club house has flat screens and pool tables and fresh coffee and the business center with plenty of work stations and printers. The new paint job adds another element of classiness to this already upscale property.
Stainless steel appliances, granite counter tops, vaulted ceilings, plenty of storage, garden tub, beautiful wood cabinetry, large balcony, carpet and hardwood floors, laundry room with full size washer and dryer, moen sinks and showers, huge walk-​in closets, security alarms, gated community, high speed internet/​wifi/​cable/​HBO. What more could you ask for?
Let’s just keep it real, the maintenance team here is the best in Austin. Super responsive, work orders are typically handled in less than 24 hours and the work is thorough, prompt and effective. They’re also super nice, comforting when they’re in your place while you’re at work.
My only complaint is the obvious lack if insulation, I can hear anything more than a dull roar from the apartment below. Outside of that, Camden Amber Oaks is hands down the best place I’ve ever lived. Don’t waste your time and energy searching North Austin for a better place, there isn’t one.

Only lived here 8 months, rooming with the lease holder. Love the place, love the maintenance, love the grounds… love the office staff. A year later went back for an accidental mailing and the ladies remembered me. Love love love, cannot stress enoigh that this place, while pricy, is SO BEYOND WORTH IT.

Everything here at this property is «Outstanding». My daughter Heather just recently move in a few months ago. The Staff is Exceptional from the manager to the rest of the staff. All are very Professional and address the concerns of the tenants. I walk my daughters dog each and everyday. I always communicate with the staff ‚. The property is in Excellent condition and improvements are always on going. I ‘am even treated like one of the tenants. My daughter is extremely Happy here.

The complex is great overall but I have one big complaint: The paper-​thin walls!
The good stuff:
* Great, responsive staff. Always do the job well and in a professional manner
* The pool and club house are really nice and well-​kept
* We always find parking near our building, even on crowded days
* Good location. Very close to restaurants, corporate complexes, and a plethora of grocery stores. Good area for people who prefer the suburbs to downtown.
The bad:
* Walls are super thin and you will hear every footstep from your upstairs neighbors. If they have a dog or young kids, it becomes super frustrating. More on this below.
* Dog poop all over the campus from dog owners who inexplicably believe it is not their job to pick up after their dogs. It has ruined an otherwise good landscaping job
Make sure to ask if your upstairs neighbors have a dog or any kids! Through no fault of your neighbors, it will sound like thunder every time they walk/​run around or use their washer due to the ceiling and walls shaking and making noise.
We’ve lived at 2 different apartments at Phase 1 of Camden Amber Oaks and at both apartments we heard every footstep of our upstairs neighbors. It is very frustrating when watching TV or trying to sleep at night and all you hear is foot steps thumping every few seconds. We called the office but unfortunately they could not do anything. Unfortunately this isn’t anybody’s fault but the people who designed these apartments. HUGE oversight! It will be the only reason we don’t end up staying here past our lease.

Sara King, Alek Stricker along with Candice Voight have shown me nothing short of a professional attitude and really helped me from beginning to end, answering any question I had and made me feel welcome.
If I ever move back to Austin, heck to any other city, first stop is a Camden property.
Maintenance was always on top of my request next day service if not same day, for simple things like bulbs going out, nothing crazy ever happened with their appliances. The property maintenance was also very nice, the gyms and pool areas are always clean, residents are friendly, overall a great first and lasting impression on the Camden name.

I love Camden Amber Oaks! I’m waiting for my home to be built and they have been amazing! The entire staff is wonderful and always have a smile on! Definitely top of the line in apartment living! Highly recommend checking out Amber Oaks as your next home!

I lived at Camden AO for 3 years. I had less than a week to find a place to live and move all of my stuff from East Texas to Austin. To top it off, I was working off a limited budget. Camden was close enough to my work and the price was right enough.
The pros:
— Management is extremely responsive. Anytime I had an issue or needed a repair, I knew I wouldn’t have to wait longer than 24 hours to have the issue resolved. For emergencies, they would fix the issue within an hour.
— Valet trash — Hallelujah! I got so spoiled with this service that since moving away, I expect a magical fairy to collect my trash each evening.
— This is one of those few apartment complexes that includes a washer and dryer in the apartments. I have a complex with cleaning my skivvies in front of other people, so this suited my reserved side very well.
— The apartment itself was nice. I lived in Phase 1 so I didn’t get the fancy granite countertops like Phase 2 residents, but the appliances were stainless steel, the carpet was spotless, and the apartment was nice for the price.
The cons:
— No storage. I rented a 900 sq. foot apartment and though I had a large clothes closet, that’s all I had for storage besides the small storage closet on the patio. I have a lot of stuff, which probably says more about me than the apartment complex, but I would have liked a coat closet and a few more kitchen cabinets to help accommodate my needs.
— Bad design — seriously, there was not a day that passed where the closet door wasn’t bumping into the bathroom door. The day I moved in I discovered this issue when the closet door banged into the bathroom door and left a huge scratch. That’s coming out of the security deposit.
— Location — so I definitely made a mistake with renting the first place I found and renting based on «close enough.» I worked off 183 and N. Lamar and with the morning traffic, that commute (which is really only 15 minutes) took about an hour. If you’re not in one of the tech offices off of Parmer and have to commute elsewhere, then I advise you check another place.
— Lots of pet waste. Owners are supposed to pick up after their pets, but I was constantly stepping in dog poo. The staff would respond to this by threatening rent increases on non-​compliant residents and sending passive aggressive posts to the community board, but it never improved.
— Appliance issues — I had the same recurring issues with the appliances — the drier knob would fall off and the garbage disposal would break. It was inevitable that these problems would happen every 3 – 4 months. I don’t exactly put my appliances through a lot of rigor so it was weird as to why that would always happen.
Overall, it’s a fine place to live and call home.

I adore this place. I’ve lived here going on a year now. The rent includes FREE wifi modem & high-​speed internet, FREE digital cable & HBO, 2 fully stocked 24-​hour gyms that are clean with everything you need for a full workout, 2 stylish clubhouses with pool tables and flat screens, 2 gorgeous pools that look like nice resort hotel pools, beautiful landscaping, tons of parking, security gates, several huge stainless steel outdoor grills, beautiful outdoor furniture & cabanas around both pools, granite countertops, stainless steel appliances, personal laundry room with full-​size washer & dryer included in each apartment, large rooms with walk-​in closets, large bathrooms with garden tubs & tiled showers, valet trash pick up 5 nights a week. The maintenance crew is amazing. They replace filters, change light bulbs, unclog sinks & tubs, replace smoke detector batteries, repair toilets, and almost everything within 24 hours! There’s also ceiling fans in every room, security alarm system in each apartment, and outdoor storage on the balcony. The staff is so sweet that my kids actually ask to go see them! The management has resident appreciation events all the time & even special holiday events. We love, love, love it here!!!

I hold this apartment complex dear to my heart. I was hesitant on moving here because my old apartments were the Verrandah off 620 with amazing views and everything top of the line but I am so happy I moved here. I don’t have issues with noise. I don’t have issues with parking, literally ever. The office is amazing and they genuinely care about you. The apartments are all so nice inside and the location is ideal given it’s 7 minutes from work and anything you need is not much further away. I have one complaint and it’s the mail. But how is that the complexes fault? They’ve done everything they can to resolve issues with USPS and ups. I couldn’t love this place enough.

Below is my google review, but I have to bring the overall average star review down by giving this a 1 star. Sorry, but people have to see the realistic expectations of this apartment complex. Yes, the staff is friendly. The maintenance crew are very prompt and on time when doing repairs. But the noise level here is horrible… surprisingly paper thin. It’s 10:35 and the new neighbors upstairs are stomping around and I can’t get to sleep. This is a HUGE problem due to my job which requires a lot of mental and physical energy. When I’m exhausted, I have to reset my brain, but I can’t when there’s banging noises upstairs and it carries on over to my job. I may have to break the lease and move out sooner if this continues. Seriously, when I’m traveling for my job, I’ve slept in some pretty sleazy hotels and I remember one time in particular where a woman was staying above me… she had to have at least 7 kids running around outside screaming, but as soon as they ran inside and the door closed, I heard nothing… not a peep. no stomping, no creaking. They ran outside and back in again, but it was like I was turning the mute button on and off on the tv. Keep in mind that this hotel was poorly built and everything was breaking apart. Why this place candy coats everything is beyond me… to be honest, I feel like I’ve been scammed when their leasing agent told me that noise wont be an issue here… even though I’ve read a few reviews on here and google saying otherwise.

Originally this place would’ve been rated 2 – 2 ½ stars, but due to the awesome stainless steel appliances, ceramic stove, new carpet and overall modern look along with the helpful nice staff and great deal on cable internet (get free wi-​fi 100mbs/​s DL, 8mbs UP DVR and HBO for $ 45) plus a washer and dryer, I gave it an extra star.
However, Camden Amber Oaks advertises themselves as «Luxury Apartments,» quite the contrary actually. The walls are paper thin. There’s absolutely no insulation. I’m on the second floor with a floor above me in a three bedroom apartment. My room is back in the other side squished between the neighbors apartment and our living room, so air conditioning is not an issue here. My roommates room, on the other hand, is a sauna. We have to keep the air conditioning on a constant run so he can have a somewhat acceptable temperature (which raises our electric bill to a crazy amount) His room faces the outside of the building, so it makes sense. We checked the air flow and we have pretty good circulation. The noise level here is pretty ridiculous due to the paper thin walls. The neighbor above us has several dogs that run around that literally shakes our apartment… even when they’re just walking around normally we can hear them stomping around. Both of us have been disturbed from our sleep because of this. We can also hear them taking showers between two of our rooms. I also hear the neighbors dogs constantly barking a the crack of dawn next door for hours on end. I used to live in an apartment complex that was pretty cheap that had drug dealers and we had to deal with the exact same quality of living issues and I moved here to have a better quality of living and to not have to travel far to work. For «Luxury Apartments» this is surly unacceptable. It should be advertised as «Sub-​par apartments with luxurious appliances and a fancy paint job.» If my roommate wakes up in sweat, when we are awakened at crazy hours of the night and almost arrive late for work, our quality of living diminishes.
Be honest with your advertising and quit showboating yourselves as something that you’re not.

Ok, I’ll give you guys the «wealth» part, it is pretty expensive to live here.

I’m not sure how there are any bad reviews on this apartment complex. I used to live at a different Camden property and I was able to relocate to this one for a small fee. Awesome! Camden Amber Oaks is an amazing place to live. Clean, extremely responsive maintenance staff, quiet, and no non-​sense going on at all hours of the night. Pet friendly, well kept, etc. The people at the front desk are extremely helpful. Rent is reasonable considering how nice this place is. Love it! :)

Here is an absolutely realistic review with pros and cons of the «old» side — phase I:
Pros:
Office staff — I’d give them 10 stars if I could. Great bunch of ladies that are always kind and helpful (and don’t forget about you once you sign a lease)
Good size kitchen and updated stainless appliances
Nice selection of floor plans
Valet trash — you literally set the can outside of your door 5 days a week for pickup. No trips to the dumpster. They aren’t the most reliable; however. There have been times when they just hadn’t shown up and residents weren’t aware. Kind of annoying to have to keep stinky trash around a bit longer.
Spacious bathrooms with a good size walk in closet inside. Garden tub too. With my floor plan, the bathroom has another entrance separated from the bedroom, which is nice for guests.
W/​d included. A very basic set. It doesn’t have a gentle cycle, etc… So it literally is hot, warm, or cold with a white and color setting only. It will beat up some of your clothes, but it is better than no washer and dryer.
Flexible lease terms and the ability to complete an entire lease online. No need to sit for an hour filling out a lease in a leasing office or making an appointment. You can also reserve your apartment online too.
The ability to pay rent online.
Good amount of storage.
Cons:
Location — Tucked away a bit, which is nice. But man. It is a pain in the tuccus to get to 183. It’s located between Anderson mill and 620 off of Parmer. It takes about 15 – 20 min on average just to make it to 183 and Anderson mill in the morning. And don’t even think about driving 5 miles down Parmer in the morning to get to mopac. That’s a cluster. Location is honestly the second worst part of this place. My fault, though. Your friends will say «you live sooooo far away» and you do.
Parking — Absolutely, positively, the worst part about this place. If your building is located near the front entrance gate, you better be home before 7pm on any night if you don’t feel like parking 4 – 5 buildings away. No joke. Just look at how full the lot is midday. All residents are supposed to have a Camden sticker in the windshield, and I can tell you that maybe 1 in 3 do. They need assigned parking and guest parking. Some cars are parked in the same spot for weeks. I’d highly recommend a garage, no matter the cost. However, the spaces can accommodate an SUV quite nicely. So that’s your one positive.
Design flaws — Doors rub and bump into each other. The bathroom door bumps the closet door and takes paint off the door. The laundry doors rub against the bathroom door. It’s just messy.
Noise — I understand it is an apartment, but I’ve never heard so much noise from a person below me. I’m on the top floor. I swear, she must weigh 800 lbs or be King Kong. And to the neighbor across the hall — your dog barks nonstop when you are at work.
Drafty windows and gaps in doors — You can feel the cold and hot air just seep in.
Inaccurate thermostats — When it is 25 degrees outside and my heat is not on (because I forgot to turn it on the night before :(- dumb Johnny) and I wake up freezing (I’m actually quite hot blooded), I can tell you it is not 73 degrees inside.
Mail — Lots of issues not receiving mail. They have never had a consistent mail person, so lots of my mail and packages have been returned as undeliverable. Even with my name tag inside my mail box. A pain in the ass at the holidays. And for whatever reason, they sometimes don’t read the apartment number before placing it in the mailbox.
Resident portal — Annoying daily messages and emails. You’ll want to unsubscribe the day after. Trust me.
Small bedroom — I don’t think I could fit my king size bed in there. If I did, I don’t think I could accommodate anything else. Mine is in the living room :)
No yard for pets — If you want an apartment with a first floor yard, try IMT Anderson Mill. Very comparable in price and a good size yard for fido.
Having to pay a cleaning fee for moving out — I’m going to assume that when I move out at the end of the month that I won’t be charged for not cleaning, because literally I will be moving my things out and turning in my key.
So that’s the skinny. It’s not my favorite apartment by far, but not the worst either. I still think for the price, amenities, and location/​proximity, check Riata first. You’ll certainly make it to the arboretum/​downtown in half the time.

Been here for a little over a year, here’s the breakdown of pros and cons, so you may decide for yourself.
Pros:
–maintenance staff is prompt and courteous, they usually respond to requests within a day.
–parking has not been an issue, I can almost always park right in front of my building.
–landscaping is well maintained.
–energy efficient washer and dryer included with apartment.
–nice stainless steel appliances.
Cons:
— rent was raised by almost $ 100 when we renewed our lease after a year, at our previous apartment there was no rent increase even after four years, found this exorbitant, we decided to stay as the commute to work is ideal.
–you are required to pay a hefty cleaning fee when you decide to vacate.
–leasing staff is snobby, and not always approachable, sometimes condescending.
–you are required to pay for services you don’t necessarily want or need, such as cable TV, trash valet. These are obligatory as I mentioned, so when you compare rent prices to other places add about $ 85.
–there are dog feces everywhere, which leads me to believe the fines for not cleaning up after your pet are not enforced.
–water bill is delayed by about 6 weeks, so if you are paying November’s rent, the water bill is still from September.
–at first glance the apartments look nice, but after a close up look you can see the shoddy details of the construction (paint has major cracks in the corners, granite has chips, doors don’t always open/​close properly. The quality of the paint is also sub par, if you brush your jeans against the wall it will more than likely stain it.)
–I live in the one bedroom apartment and it is tiny! If you like to cook there is practically no counter space.
–the balconies are nice, but if you are not a smoker and one if your neighbors is, you’re out if luck to actually use the balcony for some fresh air, the smoke travels and lingers. This is one of the biggest downfalls for me as it seems all of my neighbors smoke.
–people drive like maniacs in the parking lot, and after seven pm when the gates are locked, some cars will follow you in at an uncomfortably close distance.
–this apartment is walking distance to NOTHING, so if you don’t have a car don’t move here.

We lived here from December 2012-​February 2013. While that might not be enough time to give a really thorough review, I will say we were extremely disappointed to have to leave (my husband got a new job in Cali…).
Our apartment was spacious and quiet. Our kitchen was HUGE, with new appliances and awesome lighting. The closet in the bedroom was also incredibly spacious — plenty of room for everything we have. I also loved the bathtub!
The location is good if you prefer to not be in a crowded area that is quieter. If you want to be close to downtown… Probably not the best spot. BUT, they are very close to a train station that can get you downtown very easily during the week. Weekends not so much.
Cable & W/​D included in rent is a bonus, too.

I’ve been living here for the past 1.5yrs and for the most part I love it.
I love the size of my apt (850sq) and the price I am paying for it!!! LOL I have great value compared to other places in Austin especially that the complex is still pretty new and the unit was spotless and very well appointed.
I have a huge kitchen with stainless appliances and a double sink bath room with washer and dryer.
What makes this a great place to live is the staff. Management here is by far the best I have dealt with, even maintenance is prompt, courteous and generally gets things done quickly. If you ever reach out to the manager, she will actually call and discuss it with you!
The only reason they lose one star, is because sometimes I get very noisy upstairs neighbors and I can hear them run around their place. I just wish they had more padding or something to keep that from being an annoyance.

This place is awesome. I’ve lived in a lot different apartment complexes, and this place is definitely the best one so far.
I live with my wife in a 2 Bed 1 Bath on the top floor.
At least for me, I got my rent for roughly $ 810 /​mo, which includes cable with HBO. I also got a garage for $ 80 /​mo to put all my crap. We live on the top floor, so I don’t know if there are noise issues from people walking around above you, but it is really quiet. We paid at most $ 90 /​mo for electric, which included AC during the hot summer months. Currently, our electric bill hovers around $ 40 or less. The water bill is also about $ 40 a month.
This complex is almost brand spanking new. We are actually the first tenants in our unit. The kitchen appliances are stainless steel and look nice. The counter tops also look pretty good considering they are not granite. The bathroom vanities are awesome and the tub is HUGE. The units come with a W/​D, which is nice. I’m not the biggest fan of our W/​D, but it beats going to the coin-​op.
The staff here is great and responsive. Maintenance is prompt and the staff at the leasing office are always very friendly. This place is run by Camden, which apparently has been voted as one of the top 100 companies to work for. You may ask what the big deal is, but let me tell you, happy employees make for a good environment for the renters.
If you’re interested in this place, I’m sure you’ll come visit to check it out and take in all the other details I left out. All things considered, this place is a really great value.
