There have been many issues as you can read from the bad review but many things have been changed in this apartment complex from when they first started. The staff here is very helpful and understanding of the concerns and want to make your experience a good one. They can be understaff a lot of the time and unable to help everyone that walks through the door. Phones aren’t always answered especially if you call 5 mins before they close. The package loss issue has definitely been handled a lot better. They have put in the proper procedures needed to ensure no lost packages. Overall it’s a cheap place to live near campus and you are paying for what you get. I have been here for 2 years now and it’s been getting better and better

(If I could give zero stars I definitely would) This complex is terrible. You would be making a horrible mistake to move here. The customer service provided by Onnix and Mark Taylor is nonexistent. The office staff here are always very rude and disrespectful. They are only nice at the time of the lease signing and it all goes downhill from there. I have tried several times to contact my property manager and even people from the Mark Taylor corporate office and have never received a response back.
When I first moved in, the apartment was clean and everything seemed to be great. My apartment had just been remodeled and right away things started to break and the water was shut off every other day. The finishes on these apartments are cheap and will have you putting in maintenance requests every week. Note that these maintenance requests can take forever to be fulfilled and half the time the staff were not able to fix the problem. If you pick a first floor unit expect to hear everything the people above you are doing.
There is also a huge amount of crime within this apartment community. Cars are broken into regularly and things are often vandalized. (Don’t expect Onnix to care if this happens to you) Upon my first week living here someone had tried opening my bedroom window; Onnix told me to call the security patrol they have onsite. No one ever called me back about the incident… Glad to see Mark Taylor cares about the safety of their tenants!
NOBODY cleans up after their dogs and there is always trash all over the community. It’s gross. The gym is small and a lot of the equipment has been stolen overtime.
I’ve been so close to just cutting my losses and pay the 1,600 fee to get out of my lease and move far far far away from this place. Others who live here have expressed the same feelings. Don’t be fooled and definitely don’t waste your money here.

Follow up: this place still sucks. I don’t know where they find their front office workers but they are just not very bright. Laundry rooms rarely work and take multiple washes to get your clothes clean. The only improvement is they fixed the streetlights so you can actually see where you are walking at night, bravo. Do not move here, save your money and live somewhere that actually cares about its residence.

If you like to live without water, this is the place for you! The water is shut off on a regular basis… for hours at a time… sometimes two to three times a week.
They treat not having water to cook, shower, drink, or flush the toilet as if it’s not a big deal… that’s just crazy!
Unfortunately that’s not disclosed by their leasing agents before you sign a lease.
Do yourself a favor & keep driving when you come to the Onnix Apartment community.

The Onnix was able to find me a place on the spot last minute. I really appreciated the friendly office staff through the entire process of signing my lease. The amenities are top notch with a tennis court, four pools, fitness center, and even a dog park with turf for residents! The location is super easy for downtown Phoenix, mill, or Scottsdale. Highly recommend this place if you are looking for a place!

I am a current resident of these apartments and I am regretting my decision to live here everyday. Water shutoffs are regular like thrice a month that too from morning to evening.
Security is name sake. They have a security guard who does rounds in the evening but that is just name sake. My Bicycle parts were stolen from designated Bi cycle parking lot and when i went to the office and complained to them, with in seconds they replied nothing they can do and ask me to complain to police and didn’t even bother to check where and when. No professionalism from management. Lot of unleashed dogs, management does not care.
People go like 25 mph in parking lot and nobody cares, I myself gave complaint to management couple of times and they said they cannot do anything about it. Dog shit everywhere in the lawns. I can keep go on like this.
Bottom line: Avoid at any cost. Worst.

Living at the Onnix has been a great experience. I was skeptical at first to move here but now I am very glad. I would recommend this place to my family and friends. They are very quick with maintenance requests. The Management is very organized and accommodating. The old reviews aren’t that great but this place has definitely changed.

I moved in at the beginning of August, and my overall impression is positive.
The apartment was clean and in near perfect condition upon move in. There was a problem with the AC, but maintenance fixed it the day I reported it.
The office staff has been kind and courteous in every interaction I’ve had with them, despite usually being extremely busy.
Entering work orders is very easy and maintenance is very responsive. Its never taken more than 24 hours to have any of my issues resolved. Also, the maintenance staff is friendly and knowledgeable.
The amenities are nice. There are 4 well kept pools, a 24 hour gym, a tennis court, volleyball court, a Horseshoe/​Bocce ball area, multiple laundry facilities, and a dog park that just opened a couple of days ago.
Security personnel have been surprisingly friendly in my limited interactions with them. This was a welcome change to the pretentious and condescending security guards employed by most student living apartment complexes in Tempe.
The property is conveniently located a short bike ride to the ASU campus, about half a mile to the light rail station, and within three miles of all major highways.
To touch on some of the concerns in other reviews:
Yes, the water outages have been mildly inconvenient. However, the office has always provided ample notice and the work was usually completed hours before the end time indicated in the notices.
I do have to agree that the 2-​in-​1 washer-​dryer isn’t very efficient. The loads are small and it takes 3 hours and 45 minutes to complete a full continuous wash-​dry cycle. You can’t open the door during a wash cycle (because water would spill all over your kitchen), but you can open the door during a dry cycle. I’d recommend reading the owners manual if you opt for a unit with this machine. It takes forever to dry because the unit uses significantly less power than a standard dryer. The other user is correct that there is no external vent. That’s because this unit uses a rather innovative internal water condenser to drain steam as water.
Through no real fault of their own, upstairs neighbors can be noisy sometimes. I’ve never been able to hear conversations, music, or the TV. Mainly just their steps. You will be able to hear when they turn on the shower or flush the toilet. Even then, though, you mainly only hear it if you happen to be in the bathroom at the same time. This has never created any problems for me. All is to be expected in a building of this age.
Again, I am an overall very satisfied resident.

I have lived here for 2 months, since the beginning of August 2015, and we all have had the water/​sewage shut off 6 times since. Also when I moved in my bedroom door and closet doors wouldn’t close because they were cut too large. Another problem was that an entire door is missing in one of the bedrooms. How do you miss something like that? As if things can’t get worse than every apartment breaking down continuously, the security guards here have been caught, videotaped by residents, peeping through peoples windows. When confronted the office replied with a cease and desist letter for us videotaped their staff and they kept the security guard on the payroll. Just today I got a letter for a ‘violation’ of owning a barbecue that wasn’t even being used. The only way that they would have seen that is if they too were peeking through my window and looking over my balcony. Anyways, I WOULD NOT LIVE HERE, try somewhere else until the management can fix the utility problems and learn to respect the residents.

I came on here to write a review about this water shut off situation. I really don’t need to write one about that subject since everyone else is saying what I want to say. As least some people are getting notification. We don’t get emails anymore letting us know the water is going to be shut off so we can prepare. When I call the office, they don’t bother to answer the phone because I guess they don’t want to answer to complaints. I’ve lived here a little over a year and it’s becoming VERY annoying that I cannot wash dishes or take a shower from 10am to 5pm. This is really the only time I have time to clean. The cock roaches are disgusting and I know for sure it’s not us. We are as close to OCD as you can get. We keep a very clean apartment, but the bugs still come through the vents. We live in one of the older buildings I know all the leaks I hear inside of the walls is a safe haven for bugs to live in. Don’t let me talk about all the lazy groundkeeper staff that stroll around the building acting like they are cleaning up the place. They just gather around in their golf carts and only move around when people are walking towards them, while there is dog poop on the ground for days. They don’t pick it up until someone complains about it. Pets pee and poop in the laundry room and again… it doesn’t get cleaned up until someone complains. I have met and know the owners of Mark Taylor. I’ve known them for years. I am so close to contacting them personally about this mess. Mr. Business Manager, I don’t need that generic response you’ve been giving everybody.
Just get it together please and quickly or start giving credits back. Thank you very much.

This is the SECOND consecutive day where I have woken up and the water has been shutoff. And maybe the 6^th or 7^th time it has been shutoff in the last two months. I’ve made it a habit to shower before I go to bed because I don’t know if the water will be on the in morning! Sad.
Background: I moved in Aug ’14 so I have been staying here for about a year now. Honestly you’re paying $ 850.00 for the LOCATION. It’s a few mins away from ASU, the light rail is one street over, you have a Safeway, CVS, hardware store, and a few restaurants down on the same street so it’s convenient. BUT that convenience comes at a cost.
I live in a bottom apartment and it’s annoying sometimes. If you read previous reviews about living in the bottom appts, they’re correct. Yes you WILL hear the upstairs doors slamming, thumping footsteps, bed creaking randomly in the morning /​at night (weird). If you live by a pool, yes at night there will be people hanging out talking loud, blasting music. Yes there will be people who don’t clean up after their dogs. Yes they will loose your mail. Yes if something broke in your apartment the maintenance people will come fairly quickly. Yes the office people are nice but sometimes they don’t know what they are talking about. Yes you can park wherever you want. Yes the workout room is decent and has a sauna. Yes some of the washers and dryers are broken. YES there are cockroaches but not as big as you think. Yes rent does NOT include electricity (SRP) and internet. Now I’m not saying all the above things happen ALL the time. But it happens on such a regular basis to where it inspires you to write a review of this place on your day off :)
TL;DR: $ 850/​month to live here, GREAT location but with flaws. CONSTANT water shutoffs, lost packages, weird upstairs noises, and dog poop.
And to the person who wrote in their review that they rather live in a storage unit… I LOL’d but yeah seriously no.

The apartment makes me SO sick! Like actual medical, health Risk sick and the manager is no help at all. the maintainance staff will tell you a specific day and time for which they will come, but they never show up and you have to call every day in order to get them to your apartment. The washers and dryers In The units do not work at all and my air conditioner leaks into the carpet. Which probably is causing mold. And they shut the water off all the time! It’s the most infuriating thing! You can get an apartment that is way nicer, with much better management almost anywhere else! If I could go back and not sign the lease i would do it in a heartbeat! This complex is owned by Mark taylor, and I’m going to give the advice of not renting from Mark taylor ever. They are a cruel corporate office that just looks at numbers and policies. With me being so sick in the apartment and having to get attorneys involved I can see that to them I really am just income and a number.

If I was writing a review strictly about the living conditions I would give onnix 0 stars (even though that’s not possible) but when writing reviews I try to take everything into account. I have lived here going on 5 years now and the constant water shut offs are nothing short of terrible, the new management group (have had at least 4 since I’ve lived here,) seems to think that just because they communicate when they will be turning it off it solves the problem. Not having water is inhumane regardless of being notified, especially in phoenix where temperatures reach the 120s. Apparantly this is getting fixed but after years of living here and nothing getting done I’m skeptical. The dog park is a hole, dog feces are everywhere and the entire park is unkempt. Reaching the leasing office is nothing short of impossible. The only positive things I can say is that the staff in the leasing office is professional, extremely hard to get a hold of, but helpful when you can reach them. Recently I had a pipe leaking in my apartment, I came home at midnight to find a puddle in my kitchen, I called emergency service and it took 2 hours for the technician, Daniel, to get there and when he came he brought no tools, looked high, and it seemed like I knew more on how to solve the issue than he did, he took my trashcan, put it beneath my sink to catch the leak and said it was no biggie and he’d be back in the morning to fix it. Long story short no one came and I came home at midnight the next night to another puddle in my kitchen. Once again I was left to call emergency service this time a tech named Michael showed up and was prompt, prepared, and thorough, unfortunately the leak required more work than initially thought so he got his manager Jeremy involved and they got the problem solved. Jeremy and Michael did a great job and that is the only reason I am giving the extra star, as for Daniel, he is a terrible representation of a complex that is supposed to be «luxury.»

My fiancée and I decided that Onnix was the place for us. We really like the location, as well as the amenities. Though we haven’t moved in just yet, we are more than excited to see what this apartment complex holds for us as our first official place together. I give this location 5 stars because Sandi was so helpful and knowledgable and made this a very easy decision for us. Looking at tons of other options, we finally settled with Onnix. I feel the need to express again that Sandi is what earned 5 stars on this review, with everything else to follow! She sat with us for hours patiently assisting us with everything needed to apply, as well as figure out the PERFECT apartment for us. Thank you Sandi!!!

Horrible!!! I am paying $ 850.00 a month for weekly water shutoffs. The interior is a joke if you think this luxurious living.

Having a 7 hour water shut off is very inconvenient for a husky/​dog owner like myself.
I was suggested to walk across the complex and use a water fountain to give to my dog because the front office ran out of water bottles. Don’t worry I went to cvs…

There’s nothing good I can say about this place. Don’t live here unless you want to pay to live in a bug exhibit. There were massive cockroaches CONSTANTLY crawling around. My roommate and I got our apartment sprayed for the bugs every other week, and even fogged multiple times which required packing up all of our stuff and retreating from the apartment for hours. It was a essentially like moving out and back in all the time. I can’t even think of the amount of times we complained about various problems, it’s definitely more than I can count on both hands.
Another issue is the noise. Every week, it was Tuesday mornings when I lived there, at 6 am really loud and apparently incompetent lawnscapers would start their work. I say incompetent because they would linger under my window for hours, typically not ending until 12 or 1. This is not in compliance with the Tempe noise ordinance. I tried multiple times complaining to management about this and the bugs, to the point where I was going to contact the department of health and safety. All complaints and emails went unanswered and unresolved.
Another point to add is that almost every single one of my boxes delivered was «lost». I would get a UPS notice on the door that they left my package at the office, and every time I went to the office the same inept, unskilled workers would gingerly tell me it wasn’t there. Criminals are clearly running this disastrous establishment bc I don’t know how boxes just disappear. Unprofessional and unqualified don’t even begin to explain the staff, I’ll put it this way– I’d honestly rather spend an afternoon trying to gwther a response from a collection of rocks than deal with these people.
To top this all off, the new management took over a few months before our lease ended. One of the bedrooms in our apartment became infested with bees. Yes, bees were flying in from the outside through the lamp in the closet to the inside of our apartment. When we went to management, she told us she would send maintenance to look at it. Then she told us that the soonest pest control could get there was Wednesday– it was Monday at the time. What kind of unprofessional establishment thinks it’s acceptable to keep residents in a bee infested environment for two days. Maintenance told the woman that it was out of control thankfully and she had the pest control come that night. But then the pest control was asking us for supplies like duct tape???
Overall I don’t have one positive about this place. Extremely unprofessional. Disgusting and unsanitary conditions. Staff that were hired with high school diplomas, if that. I don’t have much hope for the new management after the bee incident. Wouldn’t recommend this place to anyone– I’d honestly rather live out of a storage unit.

RUN DO NOT WALK!!! This community may look nice on the outside and the remodeled apartments are done nicely but the plumbing is the worst. Be prepared to go without water sometimes days at a time. The water shut offs due to plumbing or boiler problems is a regular occurrence. Also, the construction is old so you literally live with your neighbors… you will hear their foot steps, shower, toilet, conversations, television and every other kind of noise a person may make.
If I could give them half a star, I would.
For the money, you can find a better place.

Here is your TL;DR review first.
In short, Onnix trades functionality for looks and community perks. The complex offers several enjoyable activities, including a decent dog park, awesome pools, and probably the best gym you will find at an apartment complex. However, the units themselves leave much to be desired, and even a bit to be needed. Many times, you will find your basic needs, such as the ability to do laundry, inconveniently put on hold. Onnix has great curb appeal, but until they permanently fix issues preventing essential living functions, I would not recommend it for anyone. 2.5 out of 5.
Full Review:
Upon walking into the Onnix office you will be greeted by a staff that, while they aren’t always all smiles, they are never unfriendly. A few times they have taken a while to respond to me when I do go into the office, but they always at least acknowledged my presence and let me know they would be with me ASAP. Good job.
The maintenance staff is on point. When we got into our new unit and reported two issues with it, both issues had same day resolutions. Since that time, any reported incident has been resolved in a timely manner. With that being said, the downside is that our unit had a lot of major issues that required us to call maintenance. Two of our issues involving water pipes required emergency same day resolution. Luckily, the maintenance staff has no problem with difficult tasks. They are friendly, too. Seriously, try to have a conversation with them if you are around, they will engage in one.
As for the unit itself, it looks fantastic. However, I felt the apartment was rather small, and not having a washer and drier in unit made it difficult to have the looks justify paying $ 900 for rent before utilities for 2 bed 1 bath. But, you pay for location here. Being so close to ASU, everything you need is within 2 miles, with three highways within 4 miles.
Despite the costs, you get a lot out of the complex. I could write a full separate review on the gym. It is big, very well equipped, clean, and did I mention very big? It’s without a doubt the best gym I’ve ever had at an apartment complex. I still feel the $ 50 gym key fee is unnecessary when it’s been stated by employees that the higher rent is partially due to the gym. At least the gym is worth it. Like the gym, the pools are kept clean and nice and the grounds are groomed frequently. All in all, the place has good visual and entertainment value. This, combined with no assigned parking, makes this a really good spot to have friends over for anything.
Unfortunately, the positives start to dwindle from there. Onnix is a good place to enjoy your day, but when it comes to living at Onnix, it gets a little too frustrating. I have lost track of how many times the water has been shut off. Supposedly there is a break in the water main that they frequently have to patch due to having an old water system. These water shutoffs frequently result in causing the washing machines in the complex to not function for a few days afterwards. We recently had a shut-​off on Friday, June 5^th. The washers went down and did not come back online until June 16^th. This is a basic needs issue that I feel should be resolved much sooner each time the water shutoffs happen. Someone needs to take responsibility and do something about it. When the washers are working, the Laundromats are great. They are frequently cleaned, including the appliances themselves.
In my unit, the electricity system is old. Maintenance explained that the old system cannot handle the output of the upgraded units in the apartment. Frequently, when using appliances, the electricity in the entire unit shuts off and the breaker needs to be reset. While this is only a minor thing due to a quick fix, it’s still unfortunate that I have to deal with it when I am supposedly living in a luxury apartment.
The rooms themselves were comfortable. However, it felt as if there was little or no insulation in the walls. During winter months, the rooms were always cold. The walls do nothing to drown out noise. My roommates and I can have conversations on opposite sides of the wall just as if we were talking face to face.
Our neighbors, although pleasant and friendly in manner, often smoke a variety of things. Every day, I come home from work to the smells of cigarettes, cigars, and even marijuana. This unfortunately prevents me from keeping my windows open more often.
All in all, Onnix gets 2.5 stars from me. With the old, ill equipped units and the way too frequent water shutoffs, I just can’t award more. Honestly, this place has a LOT of potential. I really hope it gets better in the future. I would like to enjoy my last three months knowing I will always have clean clothes when I want them. Until permanent fixes are put in place, I just cannot recommend Onnix to anyone looking for peace of mind, as you will not find it here. Thank you for taking the time to read this revie

THE GOOD:
–We’ve lived here for over a year and it was okay for the first few months. We were lucky enough to have no one above us so it was quiet and we’ve always felt pretty safe.
–The gym and office are beautiful, and the renovated kitchen looks pretty good too!
–People at the front office are mostly polite, which is actually impressive because I’m sure they get a crapload of complaints but can’t really do anything about it.
THE BAD:
–Recently the noise level has escalated exponentially. We hear EVERYTHING our neighbors do so there’s constant banging and slamming of doors on a daily basis. It’s annoying and very off-​putting when we have guests over. So when they decide to blast music and literally scream at 2am, we can’t sleep. I’ve never once seen a security person, let alone seen them actually fix this problem.
–Every time our neighbors decide to smoke weed, it seeps into our air vents and our place REEKS. They did send out a notice to our building warning them to stop (which I greatly appreciate) but it still happens pretty regularly. I get that weed is common, but it is still illegal and I do not enjoy showing up to my workplace smelling of it.
–We’ve had issues with our mail going missing and not being at the front office. Hundreds of dollars worth of merchandise has gone missing on their watch and they don’t appear to give two shits about it. I do know that under new management, there’s a new system in place, but I simply don’t trust them to handle my mail anymore.
–The laundry situation is pretty annoying. We paid extra to have an in unit laundry option, but it’s the most inefficient piece of shit I’ve ever seen. One small load of clothes takes about 4 hours to fully dry since it’s a 2 in 1. Since it’s a washer and dryer, it «steam dries» everything. Only there is no vent for the steam to escape, so you have to take the clothes out and shake them out only to pop them back in for another 120 minutes because you realize they’re still soaked after 2 hours. You also cannot take them out in the middle of the drying cycle because the door locks and it won’t open for anything, unlike a normal w/​d. It’s so frustrating to pay extra every month for an appliance that flat out doesn’t work. Who has 6 hours to do ONE load of freaking laundry? I’m also convinced that there is mold growing in that steamy little box, so it’s just not worth the extra $ 100 a month.
–Our A/​C unit has a leak in it, so every time it rains, rusty water pours onto our carpet. There was a time where it just kept happening even when it didn’t rain and it was like a mini waterfall coming from our ceiling. We put in a request to get it fixed and hoped it would be taken care of within 48 hours, as promised. We didn’t hear from them for a week. It was only after I sent an angry email that they finally sent someone. I am glad that it’s not a regular thing, but it does still leak every time it rains.
–The water is shut off with no notice for hours at a time. I’ll wake up to get ready for work, only to realize I’m unable to brush my teeth, shower, wash my hands, or cook. I cannot stress how inconvenient and infuriating it has been to randomly have no running water for literally hours at a time. Today, for example. Our water has been out since 9:30 am. It’s 3:30pm right now. This is inhumane and absolutely unacceptable.
I have no family in the area, so often times I will have to go to the nearby gas station just to use their restroom. This happens way too often and last I checked, we live in Tempe, not Ethiopia. We pay almost 900 to live in this 650 SF box, so I don’t think it’s unreasonable to have the «luxury» of taking a shit in my own home.
Do not live here. Do not be fooled by the front office. This place is ghetto and overpriced. There is nothing «luxurious» about not having running water on a regular basis. I really regret moving here and I feel so horrible about referring my friends here. Thankfully, we are all putting in our 60-​day notice and leaving this horrid place.

Change the name from Haven but I guess you can’t change the issues once again I am sitting in my apartment with No Water for probably the 9^th time this year and that’s no counting the times when the Hot water is shut off. How do you continuously shut the water off for the evenings why wouldn’t you fix the issue during the day when most residents are at work or school, but No not the Onnix they shut it off right in time for dinner Genius!!!
Combine this with the fact that despite my several requests to have the lights around the complex fixed so it’s not pitch black when walking the dog at night which would be nice considering the criminal history around the complex I was told that they were not changing the lights because it was to much of a hassle due to the frequency of the bulbs going out, well maybe call up the old Haven management team since they fixed the problem and the lights lasted for a year at least. I think this just goes to the general attitude of the management and office team who have perfected the art of making you the resident feel like you are being rude by placing any type of request in to them… Perhaps Moe from the Simpsons runs there marketing team «can’t someone else do it»
I will say that a separate review could be made for the night maintenance guys they have to deal with everyone coming back from work to No water since the office crew all but runs out the door not 1 sec past closing, and they handle it so well, the night crew should teach the office crew how customer service should be done
