People here seem like they are infected with some sort of virus, and walk around like the zombies from Walking Dead! Everyone here seems to be Anti-​social, which isn’t a good place to live, if your social. Also, the pool area gets very noisy in the summer time, and you will see beer cans all over the pool area! In addition, the Small baby size gym is a joke!!!

This review is a proof as to why you wait till the end of your experience to rate services. This is a prospective four and a half stars down to the lowest. And proof of this can found by simply going down the reviews and finding this exact issue being described by others. Want a nice place, go to VV&M not far from here. That is what a good place is.
Let’s be clear before I start. I am a current 6-​month resident waiting to be an ex-​tenant. In this story, I will come off as indignant and I rightfully deserve to be. I will take a hardline no-​option stance and that is owing to the great level of disrespect leveled against me.
While moving in, there was an option between my unit (with a patio) and a similar unit without a patio. I took this one as I was told that I can put in my firepit which I was bringing over from my old place. This was confirmed by possibly one of the flippant consultants ever. Six months into the lease, I was asked to remove my patio furniture as it was spoiling the look of the building owing to «Unsightly» furniture.
Never was there a mention of the level of money I need to spend on my patio furniture to make me eligible for this place. I choose my own furniture based on my own taste, need, and purchasing power.
And despite this logical dilemmas, I was informed in a way that can only be described as that fit of «Dolores Umbridge» (google it). I was given a deadline. This is not acceptable.
Had they only given a list of issues they had and possible suggestions of what I could do to assist them, I would have gracefully complied considering that I was treated with respect. As a result of their boorish behavior, I will make sure they pay for it. This is outright extortion and the only way out for them is loss of revenue by me doing an early termination.
I would not like to take names as then there would be no difference between me and them. However, despite this you feel the need to stay here, in public interest I can warn them personally, should they get in touch with me, on who to avoid.

Great spot to live! I was a little weary moving in with the negative reviews but I’ve lived here for over 6 months and really enjoyed the experience. The staff has been extremely friendly and any issue that did come up (maintenance, rent payments, other requests) were handled quickly.

Overall, this place is an excellent value compared to the apartments around Addison. The parking garage can be a slight drawback because you will have to park on the upper levels with no elevator. The management company and staff do an excellent job maintaining the property. The gym could use an upgrade but the courtyard and pool areas are better than anything I’ve seen in the area.
All things considered, I would recommend this place for someone set on living in Addison. There are a few drawbacks but I haven’t seen a better value for a luxury style apartment complex.

DON’T DO IT!!!
I’d like to begin by saying, don’t trust the good reviews of this (*insert any bad descriptive word you can think of here*) apartment complex. They pay their residents for good reviews. I know. I lived there and got multiple emails requesting good reviews for money. I have screen shots of the emails.
This is the absolute WORST place I’ve ever lived in my whole life. Without exaggerating, I wouldn’t suggest my worst enemy live here. The management staff is completely incompetent and rude. They will «smooze» you until you sign on the dotted line. They pick on residents that aren’t male and attractive. They hit on MY HUSBAND right in front of me. The entire management staff is female and the discriminate against the female tenants. I was friends with many of the ladies they picked on and was unfortunate enough to to be in that group as well. I’ll give two examples (I could give probably 20). I had Christmas lights up last year to celebrate Christmas. They told me they would fine me $ 100 unless I took them down. They didn’t like the «aesthetic». The crazy thing about that was that at least 30 other residents kept lights up year round. The second example is that the leasing office released a tenant from a lease when their assistant manager wanted the apartment for herself, but refused to do so for me when I was in the exact same situation. They refused to offer an explanation as to the double-​standard.
One more, for good measure. A bonus, if you will. I had a puppy gate on my patio for my little malti-​poo. I was told to take it down or get fined. It was on MY patio! I ended up taking it down. Subsequently, I had to move out of that particular apartment to another apartment within the complex because of a resident stalker and stolen patio furniture (unfortunately due to a double-​standard in releasing tenants from leases I couldn’t move complexes). The VERY NEXT RESIDENT in the exact apartment I moved out of put the exact puppy gate up in the exact same place. It is STILL there right now. Apparently, that rule only applied to me.
I had patio furniture stolen and ended up with a stalker who lived in the apartment complex. That should speak to the safety of the area and lack of resident screening.
There is dog poop everywhere. Watch your step and plug your nose. I never understood why the maintenance staff couldn’t pick that up. The halls are cleaned about once a year. Maybe a tiny bit more often, not much though.
The apartment management staff absolutely refuses to go above or beyond on anything. No matter how small. In fact, a successful day for them is ticking off as many residents as possible. They rarely answer the office phone, and NEVER return missed calls. In fact, at one point I was so fed up, I walked downstairs and called the office phone from my cell phone to see if it was ringing. It was. There were two girls sitting around twiddling their thumbs watching it ring. It takes forever for them to do even the simplest of tasks. I truly believe they don’t have a clue what they are doing. For example, I needed to split rent between myself and another tenant who took over my lease. I told the girl at the office how much rent was total for the month, how many days are in the month, and how many days each tenant was paying for. Simple calculation. She said, «I don’t know how to do that». She’s worked there for a long time. Apparently, she’s never run into that «complex» issue before.
They will literally invent ways to charge you fees, for trash out 10 seconds too early, Christmas lights, enjoying life in general, unauthorized doggy gates on your patio, etc.
They are infamous for blessing the aggressive towing of resident vehicles.
Bugs, bugs everywhere. When I first moved in I killed approximately 30 – 50 centipedes A DAY! When I called the office to request the apartment be sprayed, they had the nerve to tell me that was «normal» and I needed to get use to it.
Everyone pees in the pool because there is no bathroom anywhere near.
Fire alarms go off all the time. If you have an animal who stays at home during the day, stay away from this place. Your little friend will be scared or hiding in the closet often when you get home.
Maintenance leaves trash bins in the middle of the street when people are leaving for work and coming home. You will literally have to turn around and go the other way. The roads are disgusting from leaked trash.
The current assistant manager called the police on my husband and I for asking questions about our lease. She was standing up screaming at us and telling us that she wasn’t going to explain anything. We were sitting down talking to her in inside voices, simply asking questions.
I could go on and on… truly all day. I would just end by saying, please don’t sign with this apartment complex. It will be the worst decision you make EVER.
If corporate reads this, you should seriously consider the reputation your representatives give.

I’ve lived here for a little over a year and have had no issues. The staff is friendly, there’s nice social events that go on every month, and if you ever need anything fixed their maintenance is on top of it. My neighbors have been friendly too. This complex offers more than others in the area. It’s a great central location to everything, nice dog park, and I’ve felt safe here as well. I would definitely recommend this place!

Stop & Exercise Caution Before You Enter Into a Lease Agreement:
Pros:
— Location (Near Belt Line Restaurant/​Bar District /​Police Station /​Quiet yet Urban)
— Nice Open, Modern Kitchen Design with Stainless Steel Appliances
— Fast to fix maintenance issues
— Good Promotional Deals Ideal for One-​Year Lease Term
— Nice dog park if that’s your thing
Cons:
– Loudest AC I’ve ever had in my life
– You can hear your neighbors doors slam echoing from the hall, voices carry in the halls’
– The pool is maybe 4′ deep and very small more like a fountain
– Gym is maybe 16′ x 12′ and cannot concurrently handle more than two people at a time
– Loudness of traffic on Keller Springs Road on north perimeter of property is loud since it’s so very close to the road (about 12′)
– Dog droppings in hall from careless pet owners
– Unexpected closures to office and mail room is not consistently open
– Trash valet service is hit or miss leaving you wondering if the trash nazi & their additional rules will pick up your trash
— General Overall Incompetence all the Way to Corporate Office
– False Eviction Notice on My Door: First I was lied to, then they admitted to this mistake after burden of proof was too factual to deny –due to their outsourced check processing agency that failed to process one monthly payment check (this went unnoticed for over 3 months) — which I had clear proof of writing to Addison Keller Springs. They said they notified me but it turns out that they had BOTH the wrong phone and email that I printed on my application, so data entry is not area where they proved themselves competent. So I had to jump through hoops to settle this whole ordeal and received no concession or apologies for their oversight and reactionary eviction notice.
— Because of their awkward online payment system and the issues they had with auto-​pay functions, one month I paid them monthly rent twice ($ 2k plus) & they usurped my funds for TWO weeks before returning it to me. How in their right mind would they keep $ 1K of rent money for TWO weeks and not have the capability and decency to immediately return those funds, nor make a small concession for this egregiousness? You could temporarily wreck someone’s finances –living paycheck to paycheck– by taking two weeks to return money you mistakenly took, and their attitude demonstrated a lack of integrity when they were called out and it was simply appalling.
—- Parking — Large 7 Level Concrete Structure Where the only good spots are pay spots near Elevators and Stairs; The effect of this is dreading grocery store trips and the additional parking spot battle unless of course you want to pay for parking
—– Unofficial Partnership with All Star Towing (Yes, they will tow your car if your tire is even at worst touching the red fire lane when you’re forced to parallel park outside when the only available parking after 6 p.m. nightly is to drive 5 minutes up to the 6^th level along a windy, tight poorly designed concrete parking structure) — Then if you ask for the evidence of this (image from towing company — they did not have it and you need your car back) you will be forced to get your car and pay $ 130 or more from a cowardly, faceless booth tow yard in Farmers Branch out of a horror movie (it’s almost a bit comedic here)…
Summation:
If you’re young and don’t mind inconveniences and being treated poorly, then this place may be okay. Otherwise with the amount of apartment homes within 5 square miles, you can do much better.
No problem-​solving or human touch. Simply lease takers and nothing more. No follow-​up on open issues unless it’s a liability to them. They don’t want to deal with their/​your/​our problems that rentals have other than simple, correctable maintenance issues. Your inconveniences –no matter how small or large– mean ABSOLUTELY nothing to them. Be very careful. Actions always speak louder than words. It’s been 4 months since I’ve lived there (new home owner) and I’m glad it’s behind me because of the way I was treated overall.

For the first 13 months of my lease, I had no issues with the complex. Then, when I did not renew my lease, everything went downhill.
The elevator broke 3 weeks before our moving day, and everyday for 3 weeks, I asked the management when it would get fixed. They lied to me everyday for 3 weeks telling me it will be «any day now», or «next week», or something to that effect every time I spoke with them. I asked if they would help me pay for the extra hours it would take for the movers to climb up and down 3 flights of stairs, and they tried to tell me I needed to work with the tenant who broke the elevator.
My wife and I spent 4+ hours cleaning our apartment from top to bottom. The entire place was spotless, but little did we know we should have taken pictures. We received a bill months after moving out for cleaning costs. We asked for photographic evidence, and they responded saying «yes, any day now, I will send you an email of our findings». They told us we would not have to pay until they sent us the pictures. The next thing we know, we received a bill from collections for the debt we owed.
We were very disappointed with the way their management handled these situations, and it is unfortunate that this tainted our entire Addison Keller Springs experience. I would not suggest living here.

Very uncomfortable staff. No smile, zero care. Walked in asking about lease info. Talked to a short haired female leasing agent my situation. She then had the nerve to ask me if I wrote a bad review about the complex. Wow, how awkward is that. Learn some customer courtesy.

Lived here for about a year, moved out in in July. I can confidently say that this is a horribly mismanaged property. When we moved in we were told that there was a package reminder system… doesn’t exist. Overall our experience wasn’t terrible. Relatively issue free year, letting them know we were moving was a nightmare though. They asked me to come down and sign a form that no one in the leasing office could ever find. They would tell me not to worry about it then I’d get an email asking how long I was going to renew for. I would not recommend anyone to live here.

I’ve lived here over a year, beautiful spacious apartments with all my favorite amenity upgrades: marble counters, track lights, brushed chrome appliances, huge garden tubs with over-​size shower heads and excellent water pressure! Location is awesome and convenient for friends and family to visit! Neighborhood is filled with healthy, positive activities. I hosted a Holiday party for 80 in the Club House and received lots of compliments… That’s a few reasons why I call Addison Keller Springs — Home.

Update after moving out of previous apartment: I never received move out information from the office. I believe legally they must give a tenant written notification of anything they are owed within 30 days of move out otherwise the tenant is not obligated to pay for any repairs or cleaning. I had to go to the office to inquire about my move out and this was about 40 days after move out. Basically the office said I didn’t owe anything, but they took every dime of my security deposit. I think they wanted to «Nickel and Dime» me to take my entire deposit knowing I wouldn’t argue against it since I didn’t owe additional money. They took every penny of the $ 150 deposit that I paid. They said $ 100 of it was for something with the carpet. It should be part of their regular cleaning to clean the carpet. In addition, the carpet in my new apartment is not in good condition at all. There are stains and areas where cats have scratched the carpet. So why should I be charged so much for my previous apartment when the carpet in the new apartment is not in great shape?
Again, the office will try to take every penny from you that they think they can get away with. They are not supposed to take any of your security deposit or charge you anything for «normal wear and tear».

Stay far, far away! Do not stay here. Sleep on the streets if you have to. When you move out, they will try and claim the carpet was so bad that they had to replace the whole thing. They will replace it and charge you the several thousand dollars that it supposedly cost. Too bad photographic evidence proved them otherwise. The place is very nice looking, but don’t judge a book by its cover. This is how they sucker you in. Absolutely the worst experience with an apartment complex I have ever had. Low cost rental places will actually treat you like a human being. These «people» are the devil and treat you as such.

Where do I begin? In July I moved into this complex and experienced nothing but issues. I was showed a nice enough 1 bedroom apartment on the 3^rd floor with a balcony overlooking the pool. I paid a deposit to hold the apartment and left feeling happy. Unfortunately, the office called me later to inform me that a mistake was made and that I could no longer get the apartment I paid the deposit for.
Naturally I was upset and I tried unsuccessfully to find another apartment for the time I needed to move; since nothing was found, I had no choice but to stick with this apartment complex. The office apologized and explained that either the tenant wasn’t moving out as planned or they didn’t realize it was already leased.
The office then proceeded to tell me the only other options would cost me more than I had originally agreed to pay and showed me a model for a 2^nd apartment that was available. In addition to the rent increase, this 2^nd apartment, although bigger than the one I wanted originally, was going to face a busy street as opposed to the pool and would be on the 2^nd floor although I preferred being higher. I was also told it would not have a balcony like the 1^st apartment but would have a juliet balcony which is much smaller.
I didn’t care for a bigger apartment but I took the 2^nd apartment as I didn’t have any other favorable options.
The day I walked into the 2^nd apartment facing the street, I noticed right away that there was NO BALCONY WHATSOEVER. As you can imagine, by now I’ve lost it. An assistant manager meets me in the apartment to see for herself as according to her, «Everyone in the office actually thought this apartment had a juliet balcony… we are all so shocked». She apologized and tried to work something out with her manager as I complained that for the 2^nd time, I am not getting what was promised.
The office then decided it was best to offer me an even bigger apartment for $ 40 more a month than the 1^st apartment, not realizing that I should not have to pay more since they were the ones at fault and not me. After expressing my displeasure with how everything was handled up to that point, the office called the next day to apologize and tried to patch things up by decreasing my rent for the 2^nd apt — this is the only reason they deserve to get 1 star.
Now that I’m living in this apartment with no balcony, facing a busy street where sirens from fire trucks, police, and ambulances disrupt a peaceful rest daily, I am not happy at all. For rent that will run you well over $ 1000 a month, you should expect quality apartments and quality service. Recently one of the office workers tried to unlock my door. I opened it and she just stood there shocked and speechless. After a while she apologized then said she thought my apartment was empty LOL… the incompetence continues. The lounge area inconveniently closes at 5pm with the office and the gym is rather pathetic.
PLEASE do yourself a favor and DO NOT RENT from this complex. You can get a nicer apartment and better service for the same price else where.

This is the first review I have EVER written but felt so compelled to do so because this place is that bad. The complex itself is beautiful and the layout of the floorplans are great, however, you can hear everything your neighbors do. This is especially problematic if you live below someone because your entire apartment will shake. Trust me, it is not loud or noisy neighbors that are the problem (noise is to be expected in an apartment community) but the lack of insulation. I have lived in numerous apartments and have NEVER experienced this.
To make matters worse, not only are you paying a ton of money to live there, the management staff is down right rude. There is no getting around it. I dealt with Candie Hernandez the Community Manager and Rachel Hill the Assistant Community Manager who went back on their word multiple times, didn’t address major problems (like have electric cut off because they accidentally switched the provider), demanding that I pay additional deposit immediately because they calculated the amounts incorrectly (their fault not mine), and giving me an eviction notice because they made an error online with the amount that I owed. I understand that mistakes happen, and frankly that is not the problem that I had. The way the situations were handled by management baffle me. I am in customer service and would never treat a customer the way they did. Not only were they not apologetic, they weren’t helpful or understanding. Instead they were demanding, inflexible, and rude. When I went in to pay the additional deposit they made a mistake on and spoke to Rachel, Candie sat in her office an yelled through the door at me. She did not even have the courtesy of peeking her head out.
On a positive note, the leasing agents are way nicer & the couple that is in charge of community events is super sweet!
Other than that, I would NEVER recommend this place. Several of my neighbors felt the exact same way as I did FYI!!! You’ve been WARNED!!! I bet they have a 99.9% turn over rate!!!

Where to start in this nasty place… I have lived here 9 months and can’t wait to leave.
1. horrible management that leaves constantly except for the arrogant manager. Turnover is huge so you don’t even know who to contact.
2. club room never open, unless you are not at work — what is the point? they have promised for 9 months to bring in nintendo and open all hours but it is all talk.
3. Obnoxious, drunken kids partying in the pool, putting dogs in the pool, glass in the pool. Supposed to have wrist bands given for guests but also talk — that is all they do, is talk and no action. The partying is like Spring Break and normal, civilized people can’t use the pool which is full of partying, piss and dogs. You know they don’t go to the bathroom as no facilities nearby for that.
4. Infestation of BLACK WORMS now… disgusting to say the least. Every day I kill at least 5 crawling worm things in my place. They are supposed to fumigate but somehow I doubt it.
5. Fire alarms that go off constantly. Imaging being awakened to a fire alarm due to lightening at 5:00 a.m. I have had at least 10 alarms since I have been here.
6. Horrible filthy parking lots that you take your life in. The kids race up and down — can you say Car accident…
7. Swat teams, police and EMS — this is the norm. I have seen many instances of police here, in fact last night I let 5 into the building. One instance with lockdown and people told to leave due to altercation in an apartment.
8. The gym is shite — seriously bad. Go to the Addison Community Centre — for $ 10 for a lifetime, you will be in much better shape.
If this is luxury, take me to a ghetto — I can’t believe what I pay in rent for this dump. Buy a house — much more economical.

We visited some friends who lived here and it was super clean and well maintained! Nice!

Had a nice visit here and was really impressed with some aspects of the place.
Something that stood out to me is that on the 2 BR apartment, the 2^nd bedroom has its own bathroom that still has his-​and-​her sinks. I almost wonder if this place isn’t meant for 4 people. The units themselves are spacious and on the 1^st floor also can open directly out to the street.
There’s a smaller 1-​bedroom floor plan that’s way more open and that we liked a lot better despite being less space. That’s definitely worth a look.
The fitness center isn’t quite as the ones at some of the higher end apartments in the area but it would certainly get the job done.
It’s kind of a bummer that a lot of the cooler aspects of this place become inaccessible after 5pm when the office closes. There’s a clutch game room with some TV, a pool table, computers, etc., but when the office closes the access to these things goes with it.
If I were a resident at a place like this and couldn’t use half the amenities after 5pm on a weekend I would probably not be so thrilled. I’m glad the fitness center is at least accessible after hours, but the lack of usable lounge spaces for residents outside of regular business hours would probably keep me from seriously considering Addison Keller Springs.

This place has not refunded my refundable fees for an apartment lease that I did not sign. I am due $ 375 dollars and it has been over 30 days. Worse yet, I have been lied to on numerous occasions by both the on-​site management and the corporate office employees in San Antonio. I was promised a FedEx today at 10 a.m. and they did not honor their promise.
I am taking legal action against them, contacting the BBB, and will be contacting media outlets so that others are aware of the practices of this property and its parent company.
