Dean & Dewitt Property Management

My experience with Dean & DeWitt has been nothing but pleasant. Angie especially, she has helped me with any maintenance issue I’ve had. She has the patience of a saint and she deserves a crown.
I’m not sure why people are giving such low reviews, but the fact that D&D conduct background checks (huge plus), offer pest control, free wifi, parking, etc., makes it a very likable (and safe) management company. Plus, finding anything else in a downtown location for the price is almost impossible.

Do you enjoy people who take your money and provide no service in return? Dean & Dewitt is a joke. They tend to represent slum houses. Be ready for poor or non-​working a/​c units, ridiculous utility bills (leaks and lack of insulation), funny smells, etc.
Do you like calling code enforcement after months of repairs not completed? You’ll end up knowing them on a first name basis.
Do you like having neighbors who are felons, sell drugs out of their apartments, and host loud EDM parties on week nights? Move in to one of their multi-​unit rentals!!!
St. Pete is on to you guys and eventually you’ll no longer do business in this town.

Living in a unit managed by Dean & Dewitt has made me appreciate the large professional companies. My air conditioning unit went out and the repair person asked for my assistance in helping him move the unit which I gladly did. After he told me it was fixed it went out again. When he came back he changed the plug. It went out again and when he came out the next time he told me he needed to get to the breaker box. He didn’t have the key to get to it and I had to go the entire Labor Day weekend without air while it was 100. I withheld three days rent from my next payment. I eventually received an eviction notice over three days rent. At the end they took it out of my security deposit. They never followed up on the work order request and they didn’t think it was unusual to be three complete days without air conditioning in the summer. Non responsive and unreasonable.

I rented from Dean & DeWitt for nine solid years and I can honestly say that they’re the best landlords I’ve ever had. In every instance, when I had a problem it was cleared up or fixed within hours and often within minutes. They were always available, always courteous and considerate, and what’s more, they were friendly and personable. They made every effort to make me and my fellow tenants comfortable. Over that period of nine years I have never had one, single problem — or even inconvenience — because of them. I highly recommend renting from them and I will go back to them if I ever move back to the area.

Besides the great location, I would NOT recommend this rental company to anyone! As a young professional I have rented from many management companies in multiple states and cities and this is by far the WORST management company and experience that I have had to deal with. I have been in my old northeast unit for 7 months. As expected, I have had minor issues that I can live with, as it is an older home. Unfortunately, there have been larger issues that the company fails to address in a timely fashion (ie. Termite infestation, large holes in ductwork, rotted windows that fail to open and missing weather seal on doors that has lead to bug issues). Not only do they not care about tenant satisfaction, they fail to respond to any emails or phone calls in a timely manner. A month later when they attempt to address the issues, they hire unprofessional, unreputable companies that do the bare minimum. For example, we were informed that ChemCo Pest Control would be at the units on Monday at 9:00am and no one showed up. I took work off because I was uncomfortable having unreputable people in my unit. Especially since a Dean and Dewitt employee was not going to be opening the units as informed in the letter, they just handed the keys over to the guy that was going to be spraying (SKETCHY).
Following up with Dean and Dewitt nobody had an exact answer as to why no one showed up on Monday and why they handed the keys over to a complete stranger that they have never worked with in the past. Like every other issue I have been sent in circles.
Dean and Dewitt’s lack of concern and communication has led me to contact Pinellas county code enforcement.
I hope that this review will give you a good idea about what your going to be dealing with if you do choose to sign a leasing contract; incompetent, lazy, careless and unprofessional staff (except Erica in the main office).

Unfortunately this is one of the only companies to rent from in Saint Petersburg, and they are absolutely HORRIBLE! They take months to fix problems (such as washer holding dirty water, fan that fell out of the celing, broken stairs in the back, etc.) Somehow my electric bill is half the price of my rent (Duke says it’s the old house and D+D won’t do anything to help). The man who does the landscaping, bless his 83 yr old heart, just blows leaves and pollin around the house causing extreme alergies (which I have never experienced until this year!). They also don’t spray for bugs so make sure you add in the expensive bug spray that needs to be sprayed monthly. I hope you don’t have a year experience as bad as mine was.
