Sutton Place

My husband and I lived here for about two years. We absolutely loved it! Apartments are very clean, quiet and I always felt safe. We loved how maintained the landscaping was, all the trees and and plants just gave such a relaxing feel. We would open all our windows even on the hottest days and still have a nice breeze coming through. We just loved the place. We actually hope to move back into Sutton Place in a few months when we’re ready to move back to OC.

I have been here for 5 weeks now and absolutely love it here the whole staff is amazing and polite. The property is always clean and in great shape. In the leasing office there are two amazing employees and the manager Dolce is absolutely amazing. She will bend over backwards to keep her tenants happy. I would highly recommend the complex to anyone that is looking for a nice peaceful place to live!!!

This place is great! We just moved in. So far, I have zero complaints. The apartment is very nice and spacious. The complex is extremely quiet and clean. Parking is phenomenal! There’s so many open first come, first serve spaces, plus your own carport with storage. Dulce, the resident manager was a great help, welcoming and made the process very easy. Don’t pay attention to these poor reviews. It’s a great community and I highly recommend it.

Not a good place to live… The freeway is your backyard and motel 6 is conveniently located next-​door with full of druggies. Constant trouble, loud, cars broken into… The list goes On… This place is full of pets with cats galore, so get ready for the fleas in the summertime. Won’t you be my neighbor? When I first rented this place it was $ 1380 and in just 3 years I now pay $ 1450. The rent it’s raised every year!!! Sutton place you stink and for this reason you get one lonely star !

They don’t even deserve a 1 star! I put a 200 $ hold on this apartment thinking we were gonna get the place but didn’t get approve, been waiting for my 200 $ in the mail since Sept it is now Dec! Text the manger Crystal and no reply. Bad bad business.

Great PLace, I just moved in last friday, thanks to the help of John S. he was very helpful and friendly and welcoming, as i was moving in I actually had other resdience asking if i needed assistance. Friendly quiet place CLEAN also thanks to everyone doing their part keeping our homes clean.

Loving at Sutton Place has been the best thing I’ve done for myself. It super close to the 22 Freeway and the 405 Freeway. I’m at few blocks from my favorite gym. I have my favorite grocery store within walking distance. 1 mile from the Westminster Mall. I literally love how close I am too so many things and when I decide to stay home I have the great pool and the cool breeze going through out my apartment. This place especially stood out to me because of the great neighbors I have around me, I get a great family vibe from everyone. I strongly recommend this place for people looking to live in Westminster.

The place is nice with the landscaping and the quietness of the place. Alex is always on it. Anything we have an issue with is taken care of very fast. I like the ppl in the office.
The property is kept clean besides the roof being blown off into the back patio.
Over all the inner community is good but the area around it is pretty ghetto. Half way houses and the motel 6 across the street. Have had cars broken into and one stolen. Over all not a good area and they charge too much for the over landscaping but they gotta do something to charge so much in this area. Only thing keeping it as a 3 star is Alex in the office.

Spoke with somebody about an hour ago that was supposed to meet with us so we can view an apartment. Showed up at 1pm, our agreed upon time, to find the door locked and a «will return» sign indicating they would be back at 2pm.
Seems to me that it would be hard to «forget» our appointment since it was set up just an hour previously. Unprofessional.

Great place to be. Friendly staff and neighbors. Love the pool area… Very close to freeways which is a huge plus. Also gotta love the Starbucks a couple doors down :)

I recently moved here. I haven’t met any of my neighbors yet. I love the intimacy and how its a small community. I feel completely supported and safe from the management team. The apartments are nice and clean and I feel at home here already. I keep saying its my house instead of my apartment. The management also plans things for the residents like a taco night. It is safe, and completely gated, so that you can only enter if you have a key. It is near the highway patrol as well. It is right next to the 22 freeway and maybe a mile from the 405. A gas station and some food is walking distance. Also you can do all your shopping by driving a couple minutes. It has everything I want and was looking for. I know I will be happy here! ^_^

I and my husband enjoy living here. We are on our third lease now. The property is spacious and well maintained. We love the pool area, which is so beautiful. Our favorite part of this community is the management staff. Krystle, Alex, and the maintenance crews are very friendly and helpful. We made lots of friends with other residents, too. So… this place really feels like home to us.

I represent an ex tenant here and have read the reviews which, for the most part, seem to characterize Arnel management company as somewhere between an uncaring slumlord and a bully.
My experience in speaking with in house collections manager, Jim Jones, (yes, let’s all drink the Arnel cool aid) was his unprincipled, unprofessional behavior in that he promised to send out documentation supporting their seizure of my clients deposit and now doesn’t return calls, take my calls or even have time to briefly meet mr when I went by the corporate offices located at 949 S Coast Dr., suite 600. No accountability as the receptionist wouldn’t even disclose the name of the person he reports to but it is the COO. Go to the CA secretary of State website and you can get the lowdown on any corporate entity including the agent for service for when I sue these arrogant jerks.

They flat out stole my clients deposit and it seems conduct conscious business practices calculated to frustrate, obfuscate and bully their tenants and I am going to make them pay pay for their arrogant, unlawful, immoral insolence. Count on it!

Maintence is always on top of their game, it is very peaceful and quiet here. I feel like I am in the red woods national forest with the beautiful grounds. The apartment I live in is very spacious. The office staff is always nice and welcoming! I would recommend anyone to live here, I’ve had a great experience thus far!

I have lived here going on 3 years and I am very happy! I am shocked by the bad reviews! I have a cute little back yard and we grew grass and have beautiful plants out back. we love the management and security here! never had a break in and have left my car unlocked lots of times! I don’t know about the other reviewers but I’m a mature employed married adult with a 12year old and absolutely recommend this place. It is well maintained and has lots of long term residents 4 – 10 years in their apartments. I plan on buying a home soon but until then this is my home I love it here!

I guess for everyone one star rating they get they go out and do a fake review for five stars to balance it out. You can tell they are fake too. Where do I start with sutton place… When I lived there I was robed. The gardeners use to peak in the window and try to look at my wife. That’s just for starters. The property management (arnel) is probably the hands down worse company to do business with. They are crooks and will take your money. On multiple occasions I have had issues with the property management and multiple properties of there’s. My suggestion save yourself

If there was a rating option for ZERO STARS that is what Sutton Place and Arnel Properties would have received! This is the WORST complex and management company I have ever dealt with. We have lived here for 2 years, to long! This will be a very long review but if you want the truth about this place and company I suggest your read it to its entirety.
When we first moved in we were offered a move in special that sounded great, $ 750 deposit and $ 1200 for the first 3 months with a $ 100 increase for the remainder of the one year lease. Management was nice and actually cared about their tenants. Then we quickly realized that they transfer and fire management every 2 months. Any promises or relationships that you establish with the office staff are quickly thrown away and disregarded with the next round of employees.
Laundry is nearly impossible to complete in a timely manner. They only have 2 laundry facilities on the whole premises and half of them are always out of order. Parking is ridiculous and they just implemented a new policy where they will only issue you ONE parking pass. So if you are a family with more than one vehicle you are required to utilize your carport that is nowhere near convenient to your apartment. If you do not they will tow you with no remorse. I have had my car broken into TWICE since I have lived here and they offer no surveillance or security and the parking gates are always jammed open with no option to closed. Leaving it an easy target for theft. I bought a brand new car and could not register it with SP because it was past the closing call time of 9pm when I returned home with it. I Parked it in MY CARPORT STALE only to find it towed the next morning. Sutton Place refused to reimburse me the $ 250 because I did not properly register the vehicle. Well the how could I properly register it when they are not avaible after a certain time frame.
Last year there was an infestation of sick stray cats. One would sit outside our window all night and moew in pain for hours. Told the management on several occasions. Management response «If you catch it, we will call animal control to pick it up» Are you kidding me? The poor thing ended up dying and I called animal control myself. SAD. This year our building has an infestation of mice. Days 3 and they have yet to send an exterminator out or give us a time frame of when we could be expecting them. Myra the manager can only say «HOPEFULLY they will be out today». Meanwhile I am having to keep all of our pantry food in Tupperware and all the pots and pans out on the kitchen table. Praying that we do not get Tyfoid Fever due to this neglect. Not fun living for a family with 2 small children.
In the middle of summer they decided to do construction on the pool which caused it to be closed for 3 weeks during the hottest time of the year.
For a full year they would shut off the water a few times a week with no water utility reimbursements or discounts.
You are only able to have Time Warner cable. Any other company does not suit Sutton Places policies.
They have a NO dog policy but everyone seems to have one including the previous manager and no one can pick up their dogs feces and the bark at all hours of the day and night.
The location of Sutton Place is in direct proximity’s of a motel 6 and Halfway Houses that is known to house prostitutes and drug deals. But of course Sutton Place doesn’t disclose that upon your initial inquiry or signing of the lease.
As for our move in special… We had every intention of moving after the first year but after unfortunate life changes we had no choice or time to look for a new place. Our $ 1200/​$ 1300 rent sky rocketed! Now that we are approaching a 3^rd year they will be increasing the rent above the $ 2000 mark for a small 2 bdrm 1 bth! That is crazy! oh and your $ 750 deposit that they claim is refundable… You will NEVER receive the deposit back. Dont be surprised if you receive a bill in lue of your deposit. I WILL NEVER RECOMMEND SUTTON PLACE TO ANYONE! The state should seize this property and start a new!

Lived here for two years! Loved the area, convenience and the girls in the office. Highly recommend.

Full disclosure, I have not rented at Sutton Place.
However, I wouldn’t even consider it based on how they responded to us for a simple question.
On their website we couldn’t find if they allowed pets so my fiancé submitted a contact form asking if they would consider a 14lb., 5 year old, Italian greyhound.
Normally you receive a response of «Yes we allow pets» or «No we don’t allow pets». Pretty standard and acceptable answer.
What we received was ridiculous.
«No sorry we don’t take dogs.
Would you consider giving the beautiful dog away.»
The first part of that response is totally acceptable. The second part is not only unnecessary but extremely rude. It baffles me that a company would even include that second part. They gain nothing from saying that.
It takes a lot for me to actually want to complain about a company but apparently asking me to give away our dog is my threshold.
