Legacy at Pratt Park Apartments

I have lived here since April 2015, and absolutely love this complex. The amenities are lovely, units are beautifully updated and designed but the best part about this complex are the people in the leasing office. Jamila and her staff go above and beyond to make sure that needs are taken care of, and the maintenance staff is friendly and efficient. My microwave broke at one point and it was replaced within 3 days and there was no trace of the maintenance staff being in my apartment. Wynter even checked the tire size on my car for me when I took the bus to work so I could order snow chains while I was at work to prepare for my holiday travel. Thank you to the Legacy team for all your hard work and kindness!

We just signed the lease and so far our experience has been great. We found the right priced apartment for us $ 1605/​1b/​1bath + den. Compared to everything else we have seen in the area this actually a great price for the size and amenities and the location. I have a service dog and many places I have called have just flat out said no or they have asked me really invasive and inappropriate questions about my dog and my disabilities. The management here has been wonderful and really respected my privacy. I know this area fairly well since I live close by now and yes sometimes there is crime but that’s why you need to be smart about where and when you go places. My coworker at Harborview walked to work everyday from Legacy and never had any issues. I will update this upon move in.

I’m currently still a resident here but thankfully my lease is up in a couple months. We will not be renewing. The building itself is nice and for the most part the neighbors are great. I love that there is a park right behind the building so I could take my dog out there. The building is right by a bus stop so it was easy getting to work in downtown Seattle. The maintenance staff is great, Wayne is always so very nice and helpful!
Now for the bad. The surrounding neighborhood is pretty shady, we actually had someone pull a gun on us when we were out walking the dog one night. The building in the summertime gets very hot (our apartment measured 90 degrees one day) and there is no air conditioning except in the lobby and leasing office.
After our first year’s lease was up, we decided to move to a ground floor apartment, the office staff made it seem so easy, but after we sat down and signed a lease they started slapping us with more and more deposits and fees! Mind you we didn’t get our first deposit back either. Then after we moved in to our new apartment, they sent us a bill for over $ 100. All these things were not communicated to us until after we committed to the new apartment. It was like a bait and switch. Then every so often the office staff likes to come up with new rules on what can and can’t be done.
We had a bike stolen from the bike rack in the P3 parking garage, where supposedly only residents can get in, but the garage door is broken so often anyone can get in. I also heard one of my neighbors had a bike stolen and several storage units were broken in to. They say they are no responsible for this kind of thing, which I understand but if we are paying money for it they should at least take steps to keep our things safe.
Overall this place is overpriced for what you get. You can live in South Lake Union for almost the same price. The only good thing was some of the fantastic neighbors I’ve met. I’m not saying don’t move in but you can get so much more elsewhere and be treated better.

Update after living here for almost a month. I LOVE IT!!! This is by far the best complex I have ever lived in. It’s quiet (in my apartment at least), clean, and the staff are truly amazing. They have bent over backwards to help me not only with my move in but with other things since moving in. I love that I can e-​mail the leasing staff and get a response almost immediately. Maintenance have been so great! They are super busy with such a large complex but take the time to help with any concern. Every single time I have seen the maintenance crew– they have asked how things are going, if anything needs improved or cleaned… It’s awesome. The common areas are always clean and smell fresh. I’ve used the gym several times and it is spotless. Thank you so much for truly caring about your tenants!

I am not sure why the reviews are so bad here. I was worried when I moved in, but the staff is really nice, the hallways are always clean and the building is maintained. I looked at several apartments before I moved, and this one was the only one with a leasing agent I actually liked. She wasn’t scamming me, and she was helpful in getting all the paperwork through. Any maintenance problems or questions I’ve had have been tended to.
Surprisingly, I rarely see my neighbors. Like most buildings, you don’t hear your neighbors next door but you do hear stomping from upstairs. Gym is fine, has a clubroom and a media room, plus parking and a business center. The individual apartments vary, but from what I’ve seen they are pretty cute and in good shape. Washer/​dryers in unit, big bathrooms, huge closets. The hallway décor is not my favorite, but the upkeep is great so I don’t mind. Only downside is the neighborhood lacks many restaurants but that is slowly changing. Within walking distance of Red Apple Market for groceries.

Legacy at Pratt Park has by far been my worst renting experience ever. This is from someone that always pays their rent on time and is a quiet, clean, and courteous tenant.
First, at Pratt they have contracted with a third-​party utility billing company that will charge you an unreasonable amount for your water use. In my new location, I pay about $ 60 per month for water to a similar third party company. At Legacy, it was typical to receive a bill of $ 150 or more for water. I am sure Legacy received a cut of the billing collection and it was clearly a way to get more income from their renters by «disguising» it as a utility cost.
Further, I gave over 90 days notice that I was planning to move out at the end of my lease term. Because I had a plan on where I was going to move, I offered to move out earlier if they would like in light of the fact they had increased their rates substantially and it would be beneficial to them. Legacy did find a new tenant for my apartment and asked me to move out early. I accepted and they thanked me in writing for being willing to help them out. We therefore modified the terms of my lease to have an earlier end date.
What did the management of Legacy do later? They said I broke my lease with them and forfeited my deposit, sending me to collection for payment of the money they say that they are due. This is ridiculous and unprofessional behavior.
DO NOT TRUST LEGACY AT PRATT PARK! Even if you have a agreement in writing they will not abide by it. Very shady business and leasing practices!

I like this place, great amenities, near to downtown and amazing view from the roof top, it is kind of expensive but I like that we have security and the personal is very friendly, the only thing that could make it perfect is make this place free of pets, some floors smell bad because of this.

Legacy at Pratt Park Apartments are awesome! I was shocked to see the negative and petty reviews some people have posted. I have had all great experiences here and I’ve lived here since the building opened over 4 years ago.
The management is made up of a great and caring team of people who really want to make this an awesome community in which to live. The maintenance people are fast and good and really go the «extra mile»!

I just moved out after spending 1 year at these apartments. Upon the move out, they decided to charge me $ 400 for cleaning and painting because it was not «normal wear and tear.» There were some tiny holes from hanging pictures, and a few scuff marks from furniture rubbing etc. There was nothing damaged in the apartment and some paint (which they have to do between tenants anyway) would fix it all.
After fighting this, they decided to cancel the painting charge, but are keeping the cleaning charges because there is «an apple in the fridge and some dust and specs in the cabinets.» As a result of this, I informed the manager that I would be taking them to small claims court.
I spoke to my mother (CFO of a real estate company) and my current apartment manager about this and each of them agree with me on the issue. I was urged to sue for 5 or more times the amount of charges I was given.
What I am trying to say is: DO NOT MOVE HERE. They will nickel and dime you through everything. It is not in a good location — I was legitimately scared when I walked out of the back of the building. This was the final straw. What a disappointment. I do not go on here to badmouth companies UNLESS they are unfair to the consumer.

Legacy has a good location relative to the city, the price is in the right range and they allow dogs. The apartments look nice when you move in. The european style windows are fun and keep the place pretty well lit. The roof has a good view of downtown. On new years you can see all sorts of fireworks everywhere. The maintenance staff is amazing.
We’d read all the negative reviews, but getting a place in the city is hard enough and we were pretty much content to get cornered into Legacy.
I lived here for 9mo with my wife and my dog. I would take him running every morning on a route up Jackson to Frink park, every evening I’d walk him around a few blocks. When you google «seattle central district» the third auto-​complete option is «shooting», after «news» and «map». In the 9 months we were living there at least 3 people were shot within a 4 block radius. I don’t know that any of them were fatal — and most of them were the type of story where everyone knew everyone involved; they weren’t muggings or anything, just buddies getting their gun on. Although The Central District seems to be up-​and-​coming, the particular area that legacy is in (right next to the International District) doesn’t seem to be included.
While we were living at Legacy we paid the fee for the dog, the fee for the parking, the fee for the storage — and absurdly high [water/​utility] bills. The bills are not managed by any actual utility, but by some sort of odd Legacy-​hired corporate entity that can only provide you bills via snail mail, and if you insist on paying with a credit card there’s a $ 10 fee or so, because you have to pay through western union.
This is the only place I’ve ever lived that regularly lost my mail. Packages periodically disappear.
Despite paying all the lovely fees regularly for storage — there came a time when I went to throw something into my lovely little closet — 2 doors down from my apartment no less (how convenient!) That I found the lock cut. I had loads of stuff in there. Most of the valuables were not obvious, and fortunately we didn’t lose anything. But it wasn’t just the lock on my storage unit that was cut — but the lock on every storage unit in the building. Many people lost bikes, several people lost jewelry — etc. It took a key to get into the storage areas, and a padlock to open a particular unit. The padlocks were cut — but the outer doors were not damaged. Someone who had the key cut all the locks. When we told management that our unit had been broken into I remember the response being something like: «.we recommend that you don’t store anything valuable in those units.» Apparently their advice is you just pay the $$/​mo to store trash.
How did they get in the building? — the building is locked! I’ll tell you what. The building is almost never locked. People let people in, and periodically one of the outside doors will just not close itself proper for a few weeks, people come by and break the handles — etc etc. On new years, people just come in from the street to watch fireworks from the roof. I remember some folks walking through the hall on their way back down from the roof — remarking that people left belongings outside their doors (shoes, welcome matts, decorations.) and that they should steal them just because the people were so «stupid» as to leave them out.
Also (although I’ve never heard of it) this building apparently celebrates a special holiday. As far as I was informed: in Seattle it’s mandatory that all buildings get their fire alarms certified every year. I’ve been in a lot of buildings in Seattle, and never seen any of them shut down for a day for ‘fire alarm testing’ or what-​have-​you, but this place: yes. One day a year, they set the fire alarms off every 3 minutes for at least 12hrs. It’s unbelievably awesome.
On Christmas eve we had a special treat when our neighbor apparently had a drug addled hallucination and ran up and down the hallway at 2:00AM screaming that the building was on fire. That is until our single female neighbor stuck her head out the door to see what was going on — and he ran into her apartment still screaming. Eventually he just got over it pulled the fire alarm, and hopefully went to jail.
Want to use the movie room? there’s a fee for that. — the party room? there’s a fee for that. The list goes on, but I’m out of room.
So why am I taking my precious time to catalog all the wonderful things I remember about Legacy? We knew what we were getting into, because we’d come to Unilocal too. When it came time to move out we didn’t expect our deposit returned. Several weeks after we moved out we’d heard nothing and thought that was the end of it. Now (one year later) a collections agency fell out of the sky and notified us we need to pay nearly $ 400 for ‘cleaning’ our studio apt. When asked for clarification the response was: «Your appliances were dirty».

I currently live here and I will be renewing my lease.
It’s a great location and it’s all upgraded. The building is solid, you can’t hear your neighbors and it is controlled access, so it’s about as safe as you can be in Seattle. They also have a private security guard to patrol the building at night.
I will agree it is poorly managed but they staff, well Dustin anyway, is awesome. Glenda and Cameron are no longer here and everyone else in the front office is new. They are slow to respond but if you are persistant they will help. They are perhaps just understaffed and with the volume of residents they have, I’d think it would be hard to get everything done immediately. If you ahve an issue stay on top of it. Ask for expected times for a resolution and follow up.
Rent is reasonable for the amenities and location.
Yes, there have been issues with dog popp in teh hallway or other trsh but they always clean it up when it’s reported. If the office isn’t open, it’ll sit there but WTF if they’re not here — they can’t pick it up.
Dog crap in the hallway is really the issue of the resident who left it there. You can’t blame mgt for a few irresponsible dog owners. I’ve only noticed it twice (in the same week) but never again.
It’s a nice place to live and despite the bad reviews I will be continuing to stay. I do wish they were more responsive to issues you bring to their attention and I do wish I didn’t have to follow up on EVERYTHING I request (keys, parking spot, move in date, other apts in the bldg avail) but it’s a minor price to pay. Every apt bldg will have issues, this one isn’t all that bad.
Update; I finally moved out of the building because I couldn’t handle their continued non response to issues. The front office staff has turned over more times in the five years I’ve lived there than any other building I’ve seen. No joke, they have had 14 different staff members coming and go in the very short five years I’ve been there.
They also continue to raise rent every year at the maximum, 10%. By the time but I left, I found much cheaper apartments that are maintained to a higher degree with better management, much closer to the desired amenities nearby neighborhoods like Capitol Hill. This point, it’s an overpriced building that thinks it’s worth much more than it actually is.
More of a concern, the elevators and garage gates are literally always broken, which means people off the street can easily breaking in the building… Which they have many many times. It seems like every week they were posting notices on our door to keep an eye out for suspicious people.
A Homeless refuge tent camp moved in three blocks down the street, and while I can’t say with any certainty that they are the ones breaking into the units or stealing bikes, the timing is very consistent.

My husband and i lived here with our dogs for 6 months for my husbands job. Now i am a big review person so when i found some reviews from different sites it scared the crap outta me! Not being from seattle and reading the reviews made it seem like we were walking into the worst crime ridden area. Now as far as the apartment itself we feel like its a 3.5 outta 5 stars. We had a studio, 1 bath with a full kitchen. For a studio it was very roomy and had a great size walk in closet and bathroom. Nice size windows for brightness. My only issue was there were no windows that i could actually open. Only a back door, which had no screen. Now there also was not a fan so theres no way of ventilating the room unless you open the back door. This didnt allow for much privacy on warmer days. As for comments made about crime in the area or drug issues. Yes there were every day everywhere crime issues. But nothing that was oh my god horrible. They have a security person walking and checking complex grounds nightly. The park was a great convenience to have for our dogs to go play and walk. And overall the area is quiet. Now, as far staff and money goes, this is where we have major issues. Utility prices like the water are ridiculous. We got a bill that was 140 something for about 6 weeks i think. In a studio? I dont think so. When asked about we were given an i dont know answer. And the rent prices they are asking for are to high. The office staff seems to change every year to 2 years if you look at old reviews and comments. So that should tell you something. When we had a question or issue, it seemed as if it was a bother. The maintenance staff was the exact opposite. Specifically wayne, these guys are as nice as could be. They may not be able to jump on something but they do their best and work their butts off. Now we have lived in many apartments and areas. Considering this, would we move here again knowing what we know, no, but only because of the rent price and weird utility price change being so random The office staff has some issues but so do alot of other apartments.

I am with Kier on this one. Legacy at Pratt experienced a management transition a few months ago. Was fine before, is unbelievable now. Attn to detail with the property and how the residents are best suited. Reasonably priced for the amenities, cleanliness and location.
Jamilla (property manager) rocks. So do Wayne and Dmitri (cool maintenance cats).
Could use a ping pong table in the entryway, though. My only complaint.

These negative reviews are BOGUS! This place is AWESOME! The people who have negative feelings, it is, my belief, a reflection of them! I have had a FANTASTIC stay here. Two years ago, when my life changed, I knew I wanted to live here. From the moment I walked into the office to this very day my expierence here has been AWESOME!
There will always be people who are not happy with something. I’m not one of those people. No one and no organization is perfect. However, the complex is as close to perfect as we can find. Period.
Hate on other things and places where needed. This is not the place to hate on. If you need a list of apartment complexes to hate on, I can give you a list.
Life here is WONDERFUL! It has been my haven! I want to thank this team for helping me create a «home». No place is better. Unless you build it.

Do NOT move here! I can’t echo the previous reviews more. If I could rate this place half a star I would. The staff at this apartment building act like you are living at the Ritz. The apartment building is in the central district and your rent WILL be increased every time you think about renewing your lease. How can you warrant continual rent increases when the apartment is in the central district? I can’t tell you how many times I heard gunshots and fighting in Pratt Park. Also, I never noticed building or landscaping improvements being made to account for these rent increases. Oh wait, maybe there was some painting done on the tiny metal balconies and some smelly spray-​bark in the flower beds at one point.
I lived here for 2.5 years, which I must say was 2.5 years too long. The staff will treat you terribly. For instance, I had a fridge that buzzed the entire time I lived there. I went to the office and made multiple service requests and the fridge was never fixed. I was actually taken aback when the staff member asked me «What did you do to it? Did you try to move it or something?». Even a request to change out bulbs in the track lighting seems like an inconvenience to them. You are treated like an annoyance by the leasing staff, or as if they are doing you a gigantic personal favor by changing a light bulb. The actual maintenance staff is quite friendly and I have absolutely no issue with them, they were always very nice gentlemen.
You will be nickel and dimed to death here. I have never had to PAY money upon moving out of an apartment before and I paid over $ 500 when I moved out of Legacy. Was my unit in terrible shape? Absolutely not. I shampooed the carpets every month, scrubbed it clean when I left and had minor damages to the walls. Was there normal wear and tear after 2.5 years? Absolutely. That is to be expected. I couldn’t believe I was writing a nearly $ 500 check when I moved out.
My rent check when I first moved in 2.5 years ago (including parking) was $ 1150 a month for a one bedroom with a den. If I had renewed my lease again after 2.5 years, my rent check would have been $ 1580 per month! An increase of $ 430 in 2.5 years… IN THE CENTRAL DISTRICT! No improvements were made to my unit in that time. Also, this does not include any utilities (which were also expensive). Someone in the office had told me the rent kept increasing because Legacy’s competitor is the Chloe, which has similar units and amenities. Um, last I checked the Chloe is right next to the Pike Pine corridor and doesn’t have nearly as many gun related incidents. The Chloe is paying for location, I have no idea what the ridiculous rent increases are for at Legacy.
The units are very nice and the amenities are good, but you will pay through the nose for it and be treated like a nuisance if you enter the leasing office once you are a tenant. They will make no concessions for you regarding rent increases, even if you are a tenant who was never once late with rent and didn’t have any complaints from her neighbors. There are no good restaurants surrounding the building, just a small convenience store across the street and a half decent vegetarian Vietnamese restaurant. Save your money, live elsewhere where management will treat you well and you won’t be bled dry of money.
The original management team was fantastic (Glenda and Dustin were fantastic!). The management team that took over afterward is terrible. I’ve actually had people roll their eyes at me for making basic requests (like picking up a package). Get this, the manager actually had a flip chart on her desk that stated her current mood (ie: «Grumpy» or «Angry» for example), which was on display and facing you when you sat down in her office. I’m sorry, but regardless of what mood you’re in, you should treat tenants well.
I’m sure a cookie cutter apologetic response from the manager is to follow…

I’m writing this review today because I’m fed up with the service at this apartment. I agree with most of what the previous reviewers have written about in terms of upping the rent (I would understand if we were in a better neighborhood, but this is the CD – 10% hike every year, seriously?), but my major gripe is with the helpfulness of the staff at Legacy. I will give you two examples:
1) One of the tiles in the floor cracked, so I put in a service order to get it fixed. Guess how long it took to make the repair. SIX MONTHS! I understand that it takes time to order the materials, but there is no excuse for a repair to take that long, especially since I checked with the office repeatedly about it.
2) My girlfriend was expecting a package from a friend over the holidays. Within the past two weeks, she checked with the office 3 times, and each time they said that no packages arrived. So my girlfriend notifies her friend that she hasn’t received anything yet. Her friend checks with the post office, and she’s almost in tears because there is no insurance on the postage, and she’s afraid that the gift was lost in transit. Well, I go down to the office today and look in the back room for myself, and the package is there. WTF! This has happened to us multiple times, so if you do decide to move to Legacy, here is a tip: go to the backroom and check for yourself because some of the staff don’t check carefully.
There were a few employees back in the day who were very helpful and friendly, but they seemed overworked and rushed. I remember one employee in particular who I often saw working in the office past 9pm. Though they wanted to help me, I got the sense that their hands were tied because they were either too busy or they were not the right person to resolve the issue. When they passed the work to the correct person, I think it was neglected. In general, I get the feeling that some of the people in the office are extremely lazy and dump the work on others.
The amenities and the units themselves are pretty nice (the reason I’m giving two stars instead of one), but for the price of rent, I expect less headaches from the people who are employed to help the tenants. Therefore, I’m moving out when my lease is up in July. If I get charged up the yin yang the way that other reviewers have mentioned, you can be sure that I’ll update my review because I’m a meticulously clean person and I will leave this place in excellent condition.

The other negative reviewers are right: this place will bleed you of money and treat you like crap with loads of oppressive, arbitrary bureaucracy. The only positive review hasn’t been there long enough to know better.
I had to break my lease to leave town and it cost a fortune. When I went to check out and give them their check for around $ 2000 in penalties, the manager refused to accept it because it wasn’t a certified check… if I wasn’t going to pay, why would I give them any check? Anyway, the manager insisted, even though she knew I would have ruin my moving plans and stay in town in a motel that night so I could go get the certified check in the morning. I was only saved by a nice employee who caught up to me on the street and took me back in to accept the check.
Then, they took my security deposit citing «dog hair everywhere». There was a little, but it was well-​swept, and cleaning the floor was supposed to be part of the standard cleaning anyway. The kicker was that they charged me an additional $ 3.95 beyond the deposit. Their first and only demand letter insisted I pay with certified check within a few days or else they would trash my credit and sic collection agencies on me. Ridiculous!
Finally, the title for a vehicle I purchased in Utah was accidentally sent to them via Fedex a couple of months after I left. They accepted delivery and did not notify me, which I believe is illegal. By the time I figured out what was going on and where the title was, I only had two days left to register before I would be driving illegally with no plate. The manager refused to Fedex me the title, even if I were to reimburse her, citing bureaucratic rules. I ended up arranging to pay for it here via a mailing place and have it picked up… even then she could not be bothered to fill out the air bill by hand, and insisted that the mail guy fax her a pre-​printed bill. Handing a guy a piece of paper is the most she was willing to do.
Do business with a giant corporation like the one that owns LAPP and their soulless bureaucratic minions and you will regret it. Do yourself a favor and rent from a property owner or a smaller local outfit.

This place SUCKS!!! Sucks all around and then sucks your money!
After being a loyal tenant for the past 18-​months, I just went in to turn in my keys and parking pass. The manager asked if I gave a reason why I was moving out. I told her that I bought a house. She started to explain the deposit I «might» get back. I paid a $ 500 deposit when I moved in and she said, «we’ll take the amount of your last water bill out, plus we do a standard carpet clean ($ 50) so we like to tell folks that you may or may not see anything back from your deposit.» WTF?!? I said, «we cleaned the carpets and they are totally clean and what about the $ 500 I paid?» «Well, $ 300 of it is non-​refundable and like I said, we have to clean the carpets and take your water bill out so you may or may not see a refund. Folks usually see about $ 50 back.»
If you’re considering moving here, think again. That is just one annoyance from this place but this biggest message I will tell you… they will suck your money in more ways than just rent!!!

I was going to be in town for just three days to look at apartments from out of state and made 3 attempts to schedule appointments with them with no return calls or emails. So I chose to show up and try to have an on the spot tour. The leasing agent (female) gave me pertentious attitude right from the beginning ad though this was the Four Seasons. She gave me a half laugh when I asked if I could see some apts with a «oh, you need an appointment, we are far too busy.» After explaining I made three attempts with no return, she just kept looking at her walk saying, yeah we just don’t have time. Then started listing the monthly price as though I was in Pretty Woman and she was trying to tells the dress is «really expensive» and probably out of my price range any way. Long story short, in the end I’m glad I didn’t see the apt because I would hate to have a year lease with a group that treats their residents like this. If you’re looking at apts, I’d go else where.
Also, the location is not ideal, there isn’t anything around but a liquor store on the corner.
