The Broadway Building

Are you looking to rent a place in Capitol Hill? Do not waste your time here! If I could give 0 star to the service of Broadway Building’s leasing office, I would. Called many times, no one ever answered. Even when someone did answer the phone, she never send the information or pictures of the available units as promised. I had to call again to remind her politely that I was still waiting for her email. And guess what? She sent me the same pictures from their website! It took me several tries to communicate with this incompetent person before I decided to give my cash to another apartment. There is simply no customer service at all. It’s hard to believe that there are good reviews about the management here, especially if they share the same staff with the leasing office.

Note that I have not lived here, but they didn’t return multiple phone calls and/​or emails.

The building is okay, but Hunter Capital and the building management are incompetent and unprofessional. They treat their tenants poorly. Moreover it’s not a good price-​value.

This is by far the best place I’ve ever lived! It is located in the best place in Seattle, heart of Capitol Hill, walking distance to all the best restaurants bars and clubs in the city.
The apartments are modern looking, with really nice finishes and great amount of space. My apartment also has a huge balcony overlooking Cal Anderson Park. If you can get one of the apartments facing Cal Anderson Park, I would totally recommend it!
On top of that, management is amazing, Netanya is the nicest person and the most helpful!

I recently moved into the Broadway Building and have been extremely pleased with both the property and the staff, particularly Netanya. She’s extremely efficient, knowledgeable, and completely professional. Of all the places I’ve lived over the years, she’s by far the best property manager I’ve encountered. She really made my move as easy as possible, and I hope she stays with the property during my tenure here.

Being a long-​term resident of the Broadway Building (4 years going on strong!), I can say with confidence that it’s a great residence to cal home! The location is fantastic; i’s rare to be able to say that you live overlooking a park and steps away from all the restaurants, retail, and bars of Pike/​Pine and Broadway on the Hill. Not to mention the weekly farmers market literally right across the street from the building. I love being able to look out at my (large) windows and feel like I’m a part of the world outside with all the activity of Cal Anderson park, rather than being cooped up in an apartment with no sense of what’s going on outside.
What really makes this residence shine are the managers, Netanya and Chris, who really go out of their way for the residents here whether it be hosting monthly happy hours or taking care of a maintenance request. Speaking of monthly happy hours, the Broadway Building is very social and it’s fun to interact with fellow residents at the various functions, including informal hang outs at Cure, the bar on the first floor facing the park.

Like most Unilocal reviewers, I’m not much of a writer. So, I’ll try to keep this one short but sweet.
The Broadway Building is centrally located in Seattle’s Capitol Hill neighborhood. If you enjoy good food, strong drinks, and a charged atmosphere, well then this neighborhood is definitely for you. The building itself lies between Cal Anderson Park, which has the distinction of being voted one of Forbes’ «Best City Parks in the U.S.», and Seattle Central College, which is the site of weekly cultural events. If you’re concerned with the issue of noise mitigation, I can honestly say that The Broadway does a decent job at keeping the street/​park noise out of your apartment. Once again, this is an active neighborhood, with many bars within earshot and a park which hosts intramural sports leagues as well as some unique events like dodgeball tourneys and bike polo. If you live on the park side, you will hear noise. For the most part, events tend to wrap up no later than 10:00/10:30 PM and make for some pretty stellar people watching. If you’re the more adventurous type, then head down and watch court side with some neighbors or maybe even participate.
If you’re not swayed by the location alone, then maybe it’s time to take a look inside. What The Broadway’s list of amenities lacks in quantity, it more than makes up for in quality: underground, secure garage parking (for a monthly fee), electronic security measures, individually metered utilities, in-​unit washer and dryer, full kitchen, all energy efficient appliances, and, last but not least, a newly renovated gym featuring treadmills, ellipticals, benches, yoga mats, and weight set (up to 50 lbs).
In addition to being an incredibly active and diverse community, The Broadway hosts a variety of social gatherings, the most prominent being the Monthly Happy Hour. Delicious food from Capitol Hill’s many restaurants, refreshing drinks from Washington’s many breweries and wineries, all provided to the residents free of charge. In my experience, that is something very hard to come by.
Finally, if the amazing location, amenities, and community doesn’t do it for you, then maybe the outstanding Property Management Division Team will be enough to tip your scales. Simply put, they will never turn away an issue as being too big or too small; too early or too late. I can personally attest that the levels of dedication, sincerity, and care put forth by Netanya and Chris are unparalleled.
All in all, The Broadway is an ideal place for young professionals as well as anyone looking for an exciting building, in an exciting neighborhood, in an exciting city.

i’ve finally had enough frustrating experiences here feel very disenfranchised. my original points are still true with one exception: noise. this building markets itself as quiet. however, my 3-​year experiences have shown that to only be a partial truth.
what they say & is actually true: adjacent neighbors on the same floor are almost never loud enough to be a problem. occasional balcony parties & noisy hallways are very minor & are will-​within the definition of «quiet».
what they don’t mention: the floors/​ceilings are borderline worthless at truly blocking noise. even in-​building moves do not address it. both units suffered from the same issue: footfalls, bass, parties, & everyday sounds (cabinets/​drawers/​dropping stuff) all sound unbelievably loud to the unit below. worse yet each new upstairs neighbor is a new cycle of noise complaints to «train» them to not shake the walls with each footfall.
the last straw: newest upstairs neighbor is unbelievable; i come to find out the flooring material upstairs has been changed. now every footfall literally shakes the ceiling with the force of a body-​slam. dishes, tracklighting, anything on my walls shakes. my ceiling beats like the head of a drum. i’ve lost sleep for going on 8 weeks straight; my job performance has markedly decreased. and, of course, the new tenant has obnoxious hours & drops the toilet seat. inconsiderate doesn’t begin to describe it.
while i do still recommend this building & its excellent management staff, i would not suggest light sleepers or people who need to work from home live here. there are just too many gotchas with noise.

Positives:
neighborhood: being on the intersection of Broadway & Pine puts you right in the middle of the most walkable areas of Capitol Hill. Access to almost everything is less than 10 – 15 minutes on foot. From the huge Cal Anderson park, a dynamic nightlife, 2 nearby colleges, to Art Walks & Maker Spaces, this area has pretty much everything. Since i moved to Seattle in 2009, it’s been my neighborhood of choice.
great quality: the units are very clean, have good finish, high ceilings, and a better size/​quality/​cost ratio than most other local buildings. granite tile counter tops, new appliances, and great views are common to nearly all units. street & neighbor noise is the lowest i’ve found in the area.
building activities, services & policies: The staff also hosts a number of great conveniences: there’s a variety of catered tenant gatherings, a monthly morning breakfast, and even an occasional party in the outdoor plaza. secure access via a key fob system, secure package pickup & in-​unit delivery, dry-​cleaning service, and a new gym. The tenant conduct policy here is appropriately strict; it yields immense quality-​of-​life benefits for everyone living here.
ridiculously good staff: i can’t stress this enough. i’ve been here for both Morgan & Netanya; both were accommodating managers, but Netanya has gone above & beyond for me on numerous occasions. The maintenance staff (Chris especially) are very prompt, great at what they do, & exceedingly friendly. I love interacting with the staff here; they are great people & awesome at what they do!
Negatives:
neighborhood: being on the intersection of Broadway & Pine puts you right in the middle of the noisiest areas of Capitol Hill. Be it the Broadway side or the side facing Cal Anderson park, noise is a fact of life in this location. The building’s sound insulation is good mitigation, but light sleepers beware. Also notable is this area is a hotspot for political protest, drinking & clubbing, and tends to attract a lot of sketchy vagrants. Overall though, it’s a great place to live.
quirks/​quibbles/​whines: the high-​efficiency washer/​dryer units are temperamental, not particularly user-​friendly, & i’ve needed one unit entirely replaced. the interior hallway-​facing doors don’t have good sound insulation, and slam when a window is open. the 2 elevators in the building can be slow; guests can be trapped in the lobby if they aren’t able to get on one in time. the fob system forces guests without a fob to leave the building either via the stairs, or through the elevator that will only go to the garage level, which is sometimes closed. i’ve had to report a few noise & smoking incidents to the staff. not one thing on this list detracts from the overall experience of living here!
Other:
living anywhere for nearly 3 years will inevitably lead to a few unpleasant experiences. i’ve had several incidences of neighbors repeatedly breaking building policies, inconsiderate behavior, equipment problems, and even some property damage in the garage. However, the staff (Netanya especially) has always done everything reasonable & possible to address problems. I can put zero fault to the staff here; they are amazing. and they make great cookies!

I’ve lived at the Broadway Building for a few weeks now and this is the best place I’ve ever lived. When I started looking around for an apartment in Capitol Hill, this was the first and last place I saw. The apartment that Netanya showed me was everything I wanted — high ceilings, beautiful sage walls, a perfect kitchen (granite counters!).
I live in an open 1 bedroom overlooking the park — so my view is wonderful. I was worried it would be too loud here, but it’s quieter than the place I had in West Seattle. This was one of the few apartments that offered open 1 bedrooms and studios that had a W/​D in unit. And it’s perfect! I have a 2 in 1 washer/​dryer and I love it — being able to put in laundry and not worry about having to switch it, etc, is liberating. Despite being so centrally located, the pricing here is incredibly fair. A good friend of mine rented an apartment a few blocks away and pays more for a smaller sq. footage apartment than I do.
The cherry on top for me is honestly Netanya. She was mentioned a lot in the Unilocal reviews that I was checking out before I viewed the apartment, and I had some high expectations — but she exceeded them. I haven’t met anyone who cared as much about people as she does. As I was viewing sitting and checking out info about the apartment in the lobby, multiple residents stopped by — she remembered their names, had their packages ready, etc. She’s the one who organizes the monthly happy hours for residents and she even makes cookies on Friday.
Before I rented the apartment, Netyanya mentioned that most of the residents here stay for multiple leases; I can very much see why — and I plan on being one of those residents.
If you’re looking for an apartment in Capitol Hill, there’s plenty to choose from. If you’re looking to make a home in Capitol Hill, this is where you should look.

There are a ton of new construction apartment buildings in Capitol Hill. What distinguishes this building from the rest is the onsite management staff. Netanya and Chris are the most responsive residential managers I have ever dealt with by a long shot. If you’ve ever rented an apartment, I think you can appreciate that some problem will inevitably come up at any building, and when that happens you want to be able to have an intelligent conversation with those in charge. At the Broadway Building, you have people who will actually listen and resolve your issue, large or small, to the best (reasonable) solution and keep you informed along the way.
The building is GREAT from a social aspect: monthly happy hours are always delightful, and there is basically an unofficial daily get-​together at Cure (the bar on the 1^st floor, park-​side). I connected with quite a few neighbors and it really feels like a community here.
The location was perfect for me as a transplant to Seattle: so incredibly close to great nightlife and restaurants, and walking distance to downtown for work and play. I would not recommend living on the park side of the building if you are a light sleeper. The neighborhood is lively, to say the least, and during the warmer months Cal Anderson is roaring.
I really liked the finishes in my particular unit (medium-​gray walls AND ceiling, so much better than the typical beige) plus the extra-​tall ceilings. I loved the view of Cal Anderson Park out of my bay windows. The walls are thick and the only noise I ever heard was from the interior hallway and from the outdoors when my windows were open. It was a nice building to bring guests to, with the giant Chihuly painting in the lobby (so impressive!).
Personally I left because after 2+ years I just wasn’t that excited about Capitol Hill anymore and I got a great deal on a sublet in a different neighborhood.
So, if you like good management, a fun location, and a great community, the Broadway Building is your place!

I have lived here for about 7 months now and have loved every minute of it. The building itself is very stylish and modern. The pricing is very fair, especially for the prime location that it is in. It seems like I’m a block from everything! The building is also very safe and secure. A key fob is needed to gain access to your floor, unless a guest calls from the call box, then they can get to that respective floor only.
The biggest difference maker for me is the staff. I’ve lived in places where you know the staff is trying to squeeze money out of you at all costs. Netanya, the manager, goes above and beyond to make sure you get what you need and she does it COMPLETELY FAIRLY. She is always there for what you need and provides a very welcoming and warming presence. Netanya also sets up monthly happy hours and breakfasts to get the whole building involved. She works very well in conjunction with Chris, maintenence, to make sure your apartment is in perfect condition. The two make you feel like more than just a tenant.
If you’re considering this place, act quickly — Netanya does an amazing job at making people want to live here, and apartments are taken very quickly once they become available.

I have lived in this building for three years and I have nothing but good things to say about the management. Netanya and Chris respond immediately to all of my requests and will quickly address any concern I have with the apartment. They go above and beyond in order to keep residents happy. As example, there have been multiple times when I have forgotten something important in my apartment when I left town, and they have found that item and mailed it to me overnight where I was traveling. Beyond their hard work, they are pleasant, friendly people and they strive to create a fun community in the building.
Additionally, the building is really nice and well maintained. And you can’t beat the central location in Capitol Hill.

First and foremost, Netanya & Chris (Management & Maintenance) are the best I’ve experienced in my entire renting life (about 14 years now). They are always friendly and smile and happy to help and best of all — knowledgeable! Chris is quick and always does a great job. Netanya is sociable, informative and creative — and has made the buildings Happy Hours and Monthly Free Breakfast mornings a blast.
The quality of the unit is good overall, it still feels new and clean. I really love living here and will be sad to go when I move in with my bf.
The only con I can say, isn’t about Broadway Building, but about Cal Anderson Park — I’m a really light sleeper and the park side of the building (my unit) is really loud until at least midnight every night of the week with either yelling, cheering, skateboards, etc. Your best bet would be to get a Broadway facing unit if you’re sensitive to the park noise. My favorite out-​of-​building experience with living here is having the Farmers Market right outside my doorstep — I will miss this so much! The location truly is great and it’s near a lot of bus lines and an easy walk downtown.

I’ve worked in the building at a commercial property for a little under 2 years now and have found the property manager and staff to be super helpful! When I lost my wallet in the garage, they were able to keep it safe at the front desk. Their summer powwows have been pretty chill with great homemade catering!

I’ve lived in the building for a year now and have loved it. First of all the location couldn’t be better if you’re looking to be in the heart of Capitol hill. My studio is very nice with 11 ft ceilings and floor to ceiling windows facing the park. I have found the rent to be in line with all other newer construction on capitol hill.
One of the things that really makes this building great are the people that work here. Netanya, Megan, and Chris are extremely friendly and go beyond the call of duty. Whenever I walk by the front desk I am greeted with a hello and a smile. Every month the team does a breakfast and a happy hour featuring local restaurants, its superb. Every day there is coffee in the lobby and on fridays they make fresh baked cookies.
I truly do enjoy living in this building, I love having everything within walking distance. It was the right move!

Just moved in. I can’t believe how nice it is. It’s very secure. My studio is well designed and includes: laundry, dish washer, garbage disposal, all stainless steel appliances including built in microwave, and two large closets. I have a corner with 4 windows, one of which opens. There is a great view of the park. Nice hardwood/​carpet flooring. I never thought I could get such a nice place on Capital Hill’s Pike Pine district. It cheaper than my last studio, and a lot newer and bigger.
The location is great; close to Elliot Bay Book Company, Cal Anderson Park, and a block from Qfc. Many classic Seattle cafes within blocks.
The service by management is very friendly and prompt. Cookies on Friday, and coffee in the lobby most of the day weekdays. Haven’t gone to a monthly breakfast or happy hour yet, but looking forward to it.
I’ll review again after living there a while.

This is my third apartment in Capitol Hill. I’ve lived at the Pearl, in a rented condo, and now here.
First off, living in a new building has a lot of perks. The rented condo I was in was quite old, and everything here feels new and fresh. New appliances, everything is well insulated, and everything looks very modern. Another reviewer made some remark about the washer and dryer, and honestly I’m confused. I’ve never used a better washer and dryer in my life than the one I have in my apartment now.
Rent here is pricey, but it’s less than what the other new buildings on the hill are charging. If it seems steep, look for an older building or a less desirable location. I probably don’t need to comment on the location, but obviously, it doesn’t get much better than this.
Lastly, the people who work here are absolutely top notch. Netanya has been such a help so many times, I can’t even figure out where to start explaining it. Monthly happy hours and weekly cookies are a great touch that help me overlook the disappointment about how this building has no other amenities.
I hope I stay here a long time.

Firstly the positives:
Morgan and Chris are great, very helpful and go above and beyond the call of duty. Excellent service. Convenient location.
The negatives:
Poorly constructed wood building (why doesn’t anyone build apartment buildings in Seattle with concrete? I know, we have a lot of wood here). Walls allow way too much noise to pass through, to the point of being absurd. I don’t know my neighbor at all, but unfortunately I am intimately aware of his allergies (incessant sneezing throughout the night) and his snoring. Not fun, and it tends to kill the romance.
Exterior noise is also an issue partially because of the location. If you go to bed drunk every night you’ll be fine. If not, then you’ll hear other drunks yelling, crazy people, sirens… the joys of Pine and Broadway combined with poor construction.
The energy efficient washer dryer combo is useless. I’m all for environmentalism, but when it takes 90 minutes to poorly cook your clothing dry (and they smell slow cooked), I’ll take the a less efficient option, thanks.
Overall:
There must be a better option. We bought a place, and our mortgage payment isn’t much more than the rent — and our place is four times larger with a view of the lake. Good decision.

I’ve lived at Broadway Building for 2 years, sadly I have to move this summer. I absolutely love it here. The location couldn’t be more perfect (if living inner city capitol hill is something you’re interested in) it’s easy not to have a vehicle, even though I did. It is a bit expensive, as well as parking each month, but thats what you’re going to get with upper-​scale apartments in the middle of this city, especially a location as desirable as Capitol Hill.
The managers are great, very attentive, respectful, organized and nice. The people who live in the building are quiet and keep to themselves, and when you do speak with them they are always nice and respectful. This place is really great. The only complaints I would have would have more to do with living in a city and not so much the Broadway Building. If it is in your price range, I highly recommend. I have had no ill experiences in this building.
