Arbors at Broadlands

I lived at this property for 3+ years, so I decided to break it out by pros and cons according to what I experienced while I was there…
Pros:
— The best part of this complex has to be Kim, the property manager. She’s so accommodating and willing to help in any way she can. She actually lives on the premises and cares about the property and the people. Case in point, she knew my name before I knew hers!
— Great kitchen. If you like to cook like I do, you’ll appreciate the updated and modern kitchen with granite countertops. The dishwasher can be a bit noisy, but just turn it on before you leave in the morning. Problem solved.
— Nice view depending on where the apartment is. I lucked out in that I was facing the little patch of forest in the middle of the property. In the spring and summer… and even early fall, it’s very serene to look out of your windows and see the beautiful greenery. An added benefit was the shade from the trees helped to keep the air conditioning bill down in the summer.
— Maintenance. The staff at this complex is just phenomenal. The maintenance people are very friendly, fast, and efficient! As soon as you have a problem, maintenance is there the same or next day to fix whatever issue you’re having.
— Spacious. After seeing some of the matchboxes my friends lived in, I became aware of how lucky I was. There’s actually space for a dining room table, which some of the newer construction seems to be foregoing, then they charge more for a smaller space. Speaking of…
— Reasonably priced. You really get a lot of bang for your buck here. Large apartment, nice surrounding area, for not a lotta dollas. Yes, I just said that.
I’m singing their praises, but I did have some issues during my tenure. Here they are…
Cons:
— Depending on the floor you live on and the neighbor upstairs from you, life in your apartment can be very… interesting. When I first moved in, the tenant above me was akin to a church mouse. Nary a peep did I hear. The next one though?!? You’d think a circus elephant moved in that did back flips out of the bed EVERY MORNING at 6am. No joke! The last one before I moved out was a mixture between the two that sounded like a little fat baby walking, and occasionally running around.
— Insulation. I had three beautiful, big windows in my bedroom, and when I moved in it was like the scene in movies when you hear flutes playing and birds chirping. *Record Scratch* Fast forward to a few weeks later, I realized in the summer my room was extra hot, and in the winter freezing cold. And forget about the walk-​in closet. Tip: Keep the door closed at all times in the winter and summer because there’s no insulation once-​so-​ever. Imagine going in there in the middle of February after you get out of the shower. It’s like running into a meat freezer and you’re desperately trying to hurry up and find what you need so you can get out.
— «Updates» in the bathroom. Before I asked for it to be replaced, the showerhead screamed at me in this high pitched whistle that drove me crazy. So I asked for it to be replaced. It was. With a «water saving» one that felt like a fine mist of spit. I mean, I’m all for saving the planet, but… sigh.
Then I guess at some point the owners decided to put in new bathtubs but they should have saved their money — or perhaps spent $ 5 more to ease the mind of their tenants. When I first moved in, every day when I took a shower I lived in real fear that I was going to crash onto the head of my simultaneously showering neighbor. Or my showering neighbor above me would come crashing down onto my head, and we would subsequently fall through the floor and crash onto the head of my simultaneously showering neighbor. Or the person above my upstairs neighbor… you get the point.
— In keeping with lack of insulation theme, you can hear everything that’s going on outside your door, from people walking up or down the stairs, to kids playing in the breezeway.
— Distance to DC. If you’re a family person or just not very sociable, this aspect of the apartment won’t bother you. However, if you like to go to the city, it can be very challenging living here. I chose The Arbors because it was close to work, but getting to and from the city can be a pain. Well, getting out of Ashburn period. I was brand new from AZ when I moved in, so I didn’t know any better. Of course you could take the Greenway right around the corner, but it’s expensive! And who wants to drive 45 minutes to an hour home after a long, fun night in DC? Not to mention none of your friends will come visit you because they claim you live on the other side of the world.
Every apartment complex is going to have issues, but overall it’s a good place to live, for a great value.

My husband and I moved here two years ago and have absolutely loved it! Combined, we have lived in 10 different apartment buildings, and we agree that this one is by far the best we’ve experienced.
Let’s start with the apartment: We have a two bedroom, two bathroom apartment, and it is giant. Five closets (including two walk-​ins), a lovely kitchen with TONS of storage (and we have tons of cooking gadgets, so that is saying a lot!), sunny master bedroom with 9 foot ceilings and ceiling fan, and a large porch that we love to use in the summer. Insulation is pretty good between apartments — we generally only hear when the people above us are vacuuming — otherwise, it is really quiet. Rent is reasonable — about 1650 per month — and we pay all utilities.
Our neighbors have all been really nice and considerate — which is not something you get everywhere.
The ladies (especially Kim and Annie, who have been here since we moved in) are simply phenomenal. They handle maintenance requests within 24 hours (if not sooner), let you know whenever there is work happening in the complex so that you can work around it, and greet you with a smile whenever you walk into the clubhouse. Most impressively, they remember your name and actually chat with you! They’re also always hosting events (wine tastings, chilli cook-​offs, etc.), they have shovels for residents when it snows, and they send you a note on your birthday — so sweet!
The amenities are pretty nice — we really like the pool in the summer, and they are putting in a dog park soon (we don’t have a dog, but many in the complex do). We wish the gym were a bit bigger, but it is always clean and the machines always work (pretty rare in an apartment).
We have to relocate for work, so we are leaving in August and are so sad! If you are moving to the area, it doesn’t get much better than this — highly, highly recommend!

We have lived at the Arbors for 3 years and have loved it. Our apartment is a great size (2 bedroom 2 bath) and a nice layout. The staff is wonderful, and always greet us (and the dog) by name whenever they see us. Maintenance requests are handled quickly and professionally. Compared to a lot of the other complexes we looked at in Ashburn, the Arbors apartments are reasonably priced, and are much nicer (in my humble option).

Our family moved here in 2009 and we have no plans on leaving anytime soon! My husband travels for work and I feel extremely safe here. It’s in a great school district, great community feel, and quiet neighborhood. The girls in the front office are fantastic! They always stop to chat with you, your kids, and even the dog! The grounds are well kept and maintenance is quick to fix ANY problem. The office girls run fun contests all the time to keep the community fun and friendly. We have chili cook offs, wine/​beer tasting, Christmas parties with SANTA, and fun Facebook contests. There is a great children’s spot in the gym for when you work out. There is a great car washing spot. :fingers crossed: on the new dog park :)

Lived here 2 years and didn’t want to leave. High ceilings, crown molding, large kitchens, huge windows, walk-​in washer and dryer room. Best of all is the great staff. When I had to move for work, I made sure to pick another Bozzuto-​managed property.

I have lived here for almost a year. I have a 1bed 1bath.
For the most part, it’s been an alright experience living here.
One thing for sure, their customer service and management is absolutely wonderful. They always respond to my questions on time (mainly email). Their maintenance staff is always very courteous and timely.
The appliances are great. Microwave, fridge, oven, all good. The washer and dryer, perfect!
The 9′ ceilings are absolutely to die for.
Because I’m on the second floor, it doesn’t get too hot in the summer. Haven’t had to use the ac that much.
On the eh side, little things here and there have been bothering me since I moved in:
Fireplace has only worked for 2 weeks (maintenance «fixed» it twice, and it still fails – I’ve been told by maintenance to turn the pilot on before turning the fireplace on– which any person with common sense would know to do – still fail.)
Several knobs on the kitchen cabinets get loose fairly quickly. The cabinets just look shoddy.
My bathtub gets moldy in some places. I have black mold in some of the caps of my shampoo bottles.
Living room is just too narrow. For the sq footage (800+), you would think the living room would be bigger, but what makes this place an 800+sq ft living area is the dining room, which, is just impractical.
In the winter and spring, my hot water would go away after 20mins in the shower. My downstairs neighbor had the same thing happen to her.
It actually takes a long time for the water to get hot… granted it’s on full blast. Wasted water right there.
The sky high windows are just that– they’re too big and in the winter, they let in cold air. I froze my butt off so much this winter. It felt like no matter how high I put my heater on, I was still freezing especially in my bedroom (3 giant vertical windows right next to the bed).
The gym is just waaaaay too small and the pool is waaaay too small and only 4ft deep for the amenity fee to be so much!
Oh—
Again, as I said, customer service is great. They gave out shovels to borrow during the big snow storms when our cars were buried.
They also had pizza in the main office– which is a cozy little place!
They brought out ice cream when we were at the pool too.
Overall, for the price, especially in a place with no public transportation nearby, no city near by, and the annoying nuances I’ve listed above, it is kind of not worth it…
My rent comes out to 1400 — 1500 or so including utilities. They cover sewage and trash. I pay water, heat, electricity, and renters insurance.
I think the thing that sells this place is the conceived notion of a bigger area, and the granite countertops, as well as the customer service.
I’ve currently found a great place in tysons corner for the same price, a little smaller (700+ sq ft), but right on 495. Much more practical living area.

If I could I would give this place ZERO stars. I was ready to sign a lease here but they asked for 2 months rent as a deposit because my cosigner lived out of state (actually 1 hour away). It would have been ok if they lived in SW Virginia, 5 hours away. Ridiculous! Then, they refused to give us back our personal info saying they had to keep it by law for 7 years. Come on now! The property and apartments are nice but the manager and a VP I spoke with could not care less about people and their actual circumstances. They were completely inflexible regarding the deposit amount even though I have lived in the county for 15+ years and my cosigner has lived where she lives for 17. Prepare for surprises when they provide you with an outline of your possible lease. Beware of crazy fees which they said were waived in my case but they are fictional add on profit. The deposit they asked for was at $ 1799/​month when my rent was to be $ 1499. They said it was a promotion. Bottom line– Be careful with anything Bozzuto.

Staff herein awesome. Maintenance is super quick. Great kitchen and overall size. Probably the biggest one bedroom apartments in the area. 9′ ceilings are also nice.

Just signed the lease for my third year here at The Arbors and I couldn’t be happier. The apartment is spacious and the appliances are all top notch. The kitchen is particularly nice. The staff are always helpful and responsive and maintenance requests are usually handled within a day. The neighborhood is lovely and quiet and great for families and pet owners. Pricing is competitive with other apartments in the area. The only negative thing I can say is if you get an apartment that faces the toll road you’ll have to get used to the sound of cars whizzing by. That’s hardly a reflection on the apartments themselves and I would highly recommend living here.
