Parc Riverside

So far, it has been great living at Parc. It is always kept clean and the staff is exceptional. Everyone in the building is really friendly and it’s just a great location. There are many restaurants close by and the train station is literally a five minute walk!
Great place to live, socialize and go to games and festivals at the fairgrounds.

Parc Riverside was chosen after a fairly extensive research on various apartment complexes in the Navy Yard area, and I cannot be happier with my new address.
Every single step of the application process was handled seamlessly with a great professionalism from the Leasing Office staff (special thanks to Ramatu, and good luck at a new place!). Since moving to Parc Riverside two months ago, the complex management has always been happy to answer any questions and address rare issues quickly and efficiently. The ²⁴⁄₇ concierge staff is extremely friendly and helpful.
The majority of the residents are young professionals in their 20s and 30s but you will meet some empty nesters as well. The complex is very pet friendly, with a dedicated pet washroom and various pet contests organized by the activity managers.
The list of amenities is impressive. The residents’ lounge, gym with the yoga room, library with books you can borrow, several barbecue and seating areas, rooftop pool, complementary weekly breakfast to go, and locally roasted coffee in the lobby are just a few to name.
The SE neighborhood of Washington DC, and the Navy Yard area in particular, has been undergoing a major overhaul in recent years. There is always something to explore in the area with its numerous bars, restaurants, and coffee shops. Harris Teeter is within a walking distance as well, and Whole Foods is scheduled to open later this year. To burn off those extra calories, there is the ice skating ring two blocks away with the nearby trapeze school.
The rent is somewhat on the high side but highly competitive with other properties in the area. After all, you are not paying just for the roof above your head, you are buying a lifestyle.
If you are in search of a new address, you should definitely consider Parc Riverside. You will be proud to call «1011 1^st Street SE» your new home!

Been in the building for over six months now. Started in a jr. one bedroom and then moved into a one bedroom.
Great new building (some issues crop up, it’s a new building after all). The layouts are really well done. The location is fantastic especially for baseball fans or people looking for a quieter neighborhood with lots of things to do.
My one and only complaint is the turnover in staff, specifically the front desk. I’m not sure what is causing the problem but front desk staff has gone through some major upheaval. I miss the previous staffers but the new ones all seem to be nice. I just wish they would stay.
Leasing side is some of the best I have ever encountered. Every time I have had an issue or a question, they have been fast to respond and fix it. The staff genuinely care about residents and communicates that well.
Your mileage may vary but given the price, location, and staff I think it’s definitely worth your time to check it out.

I am an «empty nester» and am enjoying living in the beautiful, convenient and thoughtfully appointed apartment building. As with any new home there are always «punch lists». All is well now. Amenities are top notch. It’s all about what is a good fit for you at a point in time. Management and support staff take care and pride in their work at PR. And the social events are well suited to the professionals who enjoy calling Toll Brothers’ Parc Riverside home.

My roommate and I were one of the first to move into this building back in March 2015. I was attracted to the building mostly because it was brand new and I wouldn’t have to worry about maintenance issues. However, there have been more issues at Parc Riverside than anyplace I’ve ever lived — even dumpy apartments I rented in college. The issues I’ve experienced include:
Move-​in: I had an elevator booked for move-​in day for a specific day and time; however, one of the leasing assistants deleted my reservation in the system and gave it to someone else. I only found out about the problem by accident a few days before the move. Due to the confusion, I was forced to change the move in time with the moving company and re-​arrange my work schedule.
Bike storage: They offer bike storage in the parking garage. After being down there for a month during March, I went down there to see it and other bikes covered in dirt. I’m assuming this is coming from the car exhaust. It was a major pain to clean off all the grime and dust from the bike’s chain and gears. I now store it on the balcony.
Elevators: There are three in the building and they’re chronically slow. The first several months they were plagued with problems and the technicians were out numerous times to fix the bugs with each elevator out of service for days at a time. Supposedly the problems are now fixed, but you often have to wait a long time for an elevator and I see more and more people just taking the stairs, myself included. My guests also make comments about it when they come over.
Air conditioner: Early in the summer I overheard several residents complaining to the concierge that their A/​Cs weren’t working. Around the same time a mass email was sent out telling everyone that the maintenance team would be doing «routine» inspections. It was a few weeks later when our own A/​C stopped working. It was several days before it was fixed and it quit working 2 other times during the summer. Even now, the HVAC system isn’t working properly. The A/​C and Heat are off, but the condenser kicks on for several seconds and then shuts off. Maintenance was out last week and said they «fixed» it, but they didn’t. I put in another service request. Hopefully the furnace won’t quit this winter.
Structural: During the summer, I received an email stating that maintenance needed to enter the apartment to fix some leaks that that side of the building was experiencing. I hadn’t noticed any damage, but then we received heavy rains that weekend and water began pouring down the side of a bedroom wall — very close to a television. Apparently maintenance never came out when they said they would to fix the problem and it was over two weeks before the problem was fixed. During that time we got more rain, and two walls and carpet were damaged. They repainted the walls, but left masking tape on the walls and paint splatters on the window.
Appliances: It took about two months to have the brand new dishwasher repaired. About one month after submitting the service request, the repairman finally showed up — unannounced early in the morning. The concierge told me my request had slipped through the cracks. At any rate, the dishwasher needed a new control board and he said he’d be back in a week. He came back four weeks later and had the wrong part — he only had the metallic trim piece, not the electronic board. So he had to place another order and it was repaired the following week.
Staff: The concierge staff is generally great. Parc Riverside had 2 – 3 excellent ones when I moved in, but they’ve moved on. Not sure why, unless they were tired of dealing with complaints from residents about the shoddy construction.
There’s one concierge and the building manager who’ll generally give you lip service when it comes to problems. The manager has sent two emails to me stating that all of the problems I’ve experienced in the building and the apartment are the result of «bugs» that get worked out during the first year or so. If this was the case, they could just tell prospective renters to come back in a year when the bugs have been fixed.
Overall, I wouldn’t recommend Parc Riverside and can’t see myself renewing the lease at this point. My roommate jokes about what else will go wrong during our remaining months there. I’m sure there are better, brand new apartments in Navy Yard and I’d urge people to consider those before Parc Riverside. Living in a beautiful building doesn’t mean much if things like the elevators don’t work and you’re always having to call maintenance to repair things that shouldn’t need repaired after less than a year.

If you’re like me, you came to Unilocal to find out what people are saying about apartments in DC. I noticed that Parc Riverside didn’t have any reviews yet, so I thought I’d tell you a little bit about them to make your decision easier.
Bottom line up front: you’re going to want to move this to the top of your apartment search list. I will go so far as to say that you can probably go ahead and stop looking now; it really doesn’t get any better than this.
Key factors: new, clean, quiet, pet friendly, and a great location (a block from the Metro, and across the street from the DC Circulator and Capital Bikeshare). If you’re unfamiliar with DC, this area is booming! New restaurants, shopping, and of course the ballpark is a few blocks away.
The price is comparable to nearly every apartment I looked at in DC, and the amenities are what you would expect from a nice building like this; however, here are some key differences that I noticed during my apartment search: The staff is fantastic! The concierges are great, the maintenance is excellent, and the leasing staff is very friendly! Some of the reviews I read have nothing but bad things to say about their apartment staff. I can’t imagine anyone in this building having any problems with the staff. Another negative I often found is the noise complaints. Not here. The typical resident is a young professional type, but there are plenty of other demographics here as well. This is not a party dorm atmosphere, nor are there screaming kids, loud TVs, or wild animals. Sure, you may occasionally hear a dog bark, or the muffled noise of someone watching a movie, but it’s normal apartment noise. All that to say: the walls aren’t paper thin, and the residents are respectful.
I would say that of all of the apartments I looked at here in DC, this and Onyx on First (across the street) were the best. The distinguishing factor for me is that Parc Riverside has more square footage in their apartments, and the gym is great! Go ahead and pocket that money you were considering spending on a gym membership; you won’t need it if you chose Parc Riverside.
One last thing: the underground parking is very convenient, but expensive. If you need to keep your car, then you’re going to have to pay for parking around here anyway. The garage is a convenient option. If you really don’t need a car, you can probably save money and get rid of it. As I mentioned, there’s plenty of public transportation around here, and there are always Car2Go rentals parked on the street.
I’d say the only downside is the spelling… but I’m sure you can get past that.
So yeah… check this place out! I guarantee you will like it!
