Hodge on 7th

PROS: The price, of course, is the most positive thing about the Hodge. It is considerably less than even the «rack rate”(that is, not including discounts) quoted for the adjacent apartments. The Hodge onsite leasing staff is a second notable pro. They are pleasant, sometimes during cumbersome move-​in and maintenance repairs over which they have little control.
CONS. The number of things not functioning raise questions about the building’s habitability, and are not answered by the constant refrain that the building just opened in May. It did open, …charge full rent. right? So…
Examples: 1. The entry system for guests and deliveries has not been made operational. This is particularly worrisome because there is no «front desk» coverage at the Hodge except during regular business hours when the leasing staff will open the doors if they happen to notice someone trying to gain entry. 2. The elevator security system is not activated either. If an unauthorized person gains entry, there is nothing to stop him/​her from gaining access to residential floors via the elevator bank. I have found people waiting inside the exterior door (which also is not locked) waiting to gain entry! Scary!!! 3. Fitness Center not operational. Has not received monitors nor correct equipment. 4. Business Center same. Does not have all the promised equipment. But Internet finally is working. 5. Mail boxes still are not operational so any mail delivered is handled by leasing staff during their normal business hours. 6. Cheap, cheap, cheap appliances and fixtures. It’s a rental, but com’on! For example, the backing to the bathroom mirror is made of cardboard which I can bend with my hand. The mirror and all cabinet edges are sharp/​unfinished (I already cut my arm on the bottom of the kitchen cabinet.) 7. Courtyard still under construction 2 days from the beginning of July. This is significant because residents have no access to the roof, nor to the pool or rooftop amenities in the adjacent building also owned by Roadside. The top floor in the Hodge is occupied by residents from the adjacent building! You know, double the ‘prime penthouse space.’ So, Hodge residents’ only outdoor option would be the courtyard, except for the very few balconies that exist in the 90– unit building.
The list could go on and on. I have given them the benefit of the doubT with the 3 rating. Hopefully, the promised completion will happen on a timely manner, and obvious security deficiencies (including dusk to dawn security person— there are numerous at your other buildings that do not even directly sit on7th Street!) – at the building entry will be corrected before any major incident.
