I help people buy and sell homes in the greater Seattle area. I work with many first time buyers to familiarize them with the buying process and find their first home. Also, as a Green Real Estate Specialist, I’m passionate about selling Built Green, LEED, and other designated sustainable homes. I work not only in Seattle proper, but also on the east side, and about 20 minutes north and south of Seattle. Whether you are thinking of selling your home, or buying a fixer, new construction, condo, townhome, or single family home, I have experience with all of the above!

History

Established in 2008.

I first earned my real estate license in February 2008, right before the recession. Talk about impeccable timing! While my first few years in the business were very challenging, I had the great fortune of working under an excellent agent for my first two years. Not only did she help me learn how to exceed clients’ expectations, but we also handled dozens of short sales, bank-​owned properties, investment properties, and other tricky transactions. I’m very thankful that I started working in this industry when I did; as a result I don’t take any business for granted.

Originally from Montana (go Bobcats!), I’ve been thrilled to call Seattle home for most of the last decade. I love the laid back pace, quirkiness, and gorgeous landscape of the Pacific Northwest. In my free time I love to travel internationally, and row with Lake Union Crew teammates anywhere from the Ballard Locks, Lake Union, Portage Bay, & out to Lake Washington. There’s nothing like seeing the sunrise from the water!

My Girlfriend and I were tired of paying the ridiculous rent in Seattle for something we didn’t even own. As first time home buyers, the Seattle market seemed VERY intimidating when you are 25 years old and you’re expected to «compete» against a flurry of offers. After the first meeting with Sarah, she eased our minds and got us prepared for the road ahead. We really appreciated Sarah’s work she did for us. She is very knowledgeable, fast responding, willing to go to bat for you if needed, and seems to truly care about the well being of her clients. Sarah helped us buy our first house in Seattle. She was professional and really knows the market. Managed our expectations and reined us in when we were tempted to offer more than properties were really worth. We worked hard looking at tons of properties. After a few offers, with Sarah’s assistance, we bought a house that had the vast majority of important criteria we were looking for. And her mortgage team made financing surprisingly easy. I was a first time buyer. Sarah was fantastic to work with. She helped me get to know the market and the process, and was incredibly patient and thorough in answering questions that I had.
Sarah was also patient with me needing to see a variety of places to learn my preferences, and took the time to learn my preferences for both types of homes and and offer strategy.
I had an offer accepted during what was a very busy time for me with travel and work — but I experienced no stress as we moved toward closing, since Sarah was great about keeping inspection, mortgage, and everything else on-​track. There was one minor miscommunication between us and the seller about what furniture would be left, but Sarah was awesome in proactively taking care of it so I barely even had to acknowledge that it happened.
I’d highly recommend Sarah and I am grateful for her help!

Sarah met with us a few times to discuss the process and to help plan before we even began looking for our first house. When we started she was able to fit our unpredictable schedule so that we could see houses on our time. My wife and I felt comfortable and empowered throughout the whole process. Sarah is a wonderful agent and human being. I never once felt like we were an asking too much of her. She would preview houses for us, so if it wasn’t what we were looking for, we wouldn’t waste time getting our toddler into the car. She was so patient with us and would remind us of what we were looking for. We heard so many horror stories about the challenges of buying a house and of course there were discouraging periods, Sarah was very reassuring and overall right about everything she told us to expect. Let me start off by saying that Sarah is amazing. If you remember nothing else from this review, remember that.
My husband and I were contemplating purchasing a house in Seattle. We were referred to Sarah through a friend.
She sends you automatic emails of houses that fit your requirements. I found this very helpful.
My first experience with Sarah: I remember seeing a house via her email alert that I thought might be interesting, but wasn’t sure if it was worth looking at since it was a foreclosure. I mentioned it to Sarah on a weekday morning. By the time I got off work, she had already scoped out the place, spoken with the selling agent to get the details, and met me at the house right after work with all of the details including comparisons with other houses in the area.
Sarah was very available throughout the entire process and never seemed annoyed at us when we went to see tons of houses. She seemed to genuinely want us to find the perfect house. She was very knowledgeable and helped us through every step of the way. She provided us with all of the facts, but never pushed her views/​opinion on us. Instead, she prompted us to think about what we liked/didn’t like and how much the house would be worth to us irregardless of the asking price.
I purchased a house previously in another state and was amazed at the difference between my previous agent and Sarah. I kept thinking, are agents really supposed to do all this or is she just really nice? Maybe a little bit of both when it comes to Sarah.

We always want a dream house, but how often do we really get a dream agent. Well, I found one and her name is Sarah Smith.
Sarah Smith (SS) spent seven to eight months helping me find my first house in Seattle. I can tell I was not an easy client. I was constantly changing my requirements/​neighborhoods/​price range/​house style & size and other crazy things.
Moving from the East coast to Seattle is a huge change; however, Sarah was expert in the Seattle area neighborhoods to knowledge me day in day out.
She was very honest and experienced about sharing her opinion even when it meant for me not to buy that specific house. I never felt Sarah pushed me to purchased a house; she provided all the facts and gave me the time to make my own decision.

I just bought my first home, and Sarah was the realtor who guided me from my initial, less-​than-​basic understanding of real estate transactions all the way through purchase.
I chose to work with Sarah because she was informative and helpful without being overly pushy. I hate when people try to convince me I want something I don’t want, and as a first-​time buyer, I needed some time to make up my mind. But also someone who knew when we ought to act quickly. Sarah was great in steering me through the process, but not making me feel pressured to decide faster, or settle for something that was just okay. When I found the place I knew I wanted, she jumped into action and the deal sped through smoothly.
Sarah’s hard-​working, thorough, and very accessible. At one point we were both out of town on vacation during a hectic time — the offer/​counteroffer back and forth — but she was still available via email and phone, and everything went through without a problem.
I met with a couple of mortgage lenders on my own, and after talking to them all I went with the one who seemed the most on top of everything, which turned out to be Sarah’s recommendation. We had all the documents readied on time for closing — actually, a few days early, which was great since I tend to worry right up till things are finalized.
At this time last year I thought I’d never be able to own my own home. Now I’m actually surprised at how simple it was, since I expected a lot more headache.
