Thank you so much to everyone on here for your feedback, When me and my bestie explored these apartments yesterday they were absolutely gorgeous and knew I recognized them when I was on vacation in Dallas, but this staff, rude and very pushy. They kept telling us the 3br 2ba are rarely ever available and if we wanted it to put down $ 350. They were REALLY pushy about it. After reading all these reviews and really thinking about it we are gonna go with a house instead. THANK YOU AGAIN EVERYONE! DON’T WASTE YOUR TIME WITH THESE APARTMENTS!

PLEASE DON’T MOVE HERE. Seriously, this place is incredibly awful. You are better off living in your car at Walmart.
Where do I begin with this dump.
I’ve lived here 2 years and it has been the biggest headache and waste of money.
–They have placed notices on our door stating we owed them hundreds of dollars, giving us 48 hours to pay a fee or were evicted. When confronting them about the fees they literally have no explanation for why were being charged. Just that we owed them. They have done this at least 3 times that I can remember and each time is the exact same. I finally had to threaten to sue them if they did it again and we haven’t gotten a notice since.
–The office staff is incompetent and incredibly rude. Don’t expect to get any questions answered if you call because no one knows anything. They DO NOT communicate with eachother, so when one person tells you one thing, another will tell you the opposite. (if they even answer the phone)
–If you have anything that needs repair in your apartment it will literally take months to get resolved. I had to threaten with another lawsuit in order to get our broken washer fixed. It took them a month to «get around» to it. Why is it the only way to get these people to do their jobs is with lawsuit threats.
–We had dark black stains appear in our carpet after about 3 months of living there, that they didn’t care about.
–Mushrooms started growing around the Windows because they didn’t seal them properly, and it took them, no joke, 3 months to come out to check them out.
–There is one dumpster to cover hundreds of people and it’s always overflowing with trash.
The apartments seem nice from the outside but are deceiving. This apartment management needs to be investigated and shut down. Save yourself the headache. University place offers a ton of better options!

I almost got suckered into moving in here. I am not military, (60% of their residence is), I have a great job and was looking to move from Seattle to Tacoma. Everything on the Unilocal reviews are true sadly. I even called the staff out on it and they gave me some really wonderful answers but it was all BS. Right when I called them to check out the place they told me I should hold a spot with a $ 200 deposit. So of course being overly excited, I did. The amenities are great but when they showed me the model unit I got way too excited. They warned me that the model unit looks great because it has different paint and it’s furnished but that my unit would be all updated by the time I moved in and I couldn’t wait. When I went to check it out— it was a freaking joke. Nothing was new, maybe the cabinets but the floors, deck, bathroom, living room and bedrooms were awful. Not to mention it’s a freakin cesspool. They have over 700 units with only 3 handymen– no wonder people have so many issues. I asked to see the lease multiple times, they never let me see it, and when I called the office I had some remote location office person pick up the phone I told him I would not be moving in and to relay the message and of course that never happened. The staff is friendly but I could tell I was being sold a crap hole.
Do not live here unless you want to pay lots of money for very average living. Move downtown where everything is updat

Wow, how ridiculous, unprofessional and unorganized are the staff member at this place. I had to call and follow up with the staff members on my application several times after realizing that they will never call you back as they say they will. When you call, be prepared to be transferred from one to another since no one really know the status of your application. Not really sure if anyone has ever had any management or customer service training but I would definitely recommend that corporate management really take a closer look. What you see and experience during your initial visit with the staff is not what you get. They can care less once you have signed the contract. The amenities are «closed for servicing «half of the year and the communication between «management» and their maintenance «professionals» is nonexistent.
They are quick to charge you ridiculous fees but they are slow, very slow, actually very very slow at fixing things that are broken, like a dryer or a toilet. I have been paying for a 2 bed 2 bath for 4 months with only one functional bathroom. I have called the office and management 16 times in the last 3 months as my records show and I still have one working bathroom because the toilet they ordered 6 weeks ago is still not here I’m guessing. Oh wait, I also went into the office twice and the manager hand wrote a note and was supposed to have the toilet changed the next day, well, I’m still waiting for her response as well (maybe she forgot). Im hoping the toilet arrives within the next 8 months I have left here. We shall see as I try not to let my bad decisions to move here get the best of me.
Oh, and be sure ask them about the roaches because you will be living with them as well.

When I moved here the leasing agent was great. I did a 6-​month lease and in that time saw and talked to at least 10 new office staff. Some nice, some rude, especially the woman in charge. I used their resident portal over 20 times trying to communicate and have copies of all my unanswered correspondence. Ion move out the place looked better than when I moved in! Yet they charge me to shampoo the carpet, which I already did, AND charge me utilities that I’ve already paid. Wtf?! I’ve called FOUR times since getting that bill and still can’t get to the manager. I did call JRK Property Holdings and get yelled at and hung up on though. Seems the customer service is consistent. The apartment itself was nice but WAY overpriced. Good luck getting maintenance out. We constantly had black mold on our ground floor apartment and a water leak that I had yo call three times for before someone would come out. Water was getting in from the rain somehow. Maintenance guy sprayed something on it «so it wouldn’t smell like mildew» but no dryers or anything. It smelled like mildew until I moved out. My advice is to look elsewhere unless you want to be ignored and treated poorly. Just ask the residents!

Don’t move here. Management sucks. Parking is a pain in the ass. There’s mold in the windows. When we moved out, we had two different bills go to collections because management was sending us a bill to the apartment that we lived in when we lived there AFTER we had moved out and never tried to contact us about it… How stupid can you be? When our garbage disposal stopped working, they didn’t try to fix it. They told me to clean it and then it would be fine, but I told them I had already tried that and nothing was done. So we just had a smelly garbage disposal until we moved. Ew. They don’t give a shit about the tenants, just want money and the apartments weren’t very nice that we lived in, but they were ok. Also keep in mind the trash situation. There is only one garbage dumpster for THE WHOLE complex which is ridiculous! You have to haul your trash really far. AND THERES NO RECYCLING. The dumpster was ALWAYS spilling over causing people to put their trash just on the ground outside where raccoons and shit get into it. Moved out after our first lease was up. Never going back.

Immediately after signing a lease, a tenant warned us to stay out of there, and I’m sorry I didn’t listen. Now it’s my turn to warn the public.
I mostly love the unit that I’m in, but office staff is completely incompetent and snide. Our leasing agent was sure to warn us to take photos of everything (in the inspection) because she «may not be here when we move out.» She quit not even 2 weeks later.
Before I even moved in, I put in a request to have the mold in the windows and storage unit treated, along with having maintenance install a shower bar in the bathroom. Upon move in, neither issue had been addressed. I guess I’ll live like a filthy animal and never shower. The carpet corners in every single room are haggard, there are paint stains in the carpet, cabinets, hardwood, sink, tub, you name it. Nails hang out of the patio like they’re going out of style, and the area surrounding was completely trashed. I went out with a trash bag and gloves and threw away loads of garbage and fallen roof shingles.
You know those 4 pools, gym, and full sized basketball court? It took me 3 requests and 2 weeks to get an access key, but I would have never received one if it weren’t for my constant bothering. There is one woman who works there (you’ll know her when you meet her) that hates her job and every single tenant who walks in the door. Seriously, I walked in to ask for a key and her response was defensive and she treated me like I was the dummy? Get it right. Put in the order for the key. I’d like to use the expensive amenities that they proudly boast about on their website. Blah blah, this excuse, that excuse, I finally got a key. IT DOES NOT WORK!!! Or, it worked the first day, but I guess they changed the locks or something. After settling in, I realized I never received a copy of my lease, which concerned me. I walked over to the office to ask and THANK GOODNESS someone with half a brain was there and could print one off immediately.
The walls are thin, but my neighbors are quiet, so that’s never been an issue. I have a secure garage directly beneath my unit, so a reserved parking spot is great. However, I have noticed vandalism around the area (blaming the crappy kids, thankfully my car is secured) and MASSIVE potholes in the parking lots. Boulders has loads of street lamps, but only a handful of them work/​are maintained. I installed a lightbulb in front of my stairs so I wouldn’t die carrying groceries in the dark. There is a bus line that runs right through the complex, but it’s pitch black out and have had busses drive right by me because I’m not wearing neon highlighter orange on my way to work.
Another negative point (I think I’ve had only 1 positive thing to say so far) is that there are only 2 trash compactors that I’ve been able to find for the 700+ units in the complex. I feel terrible for the tenants that live beside the compactors because they are always overflowing and stinking up the whole place.
To conclude, save your money and sanity, live elsewhere.

This place has got to be the biggest joke I’ve ever seen in my life. I am in the military and was here for 12 months. Oh, that positive review is a total fake. I know someone who through the grape vine says they will have to ask people to write positive reviews to show the «new turn around» my time here I want to say management changed 3 times and there was always new staff members. Things can’t not be trusted they will tack on random charges and charge you late fees on EVERYTHING! document every thing in this dump. Management can’t handle the truth I’ll tell you that. Me being in the military I like to stay active but unfortunately the fitness area is often closed, and oh the hot tub and pool are filthy. Get a PH tester and I guarantee that pool should be shut down. There was mold growing in my place and my front patio was always muddy. Me and my buddy couldn’t wait to get out. When we moved out they tried to say we needed to pay for the carpet which had some stains. BULL that place was cleaner than when I moved in. The guys who clean this dump are legit and security officers in the gym are friendly to talk to while lifting but that’s about it. There’s a chick who works the front with glasses who needs a breathe mint ²⁴⁄₇ one of the chick’s got a bad attitude not to me but I’ve witnessed in while being in the office to pick up a couple packages. I WARN EVERYONE EVERY NEGATIVE REVIEW IS DEAD ON ACCURATE! SAVE YOURSELF AND TO MY MILITARY FAM DO NOT I SAY DO NOT MOVE TO THIS DUMP. Tour the unit and look at the nastiness in details. I’m a dude and notice this shit I can’t imagine being a female since they tend to notice more. Just know stay out while you absolutely can! They will lie to you, cheat you, lose your stuff and charge outrageous amounts!!! Prepare to get yourself a lawyer or no one before moving in. I luckily got my stuff on record so my carpet charge was dismissed! Good luck future people ! !

However, I DESPERATELY NEED YOUR HELP. I have been having BLACK MOLD ISSUES IN MY APARTMENT FOR OVER SIX MONTHS.
Stephen and I have been living at the «Boulders at Puget Sound» formally «The Westridge Apartments» for about ten months now. I would have never moved into this hell-​hole crap shoot knowing this is what would happen.
We are constantly sick, have asthma and breathing issues, and the longer we stay here the worse it gets. I am certain it is from the mold because every time I step out of my apt an hour later it magically disappears.
We have had our landlord and maintenance guy come out to «fix» the issue 3 TIMES now. First off it takes them a month to even get to our apartment not to mention the rude, snide, and unprofessionalism performed by every single person who works here!!! Then their version of «fixing» is wiping it down, painting over it, and calling it good. They tell us that the mold is surface mold and cosmetic which we as tenants should be able to control it by opening our windows and turning on our fans. UM HELLO?! You want to pay my couple hundred dollar electric bill each month??? I have mold in EVERY SINGLE ROOM, INTERIOR AND EXTERIOR WALLS, ON MY CARPET, ON MY CEILINGS, IN MY LIGHT SOCKETS, IN MY CLOSET, ON THE WINDOWS AND DOORS, ON EVERY WINDOW PANE, ON MY TOLIET, THE TRIM ALL OVER THE HOUSE, AND MY CARPET IN MY BEDROOM, DINING, AND LIVING ROOM IS NOTICEABLY DAMP, ALSO MY BACKYARD LOOKS LIKE YOU COULD LAUNCH A BOAT IN IT.
And they want to call this surface mold???
I have contacted everyone from our management/​landlord/​maintenance even the local health department. NO ONE HAS DONE ANYTHING!!! We even asked to move to a different apartment and they would pay for the movers, they wouldn’t even do that, and they told us if we want to break our lease we have to pay an upwards of $ 2000 including not getting our deposit back!!! We are concerned, my family is concerned. PLEASE HELP ME AND MAKE THIS POST GO VIRAL!!! THESE PEOPLE NEED TO TAKE CONTROL AND RESPONSIBILITY OF ALL THE LIVES IN THIS APARTMENT COMPLEX. I KNOW IM NOT THE ONLY ONE SUFFERING, LOOK ON GOOGLE, Unilocal, THEIR FACEBOOK PAGE. There is an issue with just about everyone. I have confessions from other renters, documented pictures, videos, phone calls, dates and times of everything.

This is by far the worst place I have ever lived. The management is beyond disrespectful and irresponsible. I mean anywhere from harassing you at your door step the first 2 weeks you move in, to losing your keys in their office and telling you that you have to pay for a new lock, to ignoring returning any phone calls for weeks on end. They fired my leasing agent who got me my apartment and failed to give me a copy of the lease, which I have asks for 4 months; both verbally and in writing. They also didn’t give me the right parking spot and 3 days after I moved in, my car was towed that was such an awesome $ 400 tab after dropping Almost 2 grand to move in. Guess who failed to help me in anyway… yes the Manager, she was rude and loud and very disrespectful!!! And my apartment was 2 weeks behind schedule when they said it would be ready after the approval process. The maintenance is beyond a joke and the buildings are filled with black mold, that will yes; get you very very very very very sick. The plumbing is horrid not to mention that maybe 4 of my outlets in my entire 2 bedroom and 2 bathroom apartment work. Everyone in the office play favorites like a hs clique. This is beyond anything I have fathomed from a professional sense in all my years being a grown ass adult. I’m done with them, the lawyers can handle it. Good luck to any future new resident who is either stupid enough to move in, or is desperate enough to. The NEWLY REMODELED apartments aren’t for your benefit, it’s them covering the large amounts of mold that destroyed the old cabinets, walls, and Windows!!!

If possible to give less then 1 star I would. Staff is rude when you call about anything and it takes weeks for maintance to repair anything once you put a work order in or the staff at the front desk loses it.
Currently me and my husband just moved out and because we accidentally paid through January my husband was told they would do a walkthrough and then subtract the damages from our rent and/​or security deposit. Mind you after they refused to do the walkthrough with us. Now trying to figure out how we owed and what we would be getting back were told because we paid through January they won’t conduct the walkthrough till the first and we won’t be getting any of the rent back even though we dropped our keys off on the 20^th of January.
Garbage is everywhere and people smoke weed everywhere and because its legal they can’t do anything despite the fact it gets into your house with your kids. Save your money and energy get somewhere closer to base for military

Save your money and rent somewhere else. The management team here are very unprofessional. We moved to this complex in 2013 when it used to be called Westridge Apartments. Back then, rent was decent and the management team were professional and friendly. A month or so of moving in, they started the renovations for the front office, which did not get completed for a very long time. Again, the management team (all different since moving in) were friendly and professional. They would always say hello to me and my doggy. When it officially changed to The Boulders, it went downhill. We had to renew our lease and noticed that they totally jacked up the rent to almost $ 200 more than what we were paying for: keeping in mind that we were not able to use the facilities due to renovations and the apartment that they gave us was an older unit. We were able to get away paying less after writing a statement of why we should not pay $ 200 more.
Our second year was awful and we couldn’t wait for our lease to end. First and foremost the women at the front desk are ALWAYS sarcastic and rude. I understand that they have a lot of tenants to deal with but customer service should be priority. The upstairs unit had a leak in their bathroom and our ceiling started bubbling up. We called them to create a work order but maintenance didn’t come. We ended up calling the office multiple times. When they finally decided to fix our unit, they didn’t have the keys to the apartment. The front desk called my work and told me they needed to make a copy of our unit keys and they would be available to make the copy same day. How can they not have a copy of it? I specifically asked them if I could come in 5:45pm and the front desk person said it was ok. Come 5:45pm and the person up front tells me (with attitude) that the key maker is gone for the day. I finally decided to go to Walmart to make a copy and when I drop it off the next day, I asked her how soon maintenance will be able to come. She gives me a sarcastic answer. Make sure to follow up with your work orders because we had a maintenance guy come to our apartment with a work order that we never called in for. Apparently, they inputted the wrong apartment number/​address. Watch out for attitude when you are picking up your package as well. Anything is an inconvenience up at the front desk, except when they are luring you in to sign the lease.
Also, it seems the petty crime has increased. Although they’ve hired ‘security’ to drive around, someone always breaks the lamps on the rented car ports. Before moving out in December, we also saw a parked car at the front office — wheels all gone. It was parked there for almost two weeks. Not sure how long it actually was there because we were gone before the year started.
Other issues: They didn’t fix the two potholes on the 2602 side of Boulders. They were very deep and could have been fixed during the summer when rain wasn’t an issue. They continued to ignore it. It got worse when it started to rain. There is also a huge issue with pet feces on sidewalks, parking stalls. Basically, everywhere. We have a dog and when we took him out, we always picked up after him. The tenants here seem let their dogs roam around and not pick up after their pets. These owners would let their dogs poop on the sidewalk. I’ve been lucky to not have stepped on them because I always make sure to keep an eye out. My bf unfortunately was not so lucky. Lastly, they have paper thin walls. We could hear everything, And I mean EVERYTHING, if you know what I mean. If you decide to forego all warnings from Unilocal reviewers, make sure to live on the top most floor. We were unfortunate to hear EVERYTHING from the downstairs neighbors and be awakened every morning at 5:30 am by stomping neighbors upstairs or tacky cars that are loud when they are turned on.

Run. Don’t walk away from these apartments. I have never had to deal with such poor customer service. The new manager, redhead? From Texas? Is beyond rude and disrespectful. If you have any issue. Don’t bother bringing it to her attention, nothing will be resolved. Is my apartment nice? Yes. But that isn’t all I look for when renting. I also look for dependability. My toilet has been broken since December 16. Still not fixed. Someone needs to enroll this new «manager» into some managing skill classes. I use the term manager loosely because anyone can slap a title onto their name.

This is by far one of the biggest rip offs in the Tacoma area! All military personnel stay away from this location. While living here my husband truck was broken into along with many others. The «security» is a joke… When he is not in the sitting in his car sleep, he is on his cell phone. I’ve filed many complaints with the numorus of managers (every 2 months they have a new staff)! When moving out I personally called and came by the office 5 times just to get a move out appointment and the manager was VERY rude and unprofessional, she actually asked me why did I just show up and not wait until she called me back. After forcing her arm to conduct the move out inspection she asked me «is the a reason a couldn’t just move out with out one». Durning my move out she had no information on how much any damage would cost and actually stated «you will see how much it is when you get your final bill». This place is far from military friendly! I’m currently deployed and have tried to pay my $ 100 balance online (after I was robbed of my deposit) and My account online have been deleted… I have been told as of today «to pay the collection agency» (moved out 2 months ago). I would not recommend a dog let alone a person to live here! RUN WHILE YOU CAN

Absolutely terrible. Completely false advertisement. I posted something on another site not sure if it posted so I will keep this one shorter. My husband and I looking for a home. When it came time I called because I saw the online price. It was posted that morning but it was no longer valid. The lady claims the adds just re post themselves. Absolutely ridiculous. They charge more if you have new carpet 10 $ extra month. Poor renovations, bad customer service and good luck trying to find the manager unless you drive to go in. They also NEVER ANSWER the office phone. This place is a joke save yourself DON’T MOVE HERE.

This is by far the worst apartment complex I have ever lived at. I’ve been living here for about two years now and I completely regret resigning my lease to live in this shit-​hole for another year. Beginning with my first year here my truck was broken into twice and my jeep twice. Management did nothing. During the spring of my fist year the ceiling of my bath room started to leak because of the rain storms of the region. It took a week and a half to get the roofer (I use that term lightly) to come and look at the roof and then he proceeded to not fix a damn thing and leave shingles on the ground. I then moved to another building (more square feet).
I have just finished my second year and have stared my last. (As of the 1^st). Everything was okay for most of the year. After I came home from christmas I noticed a car in front of the office sitting on rocks… It is still sitting out there today with a sticker from the towing company.
The management does not care about the people that live here they have no regard for the safety or well being of their residents. For the new year they have also jacked up rent for their piss-​poor excuse of a $ 1,000+/month apartment. You can find a better house for less. Don’t waste your time or money coming here.
Special note to Military: You can find better places across the Narrows bridge and your things will be safer. Paying the toll is worth it.

Do Not Apply, Pay Application Fee, Pay Deposit — Avoid at All Cost.
Army Veteran, relocated from Orlando, FL to Washington. Referred to complex by Keller Williams Realtor. ISO short-​term rental, purchasing home next year. A Peggy Joyce called me in reference to a corporate Victorian Studio Apartment. Long Story Short, I the complex or Peggy Joyce a $ 45.00 application fee and $ 600.00 dollar deposit to rent the corporate studio apartment. Directly after they took the $ 600.00 from my debit card, Peggy Joyce contacted me and explained that I needed to bring her a cashiers check in the amount of $ 1350.00 by the certain date and time. It would cost me less to stay at a hotel or locate another complex.
Once I explained to her that since we were driving across country, I would not make it by the date and time that she specified and would be staying at an extended stay hotel until another short-​term apartment could be located.
Peggy Joyce refused to pro-​rate the rental amount stating that she would pro-​rate the rent for January which did not make any sense because I would not be renting the unit in January at that price. Extended Stay is cheaper!
I sent her an email which she originally claimed she could not locate — but when I gave her the date and time that I sent the email, she decided even though she provided no services, I never moved in, she would retain /​keep the $ 600.00. I explained that I would be contacting he State Attorneys Office regarding the theft — Peggy Joyce boldly told me to do what I had to do.
We are filing a complaint with the State Attorneys Office and we filed a complaint with the Better Business Bureau.
On the upside, in viewing all of the reviews here, I clearly dodged a lethal bullet.
Cannot understand why the complex and LLC organization retains Peggy Joyce’s services.
Fairly predatory individual with absolutely no business sense or acumen.
Don’t complete an application fee here, don’t give them a deposit, don’t sign anything that looks like a lease.

do not move into this horrible apartment complex!!! there staff are useless and don’t even help! i went in to turn my keys in and stood in line in front of another person for a good 5 mins until we got acknowledged because apparently it is more important to talk to coworkers than residents! i once needed help with my online account and called at about 1 pm, keep in my mind they closed at 5 that day, well i called and they said they were busy and they would call back in a hour, 2 hours pass and no call, so i call again, lady says were still to busy we will call you back before we close, i said ok, even though i was already out of patience! well 445 rolls around and nothing, so i call back and lady upfront says sorry we been busy and have not gotten to it! how are you going to not have time to help a resident with an easy task that would probably take like 5 mins? blows my mind so they made we wait to the next morning and guess what? i had to call they did not even bother to call me! this place sucks, overpriced and not worth it all, mold in the apartments and very outdated! do not move in to this sorry excuse of an apartment complex, there is a reason why the review rate overall is 1.5 that should tell you all! moved out as soon as my lease was up!!! save your money people! do not let them fool you with there niceness when first moving in, that goes out the window after you pay your first month!!!

Abosulutely DO NOT MOVE HERE!!! Every other review on here is dead on accurate. The management doesn’t give a damn about what goes on here. There was a trash fire a little while back due to all the issues they have with what looks like illegal dumping but it wouldn’t shock me to find out they were the ones dumping all of the appliances and beds that eventually caught fire. Our trash and utilities bills from the complex also went up after that as I’m sure they received hefty fines from city and Fire dept. you will have to threaten them to get anything fixed. We moved in and had standing water in tub for 2 weeks before they fixed it, several other requests just never got taken care of like the nails or screws that poke through the carpet (popped our air matters first night in apt).
After reading all of the horror stories for people moving out, it will be interesting to see what BS they try to pull on me.
KEEP ON DRIVING BY THIS PLACE AND FIND A MUCH BETTER QUALITY OF LIFE!

I lived in the «Boulders» for 7 months and it was terrible. First of all, they are the least organized apartment building I have ever lived in. They kept forgetting that I had a garage when I was trying to sign a lease on the place. When I went to move stuff into the garage, it wouldn’t lock. I asked them three times to fix it and every time they said they did, but it never worked. I wound up buying a hasp and putting my own lock on it. It was the only way to keep it secure.
The apartments are generally newly remodeled, but they do a terrible job. My fridge would only open to a little under half way because it was so close to the window trim. I couldn’t even open one of the crisper drawers. I had cabinet doors that were literally barely hanging by screws on cabinets I barely used. When I first moved in, it was a bit dirty from construction grime and I wound up having to clean the place before moving in. The shower rod wasn’t actually fastened to the wall, so it came crashing down when I tried to put my curtain on it.
On top of all of this, the area right outside of my apartment was apparently the appliance graveyard. At times there were as many as 20 or so bad washers, dryers, dishwashers, etc… that was the lovely view I got to look at from my front door.
Also, they have one trash compactor for a ton of people. It gets full quite often and they don’t empty it enough. There are often bags of trash just laying around near it.
As for the rent, after my 6 months lease was up, they tried to raise it by around 150 bucks. When I called them on it, they said that it was because they didn’t include my garage. (again) and somehow thought that was part of the increase. It didn’t really make any sense. They said they would lower it down to about 100 bucks increase, but I wasn’t ok with that. When I wound up staying for an extra month, it was costing me over 400 dollars more a month than the prior month. I have never had a company give me as many ridiculous up charges as they did. I like to call them «Pleasure of living at Boulders» fees.
If I had it to do over again, I would never have moved in there and I highly recommend you don’t either.

I moved in to the Boulders in March 2015; if I could give negative stars, I would. This is one of the shadiest places I’ve ever dealt with, especially when it comes to «bait & switch.» These are just a few of the issues you get to deal with on a regular basis when you become a tenant here:
1. Shoddy «renovations» and ongoing maintenance issues! I moved in to a «renovated» apartment — which doesn’t look anything like the pristine model unit. They tell you the renovated units will be exactly the same; new cabinets, new carpet, wood floors in the bathrooms/​kitchen area, brand new washer/​dryers, etc. however the actual «renovations» are basically painted kitchen cabinets and new linoleum on the kitchen & bathroom floors to resemble wood. Apparently they don’t know how to use nail guns properly so there were nails sticking out of the floor — which I had to eventually pound down myself because after several requests they still hadn’t come to fix. Also the kitchen cabinets and drawers broke within two weeks because they are just the old cabinets/​drawers painted with new door/​drawer fronts, and they use too-​short screws to attach the new handles. After about 2 months they finally came with new screws to «fix» the handles on the cabinet & drawer fronts. They said new carpet would be installed also, which definitely didn’t happen in my unit. When you submit maintenance requests, you have to submit them on line several times, call the office several times, stop by the office and get upset several times — even then it’s a few months later the issue gets «fixed». The pictures attached are all showing their fine construction & maintenance work.
2. Bugs everywhere! They tell you they spray for spiders & pests 2X year — I am 99.9% sure this doesn’t happen as I have never dealt with the type & amount of spiders & bugs you see here! I constantly see spiders in my apartment — we’re talking several a week, sometimes more than 1 in a day. There are also little black beetle things, which I looked up and are carpet beetles — they live and thrive in places that aren’t kept up and have water issues — check the window sills and you will see them due to the mildew/​mold, etc. If you don’t take care of the issue yourself, they will get worse and you’ll find them everywhere. There are also silverfish bugs — not sure where these come from however I have never had them in a place I’ve lived before either. Since I never knew about these potential bugs, when I started finding them I had already been moved in about a month — too late to do a bug bomb without a huge hassle. I researched DIY «fixes» — went and got Ortho bug spray which I spray inside the house (window & window sills, all the baseboards, outside door, inside of the door frame, outside patio, inside the sliding door, etc.) every 3 months to help with the spiders. I also had to vacuum every 3 days for about 2 months to get rid of the carpet beetle & silverfish problem.
3. Unorganized office staff & horrible property managers! There have already been 2 different managers, and a handful of staff coming & going since I moved in 6 months ago. They have a 2-​month notice required from tenants, so you The first manager I dealt with lied about the supposed renovations going on before my move-​in date (the old tenant hadn’t even moved out yet by the day I was supposed to move in) — I was supposed to move in mid-​February but wasn’t in until March because of the issue. Luckily I was able to work out something at my old place, so I wasn’t homeless for 2 ½ weeks. The new manager also didn’t give me half of the necessary move –in items so I was unable to access the gym facility after hours (there is an electronic key system installed in March — as of August and many complaints later I was given my key, and told I was the first person to have one besides the staff… 6 months later…), etc. I was also recently given a bill about some supposed utilities — starting all the way back in April. When I questioned them they about the bill they refused to give me an actual bill from the real utility company (we already get separate bills in our mail), and also had no reason as to why they would just now be telling me 6 months later. I know other people who live here, and they tell me they get weird «bills» from the office also– and always get the same responses. They also leave these bills on your front door randomly late at night, and the date on the notice will always be at least a week before you even see it.
4. So many other small frustrations/​annoyances! Pools randomly close with no advance notice/​no reason/​etc.; 1 trash compactor for the entire place which has about 700 units — trash is always overflowing and the whole area is disgusting by the end of the week; staff are hard to reach by phone; packages get lost at the office; the list goes on…

Save your money for someplace who cares about you.
Pro’s:
–I like my apartment placement and set-​up. Nice green grass in back, garage underneath, and only neighbors above and to one side.
Con’s:
–One trash compactor for about 350 residents which is on the far end of the complex and is certainly not emptied enough. By the end of the week, there is probably 50 garbage bags piled up around it.
–The raccoons and feral cats love the compactor because they are literally provided community cat food and trash to rummage through on a regular basis, it is clearly a breeding ground for disease.
–Good luck getting your packages if they’re delivered to the office. Regularly I go to pick one up, and when the tracking number shows it was signed for by an employee, they try and tell me I dont have any mail. Went to pick up a package today, and instead of the one I wanted, they brought me one I was expecting TWO months ago. I won’t discuss how often they go missing off my porch because that is attributed to thieves and residents, not the apartment.
–Maintenance is a joke. Put in a service request on Wednesday for a clogged drain and kitchen flooding sink. Sunday night, the upstairs neighbors water flooded My kitchen. The Emergency maintenance guy fixed the problem two hours later, and then now on Thursday, some pothead comes knocking to fix my sink. Not sure what he expected me to do without a kitchen sink for a week?
–When it came time to hit the road or renew, they wanted to raise my rent $ 200, to the price of the same floor plan above and beside my unit, but Without the same renovations, and did not want to negotiate. Managed to push and shove for it to only go up $ 100.
Look the other direction, and spend your money somewhere else. You won’t regret driving right on past the Boulders and not stopping.

They will take advantage of you financially when it comes time to move out.
The assistant manager advised me to get the carpets professionally cleaned, or I will be charged for them to arrange the cleaning themselves. I got a written quote from the company they prefer to use, because the assistant manager and I agreed that they would know the standard of cleanliness that the apartments required. The quote was $ 90 and in the comments section it specifically said for a tenant move-​out; the cleaning technician and I were very clear to each other that I wanted a move-​out quality cleaning, and I still have the receipt. Due to time and scheduling restraints, we were not able to arrange cleaning. After we got our final bill, they want to charge us $ 352. The carpets were very well kept, with minimal stains or pet damage. They refuse to accept the quote we were provided as adequate and instead want to charge us based on the quote They were given, yet refuse to even provide it. Yes, the work has yet to be performed. Yes, they want to charge the higher amount (3.5x higher, to be specific). Yes, they’re going to collect the higher amount, based on a Quote and not a Bill, and they’re probably going to replace the carpet as part of their renovations and not even have it cleaned.
My advice? Absolutely, under no circumstances, move in here. If you have already made that mistake, have the carpets professionally cleaned and provide them with a Copy of the receipt, and before you turn in those keys, get them to sign off on a move-​out inspection.

When I first moved in, I really enjoyed the lay out and felt that it would be a good fit for me and my two children. That is about the nicest thing I can say for this place because everything that I have experienced with them has been terrible. For starters, my washer broke three times and it took 10 days each time to complete the work orders. There is literally mold everywhere, and where there isn’t any mold then half the carpet is so stained from previous owners that it simply is just disgusting.
Three separate occasions the management tried charging me $ 115 late fee for turning in my rent late, even though I turned it in every time on the first of each month, they tried telling me I was late and I had to bring in copies of my checks that were, thankfully, photocopied at my request to keep in my records to avoid the charge.
I have made seven workorders for my bathtub that, upon move-​in, I noticed was chipping and looked like it was in complete disrepair. I have now lived in this apartment for over a year and the work orders have never been fixed, I have not even been contacted about the problems so I just gave up. So every time I take a shower, or give my children a bath, pieces of the tub chip away and end up in their hair, on the towels, or scattered throughout the tub.
If you like dealing with rude, uncaring, unprofessional, people, then this is the place for you.
In closing, I know that people will come on to Unilocal and gripe, bitch, and complain about some of the smallest things. This is my first Unilocal review ever and it’s unfortunate because I’m a pretty laid-​back person and always try to give others the benefit of the doubt, but after living here, with the constant smell of marijuana from my neighbors, of course management doesn’t care, I finally had to put something out there and warn people about this place. Live anywhere else, find any other apartment, just do not live here. Don’t get suckered in by the huge renovation that they did for the front offices and the pool. They have not done one thing to better the living environment for their current residents. Shame, damn damn shame.

When we moved into our apartment it was clear that it had NOT been cleaned. We had to call them to send someone to clean the toilet because it was disgusting. The carpets were also stained so I put it on our apartment checklist that everything was filthy. The tile was also messed up in the kitchen even though we were told they were going to fix it before we moved in. When we moved out they charged us for a cleaning fee and new carpets even though we stated that everything was filthy beforehand. They wouldn’t budge. They also charged us for a broken oven knob, but then replaced the entire oven. We asked them how we were suppose to pay for a knob that was never fixed. They had no answer. When we refused some of their charges upon moving out they sent us to collections. Not wanting to deal with that we contacted the managers office and told them we would pay all the fees. Then they were really nice and said they would contact collections. They didn’t. It took weeks to get it all straightened out.
They are also terrible at fixing things. The heater in our infant daughters room was broken all winter long. Every time they sent someone they’d say they fixed it and it would work for like a day or two, but then it would break again. We played that game all winter.
Also our stove broke one day and the oven wouldn’t turn off! (This is when the knob broke off so we couldn’t shut the oven off) When we called to ask them to fix it they said it wasn’t an emergency and they would send someone on Monday. It was Friday afternoon when we called. Basically we would have to shut off the power and not have a stove all weekend long. Right.
Basically this place is lipstick on a pig. Stay. Away.

Luckily I am only here temporarily.
The people at the front desk are completely oblivious but hey, they must get some money of their rent if they recruit a certain amount of people.
The only good thing is that I moved into a newly renovated unit. But, you can’t polish a turd.
If you want a mediocre apartment that’s expensive where they tell you the utilities are included but then realize their not, then go ahead and move here

BEWARE OF SIGNING THE LEASE!!!
I lost my job and was forced to relocate for a new job. That’s when I learned to break my lease I OWE THEM UPFRONT 6 MONTHS RENT IN CASH to do so.
It barely takes them that long to fix something there :((
Sadder yet, the agent in the rudest way… not at all understanding what I’m going through… told me that these thousands of dollars that I have to cough up was a special deal and that they were doing ME A FAVOR… that its a savings… lol. Not a clue!

*** WARNING– THIS IS A HORRIBLE PLACE TO LIVE*** Why? I will tell you…
To start, I moved in Feb 2015 and not 1 week later i received a letter on my door saying there was an over due balance on the account of $ 255 and that it needed to be paid as soon as possible to avoid any another fees. The letter was loudly placed on my door around 11 PM on Saturday and the office is closed on Sunday… What kind of crap is that? Not to mention, it had no description or even mentioned what that amount was from. The following Monday i called around noon and i asked what the letter was about. The guy who answered the phone was nice but could not give me a straight answer of why i got this letter. He told me he needed to help other people that were currently in the office and he would give me a call back later that day. No phone call. A few days later my husband went into the office and spoke with Jeri in person. She said it was from something that was incorrect on our lease agreement but wasn’t sure what the remaining $ 5 was from. We were told it was taken care of, so we were happy. Little did we know. it wasn’t. Come March 1^st we knew rent was due and tried to pay it online. That balance of $ 255 was STILL on the account a whole 3 weeks later, because they don’t allow you to change the amount you pay online we were unable to. I went into the office to speak with them about it and there was no one sitting at the front desk, there were about 4 other people in line behind me. I waited 22min and the whole time there was another person in the back office talking on the phone, another person from the line went in and said «you have a line of people «she said «send them in» I went in and she didn’t even make eye contact with me and she was on the phone with someone else! I let her know I was dropping off my rent check because there was an incorrect amount on the account. She said she had a list of accounts to adjust so she would get back to me when it was done. Never got a phone call.
Also, a few days after i moved in i noticed the outlet in the bathroom did not work, it was completely broken. For that i was unable to get ready in my bathroom. I emailed Marci and was told a work order had been put in and that there was a flood happening somewhere else on the campus so at the earliest they would be out at the end of that week. Ok, cool. I was fine with that. BUT, surprise it was never fixed. I put in a work order request myself through the online resident portal it said someone we be out that week, again NOT DONE. I sent another email March 13^th and was told someone would be out March 14^th for sure. Yep! you guessed it! NOT DONE. I sent another email Monday and expressed how angry i was. FINALLY and also after they called my work 3 times my outlet was replaced on March 16^th. What i want to know is what the heck it took over a month for that to get done. I did not get any apology what so ever, its like they completely ignored the fact that they caused a major inconvenience.
Today, I noticed that when i started the dryer my whole apartment felt muggy and all the windows were steamy. I looked behind my dryer and the hose was broken and completely off! I called the office right away and was told by Jeri that the maintenance crew was leaving in 20 min and that she could not pull them from whatever they were doing.(which is nothing, because they walk around all day looking bored) I asked what do i do then and she said «I’m not sure» she offered to place another work order and she said it would take about a week. I told her to just forget it. i asked why id want to have my wet clothes get moldy from sitting in there for a week! probably actually like a month… She said «ok» … i let her know i would just fix it myself and she said like it was nothing «yea, if you can just reach down there and re attach that hose» no. that’s not my job. When my husband came home we pulled out the dryer and found that the hose was cracked. We fixed it ourselves.
As far as the actual apartment goes, they’re ok. I mean why wouldn’t you want to live in a place where the base boards are all cracked and where they literally paint over all the debris from trees and such on the balcony. can you say LAZY!
If you cant tell, the staff is completely incompetent and their service is subpar. I could go on and on and I’ve been here not even 2 months… Save yourself and look for another place to live. I’ve seen better service at Wal-​Mart.

Worst place I’ve ever lived!
I’ve lived here for the past two years so i’ve experienced the old management company and the new. The old management company was ok, there was nothing really special about them. I don’t usually contact management unless my washer and dryer is broken and that only happened once. Anyway, once the new and improved management company took over everything when down hill. They renovated the front office but not the apartment buildings. I get packages that at left at the office and the girl up front is so damn rude. She physically threw my package at me and walked away. What’s funny is that I was at the Subaru dealership getting my oil change and I was chit chatting with one of the staff and they also live in the same apartments and also received the same poor customer service. Not to mention they raised the hell out of rent! My rent increased $ 400! I wanted to put in my 20 day notice this month, and I was told twice by Macy (?) that they don’t do 20 day notices, they only do 30. I had my sister call to confirm because I thought it sounded weird, she was also told by Macy that it was 30 days. So when I come back from vacation on Monday, I called and asked if I put in my 30 day notice will I get prorated for October. Macy said she will call back with the answer, the next day she left a message saying that they indeed do 20 day notices. She never did answer my prorated question. Now I’m in a shitty situation because she gave me incorrect information. I’m going to the office later today to see if they will backdate my notice because of false information. Also, if you look at the google reviews, it will have more in-​depth reviews. Oh, there is a lot of spiders, i don’t know if that because of the trees but there is ALOT OF MOLD. The light fixtures in my building have not worked in several months. There is also dog poop every where. So whatever you do, STAY ON THE SIDEWALKS!

I lived there for 8 years. Under Equity management it was ok and the manager was competent and office staff at least had a clue and got things done. Yes there were some break ins, both car and apartment. The last year or so it started to go down hill, kids throwing rocks at apartment windows, cars and tormenting animals. I can understand why Equity sold it, vacancy rate was increasing.
The apartments need some serious updating, the installed microwave was made in 96. When JRK or whatever their name is took over, things hit bottom. Our rent increase was ridiculous, the staff at the office had no clue as they were not from washington and tried to make the case that the increase and their rents were normal for the area, umm BS!
They made these claims about updating the apartments and the amenities, according to my old neighbor who still lives there her rent went way up (20%), they only thing the remodeled was the main office building. They now nickel and dime you to death and charge for every little thing. You also can’t smoke (you really shouldn’t anyway) anywhere but out in the parking lot.
Some residents have a heard certain management personnel make derogatory statements against service members and vets, something along the lines that they should all be locked up because they are crazy. They even had my car towed away while i was in Afghanistan, no warning no nothing, my spouse was surprised to say the least. Didn’t get any help from the office and they claimed they had no idea and that the security guard did it (this was under the new management).
Don’t rent from here, its a last resort if you ask me. Oh and while its in University place school district its actually inside Tacoma city lines so your emergency services have to come from Tacoma (granted not that far but still takes a little longer).If your military I would consider this on the off limits list.
