2400 M Apartments

Very, very high potential to be an absolutely incredible building. Unfortunately they fall short on most aspects — which would only need a very small adjustment to make it a 5-​star luxury building (which the price indicates that it should be a 5-​star luxury building).
Building has a great lounge — very cozy and homey and a great place to watch TV, but it is located directly in the lobby and completely evaded by the noise of people entering, exiting and talking to the concierge.
Business Center — great concept, nicely decorated but the 2 computers (which are nice Mac desktops) haven’t been updated in years and are therefore useless because nothing on it works — a simple software update would go a long way. Too bad its so poorly lit in the business center that it’d be impossible to actually work in there. And there’s only 1 table — for a building that probably houses 1,000 people — mostly students too who often are studying in there. Why’s there a TV in the business center if there’s a TV in the TV Lounge? Seems like there should be more tables there?
There are 2 refrigerators in the business lounge, what are they there for? Looks like there used to be a coffee maker but there isn’t anymore. There used to be a printer as well, but now you have to email the file to the concierge to print. Also its directly next to the elevators so you hear the binging and people talking all day. Maybe a little bit of soundproofing would be nice. What’s the point of the business center if I can’t work in there, can’t see, can’t print and can’t even sit sometimes.
The concierge — way too variable. Sometimes they know exactly what they’re doing. Sometimes not a clue. The policies are completely all over the place. Do guests have to sign-​in (and simply scribe a fake name) or do they want to confirm visitors? They tell us to add guest access on our online portal, but then let everyone walk through the lobby. It’s nice to have a ²⁴⁄₇ concierge, but at least at night regulate visitors? Even food delivery people can walk straight in without saying anything.
There are 2 bathrooms in the lobby — very convenient, but they’re locked? What is the point of that. You have to ask the concierge to open them — but sometimes they refuse. Other times they’re too busy accepting packages, signing out packages, or not even at the desk.
The packages — they used to accept packages but now they only accept them if they’re a certain size of below. What’s the point of that? I might as well have all my packages just delivered straight to my door if I have to worry about the size of it.
Continuing with amenities, the gym is okay — can’t complain for a building gym. But the bathrooms by the gym are locked at night? ²⁴⁄₇ gym is great but the bathroom should be too? Also it’s located semi-​underground so there’s no cell phone service — wifi would be nice
The building is very clean, but probably because they are cleaning is ²⁴⁄₇. Why are you vacumming at 8am and cleaning the lobby at the prime time for people to leave. Shouldn’t you wait until 10/​11am to clean it so it’s clean when people leave in the morning and when they return from work? May help avoid the jumping over vacuuming cables — and the floor doesn’t need to be polished everyday.
Everything down to the trash room. There binds for recycle that indicate nothing on them. Should it be sorted? Bagged? Because most people just throw their garbage in there. And I’m pretty sure there’s no recycle dumpster anywhere in the building so is it just a «look we’re recycling but not really recycling» act?
Rooftop is nice — but the poolside chairs were broken most of the summer. Having a pool isn’t too nice if there’s no chairs by it to hangout on. You have the expensive, intensive part of having the pool — but then can’t invest in the chairs.
Building is located on M St which has a dedicated bike lane because the high use of bikes in this area — but nowhere around this building to lock your bike. The «bike racks» in the garage are terrible — there’s no way to actually get your bike there without lugging it through the lobby. Just add some bike racks outside the building — simple solution.
Otherwise the building is nice. It is built incredibly well, renovated and decorated great. Prime location. My recommendation, tailor a little more to the residents.
Brighten up the business lounge, soundproof it. Add the printer back and put in some more tables. A Keurig machine (you don’t even have to supply the K-​Cups) would make the world of difference. Update the computers.
Unlock the lobby bathrooms so people can actually use it. Accept all sized packages like normal buildings. Monitor the visitors in the evening and night — allow people to bring guests but make sure they’re guests? We are in the middle of a city after all. Add some bike racks on the sidewalk outside. Don’t clean the building during the primetime of the day.

If you have to move out early, get a lawyer to read over all the paperwork… DO NOT TRUST WHAT THE LEASING PEOPLE SAY… they will lie to you and convince you that you can «simply» transfer to another equity building but then keep trying to rob you blind of your money…

Made an account on Unilocal just to share my experience at 24M… Had to move to DC quickly and made the horrible mistake of renting an apartment at 24M. Although the building looks beautiful and the staff seems courteous and professional, DON’T FALL FOR IT! The walls are paper-​thin, the apartment is poorly made, and the leasing staff is TERRIBLE. They treat you like royalty when you first arrive, but they overcharge and overcomplicate everything — or simply don’t even respond — once you’ve signed the lease (Samar in particular). While the amenities and the location are great, the poor quality of the building coupled with the staff made this a horrible experience for me. I definitely do not recommend — there are much better apartment buildings in the immediate area!

I have lived in this building for two years, in two different living units that each had a year long lease. Now that my time at 2400 is coming to a close, I feel that I can adequately express my general impression of this building (which is mostly negative).
Full disclosure, I was a student at GW during my residency here, so one of the best parts of this building for me was how many other GW students lived in the building. I would say that this would be a negative for other residents who aren’t college students, but the building has really started to crack down in terms of noise. They have unfortunately gone too far with this; I once had someone from the front desk knock on my door at 10:00PM on a Saturday when it was just me and three other people in the room, and we were playing music at a low level. 2400 also treats all of its college aged residents with much more disdain, which they have some basis for doing, but is disheartening when you are genuinely a respectful and good neighbor.
The maintenance team is also fantastic, effective, and very friendly to interact with. Some of the people working at the front desk are also kind and a pleasure to interact with, although sometimes are clearly perturbed about dealing with some resident inquiries, especially about distributing packages. I don’t think it’s very fair that the management expects the front desk to deal with the large volume of packages received every day while also attending to residents’ needs.
These apartments are also very cheaply made. The walls are paper thin, which contributes to the level of noise complaints. The appliances break easily, and apartment is general is just poor quality for its price and initial surface appearance. The fact that it is so cheaply made makes the move out cost expenses even more ridiculous and exorbitant. I had friends in a 2 bedroom apartment that were charged for their carpet being dirty, despite the fact that management was ripping it up anyway, because the rooms are being switched from wall-​to-​wall carpeting to some kind of faux hardwood floor.
By far, the worst aspects of this apartment are the fees and administrative office. The leasing office personnel is just incompetent, and in the two years I lived there, seemed to experience a lot of turn over. They are terrible at making the terms of the lease clear, as well as returning correspondence in a timely fashion. They are also completely unsympathetic to negotiate or even explain the basis for the fees they charge, especially upon moving out of the building.
They charge insane fees for just about anything they can manage. For example, I lived in the building for 2 consecutive years, and only moved units once during that time. I was required to register my dog for a fee of $ 500 TWICE in two years. Apparently, changing units in the building, despite living there consecutively, required registering my dog twice. This is on top of a monthly fee for having a dog in the building, which is somewhere between $ 40.00 and $ 60.00 per month.
Their initial fees for signing the lease, security deposit, etc. were absolutely absurd, and by far the most out of any apartment building in the area. Moving out has also been a nightmare; they charge a fee on top of the normal rent if you vacate early, which is ridiculous, because that is helpful to them. They also charge you an insane amount if you don’t give them a month’s notice about whether you are vacating the residence, even if you signed a lease with a definitive ending point. When offering us to resign, they increased the rent by $ 600.000; despite the fact that the apartment was in worse condition due to depreciating value! Good luck not getting at least $ 1000.000 in cleaning fees, no matter how clean the room is or what good shape it is in. I made an effort to cover up all of the holes in my wall, vacuum and swiffer, empty the fridge and freezer, all the cabinets, clean the surfaces, etc.; and still got charged ridiculous fees.
It now costs $ 150 to rent the loading dock, which used to be free. It also is constantly booked, which makes it nearly impossible to make a time to move in or out furniture larger than a small coffee table. It is also against building policy to move any furniture in the normal elevators, and while you are allowed to move furniture out through the side door, there is no elevator, which requires you to use the stairs while moving heavy furniture. The alleyway next to the side door is also private, which means you will receive a $ 250 ticket if attempting to load even one trips worth of furniture or items into a vehicle.
I would honestly recommend looking at other residences in the area, and using 2400 as a last resort, especially if you are not a GW student. There are cheaper places with less fees, more competent staff, and higher quality rooms.

While the building is nice and most of the staff is great, I have to say that the way that they try to screw you during the renewal period is really quite off-​putting — and fully deserving of one star.
We signed a 10 month lease in August 2014, so we paid a bit of a premium to the street rent during that period. (~$ 3K for a 1 bedroom w/​a den) When the renewal period came, they tried to ask us for a 12 month lease that was an INCREASE from the premium rent that we were paying ($ 3,100+ for a 12 month and $ 3,200+ for a 10 month) despite the fact that our initial rate was inflated because of the shorter lease.
When we contacted them to let them know that their offer was insulting, they acted as if it was some big favor that they were going to offer us the street rent on the property instead. I mean, if they had offered us a renewal rate of $ 6,000 and then dropped it back down to $ 3,000 when we balked, would they then act as if we were getting a great deal at $ 3,000 off?
Buyers beware.

For a building that advertises itself as a «luxury apartment complex» 2400 M certainly fails to deliver. I would strongly advise anyone looking at moving into this apartment to seek other options in the area. Structural problems associated with the building include paper thin walls/​doors and cheap appliances which seem to break after minimal use.
The staff for the most part is friendly and helpful, with the exception of a few bad apples (a hired security guard on weekend nights most notably). I understand that they may not have the most exciting job in the world, but I at the very least expect them to treat ALL residents with respect (regardless of age). This is unfortunately not the case. Being a current resident of 2400 M as well as a college student, I often find myself treated as a second class citizen. This is a common trend among other students in the building and is a problem which management needs to deal with ASAP.

Despite the horrible reviews that I read on this apartment, I took a chance to stop by today after visiting several condos in the area. When I tried to enter the lobby, the receptionist never responded to my call from the entrance room. No problem. The real problem was that I never had a chance to meet a leasing agent in the office. The receptionist told me to wait but no one actually came to meet me. After I waited 10 minuites in the lobby area, I asked the receptionist how much longer I would have to wait. Had he explained why the wait was long, I would have waited more. Instead, he said, «You gotta make an appointment (you didn’t make an appointment so don’t complain).» Oh really? When I decided to leave the building he said, «Are you sure? Okay» as if I was going to regret. Wow. I wonder what he is thinking he is? I guess they have no problem with finding new tenants due to the abundance of students. It was the most unwelcoming experience ever. He says all about this building. The reveiwers were right. Thank you for helping me making a quick decision to not do any business with you. Good-​bye forever.

I have since recouped some of the crazy «fees» EQR has charged me. I also want to make a note that the fees that I had to pay were all combined with those from my time at another EQR residence. 2400M has by far contributed the largest sum, but you know, just to be fair.

I would have given it 5 stars if it were not for the crazy fees the management charged me upon departure in my opinion, I vacated my apartment at 2400M a month before the lease ended, and was charged around $ 8000 in fees… I did not break the lease, I paid it until the end, and vacated to do them a favor.
They charged me
— Early termination around $ 2500, which is not true.
— Insufficient notice, around $ 2500, mind you my lease has ended.
— 1 month rent for a vacant apartment, around $ 3000
It is a rip-​off in my opinion, a fraud the least to say, they wait for you to make the slightest mistake or changes, so they can put the craziest fees. I am suing!

The building has great amenities and is in a perfect location.
My bicycle got STOLEN from the «SAFE» locked garage. The building management told me that it was not their problem!!!
I was told by other tenants that other people have been robbed in the building (like inside their apartments) and that the management also did nothing about it.
So if you have nothing that you don’t mind stolen than this is a perfect place to live.

Love living here. Yes, it’s expensive. But it’s the best spot in town, in my opinion. Plus they offer short term rentals. Great pool! And event space :)

DO NOT LIVE HERE. I lived here a year and there are a significant number of issues you need to be aware of.
Firstly, the building is filled with students. They are loud, aggressive and cram as many people as possible into the rooms which the staff gladly allow to boost occupancy. These crowded rooms mean the amenities are just overused by students who stop others from using them.
Second, the staff are completely unaccommodating to any requests minus those involved in making them money which is effectively only during your move in where they will make you feel like a king. This stops immediately you sign your lease and then all their time is spent trying to sign new tenants and not looking after current ones.
Thirdly, the prices are super high for the area. You’re neither in Georgetown nor the busier, and more fun area, of 14^th St but you’re paying way over the odds. You’re subsidizing student living and all the extremely strict rules the building has is because of the students but the staff give no leniency to those who are good, reliable tenants. For example, the swimming pool, you only get one guest pass. Even if you ask one off if you have a few friends staying one weekend if you can have another the answer is no. This is vs a group of 6 students who live in a 2 bed apartment and have 6 passes for themselves and a bunch of guest passes — so again the pool is completely over ridden so don’t expect to use it. The roof is also not as nice as most of the newer and cheaper buildings slightly further East.
In summary, I wish I’d known this before I signed and I think this is a terrible place to live for the money. NO VALUE HERE.

Cliff: Notes: Spend your time and money elsewhere.
At first glance 2400 M looks to be a very nice place to live, don’t be fooled though. In fairness of a full review I will extensively cover all of the good, and bad things with this apartment. In the end what made it receive a rating of 1 star, though was its deception and leasing office personnel.
The good:
— While many buildings in most cities are prone to pests this one was not.
— The pool is a nice getaway from the hot summer DC temperatures
— The façade is well maintained
— There is a Starbucks, fed ex, CVS, and little restaurant right under the building (aside from the CVS which is down the block)
The bad:
*Disclaimer there is a lot more bad than there is good*
— The entire building is made incredibly cheaply and as such things break often.
— The amenities are lacking in quality as well. The pool was always cloudy which is absolutely disgusting and unhealthy. The grills are barely usable as it is nearly impossible to turn them on and, when on, they don’t produce much heat (a basic function). The gym is tiny and becomes overcrowded after 2 people are in there. They close off the roof after 10pm (most other places do not do this). You need to reserve the grills, which leads to people reserving them for two hours and either not using them at all, or not using them the entire time.
— Security is non existent even though a person sits at the front desk all day. The door by the garage opens easily when pulled and then all the person has to do is take the service elevator which has no lock. The front door is no better either. Being as how so many students live there people walk in and out constantly making it easy for people to slip in behind. The front desk does nothing to ensure that only residents and their guests are gaining access to the building.
— The price is exorbitant for what is offered and its lackluster location. It is in the heart of office buildings and yet charges as though it is the ritz next door. 1 block away for a near identical building I found a 2 bedroom with the exact same specifications, give or take a square foot, for $ 1000/​month less than 2400 M was trying to squeeze out of us. Needless to say, do some more research and you will find significantly better deals.
The Nasty:
One of the most troubling things that I experienced with my 12 months of living here was the beginning the end and every other time I had to deal with the concierge. Upon move-​in the leasing agent had not left my keys at the desk and so we had to push our move-​in back an entire day due to this, costing us more in u-​haul and hotel fees. They did not even apologize for this (yes I still had to pay rent that day).
When I attempted to get information about adding my dog to the lease it took months for them to respond to my query.
Lastly, and most concerning is as follows, upon move-​out we got the apartment cleaned and it was in the same condition which they handed it over to us. We spent time and money ensuring this. It is generally a requirement to do a walk-​through on the last day at most apartments to ensure that everyone agrees the condition of the place upon departure. We however were denied a walk through. In fact we were told that the leasing office said it was not needed, all was well, and we would get our deposit back. I originally thought how nice of them to not waste my time. Alas a few weeks later they post charges to the account for cleaning fees. In attempt to find out why I call the leasing office multiple times, but apparently they are busy every time. I then email the property manager and as of 1 week still awaiting a response.(I will add and addendum if this changes)
This is wildly inappropriate to deny someone a proper checkout, charge them erroneous fees, and then ignore them. It is actually illegal.
Conclusion: This place is horrific. Once you scratch the surface you will find that you are getting ripped off in literally every way possible. Spend your time and money elsewhere.

Don’t you dare roll your eyes at me little Miss So-​And-​So. I am on the elliptical machine so I shall choose what EVERYONE watches in this tiny little «gym». And yes, it will, in fact, be the the TNT Lord of the Rings marathon currently showing the epic classic The Two Towers. Why? Because for the next thirty minutes I refuse to soften my brain with Two and a Half Men. I won’t choke down the gag inducing tripe of How I met Your Mother nor will I suffer the indignity of Big Bang Theory. We get the joke, they’re nerds and that’s funny. Laugh at the nerds.
We are all going to watch elves and dwarves and orcs do battle for the soul of Middle Earth while you idly flip through the latest Cosmo which is ironically fueling the very self doubt which lead you to mindlessly undulate on these infernal machines. So, go on, sigh just a bit louder. I dare you. Don’t think for one second I won’t switch over the WETA and make you all bask in the glory of the Antiques Road Show!

1.5 stars. This is a glorified dorm for over-​privileged college students. They are loud, dirty, and have no idea what it means to live in a community. If you aren’t a student, I would strongly advise against living here. Plus it’s expensive.
On the positive side, the staff is great as is the roof.

I too would have given it 5 stars, but the quality of the tenants AND the willingness of the management to adequately address the problems are a 0.
Great facilities ruined by disrespectful tenants and impotent management. The comments about obnoxious college students, drugs, etc are unfortunately absolutely true.

The staff/​location/​building are all fantastic. So I would give that 5 stars.
However I would give the building 0 stars for the tenants. If you’re a college student then this is probably a great building for you. If you’re not, then you may want to check out other buildings or areas.
The halls frequently smell of weed, the elevators smell like alcohol during the weekends, and our apartment door has been knocked on countless times between 1am-​3am on weekday nights.
If these things don’t bother you then I would definitely recommend living here. If you don’t want to pay the high rent to live in a college dorm I would look elsewhere.

I lived in the 2400 M Apartments for only about 5 months (2÷09−6÷09) before moving back to California but I loved this place!
Such a great location, easy walk to either Foggy Bottom or Dupont Metro, Trader Joe’s around the corner, short hop to Georgetown, and of course McFaddens right down the block.
Building includes gym, business center, rooftop pool!, great concierge services for holding packages and more. The apartments are super nice and new looking as the building is only a couple years old. My roommate and I shared a one bedroom plus den apartment and she used the den as a second bedroom– the den was a tight fit but doable to live in this area and actually be able to afford the rent!
