This guy has become a house/​property flipper and obviously does not know much about style and that we’re in a massive drought area. His property’s yards are almost always renovated with sod. Sod here in Southern California? I have looked at 4 of his properties that he’s either had the listing from the seller or he is flipping that property. They used cheap materials such as laminate flooring rather than engineered or hardwood and the work was shoddy but more important, the yards have all been redone with sod and water guzzling annuals. May I suggest that he take some free WaterWise courses from the city and use them? Then he can go to decorator’s and a contractor’s school where he might pick up some tips. Sod? Really? When visiting one home that he was having an open house, he just rubbed me the wrong way. I have instructed my realtor to not take me to the properties he is offering. Not one has appealed to me. I just realized he has 13 filtered (not recommended) reviews and 18 that are currently posted. That is fairly telling right there. Did I mention that he renovates the yards with sod? Add a couple of hundred bucks to your water bill because of that careless and irresponsible action, not to mention that we’re under water restrictions.

Robert was the seller and was apparently satisfied understanding a new kitchen, windows, and some sod is worth a $ 300’000 price increase. That is not the point, the point is the flippers team’s disrespect for the community as well as the neighbors. If you can do a better job as part of this team I am happy to update your rating.

Bruce Levine is as honest, analytical, and dependable as real estate agents come. He was a pleasure to work with and found me the right house in a very difficult market for buyers.
Bruce’s MO is not about finding you a house to buy, it’s about finding you the «right» house to buy. A subtle difference but one that’s important to consider since buyer’s agents only get paid if you buy a house. Often times, he would convince me to pass on a property rather than trying to convince me that it makes sense. In fact, Bruce knew what I wanted even more than I did!
I had complete trust in Bruce throughout the buying process. For example, in the area I was looking at (Mira Mesa) people were placing offers between $ 10K — $ 80K above list price. Bruce knew what it would take to land a house. He knew which houses attracted buyers with ultra-​low list prices only to engage in a bidding war until the house got overpriced. Often times, he convinced me to offer less than I was willing to or to pass on a property. He treated the whole process as if it was HIS money on the line, not just trying to make a sale. Sure, we got outbid on a couple of properties, but in the end, we closed on one that was probably $ 25 — $ 35K below value. I couldn’t ask for anything better in a market like this.
Being an engineer it was important to me to find a realtor with strong analytical skills. Bruce is able to see a situation and break it down into digestible components. He’s rationale and doesn’t allow emotions to obscure good decision making. For me, this was the second most important attribute (the first being honesty) when working with a realtor. I want to know the facts first and foremost. Then we can speculate about what the future holds and sure, throw in a ‘gut feeling’ every once in a while. For the most part we stuck with rationale, data-​driven decisions.
Bruce is as dependable as it gets. He is very good at communicating with email, text messaging, and phone calls. He knows how to use a computer and various apps and software packages that make the process go smoothly. At the same time, he knows when to pick up the phone and call someone. His response times are scary fast. I sent him an email (from the East Coast) one Sunday morning at 6AM Pacific time and had a response within 10 minutes. Unbelievable!
Bruce has a short list of contacts that are top notch and dependable. He referred me to lenders, inspectors, and fumigators that were all great to work with. One time I asked him for a referral and he replied, «Sorry, I don’t have someone good in that field I can refer you to.» It is so nice to see someone that doesn’t pretend to know it all. I’d rather have an honest ‘no’ for an answer than get a mediocre referral.
To conclude, I was extremely satisfied working with Bruce Levine and I’m looking forward to our next home purchase together. As first time home buyers, my husband and I were looking for a realtor that would be patient and informative. We highly recommend Bruce! He spent a lot of time listening to what we wanted and guiding us through the home buying process. From the very beginning, Bruce was helpful and insightful. Bruce was informative and professional but he was also very caring, genuine, and a pleasure to work with. He was accessible and responsive: returning emails and text messages in a very timely manner. My wife and I had the pleasure of working with Bruce to buy our first house. He went above and beyond showing us homes, condos, town-​homes all over San Diego County. We found Bruce through the Unilocal review when we were thinking about purchasing a house early this year. We interviewed a few agents that had good reviews on Unilocal and were really impressed with his knowledge about the market, his sincerity and his professionalism. Right before we were ready to make a decision, a friend of ours who had just bought a house recommended his agent, so we went with his recommendation instead.
A few weeks into our house shopping, we changed our mind about purchasing a new house and renting out the old condo — we decided to sell our condo instead. The agent we were working with is specialized in buying only, so we needed a seller’s agent. Bruce’s name popped up in our mind immediately due to the impression he left upon us during our initial meeting. We met with him again and was impressed by his knowledge once again, and decided to give him a try, which turned out to be the best decision we made regarding our condo!
About a week after we listed our condo, we had to take an emergency trip out of the country. We called Bruce and let him know about the situation, and he was very understanding and assured us not to worry about anything while we were away, as he would take care of things. How TRUE he was to his words! During the two weeks we were away, not only did he handle numerous inquiries about our condo, hold an open house, to our ecstasy, he also secured an offer which we accepted and finally closed in a month! My friend couldn’t believe it when we told him our condo went into escrow when we were thousands of miles away from our home!
I could go on and on about things Bruce did right that made our house selling experience as smooth and stress-​free as possible. To summarize, here are a few strengths (among many others) we noticed through our interactions with him that made him really stand out (not in particular order) —
— High competency. We told Bruce our main objective was to sell the condo as quickly as possible for a reasonable price. The extensive and through research he did before listing our condo helped us price it in the right range to achieve that. We didn’t have to lower our price once and ended up signing the contract in less than 3 weeks!
— Complete honesty. He told us upfront how much he felt our condo was worth instead of giving us an unreasonable estimate to just «lure» us into working with him, as we heard some realtors would do. He also pointed out even though it would cost money it would serve us good eventually by upgrading our carpet flooring which had a lot of stains, to laminate flooring. We listened to his advice, and it ended up paying off tremendously.
— Dedication and responsiveness. He held two rounds of open house in just three short weeks, one of which was done when we were out of town. His average response time to our email was less than 10 minutes! After we accepted the offer, he made sure things were processed speedily by all parties, so we could close escrow on time.
— Professionalism. Bruce handles everything with a great deal of professionalism. Whenever we had questions or concerns, he would be extremely patient and take time to explain to us until we were completely clear with no concerns.
— Resourcefulness. Being it upgrading our flooring, taking professional pictures, or conducting termite inspection, Bruce always has someone just a phone call away through his experience over the years.
In the end, we feel Bruce isn’t just a realtor who did a highly satisfactory job selling our condo — he is truly a friend who we can trust. We were thrilled we made the right choice selecting him as our agent.

Bruce did a great job helping us purchase two investment condos. He got a sense that we like to do a lot of research ourselves and helped us when we needed it. He also gave honest opinions on certain condos which were not good investments.
He really shined when we were in escrow. Both of our condos were short sales, which makes the process MUCH more complicated. He sent us many gentle reminders to keep us on track and kept in constant contact with the seller’s bank, our broker, etc to make sure the deal went through on time.

As a first time home buyer, I know I’m a small fry in the real estate market. I’ve heard the horror stories and have cringed at the thought of finding a realtor who will take the time to help me find a home. I didn’t know any realtors in the state of California, let alone San Diego, and had no idea where to start. Luckily, I found Bruce Levine’s website. We met, we discussed ideals, and we worked through the pre-​approval process.
