Encantada at Riverside Crossing

I lived in this apartment complex for a year before I moved out on good terms. Here are what I thought were the pros and cons of living here, from my personal experience:
Pros:
* Good amenities in the area. They’ve got a movie theater, a pretty decent fitness center for an apartment complex, a good pool, a dog park, and two gates that exit directly to the running trail around the dry river bed. Starbucks at the rental office but I always went to work before they opened so I couldn’t use it. Never had to use the other amenities as well so I didn’t benefit from them.
* Nice front-​desk staff. They were polite and professional to work with when I moved in, when I had to add my girlfriend to the lease, and when I had to move out.
* Nice maintenance staff. They helped me out with some minor issues I had before I moved out. Great dudes.
* Low-​crime area and in a good position. Driving to work was easy because the complex was close to the highway junction. Also close to the grocery stores I shopped at (Lee Lee’s Oriental Super Market, Trader Joes, Costco, etc). Driving one block south and past the bridge leads to a sketchy area though, but I did not have a problem with crime.
* They hold some community events throughout the year, such as dinners at the apartment office and stuff like that.
Cons:
* Questionable interior quality for the price you’re paying. Towards the end of my lease, I was feeling nails sticking out of the edge of the carpets. The paint on the drywall scuffs/​scratches really easily. The wooden flooring was on-​point and didn’t get easily damaged from water, though. You have to be careful when living here which leads to my next point:
* They charge for every little thing when you move out. Didn’t dust the top of your ceiling fan? They’ll charge you. I’m sure they charged me with something because I don’t think I received my entire deposit refunded despite the fact that I paid professionals to clean and vacuum my entire apartment (including the ceiling fans) before I moved out and had them do a walk-​through (and they said I was good to go).
* They charge you extra to use their monthly auto-​pay system. One time they mistakenly thought I underpaid my rent even though my amount was correct. I didn’t get fined for that though.
* During the summer, they were having some bug problems along the exterior. Summer typically brings a lot of bugs, so I requested that they spray the exterior of my apartment building because I was getting a lot of spiders and other insects inside my apartment. They did do that but then they were having trouble cleaning up the dead bugs that were littering the outside. I think they eventually caught up after a few weeks but I had to personally sweep the area outside of my door.
Anyway, 3 stars for me because of the above reasons. There are definitely cheaper places to live if you don’t need the amenities.

I lived at Encantada for about 18 months, but i had to move to California before the lease ended so I had to break the lease and pay all of the fees which comes to a total of $ 4,111.54 exactly. The amount was paid fully not one penny missing. The move-​out date was Feb, 3,2015, i moved out before that date and handed in the keys of the new door lock that the maintenance guy Chris is his name i believe had to change because the old key i had did not work. A month later i get surprised with a bill mailed to me saying i have to pay $ 833.54 because i didn’t hand in the keys and because the apartment had some trash bags. The apartment was left clean and empty! After i contacted them they claimed that they contacted me several times but there was no answer, and they claimed that they emailed me as well. In fact i was the one who called several times and whenever i called the office i would repeat the same stuff i said before and i would get the same answer which was «we are going to let the supervisor know and she’s going to contact you in the next couple of days» and guess what? I never get any call back from them. So long story short, this place has an unprofessional leasing office, disorganized and simply a rip off. Everything is documented that they got my vacate notice form and their keys. Because they have a policy that states if you get new keys they take your ID, and retuning it back when the keys are returned, so how would i still have my ID if the keys we’re not returned? As i said unprofessional and disorganized

My husband and I resided here during 2012 – 2014, and the only reason why we moved out was because we relocated to a new state.
During our time at Encantada, we enjoyed it. It’s a very nice luxury apartment that offers nice amenities. I really enjoyed the gym, coffee, and the pool area. The theatre was also nice, and it was a great way to have a cheap date night at home :-) My husband and I also liked the location; there was an easy access to local stores, restaurants, and the the local bike/​running trail. I enjoyed the safe feeling of the environment and friendliness of our neighbors. Whenever we needed services for repairs, we received the in a timely manner. I also liked the events management would have for the residents. Those were always fun. Additionally, you can tell the staff took pride in the apartment community because they kept it clean… or at least tried to (see next paragraph)
The only negative that I could think of were some of the young college students that resided there. They were nasty, didn’t care about their trash, and wouldn’t clean up after their dogs. When we first moved in, there weren’t many college students. A year later, they started moving in, and we noticed changes. They would also do childish things such as move my nursing shoes (I don’t walk inside of the house with my nursing shoes). It was very annoying.
Moving out was a new experience for us because we weren’t used to cleaning every bit of dust, but we did it because we didn’t want to be charged. Other than that, we had no problem with cleaning the apartment really well (which we did).
We now stay in a luxury apartment in California, and I will be honest and say it’s not as good at Encantada. It’s bigger, but other than that, it’s not as nice. Also, the groundsmen don’t do as well as the groundsmen at Encantada.
Overall, I would recommend Encantada to someone looking for a luxury apartment in Tucson.

My husband and I have been living at Encantada at Riverside Crossing for over a year now, and we couldn’t ask for a better place to call home! The management team at the complex (especially Dee Dee, Greg, Iris, and Ashley) are incredibly efficient and kind. Coffee and tea are always stocked in the lobby, and they actually bring donuts for the residents every Friday morning. When anything has needed repair, maintenance arrives within the day, and if something needed to be ordered to complete the project, they order it immediately. The grounds are immaculately kept, and the pool is kept consistently pristine. The movie theater is also well kept, and the gym comes stocked with bottled water and towels. Living here truly feels like living at a resort. The amenities in our apartment match that of the overall complex. We feel truly blessed to have discovered this place, and we can’t speak highly enough about the staff that enables us to feel like everyday is mini vacation, no matter how stressful work may get. From reading some of the prior reviews, it seems as though in general, the ones who were not happy living here were either living in squalor or unable to afford the rent. The only fair claim against Encantada from what I’ve experienced was the arrival of some frat-​like residents who I haven’t seen in quite some time. On the whole though, the community here is generally very well-​mannered and respectful of others. While the rent is on the steeper side for Tucson, it is well worth it to live here. For those of you reading this that are kind, respectful and fairly clean, this place is a FABULOUS place to live!

My boyfriend and I moved in not too long ago and this place is super beautiful. I love having the Starbucks coffee. The office staff is always very friendly and helpful and I have no complaints about the apartment.

We lived at this complex for 12 months. It is a very nice complex with some nice amenities, but many things (most of which have been mentioned in prior reviews) make this a place to avoid:
1. Very overpriced. This place charges way too much for what they have, and actually raised rent for us when many better, cheaper options are available nearby (including across the street).
2. Not responsive to tenants. They never have water in the workout room in the evenings. They only have 2 varieties of tea, and when you ask them to get a certain variety, they may have it for a couple days and then never reorder it. They don’t offer options for recycling.
3. They screw up packages all the time. Many times we had things shipped and were never notified that they arrived. Though this could be attributed to the delivery company involved, the complex should let you know if they’ve been holding a package for a week.
4. Withholding deposit on moving out. We read the prior reviews and knew what to expect, so we had several walk throughs to alert us as to what needed to be fixed. These were absolutely ridiculous as the lady doing the walk through was pointing out things like dust on the baseboards and fan blades. We had holes in the wall from hanging a tv, and we patched these, and the lady told us they «may» still charge for these, but she would have to check. She never checked. Instead we got a bill for $ 50 for something that should only cost $ 2. We also got charged $ 50 for carpet cleaning, though we had a nanny that vacuumed our carpet everyday. We’ve lived in much better complexes in SF and were never charged for anything.
This place has so many vacancies and instead of lowering rent to fill them, they raise rent on everyone including existing tenants, forcing them to look elsewhere. Be informed before you move in here.

I have been living here with my boyfriend for over two years. This place is obviously beautiful… beautiful pool and great modern and new apartments. This place is definitely one of the nicest apartment complexes in Tucson. I would have given this place 5 stars two years ago. Unfortunately, the people that are starting to move in here have changed into frat party people who obviously don’t have a 9 – 5 jobs during the week. We live on the second floor and the walls are paper thin, I can sometimes hear conversations and even the shows my neighbors are watching. The stomping from our upstairs neighbor has driven us crazy for the past year… I’ve told the front desk but nothing has happened. Sadly my downstairs neighbors moved out who were never too loud and now there are new people below us who blast their crappy music all night… like right now. It’s 12 am on a Monday — I have to get up for work at 7:30 am and they have put me in a horrible mood that I had to come onto Unilocal just to vent! I have tried stomping on the floors to try to get them to stfu but nope. It is no help telling management because they won’t do much either. I’ve thought about calling the cops multiple times but have not done so yet. My boyfriend and I have decided that this is our final month here and were going to find a house to rent because we are sick of putting up with inconsiderate people! I pray for the people who decide to move into our apartment after us.

Good place.

My boyfriend and I lived here for a little over a year before moving across town. (I worked really far away and the commute was really starting to get old.) While here I had very little to ever complain about. As it should have been since we were the first people to ever live in our apartment. I too disagreed with our increase but we had reserved our unit while they were still being built and it was significantly lower than market rate.
Whenever we had a minor problem that needed addressed the maintenance was always on top of it. The maintenance manager was always super friendly to me and was very friendly and personable if he saw residents walking around.
The office staff was nice, I rarely went in there except to pay rent and my boyfriend usually went in there for coffee and towels and such and he liked talking to all of them so I’m sure they were great.
The gym was always clean and they had a child play area in there too, which if I had kids I can see being awesome. The only thing I didn’t like was that the water bottle fridge was always empty when I went in there. The pool was amazing and the hot tub too. By the time we left more and more U of A students had found it and moved in so there were only so many drunken conversations of how someones daddy said they needed to get a job or whatever. Ugh i don’t think there is ever a circumstance where someone wants to hear about how someone else doesn’t work and lives off their parents, its annoying. But anyways the pool and area were always really really clean!
The dog park and movie theater I never used so I can’t say too much on that. I did however live near the dog park and always saw them cleaning it.
One thing I thought was really weird was that our renewal notice was mailed to us, I’ve worked at apartments before and we always hand delivered them but maybe because the ones I worked at weren’t as «luxurious». Also after putting out furniture in the layout of the living/​dining area was kind of awkward.
We ended up getting our whole deposit back, which was expected, because we took super good care of the place a thoroughly cleaned it upon leaving. They however never called to tell us that and we didn’t receive the check until over a month after the time frame they said it would take.
Nice place to live, and conveniently close to everything.

For a place that considers themselves «high-​end» apartments, their management and customer service was definitely not high end. It was downright unprofessional and tacky. I was a tenant for one year and was up for renewal. I had received a notice informing me that they had raised my rent to almost 1400.00 for a 2 bedroom, which was a little over a $ 100 dollar increase. I already was having issues with the college kid frat house environment that seemed to have taken over the complex. I had complained that tenants were leaving trash bags full of pizza boxes and empty beer bottles outside their door. Tenants were also hanging towels over their balconies, making this place seem like project homes. In addition, there was never any parking for my extra vehicle and at times, I’d come home and there would be non-​tenants parked in my assigned spot.
Due to this, I decided to look at other places. While searching, I received a second notice about renewing my lease. The amount was for 100 dollars less than my original rent so I decided to go ahead and renew. I walked into leasing office and signed ALL lease documents with that amount and had stopped my search for other apartments.
A day later, I received a call from one of the managers (forgot name but I believe she was Asian) and she informed me that there was a typo with my lease and that it was for the $ 1400 instead. I told her that my renewal notice was for $ 1200 and that she clearly saw and typed that amount when preparing my documents. She then said that the it was a mistake and that it was $ 1400.00. I told her that I had already signed the lease and that the amount should be honored. She then said in a challenging tone, «well the manager hasn’t signed it.»
I decided to move out due to their unprofessionalism and the clientele they seemed to be cater to. I had to scramble to find another place but luckily I found one. It is actually quite nicer than those apartments and have not had ANY of the issues I’ve encountered at La Encantada. In addition, this place was way overpriced for Tucson. I am sure that is why 5 college kids would cram and split the rent for one apartment. That is all I saw in the months I lived there.

Where do I start? We lived here for 15 months. My fiancé is a doctor, we have two homes, we are not college students throwing parties and trashing the place. I’ve been renting since college, so over 10 years and I have NEVER had to pay a penny upon move out, until now.
For starters the manager, Krista blew both our phones up asking for an immediate call back. We called back multiple times out of pure concern from the urgency then finally heard back from her 5 days later. That same day we received our move out BILL for $ 1850.
Yes, you read correct, nearly $ 2000. A few items were warranted and we were fully prepared to pay for the holes (from art work, TV mount, etc.) in the walls, I forgot to take the stuff out of the freezer (duh) and potentially for 2 worn spots in the living room carpet where the couch and main chair sat. Upon removing the furniture for the first time in 15 months it was obvious the carpet had worn from daily wear and tear directly in front of the two pieces of furniture. I am not a construction worker, I don’t wear big old dirty boots indoors. In fact it is just my fiancé and we were part-​time residents. How on earth these two carpet spots were so worn is beyond me, I would hate to see what a family living there for 15 months would do to the carpet. To my point, the most disconcerting item on the move out bill was the $ 715 we have to pay to replace the carpet in the ENTIRE apt., even though the issue is only in those two spots in the living room.
Upon speaking to the manager Kristen, she informed me that, «Encantada is too nice of a complex to only replace the carpet in one area.» When asking her for a breakdown of the each item she let me know that this was the worst apartment move-​out she had ever seen and that I was lucky because she could have charged me much more, but was being nice.
That pretty much put me over the edge as I have no problem paying for any damage that we caused, but no one needs to hear that, especially from a manager at such a «nice complex.»
Let me give you a few of the items we were charged for and how much:
$ 20 — exterior landing (meaning in front of our doorway entering the apartment). Upon telling Kristen that we had a doormat down for the entire time we lived there, I was curious as to how we can be responsible for «stained concrete» that is an open to the public. She then blamed my 4 lb. dog for peeing outside the front door and that they would have to pressure wash it.
$ 60 — to clean (aka dust) the ceiling fans that we paid to get installed. Seriously? We had a maid come once a month. I didn’t get up on a latter to check them out, but then again I don’t own a latter to do so!
$ 20 — to clean the exterior of the sliding glass door. Again, why are we responsible for anything outside of the apartment?
$ 40 — Freezer clean out. Fine. $ 125 — Spare room nail holes (there were 4 photos hung — 4!)
$ 60 — clean (aka dust) the blinds
$ 50 — clean the (as in one) washer and dryer shelf that was located above the washer. Towels sat there for 15 months, I’m sure it was filthy and requires $ 50 of work to clean.
It goes on so I’ll spare you. Basically, we feel completely violated, so many of the charges are off the wall. I called the HSL corporate office yesterday to discuss Kristen’s behavior as well as request before and after photos and receipts for each repair. There seems to be no rhythm or reason as to how they calculated a $ 100 charge here or $ 40 charge there. If we are going to pay out $ 1850 after never being charged a dollar in our lives I want to see proof that ALL of that money went to these repairs. I want to know how they decide a washer shelf costs $ 50 to dust and a freezer costs $ 40, etc.
After calling the corporate office, I was transferred to a person who took down my «statement.» That was supposed to be emailed to the area supervisor and then they are supposed call me back within 24 hours. It’s been 24 hours and so far nothing. I will update this when I hear back.
On a final note, ironically, we moved out of our 2^nd home the next day and received our deposit back in full. My fiancé and I will stay away from HSL Properties from here on out as we have never seen anything like this.
