The Point at Silver Spring

I have lived at The Point for a little over a year and despite all the negative reviews I took the chance and I haven’t regretted it. Is it 5 star accommodations, No? But are you paying 5 star accommodations money, NO! For the price, I am extremely satisfied with the level of service I receive and the responsiveness and attentiveness I’ve received from the management staff. When I request a service repair, I typically receive a response same day. When I noticed my electric charges looked awry, someone within management responded within 48 hours. Is the pool only 3 Ft? YES, but I’ve visited the new Fenny apartments 1 block away and their pool is like 3Ft 6 in so it’s not horrible. Is the building in great condition, not really because remember this is a much older building but management has «modernized» common areas and hallways to give it a“just like new” feel. Also if you’re willing to cough up a little more for rent then you get newer shit like a dishwasher and washer and dryer so I never have to deal with prices going up in the common laundry, etc. They replaced the carpets in the common hallways a few months ago which was very nice but I hope they also re-​paint the door jams around each door so the place can look even better. My one biggest complaint is the dog shit but that’s not their problem. The problem is muthafuckas who are too lazy to pick up after their dogs. My thoughts are for what I’m paying I’m happy with the level of service I receive. If I want more, shit I’ll just move somewhere else and cough up some more money. But I’ve lived in more expensive buildings and I can attest that the grass isn’t always greener.

So it is not as terrible as people have said in the past. Its very close to everything and you can walk anywhere. Its close to the transit station. You can get to DC and other part of Maryland. Its very affordable if you work or go to school in DC. The problem with DC is you are either safe or affordable. In downtown Silver Spring you can have both!
Now as for the actually building, it is great for someone who has never live on there own. When you first move in, you amazing at the amenities but then things break or chip. Like my tub is painted and they paint chip off after the first cleaning. The dishwasher does not actually work. The events sound great but are sub-​par. The building is slow to update you about problems or changes. The laundry went up in price and no one told the residents. Some of the workers are amazing and some are terrible. Maintenance request vary, sometimes they are quick and fix it right away. Other times they are slow and cannot actually fix it. So if you can live somewhere else for cheaper, near transit, and safe do it!

Charged me for «damage» to a tub, even though we left it in the exact same condition as move-​in. Also charged absurd cleaning fees and double utilities for the last 30 days. When I tried to dispute this, they threatened to send my account to collections. Otherwise not a bad place to live for two years.

Wow; all these negative reviews are giving me second thoughts about The point. I went there for a tour for the first time this past Saturday 9÷12÷2015 and I really fell in love with the place, so much that I didn’t want to look at other apartments in the area cos I thought I found what I was looking for: walking distance to downtown Silver Spring, gym, party room, lounge area, court yard, rooftop pool and wifi in all the public places, and stores around the building. I understand there visiting there for a few hours gives off a different impression than actually living there… Now I don’t now what to do. I guess I need to look at other apartments in the area before making a final decision.

I just moved in this past weekend and after unpacking I decided to do some laundry. I go downstairs to buy a card and the machine is empty. I go ask the concierge when it will be fixed, and they tell me they don’t know but they’ve already put in a request twice to have it filled. They tell me there’s no other way to do laundry in the building, so since I’m a new resident I can’t even do my laundry. If the card company is unreliable then maybe it’s time to switch back to coins or at least have some cards at the desk to give new residents. This is ridiculous!

Been here almost a year and I must say I love my apartment! Extremely large and I love the renovated style I picked! The washer and dryer in my apartment are nicer than any other stackable I have had in an apartment so far. Even though I am in DTSS, the courtyard view is relaxing for weekend coffee breaks! Metro is very close, 7 eleven connected to building and Raphael’s barber shop (my favorite haircut!) is right across the street.
Bummed I couldn’t do the kickball team because I didn’t get home from work in time. Hopefully they do more in the future! The yard sale was cool (my mom visited for that!) and the movie nights were cool! Hope they do more stuff for the residents!
The management recently put new carpet in the hallways (thank God… Apparently pet owners let their dogs use everything as a toilet and expect others to clean up after them) and I haven’t had any issues with pests.
I would recommend this community… Seems up and coming and definitely improving since previous posts.

Really awful. Have visited friends here multiple times and each and every 1 star review on here is accurate. Dogshit, roaches, rats, mildew. Lots of stories about lost rent.
One thing I’ve heard a lot is a refusal to repay the security deposit, and in some cases tacking on huge amounts (150%) on top of the deposit for ‘damages.’ If you have a story you’re comfortable sharing with me via PM about The Point not paying the deposit back, please do so. I am going to ask my friend the lawyer about the possibility of a class-​action lawsuit. If you took them to small claims, I’d be interested in know that too.

I have lived at The Point for two years. I’ve absolutely loved living here. It’s centrally located to the metro, shopping, and nice eateries. Maintenance was always on hand when called and mostly everyone in management was friendly. The only drawback is the rent is too costly. Each year it goes up due to supply & demand. Overall, my stay here was good. I’d recommend this place to future tenants. Hopefully my transition out will be as smooth as my move in!

Don’t ever live here. Worst management. Front desk constantly looses packages and is often confrontational.
The entire building either has heat or AC on, so in the summer our apartment is 90 and managements solution was to give us 1 box fan.
Plenty of bugs and rodents.
Gym is a mess, I’d rather pay $ 50 a month to go across the street then to use the free one here.
Oh yeah, they also lost a rent check of ours in management transition and had a warrant put out for our arrest for unpaid rent. Thanks for that.
Never once have I even been close to pleased with anything about this place.

this is the worst apartment ever. the place is always noisy, the walls are thin, there are bed bugs and roaches everywhere.

If you haven’t signed a lease yet and you are lucky enough to be reading this review first. Take my warning and read the other reviews. Do NOT sign a lease here. Don’t be fooled, this place may look decent, people will be fooled by the rooftop pool and the leasing staff will entice you with move in specials (which I’m sure they have to offer in order to trick anyone to move in)
I have been here 2 years now and once my lease is over I’m done with this place. Management is completely useless, they have weekend hours but I have been informed that they don’t have coverage so they are actually closed. The gym closes often for repairs. The pool only goes 3 ft deep, yet they still have a lifeguard who is a pain in the ass and yells at residents about any little thing (which defeats the purpose of relaxing at the pool). Coffee machine runs out of coffee often. Requests to management go unanswered.
I was being charged a higher utility rate and when I requested clarification, they said they would get back to me they never did, nor did they process a refund. Also, I’ve seen MICE inside the building (see photo). they say they will email you to notify you when a package arrives but that only happens 50% of the time. Oh and once your lease is up, expect a high renewal rate.

I was a resident at The Point (formally The Georgian) for 2 years. My experience in this community was far from stellar. That’s why I jumped for joy (and even did a back flip) when my lease was up because I couldn’t wait to leave. The following are the issues I encountered while a resident here:
PEST — This was my primary concern in this community. They were everywhere! They met you in the hallways, the elevators, the door of your unit, in the bathroom, EVERYWHERE! I’m talking roaches and other unidentifiable creatures. It was so bad that I demanded to be on their biweekly spray list, but even that didn’t help deter them. It was just downright disgusting.
TRASH ROOMS — These rooms were not cleaned enough for me. Several times the chute was backed up and I had to put in a maintenance request for them to tend to it (I wouldn’t have had to do that if they tended to the rooms often enough). Some of my neighbors were trifling too. They’d put food containers (with food still in it) inside the trash room instead of dropping it down the chute. This (I’m sure) also contributed to the pest problems.
PETS — As much of a dog lover as I am, living here was like living in a kennel. People walked their dogs for bathroom breaks RIGHT IN FRONT OF THE DOOR! They even walked them on designated areas that had signs posted stating «DO NOT WALK DOG,» but they did it anyway. Lots of puddles also were found in the hallway (I can tell you it wasn’t water), as well as plenty of stains in the carpet. This ALSO was a contributing factor regarding the pests.
LAUNDRY ROOMS — Thank goodness there was a laundry room on each floor. Good luck with finding a machine that worked properly. Often I would find my clothes SOAKING WET after running them, causing me to have to spend additional money to dry them. On top of that, be careful when washing. People are quick to remove your clothes from the machines. By the way, the money machine for the laundry card doesn’t take anything lower than a $ 5. bill. Seeing how it took just over $ 6. for me to do mine, it was annoying I couldn’t put the exact amount on my card.
PLUMBING — From day one it was a problem. My first night in my apartment, I had to call maintenance to unclog the bathtub. Over the two years I was here, there were various leaks throughout the hallways, as well as my unit. There was a problem in the unit above me and water came down and ruined the wall where my circuit breaker was. There was a problem in another that was on the same line as mine and it caused my sink to overflow. The plumbing problem was so bad that maintenance even had to remove my toilet from the floor to address an issue. There was even an issue where the stairway flooded.
CLEANING — Cleaning simply doesn’t happen often enough for me. On the weekends (when most people are around), it doesn’t seem to even happen. Someone spilled something in the elevator lobby by the mailboxes on a Friday evening and by Monday morning, it was still on the ground but simply roped off for people to avoid. THAT IS DISGUSTING! Also, the carpets were stained in various places and remained that way for the majority of time I was there.
CONCIERGE — For the longest time it was a revolving door. The people at the desk would often leave their post, leaving the main entrance unattended. It was often that people were inside the 1^st door waiting for the concierge to come back so they could be let in. The concierge was also responsible for packages and often they even screwed that up.
So, with all that said, would I recommend The Point at Silver Spring for your future home? NO WAY JOSÉ!

When I first moved into The Point in 2009 it was then called The Georgian. As my first apartment, I was initially super excited to live here. The beautiful pool on the roof, private monthly parking, a spacious one bedroom and a quick walk from the metro sounded like the perfect fit for me.
Unfortunately over the years, management changed at least 3 different times (never smoothly when it came to resident communication) and the property in general just consistently went down hill. Concierge staff was a constant revolving door, cleanliness was inconsistent and my first year there were plagued with rodent issues.
Plus, almost a year of «renovations» and yet, everything is still super basic. In fact, the courtyard renovation took at least 6 months, displacing and inconveniencing monthly parking for that period of time. Really annoying considering that’s one of the amenities that people really used a factor before signing a lease here.
I was also plagued with mail issues. Although my address was correctly listed, I often missed receiving mail. I can count at least a dozen times a friend or coworker contacted me to let me know my mail had be returned, asking if I had moved. My MVA and insurance mailings were also often returned, which was stressful since those were dealing with timely issues!
Also, if you had an issue it was best to go in person to the office to follow up because emails would sometimes go unanswered or with slow turn around. It always kind of felt like the people that worked here would rather be elsewhere and were just going through the motions.
It got to the point where I actually hated living here and could never recommend it to anyone.
One star however goes the gorgeous, rooftop pool and some of the awesome businesses that surround the location.

Yeah this place is bad. My wife and I lived there for two years moving from CA, the application process was a pain. Way too much back and forth, way too much follow up on my part. Our second year we bought a car and The Point had no single parking for us, only what they call tandem parking. Well as the word implies tandem is for two vehicles and therefore tandem parking was more expensive, why would I pay extra when we only have one vehicle… So because of this they put us on a waiting list for a single parking spot, that entire second year I never received a call! We had to parka cross the street and pay Georgia West (the neighboring apartment complex) for parking. Basically parking was a big inconvenience.
Next the desk concierges are supposed to track package deliveries so that each unit will receive notification by email when a package arrives, this DOES NOT HAPPEN. When we first moved in this was working just fine, sometime after the first 8 – 10 months we stopped getting all notifications. The concierges blamed the computer program every time but nothing ever changed.
The dryers in the laundry rooms almost never completely dryer our clothes so we would be forced to then hang dry after we paid for the dryer.
Management is almost never available on the weekend, in fact I had been to management on either a Saturday or Sunday when they were scheduled to be open but nobody was there. I asked leasing why they were closed and they said they needed to hire an additional person. Somebody in management needs to «bite the bullet» and work the extra day not just close down, stupid. I’m now at Silver Spring Towers and couldn’t be happier with my living situation. I am so happy to be down with The Point at Silver Spring. Don’t move in if you want to have a happy living situation.

The Point is a mean joke. We moved here in June 2013 from Philly and wanted to settle in close to some friends living at The Point. So, we figured we’d do him a favor and move into The Point and give him the referral bonus. After moving in, it took several calls from my fiancé, myself, and my buddy — who referred us — for him to get his referral bonus (which are posted and advertised all over the elevators and leasing office). We had to travel to the management office on three separate occasions to sign the referral documents so he could get his payment — documents they lost THREE times. I should’ve taken this lack of organization and incompetence as a sign of things to come. Since then, my friend has moved out — literally across the street — to the comparable in price but infinitely better in appearance and living, Premier Apartments.
Dog feces and urine is a frequent site here — whether it’s in the elevator bay areas, hallways, or stairwell.
When it comes to drying your clothes, you might as well expect to air dry everything because it’s like playing Russian roulette on whether or not you’re going to pick a functioning dryer. Good luck attempting to get money back on your laundry card due to these malfunctions. That’s just a frustrated, black hole of emails and phone calls that get no response. For «convenience», there are also two dryers and two washers located by the stairwell entry/​exit on each floor, but no lie or exaggeration on this, the washer and dryers on our floor have not worked since move in day. Naturally, they were functioning on the floor of the model apartment we toured.
Each winter that we have lived here, the gym has been closed for significant time due to a water pipe bursting in the gym area. This year’s closing was only a week compared to last winter’s closed gym for over two months. The tenants weren’t offered compensation toward their rent due to the lack of access of a significant amenity, nor a complimentary pass to a local gym. When it snows, a path will be shoveled in the courtyard that connects the two buildings. However, the running track will not be shoveled. After one good snowfall, the track is pretty much inaccessible for a few months due to it being an inconsistent, hardened ice slick.
We have had one roach incident and yes, we are extremely clean people. A few days after reporting the roaches, maintenance had an exterminator come to the apartment and do a treatment inside of our cabinets and underneath our sinks. She has come back once since then for a check-​up appointment. We know of two other apartment units that have had a roach problem — including our one friend who had to use her paid time off, from work, so she could stay home for maintenance and an exterminator to come by her apartment. She is currently dealing with roach AND roach egg problem. When you’re dropping close to $ 2k a month on rent for a one bedroom unit, you don’t want to deal with this sort of thing. Maintenance was really awesome about this incident, though, and took it seriously. Whenever a request is submitted, they are always at the apartment within 24 hours and fix the problem or at the very least identify the problem and fix it later. They are literally the ONLY responsive part of the staff.
The garage is monitored by a third party towing company — who will tow your car, if you don’t have a placard hanging correctly — no questions asked. Regardless if you live in the building, have the required car information on record in the office’s database, pay for a parking spot, are on time with all your payments and have never had a negative issue before — your car will be towed with no notification or warning before towing. This has so far been our biggest experience with the laziness and insensitivity that The Point provides its tenants. You’ll walk up and down a hallway and see notices of «Late Rent Payments» posted on tenant’s doors, thus embarrassing them — but they will tow your car, even if it is legally parked there, with no call, email, or notice in your mailbox or front door. A cruel money-​grabbing scheme. The worst customer service experience I’ve ever experienced.
The incompetence of the management and resident services is worse than some of the slum lords I had to deal with in off campus housing during my college years — no exaggeration. Like I stated above regarding the laundry facility, expect to have no phone calls returned and days to go by to receive an email response, if one at all. You will end up giving up on anything you are trying to get done because you just become exhausted trying to get ahold of someone — which is probably their hope the entire time anyway.
Like I opened with, when I see what my friends are paying, literally less than a hundred yards away and in DC, we can’t wait until the end of our lease.
Do yourself a favor and take your money and quality of overall life elsewhere. Don’t buy into the polished turd that is The Point.

Worst living conditions I have ever encountered as a renter in the DC MD VA area. If you are a professional this is not the property for you, Its a late 60s early 70s era building that is nothing more then lipstick on a pig. The leasing office is fairly new and kept clean. After you leave the leasing office its all bets off.
Dog feces, dog urine along with constant filth and dirt can be seen all over the entire property. The entire property is disgusting and dirty. Hallway carpets are soiled and covered in dirt.
DO NOT RENT HERE! YOU HAVE BEEN WARNED. There are two photos I posted in the photo section of dog feces in the main lobby on Christmas Eve December 24. 2014
FYI The property does accept Section 8 so you might be making $ 60,000 a year or more your next door neighbor might be a Section 8 tenant. Just a heads up you wont read this in any of the literature.
If you are person who takes extreme pride in where they live you will be embarrassed for people to come over.

I currently live in the building. I arrived home from work at 11:50pm to find my hallway (on the 14^th floor) covered in vomit. I returned to the lobby to report it to the concierge where I was told the cleaning crew would clean it up at 7am. Only 7 hours from now! So I asked about emergency maintenance, since I don’t want to walk through vomit to get to my home. Apparently the emergency folks didn’t consider bodily fluids splashed everywhere an emergency. I’ve uploaded my pictures, don’t rent from here, hope this place goes out of business, hope the concierge service gets fired, along with the emergency maintenance staff.
Oh and this isn’t even the first time vomit had been left sitting in a main area with no one to clean up the bio hazard! Happened in the lower lobby from the parking garage less than a month ago.

Nice rooftop pool

I chose The Point because it seemed to be the nicest of the lower tier buildings in downtown Silver Spring. This may still be true based on how spacious the rooms are and amenities alone. However, the fun stops there. I had problems with this place since move in, like so many other reviewers on here.
Firstly, the communication within the leasing office is horrid, there were some issues and annoyances there to begin with.
Secondly, the refused to let me see my unit prior to signing the lease and moving in. I will never sign a lease in this situation again. As I’m moving in I set up a tall lamp and notice it’s leaning over… turns out the floors in my unit are slanted. Something I dealt with but would have for sure chosen a different unit. Side note I never got a SIGNED copy of my lease until Feb or March of 2014 (I moved in june 2013), after asking for it a few times a week in the first couple of months telling me it wasn’t signed yet. At my new place, I received an email with said copy of signed lease the same day I signed it. Just saying.
Next issue being the parking garage, they had told us during move in that there was construction but the garage was to remain open… a few weeks later a change of heart! You have to find your own parking in a non-​secure PUBLIC garage or seek a spot from neighboring complexes or hotels. Yes, they reimburse you but that is a MAJOR issue.
This all to renovate the courtyard that was supposed to be done by October 2013. I moved in June ’13 and moved out early (April 2014, more on that later), without the courtyard being opened. Better yet, my 14^th floor courtyard view apartment with half a balcony (maybe fit 1 chair, and oh you can SEE into your neighbors apartment and even squeeze through the separator they have, AWFUL) had construction noise daily for the entire length of my stay. I was so excited to have this courtyard opened and it never happened and I heard the noise to remind me. Not to mention the heating/​cooling is an absolute mess. I bought a $ 50 tall fan to get me through the summer, and the winter it was so hot my windows were open 100% of the time and I still needed my fan (IN THE WINTER!!).
Speaking of the 14^th floor, I paid a premium (mostly because of what was available at each rate) of $ 20 a month for a higher floor. What I didn’t know is that this floor has LOW ceilings making it impossible to fit a couch into my unit without taking the door off. I had two delivery guys come and fail before finally getting maintenance to do it (without issue this time) and again when I moved out. But it is a major annoyance, most other floors have higher ceilings.
I seem to be rambling but each problem really leads into another. Early on in my stay I had a ceiling leak in the bathroom. Maintenace came in and started cutting up my ceiling and getting dust and pieces or ceiling all over my toothbrush and comb and ditties that were out on the vanity. Since the tiny drawers in the bathroom are useless I had to leave them out and they really couldn’t cover it up? Not to mention they start all this without me knowing what was going on. (more on this later). I had originally asked for an outlet next to the sink and was told that’s something they don’t do. However, after the bathroom ceiling fiasco I was able to convince them to add it (didn’t take much to begin with).
Others have mentioned the condition of the hallways, gross. The elevators are almost always reserved or out of order or both, for a 15 story building with 4 elevators that move quickly you’d think that wouldn’t be an issue. The laundry machines on my floor were crap, they failed to dry anything and they charge you to dry for extra time. It’s almost worth it to upgrade to a unit with laundry (for $ 50 a month, and you lose a closet). I put in work orders for the laundry, they mark them fixed without even looking at them. The front doors to the C/​D building are constantly broken with hand written signs telling you to use the other door. How hard can this be to fix/​replace?
I haven’t had issues with timing of maintenance, though communication could be better. Actually, I take that back. The bathroom ceiling issue I mentioned? Not completely fixed and patched until 3 months after my initial request. This after many visits back to my apartment during those few months. Very little communication as what was done, being done and needs to be done.
Lastly, the reason I moved out early. I came back from a trip up north to find a leak coming from under the carpet/​floors in my liviing room. Luckily none of my belongings were damaged. I immediately reach out to maintenance and ask them to CALL ME BEFORE DOING ANYTHING. Instead I get home to see my furniture thrown to the walls and the carpet ripped up. I had already picked out my next place and asked them to end my lease a month early and let me leave. They obliged. I left. I can’t comment on the deposit issue but I’m prepared to fight it if it comes up.
AVOID!!!
