Deborah is awesome. She helped me with everything from finding a place to moving in. The complex is super quiet and friendly and all the staff are really nice.

My husband and I lived here for 2 years. Issues were rare. The apartments are pretty luxurious. There are a few things that I’d like to point out; cabinets and Windows (never really kept heat or coolness in and difficult to close). Mail was ALWAYS an issue for me, the mailman never really had a set time. Considering they have only one mail room, it became very frustrating walking a far distance everyday to check for mail (especially when I was pregnant during the summertime), then realizing it wasn’t dropped off yet. The rent does go up each time you renew so be prepared but I do have to say I was pleased with the fact that they have a flex plan to help you pay your rent in portions, rather than paying in full the beginning of the month. They also charge a pet rent, which I thought was very frustrating. I believe it was $ 25-​$ 50 a month, even though you paid a pet deposit. Yes, there may be homeless from time to time but that only has to do with location and honestly, I have NEVER had an issue with any of them. They pretty much go about their business. You do tend to get those huge ego guys who like to speed through the parking lot with their loud vehicles which tend to set off alarms from time to time, but once again that’s out of anybody’s control and you will probably deal with it anywhere. Now for the Pros! The Maintenance and staff have always been great. They fix anything for you weather it’s a clogged sink or your dryer not working, they’ll drop by and fix it, even if your out and about. When my laptop was out for repairs, I was able to use the residence laptop and printer to handle any of my business. It was always great to relax in the lounging room from time to time with a tv, free wi-​fi, couch, coffee, pool table, kitchen, etc. I think one thing that made my place feel at home was the accent walls you can have painted. We also got back a decent amount of our deposit too, which I did not expect, considering we had a cat. Honestly all in all, IF I had to choose to live here again; I wouldn’t mind. Like I said, a few changes would’ve probably made the stay a tad bit better.

I was visiting a friend of mine who lives in these apartments. They are very clean, well maintained & the rent is at a good price for the great quality of the residence. The staff that works there is very friendly & exceeds expectation. They are always smiling & very helpful. Two workers stand out the most. Sherry & Lynn are two of the most hardest workers I have meet. They work hard & always willing to go the extra mile for their residence that live there.

If I could buy my unit, I would. That is how much I love this place. Do you know what it’s like to actually get excited about going home? I feel like I am living in a luxury resort, probably because I am. You get what you pay for and anyone who thinks this place is overpriced probably in reality cannot afford to live here because I feel like I get every single penny’s worth. Have you seen other apartment communities in Vacaville? River Oaks is hands-​down the best, most beautiful, safest, best maintained and just all around the top-​choice in apartment living and if you don’t like it, there’s a complex right next door with a unit waiting for you!
I feel proud when people come visit. Look at the place! Helllllllo? Ironically, all the complaints on Unilocal are from people who clearly sound so bitter to be living in a multi-​family dwelling, because their ridiculous complaints are better suited for homeowners, but come on people, you are ex-​homeowners RENTING among hundreds of others in a large complex. Stop whining about living in the best place in town.
If you want to fly first class, you cannot expect to pay coach prices. By the way, did I mention how phenomenal the management team compromised of Lynn, Sherry and Diana are to deal with? Yes, phenomenal and management in the same sentence, you heard me right. This team is awesome, proactive, prompt and actually follows-​up to ensure they did their job to their residents’ satisfaction which for me, they do every single time. It’s simple: I pay my rent, come home, enjoy life and enjoy where I live. Not much more to it than that! If you can afford it, I wouldn’t recommend any place else other than here at River Oaks. You can thank me later.

This place charges your a ridiculous amount of money and they treat you extremely poor. Do not try to live here if your a normal person trying live your life. Your not even allowed to run your dishwasher past 9pm. People complain about any noise you make. There is also absolutely no parking. If you get home in the evening the parking lot is already full and there is not street parking nearby. When you sign your lease they offer you all these great amenities and tell you they are open late. Then you move in and they change the hours on you constantly. You cannot store anything on your balcony because they will make you remove it. My friend had a small American flag hanging on the balcony and he as forced to remove it because the neighborhood complained that it was a nuisance. They so have a huge problem with «water beetles» but let’s be real, they are cockroaches. At night if you walk outside they are just crolling all over the pathways. The office staff is constantly changing which means new people are consistently being given keys to your apartment. Overall this place is not worth the money and I would not recommend anyone to live here.

Parking issue is getting worse. I can’t even leave my apartment at night for fear that my husband (who works night shifts) won’t have somewhere to park. Where are we supposed to park if everything is taken? I save our car port for him but if I leave I lose the other spot. This NEEDS to be fixed. Something has to be done.

I have not lived here long and fortunately i did not read the reviews on here before i did. I love the place. The staff are very welcoming and personable. I’ve lived in California for only about 2 and a half years and learned quickly the rules of living in an apartment complex. So i could see where everyone complaining on here are saying but also understand.
I havnt had a problem with getting anything fixed and even when we do need something fixed theyre always so helpful to make sure we are comfortable with them being in our apartment.

Lynn at River Oaks has gone above and beyond to find a resolution in my move out situation. It’s nice to feel River Oaks has a management team that cares about the customer service experience of their current and former residents.

I’ve only lived here since August, but honestly I’m so impressed and really happy with my experience so far. I live on the second floor and have NEVER had a bug problem at all. I haven’t really had an issue with having guests find parking; the only thing is that I wish they would enforce the «no staying in a guest spot for longer than (I think?) 72 hours» rule because there’s three+ cars I keep an eye out for that have not moved since I moved in, and are just taking up guest spots unfairly. Besides that minor issue, I’m really happy to live here. Everything was well taken care of and clean when I moved in, and all the appliances work great. Everyone in the office is really friendly and helpful, and one of the best parts is the close proximity to lots of places. Less than five minutes from Target, Costco, Safeway, the outlets. It’s fantastic. Overall, I really like living here, and would definitely recommend it!

Office staff and maintenance crew are friendly and helpful. Sherry did a great job helping us get our apartment. Luis, Armando and Felipe have taken care of any maintenance/​repair issues within a day or two. Full size pool, gym and office area are some of the amenities provided. Also, free bottled water and fresh Starbucks coffee is a nice bonus.

I moved in May 2014. Since my move in, i have been happy to call this place my home. The staff has changed alot over the last few months but no change to the level of customer service. The front office ladies are really helpful and willing to assist any way they can and the maintenance crew, all three of them, are great and what they do! I live in the three bedroom model and must say that it is really spacious and well thought out. I am extremely happy living here, and it doesn’t hurt that there are tons of amenities within a short walk or drive.

I had an excellent experience with the staff at River Oaks «at signing» Tabatha was who I dealt with directly and was very knowledgeable on any inquisitions I had. Lynn and Sherry were extremely friendly and helpful… Little did I know that they’re monthly payments are the highest In Vacaville by far and no matter what you do and how much you clean on move out they will do everything in their power to not give you your deposit back and find multiple charges to roll into it. I lived there for 3 months and they say I owe them money do «mild cleaning». BULLCRAP!!! I got on my hands and knees and scrubbed, no pets, no smoke, perfect tenant. I f you do not care about hemorraging money monthly for a very small place and still getting slapped with a total BS bill on move out that they surprise you with this financial pitfall of an apartment is perferct for someone crazy enough to pay the ridiculous monthly rent

Update: Super late update: The roach problem never got solved (We lived there about 9 Months). The management is horrible. We ended up leaving before our Contract was up, due to PSCing (military family). The day we got our official orders I personally toke them to the office and told them we was leaving asked what date and to give them an address to where our deposit would be sent to. (I was extremely happy to finally get out of that place). Turns out they decided to keep our money and still made us pay more because we didn’t give them a 30 day notice (we gave them 3 week notice). We didn’t even know when we was PSCing until the Air Force gave us our official date and the same day we found out we told them not a date later. So how was we suppose to just guess a date ??? My whole experience there was Horrible and would never recommend anyone to move to these apartments. They sure do look luxury and very clean hmmmmm until u move in. Just save yourself a head ache !!! If I could I would give them no star rating.

I have lived here for 2 years and I have continued to hear the same complaints the whole two years. Let’s see, where to begin…
Okay first of all if you planning on living here during summer DO NOT get an apartment on the first floor. If you do then you’ll be fighting cockroaches or what the rental office calls «water bugs» the whole summer.
Second if you have more then one car or a visitor coming then don’t expect them to be able to get parking!
Also if you need something to be fixed then yeah most likely it’ll get filled quickly but it will most definitely break again in the next few months. Examples? Sure! My toilet seat has been «fixed» four times. My AC? «Fixed» three times. And lastly I hope you didn’t want to put your bike, BBQ grill, table or chairs on the patio cause you will get in trouble. Oh, by the way there’s no washing your car on the property so better save your pennies for a car wash.
One up side is that they are pet friendly here. Dogs of any size are welcome as long as their breed isn’t on the list of unwelcome pets… Airedales, Akitas, Alaskan Malamutes, Basset Hounds, Bloodhounds, Bullmastiff, Chow Chows, Dobermans, German Shepherd, Giant Schnauzer, Great Dane, Husky, Pit Bulls, poodles, Presa Canario, Rottweiler, St. Bernard, Terriers (West Highland, Jack Russell, and Yorkshire), or Wolf hybrids.
My dog, is a belgian malinois and just because she looks like a German Shepherd I have to show her papers every few months when a new employee is hired. Oh yeah, that’s another thing. Don’t expect the employees to stay here long. Gee– I wonder why there’s such a high turn over rate.
And how about the price to live here. You can become a part of the wonderful community and lovely one bedroom apartment for ONLY $ 1450 a month!

My future husband and I have been living there for going on three years now. Great place to live. The Staff is always friendly and helpful. We have had a few maintenance problems and when we let the off know they sent someone out within an hour of us calling. Always keeps the grounds clean as far as the parking lots, mail room, gym and pool area. I always get email updates about events that the office gives.
The only bad thing that i would say is cars staying in open spots for many weeks at a time. Everyone knows that parking in apartments is not the easiest thing. I have a problem with the same cars parked in opens spaces that clearly have not moved for weeks. If they want to say in that spot for weeks on end then maybe they should pay for it. Other then that I think its a pretty nice place to live.

I did not like living here and am relieved my lease is up in a month. There are dogs barking constantly and dog poop everywhere. There are a lot of homeless people and I had at least one solicitor a month at my door. For some reason there are always these sketchy teenage kids trying to sell magazines, but they only take cash… strange.
It is very expensive and I feel the office looks up what BAH is for the area (because it is public information) and charges exactly that for rent. BAH is meant to cover rent, food, and utilities because we do not make that much in the military.
They offered me to renew the lease but will up the rent by 100 bucks… really? I was a good tenant and if they really want to keep good, reliable, clean tenants they should at least offer the same price for rent for renewing a lease.
There are better places to live in Vacaville for the price I am coming to find

This place has its goods and bads. Its an ok place to live, not great. there prob is better in vacaville. things to think about before renting, my grade for them would be a C, below average, as you can see.

Everything has been great, so far we are 3 months into our lease and really enjoy living here! The pool area is one of the best community pools we have ever seen, it reminds us of a resort… great job! The staff here, from the front desk people to the maintenance are very friendly, I get waves every day from them, if you see any of them around the property, they are easy to talk to and will usually engage you in conversation to make sure everything is going okay. If you are looking for somewhere to live, please make sure this is one of your stops, you won’t regret it!
They also have some pretty cool monthly games they play in the main office, they have a good gym (never busy), and the apartment is nice, accent walls painted inside, washer/​dryer, and new carpet/​linoleum, we really enjoy living here! Check em’ out!!!

(3.5 stars) River Oaks is so close to me giving them 4 stars, but they’re just not there yet. First off, I’ve lived there for about 8 months now and there hasn’t been any major problems. I’ve read most of the reviews and feel people are a little critical because you’re going to run into minor issues no matter where you go (noise, the occasional insect, etc.) but it seems like one thing happens and they jump to the horrible review… anyways…
Overall, I’ve been very happy with River Oaks, the staff has always been friendly and any maintenance issues were resolved very quickly. For instance, the upstairs apartment A/​C was leaking through our ceiling enough to see the water stain and they had it fixed the next day. We haven’t had any issues with it since. Honestly the only negatives are they’re a little pricey and I can tell they didn’t use sound-​proofing insulation between the ceiling. We can hear our upstairs neighbors walking around or the baby crying. It’s not loud enough that it bothers us that much, but I could see it being an issue if you had noisier neighbors.
But at the end of the day, I think River Oaks is one of the better complexes in Vacaville.
