Oregon 42 Apartments

Hands down, the most incompetent management I have ever dealt with. The staff is a revolving door, consistently unprofessional, and incompetent.
You can also be assured that they will exhaust your security deposit when you move out.

My new modern apartment is wonderful. And this building is perfectly situated to take advantage of all the great things I love about West Seattle. I’m enjoying getting to know my neighbors and the staff take such good care of us. But definitely the best part is the fantastic roof… built in gas grills, gardening plots, and the views from up there are amazing!

The best place I have lived where I truly feel at home. beautiful view, and I love my floor plan. Coming from the east coast I find this style very modern.

I was one of the earliest residents at Oregon 42. The finishing touches in the apartments were nice, and I was there when there was still ²⁴⁄₇ access to the roof. Great for going up and reading by the fire while admiring the skyline. The residents at the time were nice enough, as were the two property managers. So no gripe with the day to day at Oregon 42.
My only gripe with them is that their early termination policy is in direct violation of Washington state law. Per the RCW, any such severance charges (2 months rent) cannot legally be held in its entirety as an «administrative fee» and can only be applied, pro-​rated, to actions reasonably required to fill the vacancy or to account for the empty unit. i.e. rent if the unit sits empty, and the zero dollars that it costs to post the craigslist ad that they use. Maybe $ 100 for background checks (which they charge the applicant anyway, so again zero). My apartment sat empty for less than 4 days, so you cannot tell me that it cost over $ 2900+ to advertise to find that new tenant. Yet they kept the entire $ 2900+ that was my two-​month penalty. Again, this is in direct violation of state law. They also applied my pet deposit to things not indicated as caused by my pet, which is again a violation of tenant rights acts fairly unanimously across the country. I didn’t press it or pursue charges at the time because 1) I knew it wasn’t directly the local manager’s fault (they process finances nationally) and 2) I had grand ideas of bringing down ConAm as a whole, because I can’t imagine this is an isolated incident. So I haven’t looked back into the matter to see if my statute of limitations is up, but this is meant as a warning to others in the hopes that someone will take a stand, and legal action if necessary.

Worst apartments ever! You will receive notes daily about such things as being to loud even though you weren’t home. They have a nice roof top but they close it due to people being to loud. The management is awful and treat their tenants like children. Walls are thin. Lots of construction around to make it worse. Stuff breaks and doesnt get fixed. Multiple tenants are getting together to file a class action lawsuit. Stay away!
