AZ Property Solutions

I recommend using AZ Property Solutions, now known as Entrust Realty, to sell your home. Kirsten Shafer, the broker, navigated a frustrating home sale escrow as the buyer’s lender did not cooperate and provided inaccurate information to the escrow officer. Errors made by the buyer’s lender caused my escrow closing to be delayed more than a week.
Throughout this difficult escrow process, I asked Kirsten tough and detailed questions. She always responded to my complaints timely and in a professional manner.
Ultimately, when the escrow was delayed more than a week, I asked Kirsten for a discount on my 3% sellers commission as a reasonable accommodation for my time and trouble. She referred me to company president Michael Gross. I told Mr. Gross that I am disappointed in a system where I can be wronged by the buyer’s lender but have no way of getting recompense from them. Mr. Gross accepted responsibility for the problems and provided me with an accommodation that made me a happy customer. He also pledged to work to improve the system. What more can you ask for than a company that works hard to make its customer happy?

I posted a review about a year ago, attempted to continue a business relationship with AZP, but we ended up with a pretty disappointing ending… one that resulted in 2 sets of unhappy tenants moving out after poor communication & customer service from AZP. I suspect both will be posting reviews here soon. I’ve cut my losses & listed both houses for sale after struggling to make repairs… the move out inspections conducted by AZP did not assist me in preparing either home for listing! When I told Kirsten I had another realtor to list the homes, things got icy… and I guess we broke up; she dumped me!
After several attempts to get a good status on both homes, I was shuffled off to a customer service person to «handle» me so Kirsten & company could avoid me. Avoid me she did; I no longer got responses to phone calls, texts, emails, or portal requests for info. At one point, I was passed off to a man at AZ Home Renovations, a contractor hired by AZP. He was the «fixer», the guy whose job it was to answer work orders & get repair people out to take care of issues so AZP could wash their hands of me. As much as I enjoyed his personality, his subcontractors were sub-​par, & most repairs had to be re-​accomplished 2 or even 3 times… we just received another call tonight from our realtor that 2 repairs that we’ve already paid for were never accomplished. I’m exhausted. If I could recoup the time & energy devoted to follow up & blocking their blame-​shifting & excuse making, I’d take a vacation. Of course I’m out thousands… so the vacation funds are lacking.
House #1: Tenants gave notice that they would NOT renew lease, then AZP failed to collect rent for the last month until I spurred them 3x to do so. House was vacated, inspection was conducted by AZP & I received little to no info about the results, and had to repeatedly ask them for an assessment of damages & their professional judgement of what damages the tenants would be responsible for from their deposit. Professional judgment has been lacking here, so I should have just hired someone to inspect on my behalf, but I DID pay a management fee for that month, so this service was paid for. Eventually I hired someone to go inspect, and they took pictures & made a list of obvious damages that had been overlooked by the «professionals». Examples: several windows were unable to be locked due to frame damage/​house shifting (house could not be secured), broken window, front door handle was broken, broken blinds, grass in back yard was destroyed from a storage shed placed in center of yard, water damage under dishwasher, carpets were not cleaned & had stains (these were BRAND new), bath tub was not cleaned, all smoke detectors were inop, gate to backyard pool area was no longer self closing (code requirement), & a few other minor write-​ups.
House #2: After not getting an answer from AZP about the tenant’s intent to renew, I got their contact info & called the tenants directly. The were so upset & frustrated with AZP; they decided they could not salvage the relationship & stay in the house, and they expressed that had I fired them a year ago, they would have been much happier & would have stayed. They said Kim was so cold & rude, that it gave them anxiety to address work orders even when they needed to follow up on repairs. They had been paying to fix minor problems on their own purely to avoid the conflict & stress of AZP employees.
Some of the issues: the landscaper AZP hired had taken the winter off but still billed & was paid (from my rent $) by AZP, so we had LOTS of catch up work to do to get things under control. I asked to be reimbursed the months of fees I had paid when no service was provided; they ignored this request with a «let’s see what we can do to make it right», then silence. I emailed 3x to give «last call» to resolve, then I gave up. The move out inspection for this house was better, but the very nice tenants had taken good care of the place, & they actually told me about a few discrepancies they found themselves after the inspection (ovens needed to be cleaned, spots on driveway), & they offered to clean the carpets after I called them in desperation to understand the inspection results. It took a week & 3 requests to get the inspection results, but then they refused to give me an assessment and merely referred me to some postage-​stamp-​sized black & white photos that were contained in the report. The tenant told me the inspector stated the carpets «had to go»; but they did not tell me whether it was due to damage or normal wear & tear. Eventually the tenant just offered to have them cleaned, so I stopped asking for the «professional opinion» I knew I would never get from AZP. Again I sent my own inspector to make an assessment, again they found obvious problems that should have been identified, but I just worked w/​the tenants since AZP was obviously done making money from me, so they are done talking to me. It’s over!

AZ property solutions has exceeded all my expectations in a property mgt company. They are responsive, professional, and easy to work with.

I appreciate that Kirsten actually took the time out of her «busy» day of treating tenants disrespectfully and rudely, and also attending her son’s football practices to respond to my review… At least you have the decency to respond after a negative review was written about you and your company. I’d love to believe that you disclosed all the information to me, however, that is absolutely false. I wish I would’ve searched your terrible and horrid company before even taking time out of my day to drive to your office. Had I read previous reviews, I wouldn’t have bothered.
And P. S. I’d appreciate if the harassment regarding my review and the events that transpired would stop.

I rented a house through this company, steer clear they are terrible.
Maintenance team was not professional at all, talked bad about the owner of the house and lied on several occasions. took several visits to fix simple things.
Office staff did not respond to calls /​emails on questions we had at end of lease.
after we moved out. they started to spam my email address and call my phone with house offers.
would never rent or buy a home through this company. stay away!

I have had literally the WORST experience with Kirsten and her team. Extremely un-​professional.
I purchased a high end rental property in Tempe in 2011. Over the past four years, they have dropped the ball over and over again.
When your tenant moves out, they don’t clean, or clean well. My place had been vacant for two months, so I decided to fly into Phoenix and go take a look. It was filthy, there was damage to the condo that they didn’t report on the walkout. My deck was covered in cigarette marks, needed to be painted. They LITERALLY rinsed out the garage the day before I got there! WHAT! It again, had been vacant for two months. A cabinet was full of green laundry detergent that had been spilled and just left there.
The next tenant they found had a credit score of 536, but they verified his income. Long story short, he had to be evicted for non-​payment of rent. THEN they tried to charge me $ 100 for their time to evict him! SO SHADY!
They aren’t aggressive in marketing, which literally has cost me thousands of dollars in the months that it has been vacant in the past! I should have switched companies sooner! BEWARE!

I would say that this a great property management company! The online portal works properly and makes it very easy to submit work requests. Responses to concerns are addressed in a timely manner. I receive follow-​up calls in regards to service requests. They are very easy to work with and treat you with respect-​from the office staff to the maintenance staff!
I have no complaints about this company and highly recommend their services!

What a Godsend this company was for me! I was renting my home in a suburb of Phoenix and my tenant was beginning to drive me crazy with her relentless demands and continual tendency to pay her rent late each and every month. The second I hired this company, I literally never had to think about it again and they took care of everything! It was so worth the low fee they requested. I literally slept better at night not having to deal with that hassle all the time.
When it came time to sell my home, they went above and beyond with staging and showing the property. They were able to sell the home in no time and every step of the process was seamless. I especially want to recommend Kirsten Schafer. She was so friendly and easy to work with. I wish every business could operate this way! Thank you, thank you!

My husband and I live in San Francisco, we have been using AZ Property Solutions for about a year now tp manage our townhouse and we have been extremely happy with them. I used to own rental property and my husband still owns a townhouse. Overall we have used 4 different companies between our properties in the past 5 years or so. AZPS is the best one I have ever worked with.
They are very quick to get us information, call us back, or attend to our tenant. They listed our property within a week and made excellent recommendations on pricing, etc. The first place we used to rent our 2 bdrm townhouse with tons of amenities, stated that they wouldn’t get a very good price, they took 4 months and never found a single tenant. We finally switched to AZPS and they found us multiple candidates within 48 hours of listing, at a price $ 150 over what the other group was asking, we even got to pick the best tenant (in our opinion)!
If you are looking for a professional team to manage your property and take care of your tenants, you have found the right business!

We hired Kirsten (for sale and rent of our house) after we couldn’t rent or sell our house for a few months. We found her very aggressive and professional throughout the process. Unlike other realtors we hired, she always followed up and paid attention to details provided by us. She rented our house within 2 weeks (time between signing agreement contract and rental contract) of listing. We strongly recommend her and her staff (Sarah, Kim and Tim) and appreciate their help.

Kirsten Shafer is the hardest working Realtor on the planet. Even though hope was low for me, she kept showing me home after home until we found the winner. I didn’t keep track, but I do believe over the course of a year we viewed at least 60 homes, possibly as many as 80. Every day she had a smile and every day she was hopeful I’d land a house. Even after a short sale forclosed and the first home inpection revealed a nasty crack in the foundation that would make San Andreas look like a sidewalk crack. Kirsten stayed positive and never gave me any reason to change realtors. I will always recommend her in the future. And don’t worry about her driving skills… she can withstand a semi-​truck.

I do not write a lot of reviews, I usually just look up companies on Unilocal that I find of interest. I felt compelled to log on and write this review for superior service that goes way above and beyond what is typical for a property management company.
Let me start off by saying after having several unpleasant (and unprofessional) experiences with property management companies I was ready to dump them altogether and go back to managing my rental homes myself. Then, my friend from California, who has been using AZ Property Solutions for years, told me to give them a try. Let me tell you, I am so glad I tried AZPS and didn’t go back to managing the properties myself. I have managed my properties in the past and it is not worth to time, or headache!
I met with Kirsten at AZPS and she advised me about their property plus program, where each of my properties gets inspected every 2 months for what they call a «clean check». This is the coolest program I have ever experienced in my 10+ years of owning investment properties!
I get a detailed property condition report with pictures of the property after each inpsection. I no longer worry whether or not my renters are taking care of my homes. Kirsten assured me that my renters would take better care of the properties knowing that they are going to be inspected every 2 months. Let me tell you, I was very pleasantly surprised just how much of an impact it had on the care of my properties. Also, as an added bonus, my renters enjoy having the inspections as well (the get their air filters changed free of charge during the inspections). If anything in the property needs repair, they can tell the inspector while he is there and it gets immediate attention.
I have encouraged my family and friends (whom own rental properties) to try AZ Property Solutions and I am pretty sure all of them of transferred their portfolios over to the property plus program they offer.
Give them a try, you will never go back to whomever manages your properties now. If I could, I would give them 10 stars!

You start as a homeless person. Then you meet Kirsten and Kim. They oversee your appearance and smell. Instead they look at the bottom line.
Now I’m a renovated man. Every time I wake up in my blue colored room with shaggy carpet, I looked through my window and I thank the Lord. They are honest people in AzPS.

I moved here from Las Vegas. I have had great success with AZ Property Solutions from the time I started. They are efficient and punctual getting renters in the house, they even had another tenant lined up before our previous tenants ended their contract early. It really has been hands-​off and they have managed the entire process for me. Great accounting folks that help me manage the books, great team handling the repairs and always confirmed with me before anything was done, and the property manager Kirsten Shafer has been timely in her responses and takes great care of our house. Reasonable fees considering the market and they are well worth the investment. I will continue with AZ Property Solutions for a long time! Kirsten is very knowledgeable, efficient and fun to work with. I would recommend her to anyone in needs of renting out a property or trying to get a property to rent.

Where do I start??? I have used several property management services for my rental properties in the past with limited success or satisfaction with their services. Trust me when I tell you, this is not the case with AZ Property Solutions!
They actually have a professional go out and inspect each of my properties every 60 days and send me a full detailed property inspection report complete with photos. Now I know the condition of each property and never have any unpleasant surprises of the property condition. I have also noticed since switching to AZPS that ALL my tenants keep the properties in better condition than they had previously!!! Hallelujah! I know the fact that my tenants are now aware that the properties are going to be inspected on a regular basis gives them incentive to keep them in good condition. The tenants like the inspections as well since AZPS replaces the air filters for them and checks to make sure everything is in working order! Win /​Win for me and my tenants.
Also, everything is automated and I never have to deal with my tenants directly. I can reply to any questions, approve any work orders, manage monies, and much more (that I can’t think of right now), directly online without having to place a phone call, or physically visit the property.
I can’t recommend this management company enough, I have finally found a Long Term Partnership for my rental property needs! Five Stars!!!

On 5÷24÷13, I sent payment of $ 70 for rental application through their property manager Kim-​Melody Romo. On 6÷3÷13, I was notified by Ms Romo by email that the owner of the home for which I had made the rental application no longer wanted to rent the home. Another rental listing was suggested, or the choice given for a refund. I notified Ms Romo by email on ⁶⁄₁₁ that I was requesting the refund, and I gave her my mailing address (which she had requested in the original email offering the refund). On 6÷28÷13, after making several attempts to contact AZ Property Solutions by phone, leaving several messages, I emailed Ms Romo, stating I had received no communication regarding my request for a refund, nor received refund itself. Kirsten Shafer, designated broker, replied, stating their accountant had record that the refund had been issued and that they were looking into the matter. I have still not received a refund, nor have they attempted to contact me again to resolve the matter. This constitutes laziness (related to poor communication and lack of follow up) at best, and dishonesty and theft at worst.

I switched to AZ Property Solutions late last year because my previous property managers couldn’t be bothered to take care of my house. Should’ve switched sooner. I just have a single property — not a huge portfolio — but Kirsten and company have been great managers, providing immediate attention to any issues that come up.

I was looking to change brokers recently and found that a friend that I lost touch with had switched careers and was in real estate. She is the designated broker at Nextage Elite Realty. Once I found out she was involved I knew that it was a company that I would also be interested in. I have done more business in the five months here than I had done all last year, have a full pipeline of prospects and the tools and knowledge to find more leads. There are weekly trainings that help us stay up to date on the ever changing market and also help with current marketing strategies. There is an on staff IT and marketing person for all the agents.
