Terrene at The Grove

If you read through these reviews you will see a definite trend in the last three months this since these apartments were sold. I moved in here when Holland Residential owned the place and it was fantastic. The new owners are awful. I could go into details on my particular situation but see many others have already listed their experiences which are similar. All I can say is for your own benefit, think hard before sign that lease.
Renter Beware!

I have given a five star review to Holland management the prior owners of this property they were amazing and treated everyone with respect! But now I have to say since the new management took over it is been a horrible situation for me and my family I would not recommend that anyone move into a place that this particular management company takes care of.
They have changed the way our billing works. Our water and sewer is now billed separately. I’ve contacted the office a few times with no responses just to ask simple questions about what we’re supposed to pay for our rent since our water bill is not included now. All I get is it should be in a postcard in the mail and if you don’t pay we will evict you. How my supposed to pay if I don’t know what my bill is? Anyway it’s really sad to see this place go to people like this. I thought my family would be happy here for a long time but it is apparent that is not going to happen.

We rented at Terrene due to the size of the apartments. Very roomy with the 4 bedroom apartment. We are enjoying the space however we find that the managers are quick to collect the rent but not very prompt with taking care of issues. The apartments are not built as they claim they are, they even explained and showed how the construction was built for noise. Not true you can hear every step the tenants above us take /​walk, complained no resolution from management. Dog owners do not pickup after animals would help if there were more waste stations instead of one. Management does not replace smoke alarms from empty apartments so you listen to smoke alarms. Management charges for light bulb replacement, they put light fixtures in that most tenants cannot replace themselves. No enforcement of dogs on leashes, our dog was attacked and a friends dog was also attacked at the dog park which is not maintained, we won’t take our dog there. Moving as soon as our lease is up.
New Management is awful they do not know how to work with tenants, they say they will handle something and they never do.

The new management is the worst I have ever seen. They do not know how to work with customers. They are very unorganized. After two months, I haven’t received my deposit. I highly recommend not to rent this place because of its management. Ally the manager is very impolite and irresponsible.

Update — since seeing the astronomical increase above market rate for our renewal — we learned the truth that holland residential was posturing to sell the complex. Which it did as of September 1 — It’s all clear to me now…

The unspoken truth since the new management took over. We have been with this company for the past three years and ever since the new buys took over these properties and brought in their own people, money not customer service, is the only thing that matters. Let me explain: there has been a massive turnover for this apartment complex for many reasons but one stands out the most, the unfair raising of rent on people far exceeding the fair market value. Everyone knows increases happen but to pay more for an apartment that is the same exact floor plan as the one across the hall just because you have already been there a year boarders on illegal not to mention cheating. They have told conflicting stories to many people, some were told they can not move to another apartment just to move and get the current rent and some were told that would be fine. What is going on. They prey on the fact most families can not just move so they jack up the prices unfairly and when it has been brought up to management, their response has been, well people are moving in here so it doesn’t really matter what current residence say or feel. Wow, really?! When it was brought up to management that people were parking in people’s covered parking or blocking their garage, their response was, well we have to give the, 24hour notice before they will tow the vehicle. Wow, really?! We pay for someone else to use our parking spot for the night. Can we just carport hop and not pay for a carport? I guess the loop hole is out. Especially those that don’t live here and come here for friends, family or parties. This place has gone down so much, it has been really sad to watch how bad management can kill a great place. We would have stayed another year despite all the problems paying over $ 25,000 (yes I live in a four bedroom) and a number of problems that I haven’t even mentioned but trust me, there are so many more but paying a company that obviously tries to prey on good descent people and families is definitely not ok with me. I am hoping all the residents over a year speak out and let everyone know the truth before you get taken. If you do move in, renter beware and make sure you have a good exit plan when your lease is up. Many of our friends and neighbors have moved out and the rest of us are moving out in the next few months? A sign of a good decent place is that people who can move out don’t move out. Well the turnover rate speaks volumes on its own. Again, please be careful when moving in here!

We loved living here. The apartment was cute and cozy. The electric fireplace was a fantastic touch and finished off the living room nicely. My dog and I thoroughly enjoyed the complex. It was clean, quiet, lovely, and best of all non-​smoking. The office staff was always very friendly and made everyone who came in the door feel at home. The only complaint I have and the reason they didn’t get 5 stars is they constructed the units with sub par materials that got easily damaged such as the walls and flooring. But in contrast the appliances were higher end and worked great. I lived there 13 months and was sorry to have to move due to a job loss. I would recommend Terrene at the Grove to anyone.

Awesome place. The staff is awesome and very helpful. I moved form Eastern Washington and they made Wilsonville feel like home right away. they have also helped me explore the city and meet great people.

Absolutely love Terrene! The grounds and atmosphere are great — a mile from everywhere in Wilsonville, great running paths, and well maintained courtyards! The amenities are great, and so are the lovely staff!

My mom happily lives at this apartment complex. I have been visiting her and am impressed beyond measure with it. Lovely apartment and quiet cozy place. The staff in the office building is extremely welcoming and friendly. I was blown away when I walked in to use the gym, and was greeted by some of the friendliest people I have ever met. I look forward to all future visits.

The staff are fantastic and the apartments are beautiful! Sure, they are near the freeway and there is some road noise, but you know that before you choose to live there. The grounds are well kept and the amenities are excellent. A sparkling pool, dog walk areas, bright and clean buildings. Plus Heidi is just the best and goes out her way to take good care of the tenants and the maintenance staff always have a good word for everyone and I’ve even had the guy stop and offer to take my bag of trash to the dumpsters on his way past!
