Great casual lunch place, as well as easy access to Avalon Dairy’s delicious chocolate milk. The hubby works near here and also has a serious addiction to avalon dairy’s milk(especially the chocolate milk… did I mention how delish it is already? :D) so this is a great place for me to meet him for lunch as well as pick up some milk to bring back home. I always get the TBC(turkey, bacon and cheddar) melt while the hubby loves their beef dip. You can upgrade your side dish of coleslaw, salad, or chips to a side of soup for a lil bit extra. I love their coleslaw… not too much mayo and the cabbage is crunchy just the way I like it. The TBC was toasted to perfection, and the turkey with the melted cheddar and the bacon… perfection! You can also have their special which is a daily sandwich plus the soup and your choice of the coleslaw, salad, or chips. Last time I went to Sean’s Good Eats the daily special was a pulled pork sandwich. The hubby also loves to get their milkshake and we split it between the two of us. They have seasonal milkshake flavors too… like double chocolate and watermelon. Both sound really intriguing. I’m sure they use avalon dairy’s ice cream cuz their milkshakes are sooooo yummy. So creamy and thick, and not too sweet. It is pretty popular with the lunchtime work crowd so be prepared for a line if coming during popular lunch hour. The line goes quick though and the sandwiches don’t take too long even with the line up.

I’m pretty torn about giving them 3 stars on this, I had a pretty good experience and a pretty crappy second experience. The service has always been good, the people behind the counter are very chatty and friendly. I had my food to-go the first time, which was a grilled Italian panini sandwich, with a side salad. It was delicious, and I was stuffed. The second time, I got their Chicken Fajita special for 7.99, and gives you your choice of 2 sides. But man, I felt so gypped, it totally wasn’t a fajita — more like a crappy bland and boiled chicken wrap. When I think of fajitas, I think of the strong spices: cumin, garlic, paprika, cayenne pepper — cooked with hot seared chicken, and sauteed veggies, and salsa, and/or guacamole, sour cream, and cheese. What I got was this: lots of shredded lettuce, cooked peppers and chicken with absolutely NO fajita spice mix at all. NONE. There was the generic salsa on top, and that was it — folded into a wrap, and put into the panini press. No other veg filling(not even onions?!), or cheese, or sour cream. Hey, just because you put salsa on it, doesn’t make it a fajita. I understand specials are ways for the establishment to move food, but call it was it is next time — a(crappy) no-flavor chicken wrap, so I can save my $ 8. I’m tempted to give them 2 stars for this, but, I do think maybe their usual hot grilled sandwiches and whatever they serve are good, and of good value. Maybe just stay away from their specials.

I recently started working in the neighbourhood and when I first looked for a place to grab a quick and simple lunch Unilocal came to the rescue and I haven’t looked since. Today was my 3rd time there and the gent who takes the food order at the counter remembered my name. It’s not a tremendously memorable one(I think) just to show you they care about service. Staff is always very friendly which beyond the very solid food quality and fair price it’s what makes a place stand above the rest. Great lunch meal options, many of which centre around sandwich, soup and salad varieties. Other reviews probably go into more detail about the food but I’m not going to tell you stories about gourmet sandwiches or anything. It can get busy at times as it mostly serves the local workforce but if you have a late lunch you can sit down and relax, catch up on email etc. If you enjoy Avalon organic dairy products this is the place to bring your bottles and replenish your fridge.

I love eating here! I knew that Avalon have moved for awhile now but I’ve never gone to their new location until this week when I decided out of the blue to drop by there. I was surprised that there was a deli there and the food is great! I ate here 3 days in a row! As soon as you walk in the door the staff from Sean’s greet you even though they are busy(they also accept payment for the dairy products). Day 1 Tuna sandwich: I swear they must put a whole can of tuna in it cause there was a lot of tuna in the sandwich. The tuna was not some premixed tuna salad(like at Subway) so you actually taste the tuna and some of it is still chunky. The cost is $ 5.75 and you have a choice of salad, coleslaw or a bag of chips. I had the coleslaw and it was good. Not a vinegar based dressing and not watery at all — pure goodness! My friend had the beef dip and there was a good amount of beef in it. Can’t comment on the taste since I didn’t try it and I dont eat meat but let’s put it this way… we didn’t talk at all while eating! Day 2 Veggie Melt: OMG! My new favorite sandwich! The veggies in it were grilled so it had a great flavor to it. When biting it the cheese strings out just like a pizza commercial! I don’t typically eat sandwiches that are toasted since it cuts the roof of my mouth but they had a nice layer of butter on it so it coated nicely making it crispy but not overly crispy. Every bite was a bit of heaven. I upgraded to a bowl of soup for $ 2. I had a vegetable soup and there was a healthy amount of veggies in it. The soup itself was not bland and was good for a vegetable soup. Not salty or artificial tasting. Tasted homemade for sure! My friend had the special of the day which was chicken fajita(more like a chicken wrap) and he said it was good. It must have been good because it seemed like I blinked and he was done eating it! I couldn’t even see what was in it! Day 3 Had the veggie melt again!!! How could I not after such a great experience the day before. My husband had the loaded dip which had beef and onions and cheese(forgive me if I’m wrong). He ate all of it and didn’t complain. He’s a picky eater and when I told him how good it was here he wanted to try it. He made the comment that coming here would become a weekly thing for us. The children had a ham and cheese melt. All I can say is wow! They even put bacon in it! For an adult it would be great because there was a fair amount of ham in it. The kids aren’t used to so much ham in their melts because they prefer the cheese. Can’t complain about that — I would be insane to complain about a sandwich having too much meat. During our meal Sean brought over a watermelon milkshake for us to try and it was simply delicious. I would never have thought that a watermelon milkshake would be so good. My husband ate his lunch and half of the kids food and he still insisted on buying a watermelon milkshake to go! The milkshake itself is made the way it should be. Vanilla ice cream and watermelon juice(that’s all I saw — if they put anything else in it I dont know). The milkshake reminds me of a drink I would get at a bubble tea place but better! After our lunch my husband couldn’t eat dinner because he was so full. Customer Service — like I said at the beginning: when you walk in the door they greet you right away. Throughout all 3 of my meals there I saw primarily the same people working and all of them seemed to be happy to be there which is a rarity when eating out. They helped people with their bottle returns and helped people who appeared to need help bringing their purchased milk to their car. They say bye and thank you when you’re leaving. I will be making the drive out to Sean’s very often for the next little while until I bring all my family and friends here to try out their food. Sean’s Good Eats should be renamed to Sean’s the Best!!!

One of the best chicken panini’s I’ve had. 6.50 and a panini comes with a small salad or your choice of other typical sides except for soup which costs a bit more. The panini was grilled to perfection, outside crispy insides soft, what makes it even more special is that they use garlic butter and a sundried tomato spread. They do have many other offerings on their menu which I’ll head back for next time I’m in the neighborhood. I’ll mention that this is a deli is Avalon Organic Diary’s company cafeteria. They serve milkshakes and sell uprising breads and pastries as well. Of course you can help yourself to the fridge and freezers of Avalon products like milk, cheese, butter, whip cream and ice cream. Only very few items are on sale but I believe the regular priced items are already at a discount when compared to supermarkets.

I came here for the milk, and I keep coming back for everything else. I work in the business park and so, it’s a breeze to come here and save a few bucks on the organic milk for the family(if you buy more, you save more). The number of spaces allotted to Sean’s in the parking area is a bit limited, but there’s plenty of street parking. The food is super tasty and very reasonably priced(~5−6 for a sandwich and a salad, or $ 7 – 9(after tax and tip) for the specials), and the service is always friendly. Plus, since they’re so close to the park, we also come on weekends with our son and if they have time, they serve kiddies free hot chocolate!

Sean’s good eats isn’t just any restaurant. It is a hub for all your dairy desires, good company, and good food. If you leave without having a milkshake you are a fool… A FOOL! I know their beef dip is famous, but I really like their flatbreads(flatbread Friday) and veggie panini. Their soups are very popular too. I like how they are very flavourful but not too rich. Their lunch special is $ 7 which cannot be beat. You can get a sandwich or flat bread, soup or salad and chips. WHEN you have a milkshake, try to have a watermelon one… it is life changing :)

You will definitely enjoy this place. Sean and his staff are helpful and cheerful. My girls said we will come back again and again. At the beginning they said why are we at a warehouse district. Are you sure we are going to get any food? I said, that is part of the discovery. The beef with dip just melts in your mouth and the flatbread with pineapple and ham is yummy too. We also bought ice cream. I am sure it will not last for more than 48 hours in our house. Next time, it will be the chocolate milk we will tackle with other goodies. Thanks again Sean for the warm smile and hospitality in your dairy store. Your cantonese was spectacular! Way to go!

After a rainy bike ride and some outlet mall shopping we stopped for lunch here. It’s a simple clean deli in front of Avalon Dairy Cases. We shared two panini sandwich’s and cups of soups for lunch. The sandwich’s were tasty and service friendly. The coffee was very good and they offer fresh cream from the dairy to add to the coffee a definite plus. Overall a nice lunch stop.

A deli in a dairy… what a concept! I came for the Sloppy Joe special which came with a soup and salad. They offer up a fresh and tasty lunch selection in the home made style with the care of our mom. All at reasonable prices. Take out gets boxed up in the classic white box Now on the way out don’t forget to buy their excellent milk, cheese and yogurt

Two in One!!! Amazng dairy stop– always get organic eggs, skim milk and chocolate milk each week, Then you get an awesome meal for lunch. Homemade soups or salads or sandwich. Had a pizza one time really good, yogurt parfait with fresh fruit. Super friendly staff. Usually 3 young guys, having fun and always really energetic and chatty :) I visit Seans/Avalon once a week and look forward to the visit each week! Well worth the visit!!!

The real draw to this Deli is the Avalon Dairy chocolate milk! It is to die for for sure. The food here is also pretty good. It is basically on par with all your other business park delis out there. Just go and try the milk with a side of food!

The mothership of Avalon Dairy also features a small independant take-out deli, which also sells Avalon milk. Milk is way cheaper here than at other retail outlets. Of course, the only reason to drive to this business park is to get the coveted Avalon chocolate milk in a bottle. You’ve got to taste this nectar! The old tenants lost their lease and new young blood has taken the helm. I’m guessing the guy’s name is Sean. The place has been remodeled, the kitchen looks cool, and milk is more prominently on display. I think the milk got cheaper, but don’t hold me to it. I also think the crew running this joint won’t get«soup nazish» about the bottles being returned, unlike the previous deli owners. The new deal is you leave the bottles(clean without lids) outside the front of the store. These new guys look like they’ve got their crap together.
