Tapestry Citrus Park

Moved into this place last year. The community is beautiful and well kept. The man and woman that normally sit at the front desk of the leasing office are absolute sweethearts and very helpful. However, the management of this establishment is laughable.
The amenities are great: pool that is well kept, grills that everyone can use, and competent maintenance staff. So, how could it be worth a 2 star review? Well, it wouldn’t be a negative review on Unilocal if I didn’t enlighten you.
When my wife and I first moved in here the roads were newly paved and the drive into the tapestry was an absolute joy. About 1 to 2 months into living at the tapestry, management decided to put in speed bumps due to residents driving fast and recklessly through the community. Just as a side note, I’m a fan of speed bumps because people are insane and they need to be slowed down. However, the speed bumps that were installed have the ergonomics of a cinder block. They are so harsh and so unnecessarily high that I have a minor cerebral contusion every time I drive over one. Oh, and did I forget to mention that I have to drive over NINE speed bumps before I get to my apartment? Yes, this is true. Let’s do the math: nine speed bumps on the way out of the community and nine speed bumps going back to my apartment. Ladies and gentlemen, that is 18 speed bumps at minimum on a regular day. Just to hammer this point home, let’s say I have to run out and go get something after coming home from work. You guessed it, that’s 36 speed bumps in a day. Some bonehead in management decided that in order to properly «punish» everyone in the community, they had to install more speed bumps than was necessary. When residents complained and brought this up to management, management had no interest in hearing out their guests.
Aside from the atrocious speed bumps, the build quality of the apartments are average. The crown molding, which was flawless when we moved in, is now cracking due to cutting corners in the building process. The cabinetry was so poorly installed that I needed to take a drill and tighten the screw of every single cabinet we had because every cabinet door was getting stripped from their original holes because they weren’t screwed in all the way.
If you want to move in to an apartment complex that has great amenities, wonderful front desk leasing staff, terrible management, and atrocious speed bumps that will send you into the receiving end of a jackhammer, the Tapestry is for you. Good luck in your apartment hunting endeavors and stay very far away from this travesty of an apartment complex.

When I first found this community, I was excited. The exterior and interior images looked great and best of all it was a newly built community; the buildings and landscape were ascetically pleasing. It was especially comforting to know that I’d be the first person to live in the apartment. The surrounding area wasn’t too bad when I investigated the same with street view. I was reluctant about the price because they’re more expensive than nearby communities, but I figured it was worth it to have the peace of mind in knowing that the community was new, had a gated entrance, and from what I could tell, had great amenities. I decided to sign a 1-​year lease.
Management is great, but unfortunately, the negatives outweighed the positives. If you need more information, read on. For some context, I’ll break it down into a few areas.
Staff — The staff were always kind, listened to my grievances when I had them, and responded professionally and quickly. Specific commendation goes out to Management and Maintenance because they we were always helpful and friendly. I even made some lasting acquaintances with these staff members during my time there. In the last couple of months during my lease, Management changed; I can’t review them fully because I had very limited interaction with them, but when I did, it was positive and they seem to want to continue the goal in making the community better.
Quality of Material — In short, these apartments are poorly built and contain low-​grade build material. They are overpriced and it’s that simple. While these apartments are sold as luxury, in no way are they made up of luxury material. In fact, if they weren’t marketed as being luxury and the price matched what you were getting, the review would be a bit better. Again, ascetically pleasing, but only on the surface. The walls are thin. You hear everything: your neighbors’ every move, the cars blazing by outside (horrible speeding problem in this neighborhood), and people talking across the street (I lived right next to the main street). Quick rundown of the rest: The Refrigerators are small and don’t evenly cool; the tile flooring is cheap; the carpet and pad fade quickly; the granite isn’t sealed (very difficult to keep clean); dishwasher doesn’t clean effectively; bathroom tile and bathroom fixtures are cheap; HVAC air filtration isn’t good (always dusting and vacuuming) and the thermostat has a mind of its own. There were also issues with water quality specific to the surrounding area.
Gate — Constant mechanical issues. Residents tailgate the car in front of them when entering and exiting.
Your Neighbors — I will prefix this by saying despite all of the negatives, Management has worked very hard to remedy each and every problem, and they continue to do so. The primary reason I chose this neighborhood was because it’s sold as luxury and is gated; I wanted my family to feel safe and comfortable. I didn’t want to live in a social experiment with millennials. I wanted to live in a community for a year, in peace, while we decided where we wanted to purchase our home. Again, I was mistaken. The problems were ever more apparent as when the trash became an everyday issue, residents were not cleaning up after their pets, grills in the common areas were often damaged, fitness equipment was damaged, and probably most concerning was the aggressive and reckless driving through the community. Speed bumps were installed around my half year mark and did little to deter the speeding; believe me when I say this, these speed bumps are completely necessary and were installed by Management to keep everyone safe. Lastly, on one occasion, I was minding my own business in the pool area when a resident approached me. I knew immediately he wasn’t there to be friendly; he was inebriated. The resident attempted to fight me when I did not share his political ideals. Fortunately for everyone, Management immediately took care of the issue.
This review doesn’t account for the traffic issues getting in and out of the community; one way in and out and Gunn Highway construction has been ongoing for months. There is also a new neighborhood being constructed right next to this community and I suspect traffic problems will become more severe. At some point, a traffic light will need to be installed.

DO NOT LIVE HERE! Re: Rent. I moved in last July. I am a single parent and asked about the rent payment due date Before I signed a lease. I told them that I get paid every other Friday and what will happen if my pay Friday is on the 5^th, for instance, and I didn’t want to be considered late with rent. I was told, «Oh that will not be a problem.» So the first time that occurred, I was told by the office girl, «Well we’ll have to charge you 10% of your rent as a late fee.» WTF? She patronizingly told me «it’s in your lease.» I told her that I could give her most of it that day and then on Friday, the remainder. That «wasn’t allowed» so just be aware, the rent issue allows NO leeway. No Matter what is mentioned during the «sales pitch» before signing, and I didn’t get that in writing because I believed the sales girl the day of the tour.
When I got here w/​my moving truck, I was given the keys and the apartment I was given was NOT the one that I saw when I visited. The golf carts were all broken that day so I drove by myself and saw an apartment layout that wasn’t bad. It had a separate laundry room, the one they gave me is a REDICULOUS model. You have to walk through either TINY bedroom closet to get to it! The closets are Small with NO storage space. Now, how should I have known there were other possible models I might get??? I would have said NO to this one!
Re: Lawn. The lawn is worse than it’s kept up at local parks. They barely mow the lawn, the DO NOT spray so the bugs are Very Bad! And the lawn is overgrown with weeds, bugs and it looks terrible! Dog park??? That is a joke!
Re: Maintenance. The «maintenance» guys are more or less kind of handy, but to this day, my dryer doesn’t work properly. (This is since day one move in). I just gave up because they apparently refuse to send a «real» electrician and I’m done with having the buffoons in my apartment unannounced. They sent two different guys on 3 occasions and still the dryer doesn’t work properly, although each time one of them came in, they advised it was fixed. On the third occasion I requested that they get a real electrician in to check it and I was told they would. Of course they sent the handy man/​buffoon the next day… again! I also advised that I want to be notified BEFORE someone goes into my apartment. Well, of course no one advised me that the buffoon was going in and so then I had someone in the apartment I didn’t know was going in and it was NOT an electrician. Needless to say, the dryer is still a piece of crap!
There are paint spots on the carpet, there is a gauge in my counter top since move in and the cabinets are cheap and chipped. The apt. was dusty and dirty upon move in and there were bug carcasses on the floor from the handymen trying to get this ready, I suppose. They want you to «professionally clean» your apartment upon departure, although, my though is, why should I have to do that? It wasn’t that clean for me.
They MAKE you pay $ 25/​mo for «valet garbage» service. There is ONE dumpster for the whole complex and at least 50% of people dump their own garbage, as I do too, yet they include the $ 25 in your rent. Period.
The parking is Awful! If this place truly was full, people would be parking on the lawn. There are no marked Visitor’s spots, so it becomes much worse when visitor’s are here over the weekends. The gates are open 50% of the time that they are supposed to be closed. Management knows how bad the parking is from other residents. They send out emails to «remind» people about parking, but no one really cares.
I wonder if they really do check out the prospective residents. In the area I’m in, let’s just say that the neighbors «keep it ghetto.» Not what I wanted to live near! And yes, to agree with the other review, these are thin floors/​ceilings. You DO hear the neighbors below or above you.
There are NO Cabanas at the pool as the website states. But there are the ghetto neighbor’s kids in abundance at the pool with of course NO supervision from their own parents. Although the parents are there with their laptop or beer. Nice, huh?
Oh, and there are MANY dog owners who leave their dog’s poop everywhere. To be honest, I believe someone might own a mini horse due to the poop that’s left out there! Seriously.
I will NOT be renewing my lease and truthfully, if I could, I’d leave ASAP! I will just resolve to trying to warn people NOT to move into the complex. There are MANY nicer ones around here where you get more for your $$!!!
Trust me, I like «nice» things, I thought I’d get a pleasant place to live, sadly, it is a place I look forward to leaving!
Oh, and I wanted a 12 month lease, but they put in the lease 15 months. I truly didn’t realize that until I inquired about how I can move out. So be aware of what they’re putting in your lease. I’ve talked to 3 other women who will NOT be renewing either!

I moved into these apartments anticipating a nice place to live for a year. The place is beautiful on the inside and outside, but what I hoped would be a pleasant existence turned into a nightmare when tenants moved in above me a month later.
There is virtually no insulation between the apartments themselves, so you can literally hear the people talking in the apartments near you. You will hear every foot step, every dog bark, every thing that drops on the floor, and you will not have peace as long as you’re there. While you expect to hear some noises in apartments, the loud pounding that you hear continuously in these makes your apartment feel like a war zone.
Unfortunately management is either unable or unwilling to help, so your only option is to move out, which I am now doing after being there for 2 months. Be aware that they will tell you «this is the last unit like this», even though the complex is half empty. They will also tell you they’re «holding those apartments for people moving here next year.» Really? who pays rent for a year and doesn’t live there? I hope this saves a few people the same misery I’ve had here. I should’ve gone to either Broadstone or Cypress Grand around the corner.
