Beach Place Luxury Rentals

Disappointed.
–2 elevators in each building, one is broken 10 month out of the year.
–washer and dryer is broken.
— magnetic doors has been disconnected for the last 3 weeks, so all the door are wide open (makes you feel so secure…)
— anytime you have a question or concerns don’t bother asking front desk lady’s, they are extremely rood and unhelpful.
Only good thing about this place is location.

Le sigh… I had higher hopes for this place. It has potential, but to most of us residents, it feels like they are doing the bare minimum in terms of quality and so-​called amenities.
Pros:
— location, location, location
— granite counter tops
— new kitchen appliances
— friendly, relatively respectful neighbors
— max 2 pets allowed (no more than 50 lbs combined and with a non-​refundable pet fee)
— there is a (tiny) dog park within the community
— maintenance staff is friendly
— I don’t know about other reviewers, but there aren’t roaches or other insects in my unit
— walk-​ability of community
— amenities (when they are working properly)
— it is a beautiful community
Cons:
— it’s not luxury — it’s a pretty façade
— Elevators are embarrassing, regularly out of order, very slow, and have no ventilation (it’s a sauna 10 months out of the year) (how is this «luxury»?)
— no laundry machines in the units (how is this «luxury»?)
— the 1 laundry machine on each floor (2 machines on some floors) are usually full and/​or regularly broken
— on the website, and during your tour of the community, the pool is advertised as heated and/​or temperature controlled, except that it wasn’t working throughout most of the winter season and subsequently, it was freezing and usually empty. it’s worse to then be advised by the personnel at the management office that they aren’t «required» to provide that service to the residents, per our lease contract (even though they use the wonderful temperature controlled pool as a selling point) (how is this «luxury»?)
— the Jacuzzi is a joke
— yes, there are grills, but they are not properly maintained or cleaned and the burners need to be replaced (how is this «luxury»?)
— lots of amenities are shown to you, but what they don’t tell you is that you’re only allowed to use them during their business hours, and with a reservation (billiards room, grills, computer/​internet center), and the business center is off-​limits once you’re a resident (how is this «luxury»?)
— wifi is also something that you are presented as an amenity online and during your visit of the property, but again, we are always reminded that they are not required to provide us wifi per our lease contract, and therefore they do not have to fix the internet when it’s down (it’s rarely ever working). They actually recommend we pay for our own private service (even though they use the free wifi as a selling point) (how is this «luxury»?)
— parking is limited to 1 spot per unit, therefore couples need not apply. Your significant other will still be required to pay to register the 2^nd car, even though there’s no guaranteed parking spot for that second car… oh wait! The second car is allowed to park in visitors spots if you’re lucky to snag one.
— visitor spots don’t actually exist for visitors, and therefore, visitors don’t have a place to park their cars.
— flooding is a MAJOR issue. I have personally seen people using buckets to dump out the pools of water on the floors of the inside of their cars after it rains, file car insurance claims to get their cars professionally dried and pay their hundreds in deductibles (because your car will be destroyed if you don’t dry it properly after water damage like that), and management responds by simply saying that it’s the beach and it floods in other places too (basically, they don’t care, don’t have to do anything about the visibly broken water pumps within the community, and want you to stop expecting more from them). They refer you back to the lease contract you signed, where it states that they are not responsible for that kind of damage to your car (even if caused by gross negligence, and every single resident is aware and annoyed by it). There are times where it floods so heavily, you can’t actually leave or enter the community, without risking totaling your car.
— the gym sucks. it should not be listed as an amenity. it’s a waste of space in this community.
— It’s true that they won’t receive a package for you if it is larger than a shoe box (which has no specific dimensions, but w/​e). I just have my personal items all delivered to my office instead. (how is this «luxury»?)
— The policies in place for renewals, upgrades and transfers is discouraging, at best! Want to stay there after your lease is up, you will be charged all the fees again as if you were a new resident. Want to upgrade to a larger (higher revenue-​generating) unit during your lease, pay a $ 1,000 transfer fee, plus all the costs again.
I have a feeling that they will somehow make me pay for writing this review.

This is a horrible place to live in. We were enticed by it of course because it looks really nice. After the lovely sales associate got us to sign, I found a discrepancy in the lease. She was arguing with me, calling me names and saying I was starting fights. She told us the wrong amount to move in and would not admit it. After that we had many problems. We had a security guard that would tell us to clear the balcony as we had too much stuff on it. Every other apartment in the building looks like trash. They also sent us a letter that we had to move stuff off the balcony in 24 hours or they were fining us. Anytime we had a problem with parking — there isnt any just the designated space they told me to call PNS – the parking authority. We have had people park in our space for days and nothing was done. There are cockroaches flying around — their excuse its an outdoors apartment so that is why there are cockroaches. I think it is from all the trash and poop people leave all over the premises. People move out when they want 7 days a week blocking the fire lane and the elevators even on the weekend. I told the office and they told me there is nothing they can do as the person is moving out. They don’t hold any packages – its too much of a burden for them. We have had two packages stolen and 2 damaged. They had the never to send less the size of a shoe box which they told me was ok— to have and I lost yet another package. I don’t understand why or what they are paid for. They also dug up all the old piping and it smelled like shit for 6 months and there was drilling on top of that. They raised our rent the day we were to renew and the manager told me if we did not tell her in 24 hours if we wanted to stay here she would start charging us the difference of the amount. We had paint debris falling all over the parking lot and the cars. The manager told me it was not her responsibility. They never answer the phones and only call you when they need something or you owe money. We renewed our lease as we had not time to decide otherwise — and they undercharged us and the manager kept calling me to pay the balance of 25 dollars when it was their fault. I have never lived in such a unprofessional and horrible place. The only thing that is nice is your close to the beach and other amenities. The maintenance is good.
Its better to pay less money and actually get service somewhere else.

Beach Place seems very nice at first, till you move in. You move in and all the problems start:
— Bugs (including roaches) EVERY WHERE
— Stray cats EVERYWHERE
— There is never any guest parking.
–They give you one parking spot, even if your spouse parks their car in guest you have to pay the $ 50 fee
— I was dog sitting for a few days and they charged me a $ 500 pet fee for a dog that I DO NOT OWN. (I had to pay or they wouldn’t accept my rent)
— The gym sucks, everything is broken.
— They have a really nice pool table room, and a grill for BBQ’s but you need to leave a $ 100 deposit (they «forget» to mention that when they show you around.
— On the application it says ONE application per couple, which is a lie they make you fill out TWO applications and charge you 2 fees.
— The staff ALWAYS has an attitude, like you’re bothering them
They will find any way to steal your money.
This is far from Luxury.

Don’t waste your time or money. The only positive of this place is the location, everything else is crap! From the elevators that are always broken, slow and with no ventilation to the condescending tone of the administrative staff when you need anything done.
The never ending repairs, exercise equipment always broken, the broken pipes, the parking flooding, the noise, the threatening letters for no reason, etc.
Horrible place, stay far, far away from it

Move here if you like to be threatened to be sued by the property on a regular basis or constantly fined for the most ridiculous things. Don’t be 2 days late on rent or you will receive a letter stating the property is suing and will be evicting. No way in hell I would renew my lease at this place, but I received a threatening letter that if I fail to turn in my keys on my move out date then they have no alternative but to advise their attorney’s office. If I am not out, they are entitled to demand double my monthly rent for as long as I remain a holdover resident. Trust me, I am out of here the day my lease is up. All the threats are not worth it. I’ve lived in apartments all of my adult life in many different states and never once experienced such terrible treatment from a landlord. I’ve lived in New York where the landlords are awful and it was never as bad as this.
If you plan on having guests that have a car, make sure they get to the complex before 6 pm due to the limited guests spots after that time. If the car is not registered, they will boot the car and fine it or they will simply tow it.
On a positive note, the maintenance guys are great and will do everything they can to fix anything in your apartment.

Thoughts:
You’re a quick walk from the beach. Which is a nice beach which is clean and not over crowded. The new sunny isles pier is close too.
It’s gated. But that isn’t a tough gate to breach. I’ve seen local kids who live in the complex squeeze through. (No there’s no security guard stationed at the main entrance.
When it rains, large sections of the parking area (s) flood up to car doors or more. Yes it’s the rainy season but there are ways to divert this water elsewhere.
Wish your guests good luck if they visit after 7 – 8 pm. Finding guest spots is a nightmare and you’ll get towed if you park in the lot on the supermarket side. I’d like to add that the «security guard» driving around is only here to throw stickers on cars who are backed into a spot. He’s not here to really do anything else. So his role is questionable to say the least.
The pool is nice but the hot tub doesn’t work. No sign that repairs are in progress so who knows. There are BBQ’s in nice cabana style areas.
The landscaping is nice, but there are palm bushes all over the place which are fine, but they NEED to be cut down. They obstruct your view around corners, especially up by the front gate. It’s a accident waiting
to happen… With another car or a person walking their dog. Management should’ve noticed this by now.
Treadmill in the gym doesn’t work. Gym is meh. There’s a great gym right behind the complex.
The free wifi is useless. They need wifi extenders big time.
The shopping center just outside the gates is a great thing. It’s the best amenity beach place has.
The staff is very nice. As well as the maintenance team.
The apartments are nice. Not luxury as advertised. Because just across the street 1 bedrooms go for 5k a month. So it’s all relative. But they are nice. Granite tops make you feel good about your life.
The halls and common areas are cleaned daily. Which is good. The high traffic halls may need a deeper clean just based on the stuff dragged in.
The elevators are being re-​cabbed as I type this. They look nice.
People in the complex seem nice. At least in the elevators where hellos are exchanged.
You might see a possum lurking at night. But I haven’t seen any roaches. Which Is surprising since the corridors are open and the buildings are not high rises.
Overall it’s a nice place to life. If anything changes, there will be an update. ;)

I will make this short and sweet. It’s NOT worth the money, you can rent a privately owned condo in a better building and location. The management is fine but just fine, not the best customer service but not the worse.
It’s impressive when you first visit the community but then after you move in you start seeing how cheap it is, the elevators are always broken and they are old. Good luck getting your laundry done, they don’t have enough machines per building… You will wait forever.
The front and back pedestrian gates are always broken and people from the buildings in front of the Beach Place take a short cut to the grocery store on Collins through the complex, a lot of random people walking around.
CATS everywhere, they sit on top of your car, if you have a convertible… Say goodbye to your roof, they WILL scratch it. The residents of the building are ok, lots of kids at the pool on the weekend. If you live towards the back of the building you will hear a lovely loud A/​C noise from the shopping center right outside the complex. If you are sensitive to noise then prepare your ear plugs.
Sunny Isles is a Russian community, my experience is that if you are not Russian, they are not that friendly. I don’t even look like one of them and people have talked in Russian with me a couple of times. They walk around the shopping center behind the property like they own the place and they have a really bad attitude.
Sunny Isles is full of new construction, traffic can get bad with only one major street (Collins Avenue), the beach across the street is not good, after 3:00pm you have to chase the sun because of the tall buildings covering it. I feel sorry for the residents of Sunny Isles in 2 more years, there are 8 new building coming up, so an average of 5000 more cars with only one major road. You’re going to be stuck in traffic forever.
Again, you can probably find a better place to live for the amount of money that you will pay at the Beach Place, also don’t waste your time with the complex in front of the Beach Place, Intercostal, super ghetto.

Just know if you’re moving into Beach Place Apartments, you’re paying for loaction. I don’t know who gave them accrediation to be «luxury rentals,» but they are far from luxurious. Only positive to this place is the fact that the apartments are upgraded. ALTHOUGH each one of my closet doors has fallen off and I’ve called maybe 3 times to have maintenance come in and repair and all the closet doors are STILL leaning against the corner of my bedroom.
The parking lot floods EVERY TIME it rains. Not only the parking lot, but the surrounding roads leading to the complex. I was trapped out of my apartment for 2 days once waiting for the rain to settle.
For $ 1490+ a month laundry facilities should be included. There are no machines within the apartments, although there are TWO WASHERS and TWO DRYERS on each floor. So if you don’t mind your things being thrown on the floor if you leave them in their too long you should be fine.
Overall, I will not be renewing my lease. There are plenty more rental communities within the area to choose from with cheaper prices and better credentials.

This place is not even close to being a «luxury community». The toilets are unable to flush EVERY WEEKEND. I’m starting to think that the maintenance crew must rig them to fail every Friday before they leave so they can get in some overtime every Sunday. The parking lot floods everytime it rains and is routinely destroying cars. None of the security locks work on the outside doors so anyone can walk into your building if they can get past the gate. And the gates regularly don’t work so they leave them open half the time anyway. Most scary moment ever here: I found a maintenance crew person walking into my apartment when I got out of the shower! This place is the ultimate nightmare. Doors are slamming constantly. Security guards are a fat little old lsdy and a skinny guy with a pony tail who looks stoned all the time. Construction is constantly going on, and it gets LOUD. The laundry facilities never quite work; machines rob your money, water leaking onto the floor, and people always leave their clothes in the machines. Oh btw i cant forget that there are enormous roaches here either. And you only get one assigned parking space for each apartment. So, if you live with another driver, one of you may not find any place to park after a long day of work. I see that happen to people everyday. Honestly, this place has been a nightmare from day one. The women who work in the office are not only incompetent but also rude, so forget them helping you. We’re moving ASAP. This place is a DUMP.

I mean, if you really want to live in Sunny Isles Beach, but can’t afford the million dollar castles that make up the bulk of the area, then Beach Place is a small, but narrow option for the bourgeois.
The maintenance team is awesome, it’s very clean (I have never seen a ‘roach since I moved in, and the people who live there are — in most part — college students, single professional workers, and local service workers.
The best part about it is the shopping plaza directly behind it. This may be subjective, but Milam’s (best grocery with organic products); La Barra (best Argentine); Solutions (best pharmacy and health shop); Pollo Tropical (best fast food chain).
As far as profit, I mean, where in life don’t we escape those kind totalitarian values? Tell your guests to park behind the plaza: problem solved!

Its location is excellent, situated in a quiet section of Little Russia (Sunny Isles Beach) and near all kinds of restaurants and shopping.
The units are all being remodeled and the result is somewhat decent when considering the price. All the units are quite cramped – the largest unit barely touches 1,200 square feet and they all have claustrophobic low ceilings.
Laundry is not inside the units, this can be a plus or minus for some. For me, it was an extreme minus. There were also only one washer and one dryer inside the laundry room I was shown.
Amenities are lackluster, but they are there. There’s no need to comment about the pool because the beach cannot be beat – and it’s just a few blocks away. The courtyards with the bubbling fountains and trees were quite a nice touch and seemed very well done. On the downside, we did experience a high number of cockroaches on both days of our tours.
Parking is all outside, which is never a great thing in South Florida. Also, Beach Place uses a predatory for-​maximum-​profit parking service called PNS. Upon moving into this property, there is a $ 50 «registration» fee and you have to submit all sorts of ridiculous details including your VIN to PNS Parking! If you have frequent guests, you’ll surely love the restriction of not being able to have a guest for more than seven consecutive days, and any frequent guest can only come 14 times in a year! Also, guests must be registered through the PNS website, which looks like it was designed by a second grader. PNS Parking also tickets for items such as expired tags and vehicle backed-​in as well as overcharging (as per local ordinances) for items such as tows and boots! After researching this predatory company, it was my decision to not even consider this place any further and to recommend that my friend also not consider it any more.
The office staff were extremely nice and very helpful, but in the end the negatives far outweighed the positives for this property. If you’re a person that has friends over on a regular basis, or have people visit suddenly and don’t want to live in a constant state of hassle regarding parking, this is clearly not the place for you.
