I am a professional Real Estate consultant who specializes in the buying and selling of residential real estate. As I have lived only three years in The Woodlands, I had to find out all the «happenings» that were going on around me. With this knowledge, my clients receive the latest information on The Woodlands and the surrounding areas. I’ve made it my professional goal to be able to see my community in the eyes of potential clients. I provide services to The Woodlands, Magnolia, Spring, Tomball, Cypress and Houston. Established in 2007.

I joined Walzel Properties team in March of 2014 because I wanted to join an agency that had the same values and work ethic that i value. Before joining Walzel Properties, I was with Keller Williams for one year. I have over six years of Real Estate experience from my time that I worked in New York City & here in Texas. With my experience, backed by the integrity of Walzel Properties, my clients know that they are working with a number one team.

I am married to my husband for over 23 years and we have one child whom is 17. Our son is a student at the highly respected Woodlands High School. We moved to The Woodlands in 2011 and picked The Woodlands to live because of the amazing schools, the outdoor living that is available to you and also the feel of nature that surrounds you. Before moving to Houston, I lived in New York City and Charlotte, NC and I have over six years of experience in residential Real Estate in New York. I enjoy working with families that are looking to either buy or sell properties. Due to my commitment to each client, I’m here to work on their behalf and the relationships that we build are not just transactional, but lifelong.

The other reviewers are absolutely right — Dawn is incredibly personable, and IS ON TOP OF THINGS. I don’t know how she does it, I am still impressed at how organized and how good of a memory she has.
Don’t get me wrong, buying a house for the first time was very stressful for my husband and I. I applaud anyone who says the process is anything other than that. However, Dawn showed us first-​timers the ropes and helped us feel comfortable. It takes me a while to trust anyone and I can assure you that you can trust Dawn.
It’s been over 2 months after we purchased our home and Dawn is still answering our texts and calls with questions on how to do things in our home. You aren’t just buying a home with Dawn, you are getting the experience she’s gained from staying in touch with her customers — recommendations on handymen, insurance companies, and lenders. Of course, shop around for lenders (our credit union gave us a better rate) but her network and her relationship after closing has been incredibly valuable to us.
We would highly recommend Dawn and we are looking forward to working with her in the future.

There are not enough positive words to describe how incredible Dawn is! We found her on Unilocal and the reviews were awesome, we thought she was too good to be true. Turns out, they were spot on! With the help of previous Unilocalers, I found Dawn Beltrami real estate agent. The reviews stated exactly what we were looking for. I spoke to a few agents, however, chose Dawn based on recommendations from Unilocal.Needless to say, they were right. Dawn is a professional real estate agent who works hard and is a pleasure to be around and work with. She helped us find our dream home. She consistently checks in and advises us in every step. Never out of touch I felt she was always working for us even though we were based in California. Her level headed approach was welcoming, she is extremely knowledgeable about buying and selling homes and all that goes with it. She was on top of everything to the very end. She interacts with the appraiser, service contractors, follows up with the buyers agent etc. She also goes out of her way when needed. Dawn did above and beyond what I was expecting. So good we even hired her again to sell a home. She sold it in 3 months! Thank you Dawn!

Seriously Dawn is the best agent ever! We came down from MD on Mother’s Day weekend to find a rental for a year. All was good and then on our move from MD to TX we got a phone call from her explaining how the rentals hot water heater exploded and completely damaged the inside of the house. She went and inspected it for us and said it was not livable. She quickly did a search and sent us new rentals. In the matter of days she was able to find us a new rental (even better than the previous one) which helped save us a ton of money in hotel, kennel and storage fees. I picked Dawn from reading reviews on here and I’m sooooo glad I did. We are looking forward to working with her next year when it’s time to buy!

I cannot overstate the service that Dawn provided us. She went above and beyond what we could imagine expecting in a real estate agent. She was extremely knowledgeable on the Woodlands, the market, and managing expectations. She quickly understood what we were wanting and what we were not wanting, and she was extremely efficient in only showing us homes that we would be willing to live in. We found our home the first time we went out with her.
We found her on Unilocal after spending days going to almost 25 homes with another realtor who was completely unhelpful. With Dawn, we did not have to worry and that was what was priceless. We felt taken care of.
Since we were coming from out of town, Dawn understood what we were dealing with as a transplant herself. She made the whole process extremely smooth, efficient, and a joy to be honest. She was always on top of everything, and we knew she had our best interest in mind. She explained many things to us that we, as first time homebuyers, did not know, and we felt very taken care of by her. When we decide to move again one day, we will be sure to go to Dawn and will recommend her to anyone looking to move to the Woodlands. She was a blessing to us.

My husband and I are so glad we found Dawn! Buying a house in TX while residing in NYC is challenging but Dawn made it possible; we closed within 2 months! She is very amiable and personable and her willingness to check out any homes for us is just awesome. What we really appreciate is that she returns our calls, emails, and texts promptly, which sadly, we cannot say about all agents. In addition, she helped greatly with the communication between the builder and the lender. She is knowledgeable and works at our pace and isn’t pushy at all – that is something my hubby and I really appreciate as well. We just dislike pushy, in-​your-​face agents. Dawn is an extremely knowledgeable and professional realtor. She is very conscientious and thorough.
We are moving to Texas from out of state and flew in to look for a home. We had very limited time. In the first meeting Dawn immediately grasped who we are as a family and what we wanted in a home. She was knowledgeable about the different areas and adjusted her search as we went based on our feedback about each house we saw. We found our home the first day. Given our responses to homes we visited, Dawn suggested we consider a new build which was something I hadn’t considered. The community she suggested was perfect for our family as were the homes. Dawn helped negotiate the initial contract and has continued to monitor the builder over the months to ensure everything is moving ahead smoothly.
Dawn also helped me find an investment property. She was just as adept and professional when working with investment criteria as she had been when finding our home. She found exactly what I was looking for and worked hard in the negotiations to achieve the best terms possible. Even though Dawn was overseas when the escrow closed, she called, emailed and continued to work to ensure a smooth closing.
In addition to being an excellent realtor, Dawn is personable and fun. I enjoy the time spent working with her and will definitely call her for any future real estate requirements.

Moving to Texas from California was a challenge to start with. However, finding Dawn to help us was the best thing we ever did for our move to Houston. She was highly referred to us. Dawn was able to make it VERY easy for us, even though house hunting can be tiresome, she made it totally seamless and as stress-​free as possible.
For one, she always took and returned our calls promptly, which is one thing that many agents don’t actually do on a timely basis. She answered texts and emails quickly and had an answer to our many questions about the Texas areas. She new her stuff and was very genuine! She got down on her hands and knees during open houses to check out attics, basements, garages, and small closets. I’ve never seen that in any realtor. She helped us look beyond the surfaces to the «bones» of the houses she took us to really find the best structural homes and she had the willingness to dissuade us from buying certain homes that appeared good on just the outside. One home was right across the street from a Community Center and we are people who do not like a lot of traffic in front of our house. Trust me, we never would have seen that from the photos or open house on Saturday if she hadn’t pointed out to us. But it wasn’t all the little things she found, she also went to bat for us when it came to negotiating the details of the sale with the sellers. She got us the most fair deal ever and even went a few steps further to make an even better arrangement possible for us. Her interaction with the Lender was also amazing!
Not only was she very professional in her business methods, but she is also extremely personable and friendly. A true joy and wonderful personality! I cannot stress enough that she is the person you want on your side when it comes to finding a home. It’s like having a family member helping you out. One phone call to her and you will be hooked!
I am writing this from my new house in the most beautiful and perfect area that I now call home. Thanks to Dawn.

Finding a home for your family is hard enough, Dawn makes it so much easier. She goes out of her way to make sure you are happy. I will only use her for any move I make. Dawn is very knowledgeable and understanding of situations. Even after we were moved in and settled down, She still checks up on us and answers any questions we have.
