Extremely frustrated at a business that lacks any sort of ethical fiber. They failed to change my address when I moved from my home and rented it out. I called and told it had been handled, apparently it hadn’t. So when my HOA changed the dues slightly I wasn’t informed and my auto payment continued at the pervious dues amount. Property management didn’t tell my HOA board that I had been paying, just the old amount for the past year and was now delinquent $ 300 due to the modest increase in dues. They just told them I was delinquent. Evans had my phone number but never made any attempt to contact me on it. By the time collections contacted me the $ 300 has turned into $ 1300. Evans told me that since I didn’t submit a change of address in writing I’m out of luck. I was never told to do so when I contacted them by phone and told them I was moving. I’d highly recommend working with some one else. Or getting everything in writing if you have no other option.

Evans Property Management in Visalia provides great service and does excellent work. I would recommend them highly! I am happy to have been a client since 2003!

Evans Property Management has been handling the Property Management duties for several rental properties I have owned in Visalia over the past decade and more.
Not only have they provided exceptional service, they have been wonderful in helping me to choose the best properties to buy. Before I buy another rental property, I always check with the office to find out their opinion of the units and the location. This has been an excellent service. It has helped earn me thousand of extra dollars over the years.
As a landlord, I also know that Evans has first rate rental agreements and they are quick to respond to any problems with the units. I have been very satisfied with Evans Property Management.

Evans has been managing my property for 5 years. They have found renters that have stayed in my property for more than a year. This tells me they have priced the rent appropriately and find the right renters. They deal with the day to day activities for me which is a great service to me. I would have to agree with some of the other comments about answering the phones. When I call I am unsure who I am speaking to in some cases. A little customer service training on the phones would be helpful.

Evans Property Management has been a real life saver! It was time for my mother to go into assisted living but we didn’t want to sell her home. Dona, Margie, and Bruce have been wonderful to work with, they arranged for the needed repairs and renovations to get the home ready to rent. They have kept it rented with responsible tenants and made sure the property is maintained. They are a pleasure to work with. I highly recommend them!

Evans Management has found wonderful tenants for my house for the last 8 years. There have been no problems when tenants moved.

I have been doing business with the Evans, both Bruce and his brother Ed, since the beginning, over 30 years. They are consummate professionals, efficient and friendly. I have become friends with Marjorie and Donna as well as the Evans boys.
The entire office goes the extra mile when it is tax time or whatever my needs might be.
I am grateful to have them as I am an absentee owner, and I trust them implicitly.

I have to agree with the other comment above, the front desk is rude and not very knowledgeable. When I called it seemed as I was bothering her, I would hate to deal with her if I was the renter or owner of a property.

Evan’s Property Management have been absolutely wonderful to work with. We changed to their Property Management Services over a year ago due to overwhelming problems with a different Property Management Co. in Visalia.
I have to say Dona has been a priceless asset to us (and to Evan’s Property Management)!
Our tenants are happy, we are happy, there is NO OTHER Property Management Company that I would Recommend so confidently, and so highly.

We were looking for a rental and stopped by to see a listing. The front desk staff was really rude and it seemed like she was doing us a favor by speaking to us. We left thinking if that was the type of person we would have to be dealing with by renting from them we would be much better off somewhere else.
