I have lived here for just over a year and feeling relieved that I’m moving out soon. The appearance of the apartments and the office is nice on your first visit. But once you start living here, you realize that that’s just the surface and the day to day interaction is mediocre.
My biggest pet peeves with living here have been
The management and staff have really little understanding of customer service
They charge almost $ 30 a month for valet trash, but 50% of the time the trash doesn’t get picked up from my front door
The appliance are all old. In the one year I have lived here almost all my appliance required service and they are not very prompt with their service either
The other day they showed up at my door asking to barge in for inspection and maintenance. They claimed there had been a notice while I hadn’t received one and once I asked that they come back so that I would be prepared, they were very rude about it. Once they came back they walked all over the house with dirty shoes and left marks all over the place.
I’m generally very disappointed about this place and wouldn’t recommend it, unless you really have to and don’t have a better option available to you.

I’ve never had a renting experience like this before, which is a great thing. I moved to RHR in 2011 and had a very pleasant experience the first 2.5 years. When Berkshire took over and all management was changed, the pool and hot tub were dirty, dog poop was left all over… the whole place went downhill rapidly.
I had a bee infestation in 2013 and they didn’t address it very quickly. During the last few months there, the water heater blew out while i was at work and no notice was given to me of the situation. I got home around 7pm to an unlocked door and balcony door wide open, heater full blast… very shady. I gave them a piece of my mind.
The worst of it was moving out. They kept a $ 500 pet deposit for «damaged carpet» and wanted another $ 140 on top of that. This was after being told I would get a $ 111 refund. This place has horrible business practices, and management was very rude.

Lived there for about 3 years despite feeling that the rent was a bit much for what this place was. Yes it’s nice enough to not make you feel like you’re living in a dump. Not too many problems except when it came down to leaving I ended up having to pay for cleaning. My place wasn’t left a disaster, but charging $ 632 for unvacuumed carpet and leaving a toilet paper roll and a scrubber is ridiculous in my opinion. Besides, if they’re charging me for one stain on the carpet what does that tell you? They’re not giving you new carpet as a tenant and they’re only washing it which is gross in my opinion. Apartment living sucks no need to add to it by nickel and diming in my opinion. Explore your options!

We’ve lived here for about 6 months now, and we love it! Our apartment is maybe a little dated, but that was not a deal-​breaker for us – it was very clean when we moved in, and we love the open floor plan. The high ceilings and the crown molding add a nice touch and having a washer and dryer in the unit is very convenient. The community is quiet for an apartment complex, it is located within walking distance of the Super Target (which is probably terrible for my Target addiction), and is a quick drive to I-​25 which is great for people who work downtown (like me). The couple times we’ve had to schedule maintenance, they’ve been out within 24 hours to fix the problem. The office staff is very friendly and professional, and I get the feeling the manager genuinely cares that the residents here are happy.
Here are a few things that the prospective resident might find useful:
–There are no utilities included in the rent – you have to pay for water, trash, sewage, and a pest fee (which usually totals about $ 60/​month for us, give or take a few dollars) and that’s in addition to gas and electric, which I guess will vary depending on your own personal habits. This is not «hidden.» It’s in the lease, and if you ask the leasing agent when you’re looking at the apartment, they’ll tell you this (I know, because we asked before moving in).
–There are certain «community rules» you’re expected to follow which are really no different than if you lived in a house in a neighborhood with an HOA or a covenant controlled community. Some of these include things like not leaving your trash can out and picking up after your dog, which are pretty reasonable expectations. If it’s super inconvenient for you to bring your trash can in before 9 a.m. or pick up your dog’s poop, then you might not like living here. I’ve heard people complain that the fees they charge for not abiding by the rules are unreasonable, but I think it’s unreasonable when I step in your dog’s crap, so you know…
–The complex is truly pet friendly, so there are dogs of all shapes and sizes about (though I think there are some breed restrictions). This means that there are doggie poop wastebaskets (which, yes, sometimes stink), there are areas where the grass is dead from excess doggie traffic, and occasionally you can hear dogs barking. If you hate animals, you might not like living here.
–There are a lot of families here (i.e. there are a lot of kids), and kids can sometimes get noisy and rambunctious. I have a kid of my own, so this doesn’t bother me, and we love our location right off the main courtyard (where all the kids seem to congregate). If you aren’t a fan of kids, there are plenty of apartments that don’t face the courtyard, so this is probably a nonissue for most people. That being said, even with the kids and the dogs, this is still one of the quietest apartment complexes I’ve ever lived in.
–The complex is right next to a cattle ranch and some days you will catch whiffs of it when you’re outside.
I’ve lived in some pretty horrible apartments, and Red Hawk Ranch is definitely NOT among those. If you’re looking for a new apartment complex to live in, take the bad reviews with a grain of salt because as you’ve probably noticed, all apartment complexes seem to have mostly bad reviews. Personally, I think this is a great place to live, and we plan on staying here for a while.

I lived here for 3 years and loved every minute of it. The only major issue we had was a leak from the third floor apartment, which caused ceiling damage to our second floor apartment. Maintenance was able to fix it relatively quick. Even though valet waste removal is convenient, I don’t think you should force your residents to pay for it. The pool is wonderful in the summer — no other complex compares to it! The workout facility was better than most that I’ve seen. I loved being close to so many great restaurants, shops and within 30 minutes of Denver. I felt very safe in the area. If I was renting in the area again, I wouldn’t hesitate to go back.

Red Hawk Ranch… An apartment complex FULL of HIDDEN and OVERPRICED FEES. BEWARE the «show apartment» is updated while the apartments they put you in are NOT. Cabinets are falling off, windows leak, washer and driers are very old, and THEY DONT ENCLOSE THE FACT THAT THE KITCHEN DOES NOT HAVE A MICROWAVE. The Trash and dog wast cans are constantly overflowing and there is trash everywhere. SAVE YOUR MONEY! Move somewhere else

Maintenance steals from cars early am and enters your apt when you are gone leaving there coffee cups and toilets overflow but maintenance says it’s ok and laundry drains into apartment flooding the place… this place is trash and the ppl cleaning the pool are maintenance don’t trust that pool water it had algae all last year and they didn’t have a clue how to clean it… don’t move here.

Mold, terrible maintenance, over flowing trash dumpster every Monday and overflowing dog waist bins. Discussing.

What an awesome place to live. We have been here for 5 months and really enjoy the amenities and staff. The amenities include a HUGE workout room. About 8 different workout machines with a big wall mirror, weights bar, exercise ball, mat’s, cubbies. I am not counting the tv’s because there is no volume on them so they are kinda pointless.
There is an Olympic size pool and hot tub. Both are clean year round and heated. Volleyball court, basketball court, kids playground and doggie park. To the back of us we have a pasture with horses and cow. That’s my favorite part.
The staff is always polite and friendly. A few times my husband left his key in the workout room and every time they were understanding and helped him get his key back. Instead of waiting for us to be late on rent the manager took the time to explain how we can avoid it ahead of time. He took the time to sit down and walk me through it. I can’t say enough about the staff because it is hard to find really good apartment staff– I really appreciate ours!
The best part is that the halls of these 3 story apartments get cleaned every 3 or so months. Really enjoy living in a well maintained apartment complex. And to top it off we got a really good deal on the rent. Consider these apartments if our thinking of living anywhere near Thornton or Northglenn.
