I am a former rental tenant with Corral Hollow Property Management. I had a terrible experience with Jennifer and Sue. Both are very unprofessional. I was told, by both ladies, that they didn’t want to hear my concerns, they were tired of answering my questions and I had used up enough of their time. The office does not reply to calls or e-​mail in a timely manner, unless they need something from you. I’d like to re-​iterate previous review comments: Run the other way!

This company helped me find my first rental home. I had nothing but excellent service and honestly have no complaints. Each of my emails were responded to in a reasonable amount of time. (within 24 hours, but most were much sooner) and they are not difficult to get a hold of. All of the staff was very nice and helpful to me and greeted me each time I came in. In my opinion, this is a great, knowledgeable, and friendly company and I definitely recommend them.

DO NOT RENT FROM THIS COMPANY!!! RENTER BEWARE! They are extremely disorganized and unprofessional. We had a similar experience to Gisela who posted a review before this. We were looking at rentals and they gave us keys to an already rented place. Very poor communication. They will violate your California Privacy rights. They will enter your home despite clear requests to NOT enter unless present. This is probably due to their extremely poor internall communication. I tried to call them about a critical repair in the house and had call 4 times before I actually got anyone to come out. Took nearly a month! They don’t return phones calls but will harrass the crap out of you when THEY want something.
Advice: Know your rights if you decide to do business with these people.
Google «California Civil Code Section 1954» Print it out and read it several times. They cannot comein unless you give them permission. They also, by law, cannot retaliate.

If I could give it ZERO stars i would. This place is unbelievable and i can’t imagine why they’re still in business. I came from the Bay Area to Tracy hoping to find cheaper rents, I came across this particular «property management» place and thought I would give it a try. First of all it struck me as odd that they don’t go with you to go see the rentals, they give you the key and send you away. I came across this place that I thought was good and was only $ 900. I was so desperate at the time that I took it. Little did I know that they didn’t even clean the apartment before they gave it to me, there was no light bulbs in the place, none of the light switches worked in the bathrooms and hallways and it smelled sooooooooo bad! Also, they didn’t even bother to give me a key, i had to take their key, go to walmart and make my own key with my own money because they only had 1 key to this place. I still ended up signing the lease for 6 months, I was desperate and I think they knew that and took advantage. The place was dirty, the kitchen blinds were filled with grease, the backyard was filthy. When I finally moved in, I had them come at least 3 times to come fix things that they didn’t even bother to look over before they rented it out. I couldn’t wait for my 6 months to be over… as soon as they were up, I was out of there with a quickness! NEVER again in my life will i go through these people. They also take forever to get back to you or just decide not to when you leave them messages. they also failed to tell me that homeless people used to break in there to do God knows what, I had to find out by my neighbors. No wonder the place stunk. Save yourself a headache and go somewhere else. i really hope these people go out of business soon!

So far, I am very pleased with their professionalism and responsiveness. I have done drive-​bys, checked out keys, and been escorted through properties. CHPM has provided accurate and timely information at all times.
My only gripe is that they can take time to get back to you, but they are answer the phones, and work Saturdays. To the previous reviewer, if an email doesn’t work, pick up the phone.
Delilah has been especially helpful.
I am moving in to my house in a couple of weeks, and I look forward to continuing my relationship with them.

we were from the bay area looking to move to tracy and started looking for rentals through them. the first time we went into the office they gave us 3 or 4 keys to homes that were VACANT and available for rent. we go to the first home and noticed a car in the driveway but we thought maybe the neighbors were using at as temporary parking. I went up to the door and knocked for a few minutes just to make sure no one was in there. I finallly used the key to open the door and the first thing I saw was boxes in the living room, and then a lady greeted me! I was like,” umm, the property management company sent us over here to see this rental.” She responded with,” oh, we just rented this place and just moved in.” What the hell! Scary to think that they gave me a key to a house where people were already living! They need some serious organization over there.

This is the worst Property Management company ever. We cleaned the house to better condition than when we rented it. We even had the carpets professional steam cleaned. We have still not recieved our deposit back. They keep saying they mailed it, when I asked where did they mail it to they say to me they will have someone call me and talk to me about it. The lady had a huge attitude and is very unprofessional. This is the Third time they have blown me off. We have sent several emails and they dont respond. I have read a few other reviews that are the same experience I am having. Do yourself a favor and dont do business with Corral Hollow Property Managment. When they listed the house to be rented after us they posted pictures of the house next door. I feel bad for the owners of this house for I see they still havent rented it. Every month that goes buy the owners have to pay. I let several people look at the house before we moved out. They must not have approved them. Anyway these people are rude unprofesional and rip off people. I am still waiting for my deposit and am getting pissed.

Please run the other way — do yourself a favor do not do business with this compnay you will be sorry you did, our beutiful home was trashed and they did nothing but pass messages, the tenant stoled our washer, the management compnay did nothing, the tenant did over $ 3000 in damages we tried to settle for $ 800 the management got us ZERO — the results was nothing, the quality of the people they wanted to place into our home next was «they pay cash» we just gaveup. When you do business with these folks you are on your own when it counts. Remember you hire a management compnay to manage your property, in other words to manage your headaches. They did neither. Frustrating to say the least, and getting a hold of any of them via email is aweful waiting 3 days sometimes. You home is special, go with a professional company, we cannot recommend them.

This is the worst property management company that I have dealt with. They are not responsive (expect to send them 6 – 8 emails) before you get a lame response like they will get back to you. The problem is that they don’t get back to you. If there was 0 star, I would give this to them. Their bookkeeping is a joke as well. They often have «mistakes» but they don’t rectify these mistakes. Don’t just walk away from this property management company, run away!
