University Pointe

This place is not even deserving of a one star. STUDENTS, DO NOT GET FOOLED BY THE LOCATION! Although, the convince of being right next to campus is a five star factor there is nothing star worthy in these complex units. The prices have gone up every year with no renovations done to the building to explain the price increase. Theses awfully tacky apartments offer little to no amenities. The only reason I moved into university point was their competitively low price, but now they have raised there ret prices to cost as much as the surrounding apartments which are full of amenities and completely renovated. DO NOT MOVE HERE, check out literally any other apartment in the area university point is not worth the headache.

I moved in to 914 E Lemon St. (the «Reviera Palms» at University Pointe) on November 3^rd of 2015. I know that people may not take Unilocal seriously but I assure you this is the worst choice of apartment homes in the entire East Valley.
I have had negative experiences and feelings towards this armpit of an establishment for months so I’ll try to cover everything.
Firstly, when my boyfriend and I moved in, the office staff was friendly and helpful aside from the fact that we had to spend an additional $ 150 for extras fees and an asinine key FOB that you NEED to pay for or you can’t enter the complex. The moment after we signed our lease they basically threw us into their metaphorical trash can. They did not even give us a copy of a move-​in check list to write down impurities left from the previous tenaant.
After a couple months of living here we continually received letters on our door saying that we owe an additional $ 100 per month for having a less than 12 month lease. Unaware that there was a fee for only having a 8 month lease I went to the office to speak to the lady that helped us finalize our lease only to find out that she (and other staff members) had been fired. I asked for a copy of my lease to prove that I did not owe any additional money and they gave me a copy that had been forged, stating that we had to pay the fees. I threated to take their establishment to the Housing Bureau and Kristi the passive-​aggressive idiot manager settled the dispute by allowing me to stick to my original agreement.
The apartment itself:
For just under 500 sq ft of living space we paid $ 765.50 a month. They advertise free cable and internet but once you set up an account with Cox they’ll send you bills that the office does nothing to dispute. From what I have learned also the exact same apartments are all differently priced. My next door neighbor who has the exact same floor plan pays $ 620.
Our oven is comically small, sinks pathetically shallow and absolutely no counter space except for the toddler sized desk-​like built-​in table.
After the rennovations of the floors they put in turn your feet and socks black because they weren’t properly done.
Our bathroom was very very poor ventilation and the bathtub has been peeling since we moved here, making a shower very slippery.
The whole place is half done: mismatching baseboards, doors where you can see the hinges from where they used to hang, suggesting that they were salvaged parts.
Also, COCKROACHES. So many cockroaches.
The community:
My friend took her recently vaccinated puppy to the dog park (rookie mistake, we know) but her dog received parvo from the «dog park». Tennants rarely clean up after their pets as well.
If you want to use the grills they have advertised you have to walk across the busy street only so you can scrub off other peoples food ash and hope there is enough propane to cook your food. The office does not enforce any parking violations at all. My neighbor parked his car in the fire lane or handicapped spot every night with no penalty. My neighbors vehicle was hit in the parking lot and the camera facing the incident is just a decoy.
The office and its staff:
If you make the mistake and don’t listen to the reviews at least never order a package to University Pointe. The mail man can never get passed the gate to mail is always late. If you order packages the negligent uncaring office staff will literally let anyone walk in to the package room and let them claim whatever they want; they do not ask for identification to claim packages. The staff is TERRIBLE. Sofie, usually sitting right by the door, will ignore you to your face while you wait to ask questions or file maintenance. Everyone in the office pretends to be busy and they treat you like you’re a useless, worthless person and they act like your contribution to their business doesn’t pay their checks. Sofie will never let you speak to management or any other person for fear of them understanding reason, which she cannot. The whole staff is passive-​aggressive. They will leave you 1000 notes on your door but they will never return your calls or give you the time of day if you pay them a visit.
I could go on for pages but by this point no one is going to read past 8 paragraphs.
University Pointe is the worst place I have ever lived and I would never reccommend anyone to even look at a floorplan. Do yourself a favor and get your monies worth somewhere else.

Don’t live here: it is ridden with bedbugs and infested with roaches. Don’t think it won’t be a problem, that’s what I thought but it’s really terrible. AC never works and my roommate and I have been constantly harassed for our service dogs. The girls at the front desk have told maintenance to target us and are awful when it comes to customer service. It seems to be a blame game of whose fault is whose for bugs etc.

Absolutely disgusting and deplorable conditions!!! Moved in in January and by April the pest control l has come 4 different times to spray for bugs and they are still pouring out of the walls, in our dish washer and recently found bed bugs in the bed. When I contacted the Leasing Office I was told that I must have brought them when I moved in. They are rude and condescending. The Health Department has been contacted and they have opened up a case.

TL;DR — OVERPRICED/​POORLY RENNOVATED ROACH MOTEL! DON’T LIVE HERE!
I would not trust any of the positive reviews on here. I will almost guarantee that they are fake. I would also disregard any of their «positive» feedback. Anything that they say they will do or could do is never addressed.
Now, to get to my experience living here. I stayed at University Pointe for 10 months, and it was a nightmare from the very beginning. I only choice to live here because a friend was already living in an apartment attached to their model section and office. I was running out of time, and couldn’t find anywhere else to stay, so I figured, why not?
The application process was a prolonged nightmare. No apartment application process is smooth, but this one takes the cake. The girls in the office are absolutely rude, do not care about a single thing, and sit around pretending to be doing something for 90% of their time. After bending over backwards, move in day finally came. You don’t get to see what garbage bin you move in to until you’ve already sold your soul and paid for everything. I thought I would be getting a room similar to what my friend has, considering she pays the same amount per month. Wrong! I get a poorly renovated trash heap at the very end of the block.
The building itself is from the 60’s (potentially earlier) with some cheap renovations done (painting over old things, putting down faux wood flooring, and painting over the same kitchen cabinets that have been in the rooms since day 1). You get a scenic view of the trash behind El Paisano Market (as well as all of the homeless drunks sleeping their and drug dealers). The apartments are located in one of the sketchiest locations in Tempe, so be sure to bring protection if you get stuck here.
The apartment itself is a mess. I’ve lived in old apartments, but nothing compares to this. The paint on the front door was peeled, and never repainted. The sealing to the door was ripped off. The windows are cheaply installed with 4 screws holding a flimsy screen in (once again — keep protection with you). The popcorn ceiling most certainly hides a thick layer of asbestos and black mold. The brick walls have a wonderful way of keeping the room extra hot, such a great thing for Arizona (you see kids, that’s sarcasm!). The air conditioning unit is weak, and does little to keep the room at a stable temperature. Plus it comes at a cost! An electricity bill cost that is. The unit raises your electricity significantly, and considering the meters are already inaccurate, you don’t want that. The only nice thing about this place is that the «water» is free. Now I use the term «water» loosely because the stuff coming out of the faucet needs a few runs through a filter before it’s anything close to H20. It’s hard water, full of chemicals and all of the grossness that comes with living in Tempe! Yay! The kitchen is old and disgusting. The bathroom is probably the worst part, with a broken tub, moldy drain, broken sink, and… you guessed it! More mold! Everywhere! Yum!
I haven’t even reached the best part! BUGS! Bat bugs. Bed bugs. Roaches. Beatles. The Beetles (just kidding). I saw them all while living here. They run rampant from all of the holes that occur naturally in such an old, unkept place! The landlords and maintenance will never spray, no matter how many times you ask. I had to waste several paychecks on bugkilling methods. The bathroom would have 20 – 30 bugs a night, and the kitchen would have at least 10.
This apartment is a crime epicenter. Drug users and dealers are constantly coming in and out. Homeless people sleep in the laundry rooms. There was even a man held at knifepoint one day. People party and make noise into the night almost every night, but you know what? I don’t blame them. I would and did do the same to help myself forget that I lived in this dump.
Save yourself the trouble, live further out from Downtown or invest in a better living situation. Or live under a rock. Anything would be better than living here!

WE STILL DON’T HAVE AIR CONDITIONING. When I called the office, they told us that we would have to wait until it got «really hot» outside. It’s been 85 degrees in our apartment for some time. We can’t open the windows because there’s no screen and we don’t feel safe having the windows open on the first floor in this area. This actually violates Arizona Tenants Rights, but I guess they don’t care about that. I highly recommend that you DON’T live here!

THE PROS: Close to ASU and fairly quiet as student housing goes. My daughter has been there 7 months and is pretty happy with it. She has an upstairs end unit, it’s a perfect spot for studying and getting to class. The apartment is pretty spacious. Utilities are included, except for electricity; it’s worth it to have control of your own thermostat. The pricing is competitive for the location and what you get. Everything works… now…
THE CONS: They’re not organized. We rented the apartment in June, and were told that it had just been vacated and they would be remodeling it. They knew the exact date when she was moving in, and they had 2 months to do the remodel. When she got there, the remodel wasn’t quite finished. When you move in, it seems the office staff assumes the remodel is complete, but nobody goes through it with a checklist to make sure the work actually has been finished. When you go to the office and complain about half-​done items and missing major appliances, the staff assume you are wrong because you moved in. Don’t waste time with the staff, you have to get the manager involved before anything will be done.
THINGS TO WATCH FOR: The online rent process usually charges the wrong amount. You may have to go back and pay more. They just changed to a different company for collecting rent, so maybe that won’t be a problem anymore.
The property is now gated, which is a good thing. Now they assume that if your car is in the lot it must belong there. However, if there is a power outage or storm, the gates may not work; hopefully somebody will let you in.
This is an older property that is being fixed up. Some things have been repaired /​replaced /​upgraded, others are badly in need of repair /​replacement /​upgrade. Keep this in mind when you are inspecting the property. FYI: The complex with the leasing office seems to have the nicest grounds (hopefully they plan to bring the rest to this standard). They will show you a model unit and don’t seem big on letting you look at the actual unit you will get, I think because they are remodeling the units as they are vacated so it’s probably in the process.
THE GOOD NEWS: Once we got the initial problems taken care of, it has turned out to be a good place to live.

I wish I could give less than one star. All I can say is DONT move here. Unless you’d like to receive a bogus eviction notice every other month and, unless you’re on their good side, to be picked on and scrutinized for everything you do while others get by then be my guest, personally I would NEVER sign with this place again. Not only do they single people out the roaches are terrible, no matter how many times they spray they always come back, doesn’t matter how clean you are, but also don’t expect anything broken to be fixed by maintenance without multiple complaints. For my first apartment, this was a very bad experience.

This place could be really nice if it weren’t for the staff. I have lost count of the times they have f***** us over. Sometimes it honestly seems like they’re trying to get us to move out. Basically, they treat their residence as a HUGE inconvenience instead of as the people who keep their business afloat.

I would give this place –5 stars if I could. These apartments are redone motel rooms. Our roof leaks every time it rains and we tell maintenance every single time and it’s still not fixed. Maintenance never comes, all they do is blow leaves at 6 am and don’t ever fix anything. The floor is laminate and it’s peeling up all over our apt. There’s a bug problem as well. We called to get our apt sprayed for bugs and they never showed up. The office is such a pain to deal with we don’t even bother reminding them because it takes them 12 times to do anything and it’s not even worth it. The community washing machines and dryers are almost always broken. At any given time only ²⁄₅ of the machines are working and you always have to guess.
The office is unorganized and will never follow through with anything. Packages are left unattended in a back room and literally anyone can come in and take them. We are always charged fees that we shouldn’t have on our account. It happens every month when we have to pay rent and we have to call every month to get it taken care of. You think they would be more organized.
These apts are cheapish and right across from campus. You get what you pay for, cheap. Live 2 miles away from campus and drive or take a bus to ASU campus. The location doesn’t make up for anything.
Such a joke.

I am grateful for the times when i had to do 1 month extension and rather took 2 month extensions at start of year. Dont remember the months. However even when my year lease was getting over, and because of my visa i had to extend my stay. You dealt and give me stay and made sure i have an oasis and roof on me. Thanks ROSANNE for guarding me that time. CANT FORGET how you made me feel special. I REMEMBER YOUR WORDS — DONT WORRY WE WILL FIGURE OUT A WAY, IT MAY HAVE YOUR HIGH RENT HOWEVER you will hv your apartment-​WILL SPEAK TO PROPERTIES. THANK YOU FOR THAT.
AND WHEN I TOOK ANOTHER LEASE of YEAR AFTER THIS PUDDLE OF 1 and more SHORT Extension i. e 1 MONTH OR 2 MONTH after my VISA issues were sorted. I HAD PLANNED to GO VISIT FAMILY outside country for 2 months. I ADDED ROOMMATE. You guided me to be alert as people could be tricky and not the same as they seem like, FIRST ROOMATE I ADDED was fine at residing however played around with money aspect. Now WHEN I HAD to EXTEND my stay in my HOME COUNTRY for another 2 months, YOU TOOK CARE OF ADDING ROOMMATE in mY ABSence and coordinating via email and website. THAT CAME with another package of roller coaster ride, When we learnt that, with that girl, was residing a guy without informing the Apartment properties & me. ALSO not cleaning the apartment properly, not keeping it hygienic, not organised. THANKS for taking PICTURES that day.
OH GOD that was something to deal while i was outside the Country. Also the person didn’t feel responsible for handing over the mail box keys and Lost Apartment keys and didn’t mention about same to me and went without telling so as not to pay $ 9. HOWEver you still gave me mail box keys, THANKS for the same. That was great HELP.

The flyer they pass out — you will notice the same girl in each of the pictures — that’s the manager from the office.
They do a terrible job trying to make this community «safe» they put up gates around the property — if you don’t have key fob, you aren’t getting in. Your gatekey doesn’t get you in.
Part of a tree branch fell down due to lack of upkeep and strong winds? They don’t care about that damaging your car.
Maintenance issues? That’s going to take a long time to be addressed. They don’t care.
Overall, don’t live here. They couldn’t care less.

We were in Tempe over the 2015 Memorial Day weekend looking for a townhouse close to ASU for our July move. We found it! EPIC at University Pointe — 1224 E. Lemon St. We met with Robin (awesome manager!!) and leased the unit May 25^th for July 1^st. Only 1.5 blocks to ASU Barrett dorms (where my son resides during classes) and so convenient to everything. The price is exceptional with all utilities, cable and internet included (50+ channels and 50down/​5up Mbps internet!). We have had a great experience with EPIC and University Pointe. The grounds and the unit are kept in tip top shape by Reyis in maintenance. The complex is quiet and the neighbors are friendly. Laundry facilities are up to date and kept clean. The pool, gas grill, courtyard and landscape is very nicely kept. We have a wonderful place in Tempe to call «home» at EPIC.

I currently live here with my bf and our friend. The place is just okay. We live in the yellow building which I think is the best location in the complex. When we did move in we did find a bunch of dead sewer roaches, I get it I live in tempe it’s full of roaches. I’ve seen a couple of roaches in our apartment but the managment do spray every friday plus our apartment is clean most of the time so I’m pretty sure the roaches are coming from my neighbors and when a monsoon hits. Something that annoys me though are the girls that work in the office. I feel like they dont know what they are doing! They are so unorgainzed and pretty much brain dead when it comes to asking questions or turning in forms. Before we moved here one of the girls lost our application and we had to fill out another one. Also getting thing fixed takes forever! My garbage disposal is still broken and it’s been two weeks since I called the office to get it fixed. The complex at the moment is getting gates which is great because less creepers will be hanging around here, but the complex is charging us 50.00 each of us to get the clicker that opens the gate. Yeah we get it back when we move out but we moved here before the complex installed the gates! Over all we will see how we like it here, we are tired of moving around tempe.

THIS PLACE IS NOT WORTH IT!
What you see, is not what you get… They are good at fooling you.
I lived there for a year 2014 – 2015, I lived in one of there studio apartments. At first I thought it was very cute, just enough room for a college student. everything was going well until my car got broken into twice and both times the cameras were supposedly broken. My boyfriend also had his car broken into another time and the office said the same thing. They would not help me. The girls in the office are rude and clique, except for kimiko. She is really sweet.
There is no ventilation in the apartment and my apartment had carpet, doesn’t matter how many times I cleaned the carpet dirt always piled up and I eventually became allergic to my carpet. On top of all my bad luck at that apartment, my apartment became invested with bed bugs. Apparently it’s very common at that complex. Office never seemed to care when I would call them. Always assumed I was wrong and gave me a hard time.
One thing I do miss are my neighbors I met while there, other than that I’m so glad I got out of there.

Wow! Where do I start? Not only was one of the leasing officers rude and hung up on me several times when I was looking for a place (I would put her name but I’m feeling nice tonight) but my apartment was dirty and infested with crickets and ants and mutant cockroach looking things that were HUGE! I was told I would be put on a list. Now why would I want to sleep in a place with bugs after I put out so much money?
I wouldn’t of lived here if I didn’t have to be out of my old place by the 1^st of August which was ASU changing the building I was living in at the time. This was a rushed and rash decision that I deeply regret. Anyone who is thinking about living here please look elsewhere. I am already looking into breaking my lease and I have been living here only 2 days. 0 stars.

I am only writing this review because I have gotten several emails from University Pointe nagging me to do so.
My experience living at a University Pointe property has been a nightmare and I would not recommend ever renting from UP or any affiliated management company.
The red flags started rising when I was attempting to rent an apartment with a roommate at the University Apartments location on College, North of Broadway. Each time I would meet with someone about the apartment, that person would no longer be working with the company the next week. Then UP flung my roommate and I around for meetings in the process of our credit check, applications and signing of the lease. We were referred to individuals, a place called EPIC rentals and finally University Pointe — no one seemed to know who was managing the complex and we kept showing up to locked doors and no-​shows. Out of everyone I spoke with, no one seemed to know much about my apartment complex — being half a mile South West from the main University Pointe offices. Despite the hassle management made for us during this process, my roommate and I decided to rent the apartment. Upon signing the lease, and receiving our keys we both felt threatened my management — the woman we met with surely believed that we were going to mess up in someway.
About a month or two after move-​in, our dishwasher broke. Even though we jumped through the hoops, filed a maintenance request and called management several times, it took a MONTH or longer to have a dishwasher again. After finally responding to our pleas, management insisted on sending in three or four people to get different opinions on the problem before the dishwasher was finally replaced — these men sometimes visiting two or three times. This process took a MONTH. Not to mention how invasive it was to have strangers in our house all the time. The positive is we did get a new dishwasher so there is your star.
At the beginning of the winter season, my roommate and I realized that the heater was not working so we filed another maintenance request. Shortly after it started screeching and screaming and making awful noises so we turned in off and called the offices again, to no avail. It took until mid January to get the damn thing fixed and by then, it wasn’t really necessary. Needless to say we had to buy lots of blankets and heaters for our feet because nights got COLD. I often went to bed wearing jeans or sweats just so I could fall sleep and not wake up with a running nose. Not to mention the man who came to fix the air conditioning in the end used my roommates name and cell phone number for personal use and began harassing her over text and on Facebook. Not Okay.
Now that it is summer OUR AIR CONDITIONING WON’T WORK. It has gotten up to 85 degrees in our apartment. Management still will not replace the system. Our power bill has gotten as high as $ 300 and it is still not a comfortable temperature in our apartment — the system is working that hard and inefficiently.
Other things to note:
–There is a fan/​ventilation/​gaping-​hope in the bathroom filled with dust and lint and nasty allergens that was not cleaned before our move in
–All of the railings outside of the complex and on the balconies are rusted through and should not be trusted. The decay is very visible
–All of the concrete of the balcony/​walkway is cracked and deteriorating. I can only imagine the state of what is not visible.
–The piping is really old so we had lots of plugged up drains in the sinks and tubs
–This place looks like a bicycle graveyard — corpses of bikes can be seen on the stairwells and bike rack
–My locked-​up bicycle was stolen off the balcony in front of my apartment
–A homeless woman knocked on my door and harassed me while living here
–Another time, someone knocked on my door looking for a phone charger at 2 AM.
–The water has been turned off without notice.
–My roommate and I got a ten day eviction notice for having a bicycle, displaying the complex’s tendency toward selective attention — we removed it and did not get evicted but it was very extreme.
–One month, we received a letter that we did not pay our rent, even though we used the provided online payment system to pay our rent automatically at the beginning of each month. After a few calls this was cleared up but still offensive and proof of poor management.
–The covering for parking is just an old piece of plywood that has been rotted through in many places and it is probably going to collapse on someones car — I refuse to park under it
–The parking lot is cramped and there are 20+ poles and telephone poles one has to evade while parking
–There are several abandoned and decrepit shacks behind the property that are an eye-​sore
–There are 20+ feral cats that live next door so the North side of the property smells like ammonia
THIS WAS AN AWFUL EXPERIENCE.
Oh and guess what — management is raising rent about $ 100 dollars for new tenants!

No. University Pointe is the old, stone building that stands steadfast through centuries of trials and tribulations. Like a Phoenix rising from its ashes, University Pointe stands unique through its commitment to high resident service principles from its old days, to the stunning street-​wide apartment and amenity renovations making its value to Tempe renters a force to be reckoned with. You will not find this at any other apartment complex in Tempe.
Manager Rosanne, Pioneer of the Pointe, takes on this important role with zeal as she secures the best individualized service for residents and destroys her competition with one fell swoop of the pen. Rosanne is without fail immediately responsive to requests, and highly reasonable in her conflict resolution — problems have never been had with her tenure, as she further proves herself to be the Steve Jobs of Tempe student living.
