Avalon Tinton Falls

Very satisfied and happy resident here! Been here over five years and very pleased with the apartment complex. Can’t beat the location, very centrally located and two minutes from the parkway. My friends love coming to the pool and anytime I have guests here they say «it feels like a resort». Grounds are well kept and buildings are kept clean. Maintenance does a great job on responding to calls and resolves any issues as quick as possible. The leasing office staffs a «class a» customer service team. They go above and beyond to provide great customer service. I love it here and I would highly recommend anyone to live here.

First of all let me start off with that ever since I moved to Avalon in 2010, I never stopped smiling .(: Avalon is such a great community with great people in it. The leasing office are such nice and happy people and maintenance are as well. whenever I see them driving around in their golf carts always brighten my day. The community is also very clean and well kept. You will never see garbage laying around or dirt in the buildings. Honestly if you are thinking about moving into an apartment I highly suggest moving here (:

Been here 2 months and am very happy so far. Management has been very accommodating… they even went as far as going out to buy jumper cables when I called the office needing assistance when the battery died in my car. Then they came over and helped me get the car started. That is above and beyond and I really appreciated their help in a time of need.

I highly suggest you do not rent here. It is so over priced it’s embarrassing. You might think you’re getting a good deal when you first move in when they tell you how «luxurious» the community is (not that luxurious when 25% of the community is section 8), and that they have a fabulous pool, and a clubhouse, and a gym, but the fact of the matter is, the price is not worth any of it. Do not look at just the price they give you as your «base rent»…you then have to add on $ 350 «amenity fee», then add another $ 500 fee if you have a pet, plus an extra $ 50 a month «pet rent» (PER PET), then another $ 15 for trash collection, then another $ 5 just to be able to park your car (and they DO NOT have assigned parking spots, so good luck finding a spot if you get home after 10pm… and you’re PAYING for this…). Oh and don’t forget you have to pay your own water and sewer. And don’t expect to get your security deposit back. They will find every way possible to nickel and dime you out of every cent of that deposit. And on top of that, don’t bother taking any complaints you might have to management. They will notate every complaint you make in your «account», and hold it against you every year at lease renewal time. If you are just looking for temporary housing, for 6 months to a year, then maybe you might like it here. But you certainly cannot call this place «home».

Rent is fair but a lot of extra fees associated with it. I have a dog and it’s pretty expensive. Yes most places do not accept them, but they don’t have fees for cats? That’s a little bothersome. The fee for amenities is fair, but there is a snake issue. Yes snakes. So if you plan on walking around the lake or want to use the dog run, don’t. You have to be extremely careful.
As far as being clean, for the most part it is. A lot of people do not pick up after their dogs but I have seen the staff go around picking up which they do not have to do. Units are small so a lot of people pile up their stuff on balconies which can look a little trashy after a while.
Hardly hear any noise unless kids are playing above you which is every one and then. The staircase is very creecky, but not a big deal. As of right now parking is no problem which is nice.
If the rent goes up next year most likely we will not return for another lease.

Read tons of reviews for this place and the negatives associated with it, but I am happy so far (6 months into 1 year lease).
It is true that Avalon nickels and dimes you, but they’re very upfront about it. If you have a pet, it’ll cost you (and I have one), but not many places take one. Build in the pool and gym into your cost as well. Certain «extra» things will cost you, like an extra fob is $ 50 (I wanted one for my dog walker), but I think it is more of a deterrent (so not everyone will ask for one).
The section 8 housing thing is true for every complex in NJ. It isn’t terrible. You’ll just see 5 year olds riding bikes in a busy lot without parental supervision and of course without helmets. Aside from that, the drug problem in my experience is non-​existent (yes, there’ll be smell of skunky weed almost every weekend just in the halls, but when places like CO has made it legal, is it that big of a deal?). Noise isn’t a problem either (except for the creaky staircase).
I also have to say the maintenance is top notch. They are very responsive and have their sh*t together. I have never had issues and I’ve requested things like shower temperature, door bell programming, and the likes.
I hear that my lease and all that stuff will go up in a year. We’ll see. We’ll look around, but if we renew for market price, I would be happy.
