Broadstone New Territory I

I just love the community apartments. I have just recently moved to this community about 2 months back. The apartments are so spacious and beautiful, love the interiors.
The new maintenance staff and manager are very helpful. I have had a lot of complaints but the best part is that they get fixed on time.
Moreover I would like to thank Mr. Herb who has been very helpful in timely fixing of the issues, and ensuring that the problem is fixed permanently.

I have lived here for years now and it has been terrible but the new maintenance worker is now doing a good job thank you for your help Mr Herb you have done a good job for my family because before my issues take to long to get repair

My husband and I moved in June 2014. We are now going to renew our lease.
After reading the other reviews I feel I need to comment on a few things:
Safety– I feel safe in this apartment complex and this area in general. There are a few tips I would offer management, such as: changing the gate code more often, more lighting in the hallways, and turning the lights on sooner in the evening.
Rent-​this is the BEST price we have found anywhere in this area for the square footage.
Management– Honestly, management used to be TERRIBLE. Long waits to get mail, not answering phones or returning calls, etc. However, there is a completely new office staff who are WONDERFUL! Friendly, helpful, and know you by name. What an improvement!
Grounds/​Apartment condition– The grounds are nice, with shady trees and new landscaping. I’ve heard rumors that the office and pool are about to be redone! Yay! I live in Phase 1 of these apartments, so our unit is older, but they have started doing upgrades on our side of the property. Hopefully renoed units will be ready in coming months.
Additional notes:
–This complex has a lot of families and kids who regularly play outside, so if you don’t like kids, don’t move here!
–Yes, you can smell the curry from outside. You can hear bumps and noise from above units. Oh well, coexist, people.
–The speed bumps are intense, maybe if enough people say something, they will fix them. Parking can get hairy past 7pm, but that’s just living in an apartment complex.
–Electricity bills are higher for some reason. We spoke to old management and nothing was done, but fingers crossed on new management.
Bonus note: DOG OWNERS!!! Big dogs accepted here!

This place is horrible. The management is so apathetic and grouchy all the time. They offer free printing, but the printer is always broken. Their exercise machines are broken half the time. If you live on the new side, the exercise room is closed half the time. The maintenance service can be slow at times, they barely fix your problem. One time, we had to get the stove tops replaced, and when the guy came to replace it, he replaced it with an old one. The stove top eventually popped one day, and if someone was near it, it could have definitely hurt someone. Way to take care of your residence. But the WORST thing about this apartment… The speed bumps. All my guests that come over always complain about how the speed bumps scratches the bottom of their car. The speed bumps are so high that they ruin your car’s shocks. Your car also shakes so much, I’m sure it can cause shaking baby syndrome to a new born child. I am not even kidding. Don’t even think about moving here. There are better places and it is better to just invest in a house. Trust me on this one.

NO NO NO NO NO. NO!
Honestly, every time I see management touring soon-​to-​be residents I just want to roll my window down and tell them that they’re being lied to and to move somewhere else instead. The management here SUCKS… they don’t really care about the residents but only about the rent you’re paying at the end of each month, which, by the way, seems to increase exponentially each year… they might try to pull you in by extending you a «move-​in deal» but by the time you try to renew, you will be paying more than you expected. Also, they put in these speed bumps recently and constructed them HORRIBLY. They often scrape the bottom of small/​low-​bodied cars because they are so massive. I tried addressing this issue once and they just blew it off saying they were just complying with local «road bump» laws and that you should completely stop before you roll over a bump. HA! Even when I come to a complete stop it feels like I just ran over an adult horse lol! I’ve never seen any commercial or residential speed bumps so poorly made. This, along with many other problems (lazy maintenance who accuses you of using appliances incorrectly. I mean come on, I’ve used a washing machine for 15 years without fail AND have a father who works in the dry cleaning industry, I’m pretty sure I’m using it correctly). All in all, its not worth your money to move in to these apartments, you’re better off renting a house with the amount of money you spend here.

Location and the mature property are a big plus of Broadstone New Territory. Easy access to Hwy 6, Hwy 59, Grand Parkway and Hwy 90– it’s an ideal location. We lived on the third floor and had the view you’d find in a treehouse– mature, green tree tops looking out our windows.
Management (or lack of) is a big con of Broadstone. We found mold in the false ceiling that houses part of the A/​C above the bathroom. The mold was apparently being circulated with the air that flows out of the return or whatever it was and even our dog’s allergies were triggered by it. It was horrble! We couldn’t get management to do anything more than cover the mold with Kilz.
Tentants are required to turn in a letter stating intent to move out when your lease is up, which is normal but Broadstone requires the letter 60 days in advance. We turned our letter in a few days short of 60 days, but noted that we would be out by the end of April. Broadstone ended up keeping the majority of our deposit even though the apartment was in great condition when we moved out because they said that even though they had our keys, they couldn’t assume we had moved out until exactly 60 days after we submitted our move-​out notice so they charged us about $ 250 in daily rent. Bologna!
There must be better complexes in the area, so keep looking!
