M & M Title

In 2006, we used M&M Title when we purchased our house. They were great. When we put our house up for sale 9 years later, the couple that we had a contract with decided to use them. After many extensions, the buyers could not get the financing, so the contract became void. We had a second couple put an offer on the house. We accepted the offer. The new buyers decided not to use M&M, even though our agent recommended them. About a week before closing, my wife got a call from one of the employees at M&M. The employee was very rude, stating that they had done all this work on the first contract and they did not get paid and they said they heard we were not going to pay M&M for their work. My wife had no idea what she was talking about. They employee was sarcastic and angry, stating that M&M Title was going to place a lien on our house to prevent closing and to get paid for the work they did. My wife explained that this was the first time she had heard about this issue, but that we would not pay for M&M title because the contract that they worked on never closed and the first buyers were the ones who selected M&M, not us. We contacted our agent and she stated that M&M had called her and threatened to put the lien on the house. Our agent told us that she explained to M&M that she recommended M&M Title to the new buyers, but the new buyers wanted to use a different title company and that was not the seller’s fault. M&M had our power of attorney documents, so our agent kept trying to get our legal documents back from them. M&M would not answer her calls and would not return her messages for our documents, causing us to redo the documents and overnight them to the new title company. In the end, we had to pay M&M Title over $ 300 for a contract that did not close because the original buyers could not get financing. In my opinion, I believe this company’s tactics were not only unprofessional, but bordering on coercive. We are planning on contacting the Better Business Bureau and are considering a lawsuit to recover the money. Our agent informed us that she had never seen a title company go after the seller for money due to a contract failing as a result of buyers failing to get financing. If you do decide to sell your house and the buyers decide to use this title firm, you should be careful in your transactions with them. We believe they are terrible and we believe there are much more professional title companies out there. You might want to shop around. Very Unprofessional!

We recently closed on our new home here and loved the friendly, quick and accurate service. Signing was a breeze and went smoothly. Their parking lot is a tad small and can get crowded on busy signing days and times. Taking a left out of their lot, onto 70^th Street can be an act of skill that combines the disciplines of the Daytona 500, your average monster truck rally and the escape methods of The Raiders of the Lost Ark, buuuuut they do have beau coups of free bags of all types of M&Ms candy here at your disposal, so that tends to make it all better.
