Jim Weddle – All Square Mortgage

I found Jim from Unilocal.I first tried another company I found on Unilocal but they did not follow up with me. We are so glad we found Jim, we had a very messy and complicated refinance that he really went above and beyond to help us with. He was very knowledgeable and patient and was great at staying in communication. We have worked with several mortgage people, and Jim was really the best we have ever used.

Jim has helped us through two refinances and secured us a fantastic rate that has saved us money and will accelerate our pay off. He helped and guided us clearing up credit report issues, and gave spot on advice as to when we should actually ‘pull the trigger’, so to say, on the date to secure the best financing. We have referred him to many friends and family that have all had truly the best experiences. Highly recommend!

I was referred to Jim by a mutual friend. Initially, I was simply exploring the option of buying, as I believed myself reasonably well situated as a renter near downtown Seattle.
Jim was very helpful and patient in addressing the questions of one who hadn’t been down the home purchasing route in nearly a decade and who really had little idea what, if any, desirable options might be available in the vicinity of Seattle.
A pivotal aspect of making a purchase is having a good idea how much the selling price you’ll agree to will translate to in actual closing costs and monthly expenses. During our first conversation, Jim provided estimates at several price levels, based on then-​current interest rates; and he later provided me with a breakdown of estimated monthly costs for each of four properties I was looking at. The estimates he provided were high, which is exactly what I as a buyer wanted. The only figure I’m aware of that turned out to be higher than expected was the HOA dues, which have turned out to be a bit different than reported in the property listing. (My agent tells me this is not unusual.)
One thing in particular that proved helpful – perhaps even decisive – when the time actually came to buy was Jim’s recommendation to get a loan pre-​approval process going before I had even firmly decided to buy, let alone having a place in my sights. As it happened, I needed to move from my rental before I had anticipated, so our hypothetical timeline suddenly became actual and reduced by a few weeks – and this in a market rough on buyers.
Jim worked well with my real estate agent and also apparently did an excellent job of charming the selling agent, who was, my agent told me, quite impressed that he was able to tell her I was already approved for the listed amount of the property.
There were complications with the sale: documents not being delivered on time to escrow from the previous owner’s lender, and who knows what else: my agent did sort of hint that it was a bit of a sh! tstorm behind the scenes. However, Jim did a good job of insulating me from this stuff and was very reassuring that it would all work out in the end.
Which it did.

As a Real Estate broker, I deal with countless Mortgage Brokers. Jim is one of the few to whom I send my family and friends.

I realize there are a couple Washington Financial Group listings. My primary review here isn’t so much the company as it is the agent. My agent’s name is Jim Weddle, and I have followed him through three different companies now. I honestly don’t much care who he’s working for, as long as he’s working for me. Jim has become one of those people in my life that are like a trusted adviser and friend.
I’ve done three different loan transactions with him now. Each time he has worked very hard to shop around and make sure I’m getting the best loan possible. Each time he spends hours with me talking about and helping to align my future goals. He’s done things that really underline his integrity, like advising me not to do anything with my loans (regardless of the fact that means he isn’t getting business from me at that moment), or disclosing where he’s making his income. He’s invited me over to dinner to talk about credit and future ‘big purchase’ plans, discuss remodels, and even given me as much of a professional opinion as possible on my property dealings outside of WA, that he had no part of.
He’s friendly, he’s trustworthy, and he’s knowledgable. What more can I say?
