Former speculative and contract builder. Self employed real estate appraiser since 1983.

Have worked with over 100 banks and 50 law firms doing appraisals of real property for loan and litigation purposes. Consulted with the LA Times with regard to the irregular valuation of various properties sold by Bell city council members to the city of Bell at inflated prices. Experiences in diminution in value of real property due to defects in title, and adverse easements. Experienced in partial interest valuation and transfer of partial interest in property with the purpose of decrease in value for tax reporting purposes.
