The Cadence

After living here for 3 years I can honestly say that this is a great place to live. The location is awesome if your one for the downtown life. Not to mention the sunlink is across the street so if you need to get to campus or university it only takes 10−15min. Management is great and do their best to accommodate you in the best possible way. I really liked how it was reasonably priced and also the touch of modern style made it somewhere I could live and focus on my studies. I recommend checking out the place to see if you can really connect with the place before making a decision to live there. If you are like me you will know if you like it as soon as you walk in!

Located downtown so your a walk away from everywhere you want to be. Sun link stop right in front, so you can get to the U of A campus easily. Built three years ago so the entire place is nice, not just the model they show to students. Urban loft style, lots of amenities, and great people. Also, they are the only student housing affiliated with the U of A, which means they only rent out to students — not like every other student housing place that has to let anyone live there.

The Cadence Staff is Awesome and I highly recommend living here. It’s close to restaurants and close campus.

This place is low par for what you pay. Management is ineffective and fluid. For example, I had a roommate that consistently smoked in the apartment and management was aware, yet, did not fine him or take any other steps to stop him. They even proceeded to tell me that he was fined, although turns out he never was nor did the management ever make a concrete move. They don’t care about concerns as long as you pay which seems somewhat sketchy. The place is right next to the railroad tracks and you can hear it every day with a huge horn, besides the other traffic noise; why would you pay for this? Parking is a nightmare with the garage and being downtown. Besides, the elevator is commonly broke down. On a good note, maintenance does a good job. Lastly, I would not advise renting hear as it is not worth the price you pay and the headache. Please do not be fooled by the smoke and mirrors.

If I could, I would have given it no stars at all. I was at the Cadence last year and it was completely horrible. The staff was just horrible, especially the management. It was practically run by a couple of young girls who acted like they do anything good. I had a terrible roommate situation where my roommate broke plenty of rules and leasing violations. When I did complain, they basically told me there was nothing they could do and I would have to move out. I decided to move out and all they had available was the tiniest studio offered at $ 997 a month. On top of that, my electricity bill was running about $ 125 a month and I knew that I was not using that much energy. It put me in a situation where I was too broke to be out of my apartment and too broke to stay there to use that energy. I regret staying there and putting up with all that nonsense. Do yourself a favor and don’t bother with this place.

Front desk is not very helpful.
I saw them texting, watch drama, talking, doing homework while working almost every time.
The maintenance is slow and painful. It usually take couple days.(at least 2 days)
The internet has disconnect at mid night at least 3 times in one year.
The housing is expensive about $ 800+ per month. And the parking is $ 800 a year.
The price is almost the same as Hub/​Tucson Level. But the front desk and location is terrible for U of A student. Since you have to (most likely) take Sun Link to school. That’s another $ 200 dollar.
The bottomline, this apartment is very expensive, the location and front desk really sucks.

The Cadence is a great student housing option that is poorly run. Location wise, The Cadence is perfectly placed in downtown Tucson. With access to the streetcar, the best bars and restaurants (read: Hotel Congress), and cool shops The Cadence should be the best place to live in Tucson. This is sadly overshadowed by poor management and employees.
I lived here the first year The Cadence was open, so naturally hiccups were expected. These hiccups include elevators that never work, incompetent employees, and a manager who is extremely rude and keeps a cat and lets it roam her entire hallway (follow your own rules). While I doubt the place has the same issues, the management needs to take charge and not allow these things to happen. The manager who let her cat live in (who was also extremely rude to residents) should have been fired, and the company should hire people based on ability to perform, and not just how many people they can bring in. Further, the company needs to get its act together with things like the elevator and fire alarm. Finally, my roommates and I left the apartment in a very good condition and were not given any security deposit back, which was simply outrageous.
I will say that despite the negative qualities, The Cadence was a fun place to live. Not the best quality, but with student housing that is to be expected. The place has a sleek and modern design, which is very attractive. The beds are very comfortable, and the furniture is trendy and nice (again, for student housing). The amenities are awesome: a rooftop patio, a pool, sauna, game simulation room, big screen TVs, and game room. Location, amenities, and style together make The Cadence a good place to live, but a place that could be even better if the company cleaned up its act.

I honestly wouldn’t even put a one star rating on this place, I only did because I had to. I HAVE NEVER HATED A PLACE MORE. I lived here the year it was brand new, and in no way was I expecting perfection knowing it was new but there were a few things I was expecting.
— A working elevator that did not break down every other weekend. Especially when people do their grocery shopping and have to carry up their things several flights of stairs.
— A fire alarm that doesn’t go off multiple times in the middle of the night for absolutely no reason.
— A manager who followed through with her own rules, including no pets.
— A maintenance staff that did not barge into my apartment unannounced while I was getting out of the shower.
— A maintenance staff that did not DESTROY my bathroom and step with muddy footprints all over my belongings.
— A staff that followed through on reprimanding a neighbor that was disrespectful and intrusive, attempting to barge into our apartment and blasted music Monday-​Sunday every hour of every day. We were told our building would be the quiet building and it was the furthest thing from it. Even the worst apartments in Tucson would have kicked him out after the amount of complaints we made against him, but not the precious Cadence.
— Parking that doesn’t suck as much as it actually did.
— A staff that would have mentioned that our bedroom windows were a mere 5 feet from the Tucson train that kindly blows its whistle at the most inconvenient times, morning and night.
— Excessive move out charges following details sent to us AFTER we had already moved out of the place.
I could go on and on about my hatred for this apartment. Bottom line, you are setting yourself up for misery if you live here. They rip you off with your payments for this place and it isn’t worth a penny and definitely not $ 850 a month. Guaranteed.
