We have just moved from this property after a very expensive short term rental during which we were planning an out of state move. The property itself is fairly well managed, clean and well maintained. However, we are very unhappy with the inequity with which their corporate management handled our departure. We did move out about 2−½ weeks prior to the end of the 3 month lease we had signed. We were verbally assured that, should we leave early we would receive a prorated refund. Now we were paying an outrageous $ 2800./mo for a 1 bedroom apartment that is far from luxurious with laminate counter finishes lifting at the seams, cheap flooring, a leak under the kitchen sink and every time we turned on the oven or a hair dryer the smoke alarm went off. We of course paid extra for the cat. Short term rentals are few and far between in this area, this is totally taken advantage of here.
My problem with them is this, I understand they would not refund my prorated rent till they had a new tenant but we would have been due 6 days rent refunded, they credited us those days but not at the exorbitant rent we paid but the reduced rate the new tenant is paying which is roughly half of what we paid. The accounting they gave me made no sense whatsoever and I am loath to speak to their patronizing useless customer service rep again on the phone.
New tenants beware, this company will take every advantage of you. I would never recommend any friend or acquaintance rent from them, if they could charge you for the air you’re breathing in the unit they would.

We loved living here at Eaves Thousand Oaks, and are sorry we have to relocate out of the area. A beautiful setting among the oak trees, my wife fell in love with the community! Good value for the money, beautifully spacious apartments. The staff here is amazing. Thank you Amber, Zach, Robert, Amador, and Jesus for all of your help! We had such a good experience here that we are staying within the Avalon community of properties with our move to Orange County. I have no reason to think our new home will be anything less than exceptional! 5 Star experience with Eaves and Avalon! You won’t regret moving here!

I came in for a tour last week to look for a 2 bedroom apartment. I didn’t have an appointment for a tour, but decided to show up anyways to see if they would be able to fit me in. When I walked up, I was greeted by the office staff. They were very nice and professional and let me know that they could indeed fit me in. The main guy asked me what I was looking for and what my time frame was. I told him and he took me to see a few different apartments that fit my criteria. While on the tour, we ran into a few members of the maintenance staff who seemed really nice. Unfortunately, they didn’t have an apartment open in my time frame, which is a bummer because the property is gorgeous! I can understand why everyone wants to stay and live here and I would highly recommend them even though it doesn’t work for me right now.

This is a wonderful place to live. The administration and maintenance staff are always professional, thorough, courtesy and helpful. And maintenance is addressed within 24 hours. The apartments are clean and cared for. Thanks Eaves for making this a great place to call home.

I’m crazy about the oak trees at this place. It’s a beautiful, welcoming home in a fantasy forest of beautiful oak trees. the pool and fitness center are amazing.

I went there for a tour first of all the staff are so friendly from management to the maintenance people. I thought the property was beautiful, the rooms are so spacious and love the pool and gym area, I ended up moving somewhere closer to work but I ever get transferred I will definitely will be leasing here…

I’ve lived here a little over a year. Yes it’s pricey but well worth the money. I love that the living space is an open floor plan. My bedroom has an enormous walk-​in closet and the bathroom is also spacious. The pool area is really nice and I like that it’s a fairly quiet but friendly complex. The staff are fabulous. I submitted a service request for my dryer and less than an hour later, Amador came to look at it and just a few minutes later came back with a brand new one! And he’s even looking into upgrading my washer. Never had a problem here. This will be home for quite a while.

I went there for a tour and thought that it was a beautiful property and well maintained. I ended up purchasing a house, but if I had not then I would have rented there! The staff were friendly and I ran into one of the maintenance staff and he looked very neat and professional.

Lived in Archstone twice, once in the 1 bedroom loft 3 years ago and currently in a 2 bedroom. Rent is extremely high and expect it to be raised year over year, (mine was raised 150+ second year), currently paying 2500+ (above what they are renting new apartments for, shady and a great way to reward loyalty).
— As of July 7^th, the pool and spa is closed. You can see it on the Ventura County page for (
). Reason? «Chemistry not within acceptable range».
— No issues with bugs or pets on the top floor (pretty typical).
— Service is prompt however they use a lot of cheap parts (oh my god the blinds are so cheap and terrible we’ve probably replaced them all). I’d estimate we’ve probably called for service 10 – 15 times over a year, and several times over the same item.
— Staff is friendly, no issues dealing with them. Grounds are well kept.
— Very safe area, never had any issues with thefts, nor have I seen any shady folks lurking (4 years ago or today).
If you don’t mind overpaying, you’re not after a luxury apartment and want a quiet safe neighborhood, this is for you. I’d rate this higher if they weren’t gouging return renters more than they charge new renters what’s already high rent for the area.

I have to say something about the service at The Eaves. I had a leaking water heater this morning. When I called, Amber sent Amador and another technician right over. They didn’t walk. They ran. They also came prepared with the correct water hoses. In just a few minutes the problem was taken care of. The service here is excellent and I’ve really come to appreciate that. Great job Amador!

Relocated to the area in ¹²⁄₂₀₁₄ and after searching many different apt communities we found this to be one of the better complexes in the area with reasonable rents. We have not rented apartments in over 30 years and this has been a huge adjustment for us but we really like the community. Leasing Staff was great. No issues with rodents or insects. Grounds are always clean. Safety was a concern and we feel very secure here. I have had a couple minor issues and maintenance was prompt and fixed everything with no issues. My lease is not up until the end of 2015 so we will see what happens, although I hope we have found a new home by then. Rents for apartments in general are crazy high!!.

Lived there many years. Rent is outrught and blatently meant to rob you blind. $ 2,300+ a month? I could make mortgage payments for less. Grounds are kept nice thamks to the gardeners at 7 am 4 times a week in front of my window while i sleep 2 feet away. Spiders are a huuuuuge problem. They are everywhere and thats not a joke. The office staff refused to follow the guidelines of our contract in various ways (that would be amber) and often straight lied to us to get more money. The only gokd thing is the repair staff are and have always been A+. Never had to ask them to fix something twice and when they did have to come it was friendly.

Due to the large Oak trees outside the unit, my 20 year old daughter who is in college and her roommate have been dealing with rats in the apartment!
There is a hole under the sink and they are getting into the apartment that way! Pest control has set traps up in their attic and sink… so now they are listening to rats die!
Unacceptable.

Can I rate Archstone Apartments a zero? Archstone is now (as of 04/​18/​2013) owned by Avalon Bay and Equity Residential. This unethical and completely morally bankrupt corporation has stonewalled me for 2 months in regards to a $ 1800 security and pet deposit. Gave proper notice, the left the apartment spotless and returned all keys.
I was referred to the Customer Care Center in Virginia (877) 282‑6246 by previous property manager at Archstone Apartments, Amber Turner in Thousand Oaks CA. I called the CC center 15 to 20 times in the last week to week and a half, only getting through the voice mail 2 times and being told each time someone would research my account and get back to me in 3 to 5 days. Now when I call the voice menu doesn’t recognize my contact information and hangs up on me.
I’ve called Archstone/​Avalon Bay office in Newport Beach office and tried to speak to Katie Blandino (Residential Issues department) (949) 955‑6200 ext 5483 and left several messages requesting the status of my deposit to no avail and no response back, none, no letter, no email, no phone call. I was also referred to another person Amanda Kerrigan in Encino office at 818.386.8950 and you can guess what happened — no psychic abilities needed, no contact and only voice mail.
I’ve called Equity Residential corporate office in Chicago (312) 474‑1300 (there are 60% owners of the previous Archstone apartment properties), same reaction sent to voice mail of the residential relations department. When you call if you get a person and ask who has the authority or is in charge of returning your deposit, 99% of the time the answer is all I can do is transfer you to another person and I have no information to give as to what person is handling your deposit or anything else related.
On one review I recently read the reviewer who had to get an attorney to sue Archstone, said «more evil than Osama bin laden». That tells you how nasty Archstone/​Avalon Bay/​Equity Residential is and that they flagrantly disobey the tentant landlord laws and has zero respect for tenants. Don’t believe me still? Google, lawsuits and Archstone apartment for example and see for yourself.

My girlfriend and I were thinking of moving here because our current property was raising our rent significantly. We put an apartment on hold for $ 100 on Friday, without seeing the property, because it wasn’t available for another 3+ weeks.
Our situation changed and we decided to stay with our current home Monday night. I called Tuesday morning to say that we don’t want the property anymore and we would like our $ 100 hold deposit back. They then told me that I can not get my money back because it was past the 3 day hold window…
WHAT?!
No one ever informed me or my girlfriend that we had 3 days to withdraw the hold and get our money back!
I called the property 2 hours after they opened on day 4, and they said it was too late. I’m stuck. THIS IS TOTAL BS! How am I supposed to know that I have 3 days to back out, when I was never made aware of this?
As I was filling out the application, I started to read some of the policies on the back. The person working with us then said I don’t have to read it, because its just standard legal stuff about the application. Apparently, that’s where the 3 day policy is written — and they told me not to read it! Are you kidding me?! That’s a scam!
We stat in the office for over an hour going over paperwork, and deciding if this was a place we wanted to live, and not once did the 3 day withdrawal period come up. They did mention multiple times that if we weren’t happy with the property, we could switch to a different one, but no mention of that glorious 3 day refundable hold.
This is a total joke! Customer Service at their worst. They still have 3 weeks to rent out that apartment, and at the rate that they have it going for, it will be gone by the end of the week.
So not only are they making money on rent for the next tenant, they made an extra $ 100 off a policy they neglected to mention!
We want our money back and they won’t give it to us!
TOTAL SCAM ARTISTS! They have shiesty business practices and won’t tell you everything you need to know.
I wonder how badly they treat you if you’re an hour late on your rent payment…

I absolutely love living here!!!
The office staff is SO friendly and helpful. they have helped me with all sorts of things, such as first aid for my kid, carrying packages, connecting a water filter to the faucet, you name it! They are always smiling, welcoming, and also super efficient.
Maintenance works like a charm. any little detail is fixed before you know it!
The pool area is gorgeous, and I love the new 2012 landscaping, MUCH nicer than before. The gym is small but great, the grounds are pretty for walking, and the new bicycle and rollerblading trail is only a few blocks away, taking you all the way to the TO library.
The neighbors are wonderful.

I have lived in Archstone Thousand Oaks for nearly two years. It was my first apartment when moving to California and I have to say it has been an amazing experience!
The apartments are nicely painted and cleaned before move in and have a high quality, almost luxury feel. They contain features that some apartments do not have, like in unit washer/​dryer, available hardwood floors (I highly recommend: all you need is a swiffer, lol), online rent pay, etc. The area is perfect for getting on the highway quickly for work, or driving locally to the Oaks Mall, Ralphs, and other businesses. I will miss the ability to get anywhere in T.O. relatively quickly. Thousand Oaks is also one of the safest places you can possibly live in the US.
The response of the repair staff is very quick. Leave an online repair request and it is usually done the next day before you get home from work.
What impressed me the most is the quality of the staff. The leasing agents, and maintenance staff are friendly, polite, and professional during your entire stay there. My favorite leasing agent was Alyssa Anderson. She made sure all our questions and paperwork were addressed and she was always a blast to talk to!
For a great, quiet and modern place to live in Thousand Oaks, I recommend Archstone Thousand Oaks with flying colors!
