Realty Works Temecula

This is an update to my previous rating of 5 stars. We signed our lease and even though we were not ready to move for over 1 month later than the requested date by the owner.
Immediately found both front and back toilets leaking whatever you had deposited onto floors when flushed. The flip company had raised the floor but not the wax ring.
Then while starting to place cleaning supplies under kitchen sink found it full of water. The flip company did not properly align the fittings.
Then we finally used the dishwasher and a puddle of water came flowing from the back onto the tiles and under the cabinets.
Even though the carpet appeared to be new, I vacuumed the 4 bedrooms before moving in furniture. Well each room deposited a 3 inch pile of dirt and some screws.
Then while trying to find out why a breaker was off, found out the wiring from the air-​conditioning unit to the house was cut at the condenser. It had a screw placed into the circuit at the unit outside to have it stay on only way to be turned on or off was the breaker.
I attempted to connect my washer in the garage but when I turned on the water the fixture leaked a torrent of water so I could not use it.
Then I used the shower in the master bath, well the handle fell off. It has no retaining screw.
Then we kept seeing what looked like hair and dust on the hallway floor under the air intake vent. I tried to vacuum in and stuff was partially coming out but stuck to the vent. The vent cover was completely covered in hair, dirt and debris painted over.
We were just about moved in and taking a day of rest when at 2AM the closet shelving came crashing down. Only to find out they were only screwed into the dry wall itself with 2 screws. All closets then checked and were all pulling off the wall. This easily could have seriously injured or killed my wife had she been in the closet when this occurred.
There is also was a very strong smell of some type of urine that appears to be from under this laminate they laid down.
All of these issues except the smell were resolved and mostly in quick fashion. However, after nine days of workers in my house in only a little over 2 months I was advised to notify the owner via a formal complaint on the conditions I had experienced. I think Sidney at Realty Works thinks I should be just fine with them fixing everything. Its pretty short sided thinking, we are talking about many issues in just moving in and a great interruption to daily life. This not a $ 1600.00 rental, its a $ 2495 rental. Yes, shame on me but I should be able to expect better conditions, it looked real nice.
What did Realty Works do, an email telling me that they will let me out of my lease and stating that I have made threats towards the owners. Obviously moving again immediately after moving in is not financially possible and there were never any threats made to anyone. A demand to get the house safe, yes.
Exact words in my letter: I request that closet shelving to be secured properly immediately. This is a safety issue and I cannot put any clothes in any rooms closet. Also, the urine odor being omitted from beneath the flooring in the entry way needs to be removed immediately. My hope is by bring this to your attention we can resolve these issues without further actions.
I wish I could meet the owner and just talk about what has happened here. I am sure he is a good man, I am just not sure he really knows everything.
I guess if you are an owner and want this type of treatment and enforcement they are your Property Management company. If you are a renter, well you be the judge!

After finding a PERFECT listing for our family, and not having much luck in the weeks leading up to this find, I filled out and personally walked an application into the Realty Works office. I was greeted by the receptionist who informed me that they would not accept an application in person (to this point, no listings we had inquired on responded to our online messages or phone calls). I returned to my office and immediately filled out their online application and was required to sign up for a «text message alert» system that would send me a message when the property was able to be viewed. I was also told that our application would not be processed until the home was able to be viewed.
Days go by with no confirmation that our application was received, I spoke with Sandy on the phone who promised to call back because the computer program she was working on wouldn’t allow her to close out to view my application (never heard back.) I followed up with an email to Sidney and also never heard back. After a few days, I finally called Sidney directly and he confirmed my application was received and complete and that when the home was available I would receive the text message alert.
Today is a week after I submitted my application both in person and electronically and as i STILL had not heard anything back, I checked their website again… to realize the property had been removed. When I called the office, I was notified by Sandy that the home had been taken off of the market because they already accepted an application. Now how does that work when I was told that my application would not be reviewed until after the home was available for viewing… and that point in time NEVER HAPPENED!!!
Don’t pay the $ 0.99 fee or give them your credit card information, they are just a bunch of THIEVES!!!

I leased a 4 bedroom/​3 bath house in Rancho Penasquitos managed by Sydney Kutchuk and his team at Realty Works Temecula for 2 years and I have not had a better experience with a property manager and a property management company. Sydney is very easy to work with and was always available to assist and answer questions I might have had. I have rented many properties in my 26 year Navy career and my every aspect of working with him and his team was hands down the best. I experianced great communication and attention from him and his team through the application process and then to my move out, and through any repairs made on the house and appliances (whether I made them and requested compensation for the parts/​materials or whether he sent a repair tech). Highly recommended!

Realty works have been managing my property for more than a year now and am very pleased with their services. They truly have exceeded our expectations in every way. Thank you Realty works for your outstanding work!

I would love to give this negative 5 star rating but this app wont let me. In the process of getting a house through these people, we were denied because we got flagged for being evicted in the past. I have never been evicted from anywhere. Come to find out, my wife is a victim of fraud. We got it documented through the police department and have contacted credit agencies but this can be a lengthy process to get this fraudulent scar removed. I went to see this company to explain the situation, if they didnt want our business; thats all they had to say. We were treated extremely rude and disrespected by Susan while being stared at by about 5 people in the back offices. Thank God I found out what kind of people they are before signing any kind of contract with them.
WARNING TO ALL ESPECIALLY IF YOUR ACTIVE DUTY MILITARY OR A VETERAN. These people will treat you like trash and have no «personal touch» with anything.

BEWARE We found this beautiful home that we liked so I called the number on the sign and Sandy was very rude she acted like she didn’t like her job. At first I thought it was just me but then she ended up coming to the property I was at and she was the most judge mental person I ever met. My step daughter was with me and Sandy looked at me and said «you know you have to make 3xs the rent right?» I just came from taking my kids to the park I had my brand new levy jeans on and my $ 60 pink sweater. I have a business i am 27 and make way more then she ever will. (I have not bought a home because I am not sure where I want to live.) Yes it’s not good to be that way but WOW really. I couldn’t believe that someone can be so rude. IM SO SURPRISED THAT THE OWNERS OF THESE PROPERTIES DON’T CALL AND CHECK ON THE CUSTOMER SERVICE. Another issue I noticed was the home smelled like urine she said «they had no pets», so I guess she was there ²⁴⁄₇. If you do have an encounter with this lady don’t be offended, in life you learn there are people who are always miserable and filled with negative energy. Too bad I really liked the home but not enough to deal with her crap. It’s so funny because I was going to put an app in but I thought to myself for what she will probably make it difficult … I saw some post of people who said the same. As a business owner you would think the company would apologize at least for her rudeness but no they stand by her and focus on what everyone else did wrong. Maybe if they called and acted like a client they would see how much great customer service you receive. I found out the business is family owned I don’t know if she is part of the family but wouldn’t doubt it…

Found a beautiful home that we fell in love with so we contacted Realty Works to get an application started. This is where we were very disappointed in the lack of customer service or just basic kind communication skills. Sandy is rude and doesn’t take the time to listen to your questions. She is sarcastic and acts like she’s better than you. Made us jump through hoops to get qualified when it wasn’t necessary if she would have just listened to our circumstances to begin with. I would never recommend this office to anyone and will never contact them in the future. BEWARE

The first time I contacted Realty Works was August 2014 to inquire about short-​sale. I was put through Sidney Kutchuk and I told him I was just looking around to check if a short sale would be better for our situation. He took the time to answer all my questions, gave me feedback and good advise about my property. I like the fact that he showed me and explained the value of my home and what to expect. He treated me kindly and was very helpful. After 6 months I called him back. Sidney met us at our home and went over the short sale process and how long it would take to complete. He was thoroughly prepared for our meeting and made us feel reassured, comfortable and well-​take care of.
Sidney started working on that day and the first call he made was to stop the bank from moving forward to foreclosure. He was able to get us offers within a week and Hope Bell handled all the paperwork and correspondence with the bank. Sidney and Hope took the time to provide us with updates so we knew where we were in the process. Hope Bell was knowledgeable, compassionate and extremely patient in getting the proper paper work from us. Sidney is efficient and has always treated us as if we were the most important, including answering my calls and messages right away. This man works very hard and was determined to help our family. Sidney took care of everything for us and the needed repairs that the buyer requested. Sidney was proactive and sent his handyman army (Hector, DJ, Mike and Jeremy) to do all the repairs, so we could close escrow on time. My situation was a tough one to deal with, but Sidney and Hope went above and beyond to help us with our short sale. If he could deal with my short sale and make it successful, I’m sure he can do pretty much everything.
My short sale is finally over and they also managed to get the bank to give us a cash for the Short Sale Relocation Assistance. Sidney Kutchuk and Hope Bell were fantastic to work with during our short sale process and I would give them 10 stars if it were available. I would highly recommend them to everyone looking for a honest and hard working real estate/​short sale professional.

I have used them for a few years for multiple real estate transactions and rentals, haven’t had any problems. They are good at what they do.

Have been renting a home from Realty Works for the past three years. Have always had good dialogue and interaction with Sidney from Realty Works.

DO NOT rent from this company! Super-​shady, extremely rude & unprofessional employees, they do not do what they tell you they’re going to do, just avoid them. We rented with them for 2 years, there were several things during that time that they told us they were going to do, then we never heard anything about it again, when we contacted them about the issues, they did a complete about-​face & insisted that they didn’t do that. Sandy in the office is completely rude & does not pass on information like she tells you she will. Susan is also rude, clueless & unresponsive. We were denied a pre-​move-​out inspection when we left, even though our lease said we were entitled to one. Sandy was supposed to schedule an inspection for us with Susan, then we never heard back on a date. After that, Sandy screened all of our attempts to contact Susan about the inspection & then Sandy insisted that they did not do pre-​move-​out inspections, even though it was stated in our lease that they did. When we got our deposit back, over $ 400 had been deducted for petty things like changing batteries in smoke detectors (even though they were all working when we left) & changing light bulbs (none were burned out when we left). None of these items were listed on our move-​out instructions as items that we needed to check or repair. The property management part of this company is a complete scam! We have never had such a horrible experience with property managers before. AVOID, AVOID, AVOID!

Sidney and Realty Works are Top Notch! They were instrumental in the beginning stages of opening our sign shop here in Canyon Lake. The application and move in process was swift, friendly and professional and Sidney and staff has continued to provide 5 star service as new tenants. I would highly recommend Sidney and Realty Works Temecula for any and all of your real estate and commercial leasing needs. You wont find better service anywhere else!!!

They were so professional & helpful to me with the purchase of the home I currently live in and are managing our rentals for us. I’m so glad the property manager is so careful with who rents our homes. Having a bad tenant is not worth it. When looking for a real estate company, look no further!

They require you pay $ 500 fee before they show you the lease. Their tactics are close to extortion. Not to mention the rude attitude, crappy hours and inconvenient location. I would never rent from them nor would I ever hire them to manage my properties. Sidney was pleasant however, so they have that going for them.

Sidney and Realty Works are awesome. I’ve happily recommended several people to them and will continue to do the same. Can’t recommend them enough!

completely dissatisfied with the way i was treated. i would never rent a property that was managed by them. even if i loved a house, if they were managing it, i would just have to find a different one.

I have never seen anyone that is willing to go so far to help people. I was a client, but Adam really made me feel like family and took care of us. These are the kind of people that aren’t in their profession just for the money. I researched, looking for realtors that had short sale experience and I was very pleasantly surprised to find such honest, forthright, and helpful people as Adam, his father Sydney, and everyone else at Realty Works of Temecula. They explained everything up front, were responsive, answered all of our questions, and lived up to everything they said, and more. They went so far out of their way to help us. There’s no way to list it all right here, or enough words to describe how much we appreciated their hard work.
